He did a very thorough job and also he has a great ability to show you in words and pictures what items you will need to repair in the home. He also brought up a few things I did not even think of checking on, which helped in our decision to buy the home. After my children had purchased the condo and moved in they found a leak behind the toilet with water damage and rot in the wood. I contacted the company expecting they would work to make this right. The inspection was over $600 and they offered to refund me $46. Now my children are left to pay for a bathroom renovation they were not planning on. I was very disappointment. This definitely should have been caught on a home inspection.

In the past I proactively used an inspection to prep my home for sale. It was of great benefit as I could prioritize repairs to get them handled in advance of putting my home on the market. No smoking guns if you take the initiative! Even the most well loved home can suffer from benign neglect. In my case a cracked chimney was a fire waiting to happen. From the onset Chris was professional and courteous. Responding promptly to emails and calls. He explained his process, what to expect and kindly worked with my availability. Post inspection Chris walked me through the property- highlighting serious issues that I would never had detected. One was a fire & safety hazard in the attic, 'live wires', just dangling in the air! Another were rotting Lanai posts, pristinely painted white, with the water damage invisible below several inches of gravel. Once his comprehensive report was filed (the following day) I was able to leverage the cost of repairs into my negotiations. In that regard he saved me money up front and if you think about it, in the future as well. Repairs deferred are generally inflationary and cost you more over time. Steve took the time necessary to inspect the home. I contacted another inspection company with high ratings, but they were only going to spend about 90 minutes on my inspection, but Steve took almost four hours. I am not saying time = quality in all cases, but I sure felt more at ease knowing someone was giving the inspection more attention. If I were you, I would ask each company how long they take to inspect the property and what is the detail provided in the report at the end. The cost was about the same as other inspectors, but he gave me a discount because the water couldn't be turned on and he wouldn't be able to test the plumbing as thoroughly. Steve also recommended different folks to provide estimates for any work that might be needed that would add to my costs. That helped with my purchase decision. I can't say enough about Steve's attention to detail and trying to provide me the information I needed to make a decision on this home, I would highly recommend Steve and Big Island Inspection Connection. I would at least talk to him prior to going with anyone else and you will see what I am talking about. The difference in the information you will receive is considerable.
