The experience started off awesome- within hours, we had an approval, paperwork submitted, appraisal ordered, title company reaching out and more. We ran into a snag that the loan processor missed that resulted in a mis-quote from them not factoring in state legal fee limits, which should have been known early on and caused me to get very upset feeling like perhaps it was intentional. We went round and round on getting it resolved and at first got excuses, but then the owner of the whole company called me personally and was genuinely apologetic and agreed to honor the rate and get with his programming team to fix this design flaw so it doesn't happen to others. It was probably the most admirable thing I've seen a company leader do. Can't recommend them enough after this action! Very impressive! read more

"After taking a credit hit and paying $400 for an appraisal, I am still unable to close on my transaction with aimloan due to ridiculous requirements, red tape, and outdated business processes. This should have been my fourth investment property purchase with aimloan, and my credit, income, and cash onhand (all verified through documentation) should have made this a simple closing. If aimloan wants to win my business back, they need to navigate a similar paperwork gauntlet that they have set up for me: Aimloan needs to call the IRS, and instruct the IRS that they are to call the DMV and request a fax of my 3rd grade report card. The report card must be in a .pdf format and include the date and URL, because that is ultra secure and impossible to counterfeit when the URL is only accessible after authentication. Any grade under A- will require an updated explanation from the Elementary School principal, who passed away in 1992. The IRS will need to call me directly so that I can instruct them of the watermark required on the fax no more than 15 minutes before the DMV completes the transmission. My current fax number is outdated, but I will get you an updated one 2 days before the report card is required. Next, aimloan will need to provide me with a valid explanation of why any current or former employees may have exited a Fitness Center contract. I need the name and contract dates for each gym, and the TIN for any individual branch that was visited. DO NOT PROVIDE the name of your personal trainer, as that could be clearly a staged conversation. I will call the gym's 800 number, identify the personal trainer on my own, and discuss any unmet fitness objectives during the contract period. Be prepared for followup explanations. I also need all aimloan Blockbuster rental receipts since 1984. No need to worry about 1983. Late fees can be initialed by the former branch manager, but non-rewind charges will require a recorded verbal explanation including a summary of the film or video game rented so that I confirm it was actually watched. Lastly, if any employee ever exited an AOL contract, I will need them to reopen that account for 1 day, then record the cancellation phone call for my records. In my latest experience with them in which an issue occurred (because the Postal Service took a month to deliver a letter), the manager called and worked with me to resolve the issue. I was in the process of looking for a lender to do a cash-out refi on 3 rental properties. I was buying out my partner in a LLC that owns the rentals and then putting them into my own name. A friend recommended looking into AimLoan so I did just that. Their service was friendly and responsive; I was assigned to Kara. Kara informed me that I could not do a cash-out refi from a LLC into my own name due to Fannie Mae restrictions. She said I would have to first get the titles changed into my name and then wait 6 months. Logically, this made no sense to me, but I know sometimes large entities make rules that don't make sense. I was one of the LLC members and it was going into my personal name...I was essentially the same person. These had been titled in the LLC for well over 6 months (years). So why a waiting period? Turns out my suspicions were right--on both ends! Fannie Mae *used* to have this rule! But I they changed it...around 2017! So this shouldn't exactly be news to a lender or underwriters. Fannie Mae specifically says this: "On November 8, 2017, the Servicing Guide was updated to allow a post-origination transfer into a limited liability company (LLC) under certain conditions. In acknowledgment of this change, the waiting period prior to a cash-out refinance transaction has been clarified in the Selling Guide. We will now allow time held in an LLC that is controlled or majority owned by the borrower(s) to count towards the borrower's six-month ownership requirement." While I am 50% owner (so perhaps not technically majority), I control it. Luckily for me, I found a lender who is up-to-date on laws, requirements, etc and saved me from transferring titles and waiting for 6 months based off of outdated information. I'm sure AimLoan is a great company in general, but it doesn't sound like they keep up with the latest requirements which can really affect clients (or have them lose a client by unintentionally turning them away). read more

