Great people running a little confusing process. Get ready to give away just about everything in your financial records. The amount of times they request information is a daily non stop process up to the day of closing. I have refinanced many times before but asking for this amount of information is really intrusive. Example: if the loan time crosses a month they will request pay stubs again and again for every month the loan does not closed. Loan finally closed and everything seems normal now. Sort of strange they have yet to sell the loan two months after closing. Although they did have good rates and closing cost. Closing day went smooth. read more

Aim Loan offers the best online mortgage services I have come across on the internet...Period. I have used them numerous times and like the fact that the rate schedule, term length and fees are completely transparent and available anytime. They have great rates and low closing costs as they are a direct lender and not just a loan servicing company. Anyone can look up their rates and fees without applying or talking to anyone. Once you select the apply button you lock those rates and terms until you close on the loan. A very easy process and very streamlined. The only part that can be a little challenging is scanning all the required documents into your computer from your printer. There are a lot of required doc's requiring a little bit of leg work...but any other online loan company would require the same exact documents. If you are willing to do the leg work you save a ton on commission and closing costs! Their staff is extremely helpful, very professional and on-point. They kept me informed every step of the way while my loans were being processed. I closed on all the loans well inside the time constraints to keep the rate locked even during the holiday season! Do you like being slow played, treated like you don't matter, called the wrong name and constantly having to follow up yourself because no one seems to provide updates or contact you? If so Aimloan is the spot! I used Aimloan for a refi in the past and this time around it was so poor that they lost me completely as a customer as I went elsewhere. I contacted them to do an in house, no cash out refi with 785 credit and 170k equity on the the property. Since an appraisal wasn't even required, this was literally as easy as things get in the industry. I got a lock for 3.25% 30 year fixed. I asked about possibility of a little cash out and I was told I'd have to pay at least 3/8ths point more so I said forget it. Communication was spotty from the beginning. After I applied I had to call them a few days later to follow up. The loan officer Linda addressed me by the conplete wrong name via email which should have immediately been a red flag that this company is sloppy or just doesn't care very much about customers. After I submitted all of my required documents the day they were requested, more than a week went by with no updates or communication, again I had to call in and follow up. Despite being a current Aimloan customer they needed all kinds of things they should of had access to already like a current mortgage statement (from them!) and HOA and insurance information. Also the automated system that notifies you of where you are at in the process wasn't working either as I got none of the updates I got 3 years ago. So now we are coming up on a month since my lock and I keep following up with Nashley my loan processor when will this close? She's says she's trying to make it a priority and she is shooting for 30 days even though that's only days away. She says it hasn't even been sent to underwriting yet WTF has been happening these last few weeks? I called one of my friends who's a mortgage broker and he told me it sounds like my loan processor has no idea what's she's doing or just plain doesn't care. I agreed as Nashlee seemed very disorganized, didn't keep me updated or initiate communication and she alternated referring to me by my last name which was the second time these aimloan people can't even get a very simple American name correct. Shows they don't care enough to read the name on your email or signature. So I told Nashlee to forget about my loan and they lost my business completely. Called another company recommended to me and they literally laughed at how Aimloan threw me away as a customer since my loan would be "so easy". They told me it sounds like Nashlee and aimloan didn't want to do any work to keep you but WE will work to get your business. I got a 3.0% 30 year fixed rate with enough cash out to pay off my car and credit card and they closed me in 24 days and that was with an actual appraisal that took about 5-6 days. Way better than what I was originally getting and they closed in the same ammount of time it took Nashlee still readying my file to be sent to underwriting. What more can be said? read more

While everyone has been nice & the fees are transparent that's the only positives. My husband & I are still trying to complete our refinance that we started around June 25th. If not for our weekly & now almost daily emails we wouldn't be as far along with them as we are (which is finally waiting on final costs to close which won't happen until Aug 20th). While I understand needing a current pay stub this will be the 5th stub I've had to submit because they've dragged out our refinance since they treat refinances as 2nd class citizens & prioritize purchases. My co-worker who purchased a house was told by her reps that they absolutely prioritize purchases & push refinances to the bottom. So beware unless you want to send daily status emails to try & keep your file from being buried I'd avoid this company for refinances. We'll be lucky to close before September. read more

Really let down in writing this review. I really liked AIM loan. Told all my friends and family about them. Fast forward to the time to refinance. Rates looked good. Process seemed smooth. First I wasn't allowed to apply because I'm self employed. Bummer but with COVID and very low rates, I understood why they didn't want people with hard to verify income and the uncertainty of COVID to waste their time. I wanted to go with this company again though so I waited until April 1st when they again allowed self employed people to apply. Went thru so many steps... good communication... friendly people... then right as we're almost done the process... my application is suspended because we deferred a car payment for three months last year in Apr, May and June due to the uncertainty of COVID. Sound familiar? Now they posted on their website, the very first line, that self employed people cannot apply due to Covid. Shouldn't this have also been posted so people don't waste their time. Especially in a pandemic? Forbearances due to COVID I don't think we're uncommon... even with mortgages... of which I did not forbear, again only car loan. But they should have also posted something there or in one of the fifty steps along the way BEFORE I paid for an appraisal that having done any forbearance in the last year was going to be an issue. Ok... again sucks to hear but I'm told they need twelve payments post forbearance in order to go forward. I asked if I could prepay my June 2021 payment now since that gives me 12 payments albeit one a month early in order to proceed and I am told no. So now I can either wait and hope rates don't go up, do this all again in a month or go elsewhere and waste my $400 appraisal. Bottom line is they protected themselves from the uncertainty of COVID, but if you did as well, even if for the last almost 11 months you've been completely caught up and offering to prepay early to meet their criteria, they don't want to help you. And instead of asking me almost a month ago... I got gut punched right at the end of the process after spending my appraisal fee for nothing. read more

