Absolutely horrible the way they treated a young family who were amazing stewards of the home they lived in. Ryan Boxrud gave us no help throughout. We could never get a hold of him and he lied to our faces. But he was more than happy to leave a note on our door giving us 30 days to move out and take our entire security deposit after a year without any contact. I read the reviews and thought people were being dramatic. They weren't. THESE PEOPLE ARE CROOKS WITH CLIPBOARDS, hiding behind the title of property managers. Nothing about their process reflects fairness, professionalism, or even basic decency. The lease looked like a standard Arizona agreement--until they slapped on THREE SEPARATE ADDENDA, each more ridiculous than the last. That's when I knew something was off. If your lease already covers everything, why tack on all this extra nonsense? I couldn't help but question the motive. One addendum said that if the property was damaged--even by an ACT OF GOD--I would be responsible. Another gave them vague authority to enter the apartment whenever they wanted. I pushed back and asked for reasonable boundaries. Their response? "We don't actually do that." I said, "Then put it in writing." They refused. Now I see reviews from others saying they entered apartments unannounced. EXACTLY WHAT I EXPECTED. Then there was the nonsense about CLEANING AND MAINTENANCE FEES--charges to "restore" the unit for the next tenant. But they wanted me to accept the apartment AS-IS: dirty, unpainted, clearly not move-in ready. So I'm supposed to pay for someone else to get a clean place while mine looks like a recently completed construction site with dirty walls? There were so many issues like the ones listed above--seriously--too many to list. And the attitude? SMUG. DISMISSIVE. NASTY. No interest in fairness. This is the shadiest rental company in Arizona. When I moved out instead of charging just 1 cleaning feed cause I didjt mop the floors they separated into 6 different fees charging me over 700 dollar and tried claiming the one light that was burnt out would be a 400$ fee to replace. I had been a Tennant for 8 years and they lied about increasing my rent to add a stone fence to the property and they never did but they didnt refund me the extra 200 bucks a month they were charging me for the supposed fence. AH Properties may care for some but not others... since we started working with AH properties, specifically Brandon B. it has been nothing short of frustrating... he did not clarify all the charges up front, we found out about a lot of fees, especially one for $500 that will NOT be refunded during lease signing.. then, we had issues with a loud smoke alarm that needed attention, again Brandon was hard to get ahold of to help, he also did not specify or help with knowing how to obtain our mail since its in a community where mail does not seem to come to each house but rather a communal area, weve been here almost a month and we STILL do not know where that is or how to obtain our mail. Today i tried to reach out to the main office to get help with that since Brandon has not responded or helped us, just to get a lady on the phone who was very snippy and RUDE and when i called her out on her poor attitude she just replied with well Brandon should be helping you! If there were just one or two issues, or something that might be an honest mistake... that would be one thing. But AH has a consistent pattern of breaking the law and working to screw you over as a tenant. Our chief complaints: - Entered our property without notice multiple times, violating our privacy and lease agreement - Rekeyed our doors randomly without notice, locking us out for 6 days (despite no payment issues) - Stole our cleaning supplies worth ~$900 from our storage, admitted it, and then had the audacity to try to charge us $350 for it - Kept our entire $1900 security deposit with fabricated invoices (we had the unit professionally cleaned and landscaped when returning it to them) - Rented unit did not have the listed amenities (solar installed 6 months after promised date) If you have absolutely no other option but to rent from them, hire a real estate attorney beforehand, document EVERYTHING meticulously, and be prepared for a legal battle to protect your rights. As a landlord, if you want to stay out of the weeds and day-to-day, you're not going to want the headaches and legal liability that will come from the scenarios AH will be roping you into. read more

We rented a home in Tempe for 4 years and the house was a dump but we got by. They are cheap when it comes to their maintenance staff. They are slow when it comes to maintenance requests. The house is at 723 e Yale and its infested with termites and has been for YEARS. They were in our bedroom and they never tried to exterminate them just try to make them go away. They are withholding our deposit back saying the house wasn't cleaned when it certainly was. Karen was our property manager and we had a fine working relationship until the very end. She related the home when I was actively trying to give her the keys back which is money taken out of our deposit for no reason. I honestly cannot believe how they would treat a 4 years tenant they also increased the rent by $200 every single year, it started at 1600 and ended up being 2200. I have not actually used this company yet. But I've had trouble just getting a hold of an agent to speak with. I tried with one agent who a friend of a relative recommended based on her experience with them. I called both their work and cell phone numbers on a Thursday and also tried to text them. Got no response until Saturday. They called when I was driving so I asked them to call me back in 20 minutes since I was headed home. After an hour, I still hadn't heard from them so I tried calling them back and got voice mail and left a message again and texted them again. After another hour or so I got a text message that basically said Sorry, I'll call you in a bit. I again heard nothing until Monday. On Monday they finally called. When I told them what type of rental I had, they said they didn't handle that but would have someone in the office who did handle it call me. It's now Thursday and I still haven't heard from them. I had emphasized that we would be gone the next week so I needed to talk to someone this week. Apparently they don't want my business. Too bad. read more