You can find cheaper and ask them to be as transparent as possible. now the bad news. My loan officer quit 3 days before I was going to close.. i only found out after emailing her and getting a canned response "so and so does not work here anymore".. wow, great!! did anyone think it would be a good idea to let me know? and for the ultimate really bad news: literally less than 24 hours before I'm supposed to close. I get a call from someone at aimloan I have never worked with saying "oopsies, sowwwwwy we mis calculated your escrow and you're short 2600 bucks, can you pay another 30 dollar wire fee because we messed up and do it in the next 2 hours so you can close on time? k.thx.bye". I chose AimLoan to refinance my mortgage before the rates went up. I shopped around, among 7-8 different companies. AimLoan was a recommendation from a couple of friends. Their fees are fairly low and, ultimately, I chose them due to the fact they were local and also because of the two recommendations. My overall experience was above average. Communication with the loan officer, the document team and the closing/funding team was (for the most part) satisfactory. I didn't care for my loan officer, Jonathan Lazaro, who was fairly cold and not particularly great in following up plus he misled me a couple of times. He, eventually, cost me $$$ and a couple of days of great frustration. Same for his immediate supervisor (I think his name was Kyle) who was equally cold, calculating and heartless. On the opposite, the document processor, Andrea Lagang, was really good; efficient, always ready to answer my questions and/or willing to go look for the answers when she didn't have them readily available. Equally good were the two women with the closing/funding team: Cynthia Loza (who went above and beyond in trying to correct a technicality that the underwriter tried to stick me with) and Dana Flores. All three were great but I really want to mention that Cynthia Loza represented what truly dedicated customer service is all about. So, Cynthia, Andrea and Dana deserve 5+ stars, the other two barely 1 star; overall, it was a fairly easy and efficient refi process. Would I go with AimLoan again? I think so but I would go into it with both my eyes and ears open and be more wary of false promises that were made earlier in the process. read more

According to Rocket Mortgage from an article that was published yesterday, the average closing costs for the state of California on a $200,000 Loan, excluding taxes is $5,366.36. Including taxes is $6,878.85. I also remember thinking about refinancing a year or so ago on our loan that was $85,000 back then, & the closing costs were I think was $8,000 here in Nevada. Karina Hidalgo from AIMLoan.com quoted me $45,000 in Closing Costs on a $200,000 Loan. COMPLETELY DISGUSTING!!!!! I financed my primary residence condo getting a mortgage through AimLoan in 2017. Initially, it looked like a nice deal. What could go wrong you'd think? (I thought so, too). As it gets transferred to another lender, these other lenders require different insurance policies, and they start to bug and bite you A LOT, and this year especially. I regret now falling into this "easy in" option with AimLoan, and now consider ways to refinance through other options as soon as possible. Our Condominium Association has always taken care of all the insurances. So yes, it's a pain and a mess to send insurance confirmations, which often need to be sent or uploaded to different websites or e-mails, and sometimes more than once, just to prove that this group insurance covers my unit as well. A delay due to lack of coordination and having insurance proof be accepted, caused me being charged $$$$ for insurance provided via the lender a couple of times. After spending some more time on calling and reaching a right person, this usually gets sorted out, and I was reimbursed. This year, after yet another loan transfer, an additional type of insurance was requested (HO6). Well, in addition to all types of condo insurances, I did get this another one myself. After a couple of attempts of sending insurance proof to different agents, and the last agent I spoke with told me it was all good... However, after some time I received e-mail from the first agent that I initially spoke with, and that agent did not seem happy with the way my address (standard full postal address) was listed on the insurance policy. He requested the insurance to be amended to match the address on the Loan. In addition to a standard postal address, the loan had a postal address with the unit Letter+number that number is a local reference within the Condominium, which apparently remained for historical reasons but carried no additional information. Apparently, this agent was not particularly bright... Three weeks later, however, I received another weird letter from AimLoan (attached). Note: 1) it is dated August 9, 2023; 2) it requests to provide information about insurance for the _past_ date, June 1- July 9, 2023, even though there are no claims for that time that may require insurance; 3) it does not specifically