I had talked a couple of times with Megan regarding a refi I'm planning. Called her number last week when rates were low but her voicemail said she was out but to call the main phone number if wanting to lock in a rate. The gal who answered the phone said that Megan was out but she would have someone from her team call me to assist. No one called. The next day rates were back up but I called to ask why I never received a call back. I was then told that Megan was out and they were going through her files and would be contacting her clients as they got to them. I asked, "So I have to wait for a call back?" The gal said that was correct. I then asked, "So if I was a new customer I could lock in a rate now, but since I had previously spoken with Megan I have to wait until I recieve a call back?" She said, "Yes." I told her thanks and goodbye. Only reason I give more than one star is because they do list rates on their site, I guess that doesn't help if you can't get a hold of anyone who can help though. read more

I had opted in to forbearance around May or June of 2020. Early last week I brought my loan current and opted out of forbearance. I'm currently in the process of buying a new house and I need the generated letter that comes when you opt out of Forbearance to show my loan processor because you can't be in FB and get a new loan with Fannie Mae. I'm supposed to close on October 1st and the only thing holding me up is that I cannot get this letter expedited. I've talked to at least 6 people at Aimloan to get the letter emailed to me and I hear a different response each time. Some say they have emailed the person who has my account who should be able to manually create said letter and I "should get the email soon" and some have no idea what I'm talking about. All I need is someone to generate this OPT OUT letter and email it to me so I can send it to my loan processor. At this point, I'm concerned it's going to delay my closing. I understand that there are a lot of refinances right now and this is probably a common issue. That is why I have been patient but now we are down to the wire. I just don't see why we cannot get a letter generated quickly or at the very least, the agent I'm speaking to to manually send me an email confirming my account is cleared. read more

AIM incorrectly processed my loan. I bought a Townhouse and when AIM closed on the loan they processed my mortgage as a Single Family dwelling. Months later I'm receiving threats they plan on purchasing Hazard Insurance on my behalf ($1337 worth). I pay my HOA for Hazard Insurance every month. I had my insurance company contact AIM and submit the Acord, Declaration Page and Insurance Summary page vouching for my coverage. After speaking to probably over 15 employees nothing is resolved and speaking to anyone above a "customer service" supervisor is allegedly impossible. Incompetent insurance department and poor customer service. read more

I can without hesitation recommend Aim for your mortgage needs. The three most important things for me were Rate - they were lowest I could find; closing on time - we closed right on the on our 'on or about date' - and lastly being kept up on the process throughout to ensure things were moving forward. I was in regular contact with my loan processor who was very responsive and always reported the status and approximate time frames for conditions. Additionally everyone I spoke with there was pleasant and competent in their roles. The only drawback I would like to see Aim improve on is the closing process. They require all doc's signed and reviewed in advance before releasing funds. Perhaps because we were on a tight schedule we were not able to do this prior to the closing date so we had to sign, email and wait for them to be reviewed which held up our closing about 30 minutes. There was a small difference in the payment to the title company (not Aim's fault) which took some sorting as we waited for all parties to agree. Again, not a big deal and it was obvious the team was working hard to sort as quickly as possible. In the end if that could be done a day or two in advance it would make for a speedier closing (which may be what they intend but we did not have the time.) Bottom-line, I was extremely pleased and I would use again without hesitation. read more

A little update. I decided to pay off my two mortgages with these buffoons. I do not use the term lightly. They managed to bungle one of the two payoffs sent by wire transfer because they could not locate the account through basic reasoning skills apparently absent across the board with these geniuses. So, here I sit with them saying they returned the wired finds which are not yet in my account. Hopefully, the 234K will actually show up. Customer Service with these fools is incompetent at best. It's such a shame I have to rate aimloan.com so low but after calling and talking with a loan officer my husband was sadden by the lack of willingness on not one, but two loan officers, who were not willing to help him in find a comparable loan to United Wholesale Mortgages (UWM) and Navy Federal Credit Union's 1.99% and 2.00% 30 year interest rates. That said, aimloan.com management needs to give their loan officers more flexibility. BTW- we ended up going with an authorized UWM mortgage broker who really worked with us. read more

