Me and my girlfriend recently moved into a property that is managed by AIM. Don, his brother Kurt and their friendly staff have made the whole process easy and pleasant. They've been professional, timely and accommodating. I've had plenty of landlords & property managers in the past and have had my fare share of the good, the bad and the crazy ones. We fired AIM properties in November, but it was too late to save our home from the damages, some of which are just now coming to light. They never fixed any of the things the renters reported, including the roof, which now we discover caused mold to grow in the drywall. And by not fixing the grout in the tile, the deck has to be replaced as well. (We always okayed any repairs that were requested, fyi.) All in all, AIM has cost us at least $10000 in preventable damages. Do not even consider using them. They never replied to the renters' repeated requests for repairs, and previously leased the home to renters who left the house a mess, with damages to the floor that were never recouped from the deposit. We had a nice home too, but now it's costing us a fortune to fix in order to sell it. read more

I wish could rate less than 1 star, no costumer service at all.The lady who works there was so rude, with her attitude forget about buying or leasing I wouldn't buy a gum from them.first off all Dawn (the agent) promised us to meet us in the office before 4 pm.After we drove an hour to get to their office, we were told that he is gone to bank. I have mixed feelings about AIM Properties. I've been in my apartment (through AIM) for a little over a year and I have to say, I am absolutely in love with my apartment. I got a killer deal on the apartment for the location. My neighbors have been in the building for years! The turn around for this small complex is something like once every 2-3 years, which is pretty amazing in the world of apartments. Now, does AIM Properties have its issues, sure- but so does every other company. Yes, they could be a little friendlier and certainly could improve response times, but overall i'm satisfied. I recently had to have my water heater replaced (mine lasted from the 1970's) and they had that bad boy replaced the same day. If you have any urgent problem (EX: no hot water) they'll do their best to get someone out there ASAP! If I had to do it over again, I would totally rent through AIM. Like I said, every company has its issues, if the worst thing I can say is they're a little curt and take some time to respond- they're A-OK in my book! Thanks AIM Properties! read more

I have to say that my experience over the last few weeks has been excellent. I called to find out about an apartment that was going to be available. The receptionist was polite and transferred me to Don. He was upfront and honest about the place and told me to check back in a week or two. I called back and he remembered who I was (even though we only had a short conversation). Once again, he was upfront and honest. I didn't end up getting the place I wanted (for a few reasons). But, overall, I was completely satisfied with my experience and would recommend reaching out to them. The other reviewer was right. These people have a lot of sought after properties and they tend to go quickly. Also, I have two friends who are tenants with AIM and they both highly recommended them. Even though it didn't work out for me, I still give them 5 stars for the service and professionalism. read more

I've used Don and Aim Properties for almost 30 years. They have been instrumental in my incredible growth and success. I work in the real estate industry and chose them to manage my properties because they were the best. And I especially appreciate the individualized attention that I receive. I pride myself with the high standards of the living spaces I provide to my tenants, as well as the management services provided to them. Worst customer service I've dealt with in all my years. Owners and renters, stay away from this business. Don and his other people who answer the phone on his behalf are the most unprofessional people you will deal with. Anywhere from not returning your phone calls, emails and even hanging up on you over the phone Email trails and saved phone conversations will not save you from this business. Not sure how these folks stay in business, they don't take care of the properties they manage, this is based on personal experience. If they are doing their job perhaps they reserve that service for higher end clientele. Anyway please beware and as you can already see here in Yelp their ratings are low. Stay away. If you're an owner, find ANY other property management company. If you're a renter, find ANY other property management company. I rented through AIM and at first, the experience seemed positive. I found a place I liked, applied, was accepted, and moved in a couple weeks later. It seemed too good to be true. Then as things needed to be worked on in the condo, the quality of the repairmen sent by AIM Properties was...suspect at best. When they even bothered to send one. I reported a defect in the tub multiple times before it got fixed. (Thank you duct tape for being the only thing that prevented major damage because of AIM's negligence!) One repairman tied a ladder to our stairwell using bungie cords so he could replace a light fixture. He replaced it with some extra fixture he had in his truck from a mismatched ceiling fan, and then only put 3 out of 4 bulbs in it. Amateur! Flash forward 2 years and I find out the owner of the condo wants to sell. After a couple months of worrying about whether I would need to move or not, the new owner advised me he was an investor and I could stay. Great!...until AIM Properties continued to try and collect rent from even though the previous owner told them in an email they were to stop. Three months later...AIM is STILL trying to collect rent, most recently leaving voicemails threatening eviction for a property they don't even manage. Their inner office communication is as nonexistent as their professionalism. Stay away. Look at their rating. Read the reviews. Consider yourself warned! read more