say what type of insurance or coverage is needed!!! I was looking to refinance my home and started with the banks I use for personal and business. However, after becoming very frustrated with the banks I have been with for decades, a friend recommended AimLoan. I was a little skeptical because I've never heard of them and thought going with the "traditional" banks would be better. But I went to the AimLoan website and found it to be VERY simple to use and within minutes I had my rates, monthly payments, etc... All the information I wanted but it seemed so difficult to get from the traditional banks. I contacted AimLoan and spoke to Brenda Torres who is one of the most pleasant people you'll ever talk to and incredibly helpful. She ran all my numbers and told me what I could do with a 15-year fixed loan (what I wanted). She did give me other options, but the 15-year was what I was looking for. But after going over everything, I decided to keep my original loan and no refinance. A friend talked to me and showed me some advantages of refinancing with a new 30-year loan. Even though I had closed my file with AimLoan, I called Brenda back and she was able to re-input my information and open up a new refinance request for a 30-year loan. Later I worked with Elizabeth Grunkowski. She was handling all of my documentation for the loan. She is very efficient and thorough. Any questions I had about anything she was quick to reply and help. I did not end up refinancing my home with AimLoan but for no reason other than I have some discrepancies in my paperwork I need to get cleared up before I can go through with the process. But once I have everything in order, I will come back. I wish all companies provided the same customer service as they do at AimLoan and wish more people worked as hard as Brenda Torres and treated people as friendly as she does. Aimloan sucks! Specifically, the group that services the loan and escrow payments. I had to pay my homeowners insurance through them so when I change my insurance company and notified them three weeks prior to my renewal, they still ended up paying the premium to my old and new insurance company! Idiots! Then they increase my monthly payment because my escrow account was negative because of they paid my old insurance company! So I waited for awhile thinking that they will figure their stupid mistake and called them today. The customer servicer person (claimed she was a Supervisor when I asked to talk to the Manager) insisted that I needed to call my old insurance company and have them send me a refund check. Even though I told her that it the Lender/Escrow company was the one who sent the check so the lender should be the one fixing this mess. But she insisted that I do it. So I contacted my insurance Broker and he confirmed that the insurance company sent out the refund check a few weeks ago and they sent it to Lender/escrow company! Now I'm going to have to call the Lender/escrow back and tell them what I told them initially. Stupid stupid company. Don't deal with aimloan unless they sell the loan to another company! read more

BORROWERs BE AWARE! Aimloan took 4 months to review my application and I almost not able to purchase a new construction property. After submitting 187 supporting documents, 100 email exchanges, endless panic and constant nightmares, I hired 2 other mortgage lenders at the end of month 3. Those 2 lenders took ONLY 1 month to approve my application, and only requested 1/4 of the supporting documents I submitted to Aimloan!!! Fortunately the builder waited me that long, but I was updating status on a daily basis, sometime even 3 updates/day, so the builder didn't cancel the contract due to loan delay. God. If I could give this lender a -10 star review, I would. Where to even begin. First of all, my closing date is in three days and my loan processor / agent could care less about this (I understand they are busy- I get it- but they have been so unresponsive the whole process). My loan processor, Beth, has been literally a witch. Worst customer service ever. My loan agent, Brenda, has been much more helpful and actually seems to care about the whole process a tad bit more than Beth. Nobody even knew what was happening with my appraisal until.... Friday, which was 6 DAYS before my closing date (even though I emailed MANY times about when it would be done). I payed upfront to lock my rate and the appraisal for $578.00. Which I LUCKLY just got refunded while writing this wonderful review *insert eye roll*. I don't get it. I went with Aimloan because of their amazing rates and my parents have been repeat customers. I was a little nervous after reading some people having a negative experience but we couldn't pass up the chance to have the rate we got with them. The process was so smooth for us. Our experience was not good. Loan processing was horrible. The loan processors at AimLoans went round and round attempting to put documents in their own doc repository and set the documents up for electronic signature. They would email or call telling me to go and sign the documents only to find that they had never loaded the