I would not recommend this company to refinance your loan. When we started this company forced me to get documents from my HOA that cost over $300 and get an appraisal immediately. After about 3 weeks they denied me a loan to refinance. From their reasons, they could have told me this in one week. I was shocked as I am a person with a 6 digit income and an excellent credit score of 790. Please note that when we started this process the rates were an excellent 3.75. After working with them on issues, I was able to get them to approve me 3 months later. By this time the rates were 4.50. So this loan company cost me a lot of money in interest on purpose because the information they received within the three months was not much different that what the already had. ( I had to have a tax preparer help me on this) The reason I stuck with them is the HOA paperwork at over $300 and the Appraisal at over $400. I did not want to lose my almost $800 invested. Overall, I would not recommend this company to anyone. I would suggest working with a local lender to refinance and get them to match rates of the Internet lenders. I would also suggest to not get an appraisal or HOA docs until u r 100% approved. read more

On Friday November 12 I received a letter from my county with a past due notice for my property taxes which were due October 15. The same day I called and emailed AIM customer service as I use escrow services through them for my mortgage. I had no response from AIM and followed up November 18. I finally received a response from Patrice Markum in AIMs Research Escalation group on November 23. Patrice stated my concern had been escalated to the Tax Department. When I inquired on the timeline for when the taxes would be paid out of my escrow account there was no response again. My property taxes are over a month past due, collecting fines, and putting my property at risk of being placed on a lien by the county. AIM loan has my money in escrow and is breaching the federal mortgage servicing law ( 12 C.F.R. § 1024.17). I have read several reviews on Yelp and other sites experiencing this issue. AIM loan - please fix this. read more

I never really thought about reviewing my mortgage lender but we are about to use them for a third time and I stumbled across this Yelp page. Interesting how it is filled with only 5-star and 1-star reviews. I guess you either have a good experience or not. So we bought our first house using AimLoan. We were inexperienced, but they had the best rates and they guaranteed their closing costs. Everything went well. So when we bought our second house, we used them again (that was almost 10 years ago). Now that we need to obtain another mortgage, we shopped around and couldn't not find anyone who could match their rate and closing costs. Let's hope this third one will go well. Horrible Company! My complaint is Aim Loan withdrew twice from my bank account after they received FULL loan payoff wired to them on 10/29/2021 They attempted to collect mortgage payments for November. I incurred $58.00 total in NSF charges and a negative reflection on my excellent credit rating. I called on November 2 when I discovered the first attempt and was told it wouldn't happen again. They attempted a second time on November 4. I have emailed customer service showing bank images of their transactions and spoke to several representatives on the phone. The last contact was on November 29 2021 and was told a manager would return my call and has not called to this date. I'm glad I didn't have full mortgage money in the account they would have scammed that out of my account. It is their hope that I am going away but I'm not. $58.00 is $58.00. It's mine and wasn't for them to rob. I have notified the Attorney General as well and will use all other platforms to show people exactly how they treat customers. I suggest a credible Mortgage company like USAA. read more

I refinanced with AimLoan several years ago and the loan officer couldn't answer basic questions that any experienced loan officer would know, but I proceeded anyway since they were the lowest rate I could find at the time. Fast forward to now and they have been the absolute worst to work with. They tell you to email their customer service address, but then never respond. It takes multiple phone calls and emails to get anything done. I will be done with them soon, and soon won't be fast enough. read more

I had one of the worst experience with them. I started application with Aimloan as saw good rates on bankrate.com I wanted a pre approval letter first to get into a house contract. On 3rd day after I applied, my documents were assigned to a loan officer called Amy who asked me to upload set of documents including credit history, w-2, tax documents, income and debt, bank docs and many more. On 4th and 5th day, they kept on asking for more and more documents and I got frustrated because they were treating a pre-approval letter like an actual loan and not satisfied even after uploading dozen documents. Then finally they made up some numbers on their own subjective opinion and informed i will not qualify for pre approval for jumbo loan. But then will qualify for super jumbo loan. After that, it got assigned to another loan officer Jessica on 6th day and to add fuel to fire, she came up with another set of document requirements. It became ridiculous and so frustrating to merely get a pre-approval letter. I can not imagine how long this inefficient folks will take to process actual loan. I am convinced firmly that it goes beyond 30 or 45 day lock period for most people and at the end most pay more interest rate. I know that someone from Aimloan will reply back to this post with some reply which will be totally untrue. I will recommend go somewhere else to have a happy experience rather than Aimloan. I am now working with another lender who issued pre-approval on same day of application at lightening speed. read more

CANNOT RECOMMEND I used AIM Loan based on their competitive rates. For the first year everything seemed to be fine. Then I got a call from my county tax assessor telling me that my property taxes for the past year had not been paid and I had a penalty of $850 added to my taxes. I called AIM Loan to ask them why they had not paid my property taxes and was told that they didn't know when they were due! Why do I pay into escrow if they are not even going to pay on time!? So we got the property taxes paid, but then AIM Loan rolled the late fee into my escrow account and the fact that my taxes went up caused my monthly payments to almost double! Terrible communication and poor customer service. I do not recommend using AIM Loan. read more

I have just done my refi with AimLoan. The good customer service only happens at the beginning. After the rate gets locked and the process starts, the honey moon ends. They will miss some items until you ask, they will start to say there are items you need to pay, they will not return your phone calls while you are desparately waiting for them (instead they write emails, which cause delay), and they will forget to tell you who the check should be written to ........