I had rented from one property management company for a home in San Tan Valley, AZ back in 2014. Shortly thereafter the owner switched PM companies to Apartment Hunters (which they probably still manage - slummiest of property managers). I had the displeasure of dealing with Allen kelly. My husband and I split up about 4 months after moving into the home. He and his friend who was also on the lease both abandoned the property leaving me responsible for it all. Distraught over the split, I reached out to AH and spoke with Allen. He said he would do me the courtesy verbally " If you surrender the property in clean condition and turn in the keys to me, we won't come after you for the remaining lease amount, we will go after your husband and his friend for abandoning the property without sufficient notice." Well I took him for his word and did just that, left it in the very same condition we moved in as broom swept and clean. Then after I moved out they took me to court for "Eviction" after I ALREADY MOVED OUT! Not only did those jerks sue me for the remaining of the lease, but years later they have now tacked on the "fees" for making the house liveable. My mistake was not getting pics of the house because they didn't do a walk through with me, they just took the keys and said "Oh you're all set. " The garage was empty, the back yard was empty and the house DID NOT need painting. Those jerks charged me $800 for painting, 250 for yard clean up and said they couldn't get it rented for 3 months after they took me to court. They are so full of crap! i complained about the loose tiles in the floor while living there and they said there was nothing they could do. So 10 years later the stupid landlord gets money they said they wouldn't come after me for, AND stupid Apartment Hunters is getting money that they shouldn't be getting for repairs that were not needed!!!! They are shady in their practices, they lie and they charge you for things not needed to be done. BEWARE of this slummy property management company! $6000.00 just to make these jerks go away. They garnished my wages for $3800.00 recently but i had to pay more just to make them go away for good. Our Inlaws rented a property through Apartment Hunters in Sun Lakes. They both passed away in December. One from COVID. The PM was extremely rude and non responsive about the step that needed to be taken to receive the security deposit. She did not care that my husband's parents had both just died. When my Inlaws moved into the house it was not professional cleaned, the front screen door didn't fit, the side gate was broken and the back door did not lock. There were several marks on the walls and bathrooms were dirty. These items were never repaired to a true safety standard. The appliances were like 20 years old and did not work properly. We cleaned the property, returned the keys and notified the PMl. She never got back to us. When we called her to inquire she stated that the oven was dirty and she cleaned it herself. We stated that we thought the non refundable cleaning deposit should be used for professional cleaning especially due to the COVID situation. She stated that they are not required to do professional cleaning even in cases of COVID. So does she keep the cleaning deposit herself? The office manager was no help. Don't trust this company. They have been managing my brand new Phoenix area single family home rental for 6 years. Their service started to degrade significantly over time. They started to rent to shady tenants, and started to do repairs I didn't approve. Finally they started ordering repairs with big invoices they paid out of the rent they collect, all without my authorization. When I saw the $514 missing from my rent check because they paid that to their vendor to fix shower leak and change oven door hinge, i lost it and started asking them for justification and refund of money they took. Property manager literally ignored my emails. I sent my email to Kurt the owner of company, and he didn't reply either. I was appalled. Lack of service is one thing but to steal money from the trust money they keep from the rents, was totally unacceptable. I had $1000 they were holding as min balance of the account. I asked them to drop that to 250 and release the rest to me. They said yes but didn't do it. Meanwhile tenant left. They quickly spend that $1000 on expenses not authorized by me. I had it with them, so I called them to cancel the account and refund my money left in the account which should be close to $1000. They said ok but send no money. Finally today I get a hold of someone and said where is the cash and why they are they not sending it. They said there is $29 left in my account!! I truly feel these guys are highway robbers or turned into one in this economy. They literally have robbed me of over $1500 and i feel I can't do anything about it. I'm an out of state rental owner. And put my trust in their hand with my property and money. Do not make the mistake I made. read more

We started our rental experience with Apartment Hunters September 2019. Our property manager was suppose to meet us at the property we planned to rent. The day of the meeting I call him and it goes to voicemail, so I send a text that we were at the property and he replies with the access box code to view ourselves. We gave him the grace that things come up. We go meet to sign the lease and guess what he's not in the office, so we are put in his office for almost an hour with our 4 children. He seemed very impatient with us while we read the lease in full. The day of move in we get to the house, yet again we let ourselves in with the access code, the kitchen counter and laundry room shelf are both covered in pop can tops, there's hair in the bathroom drawers, there's a city trash can full of trash in the garage. Contacted property manager and he said he'd send someone, no one ever came! When we went to turn in our pre-inspection paperwork and told the front desk lady Natalie (office bleesing) about our situation and she was surprised. We are now at the end of our lease, I call to see when we should expect to get our refund. We aren't showing in the system as vacating with a notice! So I call the office manager and she was very responsive and surprised at our situation and took down all my information and said my property manager would call me, no call! 2 days later the office manager calls me back to follow up, surprised again I haven't heard from my property manager!!! Whatever you do DO NOT ACCEPT RYAN BOXRUD as your property manager!!!! read more

