We did not have a good experience with Top Notch. They did a home inspection prior to purchasing a condo in Hawaii. I paid extra to get the thermal imaging to detect any water damage. After my children had purchased the condo and moved in they found a leak behind the toilet with water damage and rot in the wood. I contacted the company expecting they would work to make this right. The inspection was over $600 and they offered to refund me $46. Now my children are left to pay for a bathroom renovation they were not planning on. I was very disappointment. This definitely should have been caught on a home inspection. read more

Review of Top Notch Inspections This company chose a perfect name for their business, Top Notch. They are one of only a few A-rated firms in the home inspection field. One of their highly experienced inspectors, Frankie, checked out a home we were interested in purchasing in Nanawale Estates. This area is part of lava zone 2, which is potentially subject to lava flows, like the one that occurred in 2018. It is a challenging area where the homes may not be fully permitted. That leads to difficulties in qualifying for HPIA fire insurance. Frankie found all the unpermitted changes in the home, and numerous defects in the property, such as leaky plumbing, past evidence of roof leaks, as well as appliances that were nearing the end of their lives. The real value that this inspection company provides is in their ability to deploy thermal imaging and sewer system cameras to scope out problems that could not be found with just visual checks. The EPA and state of Hawaill have mandated that homes on the big island and elsewhere transition from cesspools to septic tanks by 2050. This expense ranges from $15,000 to $50,000. No homeowner or buyer wants to learn that an existing cesspool is not healthy enough to last for another decade. Frankie located an inspection port in the sewer lines and performed a detailed check of the cesspool system using a snake camera. Having recently gone through the process of buying a home, our agent referred us to Top Notch for our home inspection. Karl and his team were wonderful. Their customer service was above and beyond any home inspection team I've dealt with. They initially called to schedule the appointment and explain their process. They then followed up to confirm the appointment. We met them at the home and decided to stay for most of the inspection and they checked in with us frequently to verbally explain their findings.