I'm saddened to write this review, but i hope to warn others. We looked at an office on a Friday, shook Don's hand, said we wanted it and asked how do we proceed. He said he was on his way out and we could just send the application and despot Monday. It was ours and we even set a move in date. I followed up via email Monday, and on Tuesday got a one line email it was rented to someone else. I would have gladly given a deposit and application on the spot. We were promised it would be rented to us. I called and was treated horribly by the woman on the phone, who did promise Don would call me to explain the situation. I've waited several days and there was no call. I question the ethics of this company. They are unprofessional, rude, and for lack of a better word, shady. I hope this saves anyone else from the heartache and headache we went through. read more

I have been renting from AIM properties for over 2 years now. I have had countless issues financially and AIM has been right there for me to help month in month out. Never once threatened eviction. They gave me the time my family and I needed to pay rent. We were having a baby, lost my mom and dad all in same year and AIM or should I say Alicia was there for me each and everytime. It didn't work out everytime in my favor but she was there to listen and to always have a option for me. I will NEVER forget this. I am just opening up my business and have learned a lot. Zero star rating! This Property Management company is the worst ever! Do NOT waste your time trying to get an honest answer out of them, they change the terms on the spot and will lie to your face. They encourage you to come in, give all your personal information on the application, and never even bother to run a credit report! As a tenant I can say AIM is the worst property management company/people I've ever dealt with. Bogus late fees, not returning phone calls, not fixing things even after asking in writing multiple times. If you are a property owner and you value your tenants and your property, don't use AIM. If you are a renter, stay clear of the property they manage. read more

This management company is horrible. We applied for a place and then they kept stringing us along telling us they would call us the next day, and then the next. Never called. They were happy to take $60 from us to run a credit check (way more than it should cost), but never bothered to do anything beyond that. Found out the place had been rented after 6 days. If you are an OWNER, I would NOT recommend Aim. They treat owners like tenants. Owners do not have the property manager's phone number and can only get ahold of the receptionist. When you call, the property manager is NEVER available. You must leave a message and wait for a call back. Often times it's days before they return the call to the owner. The receptionists are clueless and do not know anything about issues at your property. All Aim does is collect and deposit rents. They have not enforce a late fee and only did so after I emailed them. I used Aim for one year and they never conducted apartment inspections. I had a major flood in one unit and they did NOTHING during the entire process. I had to lead them and make many requests. They are worthless. read more

Stay FAR away from this one! Very unprofessional! Looking for a place and they had a really nice listing in Garden Grove. The wife gives them a call and talks to Don. He tells us he can get us in there in no time (we where on a tight time frame) and to come into the office, pay the fees for the application and he could have us an answer that day. We hurried in filled out the application and then, NOTHING! Don was in a HUGE rush to leave when we arrived to start his weekend. Should have know this place was sketchy when we paid cash for the application fee and Don made change from his pocket! When we called the next Monday he was too busy to be bothered. We where ACTUALLY TOLD THIS!!! When we called back a few days later, the lady that answered the phone said, "Well, if he didn't call you back I guess you have your answer!" and then hung up! Should have read the reviews here before wasting $90. Still haven't found an honest property management company in Orange County, but by far they are the worst! read more

I agree with the others who wish there were negative stars! Leased from this company years ago before I bought my own place. I am floored to see they are still in business! Don Jr. is a complete jerk. Lies, lies, lies and strings you along telling you what you want to hear without ever keeping his word. Not to mention he's got the girls who answer the phones trained like parrots to say 'sorry, Don is out of the office.' BS. I would not recommend going through this property management company for anything - they are unprofessional and their customer service is poor. My husband and I applied for a rental through them, paying the $60 app fee. My initial impression of Alicia is that she wasn't familiar with the properties/landlords. She also didn't seem to be very efficient. Alicia called within 1 hour after dropping everything off to tell us our application was approved and the landlord also approved. She had forgotten to discuss with the landlord the specific move in date during that conversation. Because of this error, she said she had to call me back to confirm the move in date... Well... we never heard back. We followed up 3 times. Each time, Alicia seemed clueless - she had chosen to email the landlord about this, instead of making a simple phone call. Meanwhile, we were waiting to hear back about the date so we could give our current landlord appropriate notice. On the 4th follow up - they informed my husband that the property had been rented! Thanks for letting us know! Overall, it's poor business - they should have let us know either way, but don't approve potential tenets and then just never call them again. To be honest, it seemed like a scam to collect as many application "fees" as they could. My husband went in to speak to Don in person about this (he had left 2 messages for him that were never returned) - he wouldn't refund us our application fees, and seemed unapologetic for his staff's mistakes. He also mentioned at one point that "this wasn't his problem." When my husband asked if he'd seen his YELP reviews, his response was "those aren't real people!" HAHAHA!!! I am relieved that we found out early on that this company is fraudulent and unprofessional, and that we DID NOT move into any properties that they managed. I would not rent from AIM properties. Being a renter for a few years now, looking back I would not rent from them again. They have been extremely rude when I've called to ask questions or have them fix something that is their duty to fix (ex. termites). One of the ladies is EXTREMELY condescending and rude. At first they can be super friendly, but they have constantly lost important documents that i've handed over, given me wrong information on the application process and what I need, and then acts rude when I don't have a form they said they didn't need. read more