documents. It was a cluster for over 30 days at which time our rate lock expired. It was like attempting to deal with someone whom had never used docusign before. Rate lock Upon being told our rate lock expired, I said no big dea,l rates are actually a little lower now. I was told by the loan processor they could not unlock our loan and provide a lower rate. This was almost a surreal discussion I had with the loan processor. Appraisal They apparently could not find an appraisor for over 30 days. The original appraisor AimLoan's found must have been a virtual company because he did not have a voice mail. He never returned calls to set up the appraisal onsite visit. The second appraisor they found after a couple weeks was no better. She appraised the 4 unit rental property for the sale price that the vacant building was acquired for 3 years prior. The subject property was fully rented at the time of appraisal. To add insult to injury the appraiser used 3 comps that were dumps compared to our property. Then, one of the comp properties was sold a month after the appraisal for 100k more than the appraiser listed that same property in our appraisal. For a refi, this was an all around cluster, very frustrating to deal with, would not use them again. read more

I used to love this company, used them about 3 times over 20 years. But my latest experience is horrible. Working with Dominque. In the beginning we used a nice portal to check list documents needed. Then we started having to deal with long email threads with text lists of documents and the document system makes it very hard to go through the 30 or so to see what we need. You also can't delete or rename the uploaded documents. For some reason they only use there "checklist" system for 6 documents or so...for the other 30+, you use email threads. Today we had to call just to double check that we had all we need because emails not responded to in a timely manner. 2 days prior I emailed saying you now have "xyz" is all ok? No response. Today's call was just a double check on my part. Well guess what, one of the items I sent was not sufficient. I got voicemail for 2 calls, I understand that people can be on the phone so I tried the main number to talk to her manager to try to get a speedy resolution. I waited on hold and then finally took the up on the robot's offer to leave a message. Pressed 1 and.....the "message box is full". Lost my place on the queue at that point. Never again. When I refi, I am going to try Loan Depot. (BTW, worked with Sidney at the front end of the process. She was great...but they still get 1 start) ***Update*** Got a call from Tiffany, the supervisor. She basically said it was all my fault that I didn't get all the docs in. My favorite was I didn't get my May statements in because I started this in May and had to send April. When June rolled in, I was told they needed June one of the times I asked what was remaining. When I hung up, my wife who was listening said "it sounded like she was arguing with you". I thought and said I guess she was. So my wife said "so the only reason she called was to argue with you?" That got me my first smile of the day ;-) **Update** So Later in the process I found out that Aim was just starting to handle large jumbo loans. AIMLoans turned out to be a disappointment. Three different times we were told one thing only to have it reversed. The total cost of our loan ended up being thousands more then what was communicated. Here are the cases: Documentation: I changed jobs a few weeks for closing on our home. I spoke with the AIM Loan rep while I was negotiating my start date to ensure a smooth process. She said I needed to provide and offer letter and a pay stub. A week before close she backpedaled and said I needed two pay stubs. This resulted in a delay for getting into our home and paying rent longer. Rate Lock: We had a new build that was delayed by five months. While consulting with my AIM Loans rep she said that if the lock expired then we would do a relock with the current rates. When the rate lock expired and I went to relock, I was informed that since the current rates are lower than my first lock they had to give the higher lock. The difference was thousands of dollars. Had I been given correct information I would have done things differently. Close Date and Time: The AIM Loan rep told us that if we got our docs to them by Thursday we could close on Tuesday. We did and then were told we had to wait until Wednesday morning. 18 hours before close she told us that we had to reschedule to Wednesday night. We rearranged babysitters, furniture delivery, and internet set up. Then two hours later she said that we could do it Wednesday morning. I really did not appreciate getting jerked around. Because we did not have internet when we moved in, my wife could not work from home. She could not leave because she was receiving furniture deliveries. My experience with AIM Loans was sub-par at best. When I first engaged with them it was because they were the cheapest. In the end, because of repeated faulty information that they provided me, they cost the same or more than the other lenders I considered. read more