We rented through apartment hunters (Mesa office) for 3 years (while we bought property and had our own house built). When we moved in, the home was filthy, but they did give us a credit after we provided pictures. After that I suppose everything started out fine as we kept the place clean and paid rent on time, but as soon as there was an issue it became clear that they only cared about their client (the home owner). We had reported mold in the house (which the owner had clearly tried to cover up). This ended up being a nightmare experience and even the company that did the testing for the mold made it clear he felt bullied by the property management company to show passing results. Then, when we were moving out the property manager acted baffled that we would not show the property to potential future renters for her. Prior to and immediately after moving out I requested a move out inspection, and was never given one. Then, they asked me for a copy of our move in inspection report and the owner tried to charge us hundreds of dollars in repairs (included items we documented as being wrong in our move in inspection). After lots of stress and work on my part we got all of our deposit back. If you rent with them here are some tips 1. Take pictures, lots of pictures at move in 2. Save all your paperwork and emails 3. Know your rights as a renter This was one of the most stressful experiences of my life. read more

I used them as my property management company starting in 2014 and Sherry as well as the owner/broker Kurt are complete liars and thieves. Sherry never did her job and allowed tenants into my house that had just filed for bankruptcy. They abandoned the house, shut off all utilities, left something dead in the trash can, left tons of trash and boxes of crap in the house, stole the refrigerator, and the list goes on and on, causing over $5k worth of damages. If Sherry would have done her job to begin with, I would have never agreed to having these tenants. When it came time to get into my house, since the tenant re-keyed it without my permission; Sherry and Kurt would not do their job for an emergency inspection. I have asked numerous times to be refunded for all of their management fees that they charged me since they did not do their due diligence and they are refusing to pay me back. In May of 2011, I drove across country to Phoenix, AZ into a supposedly "move in" ready apartment managed by Apartment Hunters. As I drove, I called and emailed the leasing agent repeatedly but received zero response. Upon arrival, I discovered the stove was busted, as was the fridge (smelling horrifically of mold), the floors and walls were filthy, the garbage disposal didn't work, the master shower couldn't run, and there was NO HOT WATER in the entire unit. But still no reply from the agent. Over the course of my tenancy, I discovered the security system they used as a selling point was utterly useless, that cable and internet could not be run into the spare bedroom (there goes the home office I rented it for!), and outlets and lights regularly shorted out (leading to serious fire safety concerns). Upon the termination of my lease, I requested in writing to be invited to the exit inspection, per my rights under Arizona statute, only to be thoroughly ignored. So too they have ignored my continued requests for information and detail regarding the refund (or rather the lack thereof) of my security deposit. Based on the below review by Ron H. I will be contacting the homeowners in Minnesota to inform them of the disrepair and neglect of their property by the management of Apartment Hunters. I was shown a house, applied for it. Immediately put down an earnest deposit AND paid the application fee. When I was shown the house they said that it wasn't even on the market, to get the application in fast to ensure approval. Well, I submitted the application and had to blow up the office to get any response to them regarding my application. David Mccon was in charge of my paperwork. I called him many time with no response. Finally I was able to get ahold of him. I had sent him an email with ALL documents needed, and he couldn't even open the files to see what they were. He said I was missing items. I re-sent them separately and he said, "okay". So I believed my application was given priority, but no. A week went by and I heard nothing from them. I called them and was told somebody had gotten approved before me. So, I contacted Kirstyn Lobry for another house. I thought, well they ran my application, they surely can use it for another home. Turns out they they took my application fee and never even ran my application. David did not even look at it, yet he stole my money. Kirstyn told me due to the issues, I could pick up my earnest deposit AND my application fees. So, I went to the office. The receptionist said she did not know what I was talking about and she refused to give me my application fees. They stole $140 in fees and never even touched my applications. I suggest nobody rents from these people. They lack communication and customer service. They made me sit outside in the heat for half an hour waiting. Its just not fair. read more

Completely Unresponsive. We were just trying to sign a lease. and was hard to get agent to respond. Then when she did we ended up with a forwarded internal email where she was complaining about us and how we inconvenienced her. UH if a customer inconveniences you to do your job then I think maybe you shouldn't be doing that job. Then she violated company privacy policy and used my email on her list for her avon selling. By far the most unprofessional person/company I have had to deal with. After reading all the other horror stories about not getting money back I am glad mine is actually managed by the owner and she was just using Apartment Hunters to get the place out on the market and shown. Same issues with shady tenants, made up expensive repair bills, and they apparently were not checking the properties because we ended up with an extensive pigeon infestation that they exterminator said had been there for years (4 generations of birds). Their professional behavior is in poor standing -- just read the reviews over the past 5 years, to include mine which I am posting for a friend who is fearful to say anything publicly because they still have his earnest deposit monies. It is terribly unfortunate that the owners and associates of Apartment Hunters feel the need for a lack of disclosure or just plain and simple do NOT do their job to bring forward incredibly paramount information about properties that prospective tenants MUST know about. I will not name the parties involved, but I can say if you choose to deal with these folks GET IT IN WRITING FIRST or be WARNED!!! That doesn't eliminate a hassle but in a tight rental market with few choices one does get sucked in to situations where you wished someone would have steered you clear of nefarious property management staff and companies like this one.