I wanted to write a review of AIM Properties here because I've only ever had good experiences with them. When we saw an available apartment in Eastside CM, we filled out the applications and put in our deposits. After a quick credit check, the apartment was ours. Everyone at the Orange office is super friendly, including Don. In fact, about 5 months ago, my brother needed a place quickly, preferable in Eastside, so I called Don and he happened to have a place newly available for him to move into right away. As always, super helpful. We've had some problems in our apartment since moving in about a year ago, but each time, we called the office and they sent someone to fix it that day or the next. I see the negative ratings, but I just can't agree because that hasn't been my experience at all. read more

Disappointed... Was wrongfully charged a 250 cleaning fee. The place was MUCH cleaner when I moved out than it was when I moved in. I requested a pre-move out inspection so Don Sr. came over and said the place looked great and we would receive our security deposit back in full. We agreed to use their carpet cleaning service as they requested and we had no issues whatsoever with paying for that. However, if I had known I would be charged for cleaning I wouldn't have spent so much time making sure the place was spotless.I had only met Don Jr before this day and would have preferred to do the inspection with him. I don't think this would have happened had Don Jr done the inspection as he was always honest and reliable. I did talk to Don Jr afterwards to ask why he charged us for 8 hours of cleaning when the place was left very clean, but nothing. Total sham on the cleaning fees. They should have refunded it but didn't, hence the one star. read more

Agree with all the other negative comments. They were fine during our rental period, but once we went to move out and did everything we agreed to in our contract (cleaned the whole house, carpets, even wiped down walls etc.), they told us the carpet wasn't "like new" anymore and that they had to have it re-cleaned. Sorry, but you can't make carpet new again once it's been used! And P.S. put in a higher grade carpet, and it will last longer. Management is useless and their repair team also is useless. They kept a big chunk of our deposit, unrightfully so. read more

As a renter looking for a new apartment in the Costa Mesa area I drove all the way to Orange to provide an application in person with $30 in CASH on a Friday in a rainstorm only to find out the company rented the unit out from under me without even a CALL.....terrible customer service. If I owned a rental property I would not allow this company to locate and approve tenants. The comment from the person on the phone was "Oh, that was rented already. We don't call you. I am a tenant and have dealt with Don, and he is a normal guy with a normal company. Sometimes people come on here and rant and rave for some reason like getting a late fee for aaaaa not paying rent on time??? .These people are lovely to deal with. Don has always been more than kind to me. Easy to get in touch with, effective communication. I haven't moved out yet so I can't say how that will go, but I imagine if it is anything like my time here, I'm sure it will be easy breezy. And that's the TRUTH!! read more

We saw a great property offered by AIM on Zillow. They agreed to leave the property open later that day so we could see it, returned call promptly, and answered all questions. We did not get the property, and then returned our completed credit check in the mail when we requested it. I'm glad we took a chance on this company after reading the bad reviews, because the experience was fine. I have no problem going back to them if they had another property that interests us. read more

I called this company about a rental I was intrested in on. I submitted my application and $60 for a credit check on Monday. They said they would know by noon that day what the outcome was. I did not hear back so I called them the next day (Tuesday). The man of the phone was irritated that I called him and said HE would call back when he knows what the outcome is. I called back again in Friday and he said it was already rented and that they moved in yesterday (which would have been Thursday). Not only did I not get a call back to update me on the application but did not get a reason why I did not get the apartment. I have a perfect credit score of 850 so there was no reason that I did not get the place. I asked for my credit check money back and they refused to give it back. I feel they should give me the money back if they won't tell me why I did not get the place (Cannery Rentals in Newport Beach does this so I would recommend them instead). Do NOT trust this company. I own my home in another state and I rent it out under good landlord practices. read more