I have recommended and used them multiple times in the past and my current refinance has been laughably poorly coordinated and time consuming. Every time I send documentation it leads to more document requests. I have fulfilled every request they've made time after time again and it just leads to more and more. I have probably sent them 80 emails and 200 documents and wasted 20 Hours . We have a very low risk refinance and they just can't seem to get things straight. Do not recommend any more. What I found on the calculator was accurate for my refinance. I was extremely pleased with the service from everyone especially Baylee. Baylee was communicating with me daily or if not daily, she would inform me prior by telling me an ETA of the next communication. I had used AIM years ago and I contacted them and spoke to Sidney H. who was well versed on the process and details. Plus, AIM had the best rate and APR, and the lowest fees for the loan type I was seeking. Sidney was very helpful and got our loan rolling. Since I am in northern California, everything was by phone and email, which was very convenient. Our refinance processor was Cherelle L. Cherelle ALWAYS answered our telephone calls and emails. She was super friendly and attentive. She always responded quickly. She either knew the answerer, or immediately found the answer. I cannot say enough good things about her. Wish I could give negative feedback. It was a disaster experience overall. Rate locked for 30 days for refi and process started. Even after several follow ups, the loan processor clearly delayed the communication and the entrie process and in the end said now we need to relock at higher rate. No efforts were put in to close the loan on time. I requested to speak with management, which took long time to get escalated and then manager came back blaming back on me saying I didn't provide required information on time, even though it wasn't asked by their team. Used online overnight check to pay balance of my mortgage. Money was credited to their account and also cleared my bank. Checked status online next day and comment on their statement was they were owed and additional $194 fees to process deed to me and county register. (County does not charge a fee). I sent additional $210 the same day, online and it was posted to their statement and also cleared by my bank. Checked status online again and the next day, payoff payment was missing on statement and only latest $210 only was posted. Now they had a few dollars extra to pay a $3.65 daily fee while they took their own time to process payment in full. Called regarding the missing payoff payment and they said the money was being returned as it was not received in accordance with their policies of wiring. They had/have all the money cleared in their account. So, they are sending it back, they do not know how or how long that takes, and for me to just wait and have my money floating who knows where. Once I get money back then I am to send it back to them the "correct" way. In the meantime AIM is charging interest. Also, I have not received $192 they charged for escrow on Feb 1 to my closed escrow account and still have not received refund over a month and half later as of today. Maybe, they should pay me $3.65 a day like they require for the $194 gouging fee I did not know about above. I can't recommend AimLoan. They paid my Homeowners Insurance 19 days late, when there was nearly $4k in my escrow account. I wasted many hours calling the insurance company and AimLoan trying to figure out why it wasn't paid. The whole point of an escrow account is that they pay your taxes and insurance on time. I ended up paying twice and then having to hound the insurance company for a refund. When we refinanced, I had to call over and over to get our escrow account refunded to us. If I had not been so persistent, I don't think we would have gotten the full amount back. Keep track of your funds if you use AimLoan. read more

These people might have the dumbest policies of any mortgage company I've ever heard of. Due to the uncertainty of COVID-19, so they tell me, they won't consider refinancing my home because I'm self-employed and have been for more than a decade. Never mind the fact that I am working in the grocery industry, selling groceries wholesale. In case you haven't heard, there's been a bit of a run on grocery items lately. My business is currently the most stable small business of all BECAUSE of Covid. People are buying more groceries and staying at home more than they ever have in my entire career. I'm making more money now than I ever have before! Nope, you're self-employed. You suck.... that's the Aim stance. It would've been nice if you would've told me that before you pulled my credit. Thanks for wasting my time. My 800+ credit score, nice, stable, sizable income, and I taking our business elsewhere. You might want to consider looking at the big picture in the future and examine applicants one by one instead of making blanket policies that affect millions of people needlessly. I have no doubt you'll be bankrupt in no time. read more
