I've been living in this community since 2022, and overall, it has been a really good experience. A big part of that has been Denise L and i wanted to take a moment to appreciate. Over the years, she has always been approachable, understanding, and genuinely helpful whenever I've needed anything. She really does try to make things easier for residents and make sure concerns are taken care of. Krishnan did an excellent job fixing our clogged bathtub and dishwasher. He was professional, punctual, and quickly identified the issues. First, I wanna say that I was pushed to make that first review. I was trying to be nice to the people in the office but realize that that experience only goes so far. Upon move out, I had a check out with the maintenance guy who said everything was fine and so I was expecting to get some of my deposit back, but I received a notice saying that I had to pay them and they were taking my deposit which didn't make much sense. Upon reviewing the checkout, it said that I had to pay for the apartment to be clean carpet shampoos and the walls to be painted. All of that didn't make much sense to me due to the fact that I shampooed my own carpet with the machine that I purchased twice a month and besides the regular wear and tear in the apartment when it came to anything on the walls, my apartment was kept very clean. Mind you I received this notice after doing the walk-through with the inspector who spoke very highly of how I kept the carpet and how I kept the apartment now. Now they mentioned some things about the bathroom when in all they were the ones who did a very, very shitty job when replacing my bathtub because it had a crack in it and instead of taking their time, they did a quick fix knowing that I was going to be moving out in about a month or two mind you it took them over six months to get this tub fixed because I was telling them about it for a long time it wasn't until one time I decided to take a bath and it leaked to the apartment below that they realize that the issue was a lot bigger than they thought which I was telling them. In all, I would just say they are very nice in the beginning. They're very accommodating when they're trying to get you into your apartment but once you decide to not extend your lease or if you decide to move all of that niceness and accommodation goes out of the window they are just there for your money and that's all they care about and that even shows on how they added so many units into those apartments with very little parking. All I can say is beware make sure you document every single thing, but I would not suggest living in these apartments. read more

This apartment is in a great location, but the management team is absolutely terrible. Be warned -- your neighbors' plumbing issues will constantly affect your unit, and maintenance will frequently need access to your home. However, they never repair the damage they cause, like holes in the wall. I have a dog, so I always try to coordinate a convenient time for them to come in. Not once have they shown up on time. Every time they enter, they leave the place a mess. They don't wear shoe covers, and they don't even ask if they should. My floors were dirty all the way into my bedroom after their last visit. read more

The absolute worst living experience I've ever had. Calling management negligent is an understatement. We lived here for months with ongoing sinus issues, chronic fatigue, and worsening health symptoms--only to discover there was mold growing inside our vents. A licensed third-party inspection confirmed the presence of Chaetomium, a toxic mold often linked to hidden water damage. We now have an official Notice to Remediate from the City of Fremont Code Enforcement confirming habitability violations. We also started seeing roaches, which thrive in humid environments--further proving the moisture problems they tried to downplay as "just condensation." They sprayed once, but never put together a comprehensive plan, which tells you everything about the quality of their so-called "services." Instead of urgency or transparency, management's response was dismissive, manipulative, and hostile: Cleaned mold without consent or proper testing Waited until the last minute to provide critical information Blamed us, the tenants, for "delaying remediation" Called our doctor-recommended inspection "unnecessary" Refused to share documentation unless we physically visited the office Offered to refund our inspection only if we signed an NDA We ultimately chose to move out without settlement so we wouldn't have to sign an NDA or give up our rights. Even worse, any work that needs to be done outside of their in-house maintenance team is handled by a single third-party inspector who has a cozy relationship with the facility manager. They refuse to use anyone else, ensuring they can cut corners and "work around" doing things the right way. To top it off, that company even operates under the wrong name on their contract, which is illegal. Communication has been unreliable at best, manipulative at worst. Amanda Szela is a two-faced liar who made multiple promises about communication and transparency, then hasn't responded to a single email in over two months. JP, the property manager, is incompetent and only responds after repeated prodding--and usually last-minute. Leah, the facility manager, is rude, pushy, forces her way into inspections and maintenance that don't concern her, and clearly cares more about saving face than protecting residents. This apartment is run by slumlords who exploit every loophole in the law to squeeze tenants dry while doing the bare minimum. When we left, the entire side of our building was ripped open and left under construction for over a month with no visible work being done. On our moving day, we ran into three separate residents--two from our same building--who were also moving out because of mold. Another unit in the complex was recently condemned by the City of Fremont for mold, which says it all. Roaches are everywhere, mold is everywhere, and management does nothing but blame tenants and stall. If you're considering moving here: don't. If you're already stuck here, document everything and don't let them gaslight you. This isn't an isolated case--other tenants have been forced out, reviews tell the same story, and even the City of Fremont has issued violations. read more

These people make a lot of money by towing their own residents cars. I've been parking in the same parking stall for a year. I come home last night & park in the exact same spot. Well it turns out that yesterday someone purchased this parking stall. Totally unaware cause for the past year there are 30 stalls in a row that anyone can park. At night the 1 inch lettering that says reserved is barely noticeable. So when I woke up to go to work my car had been towed. Resident sticker in plain sight. What kind of place would want their own residents towed. A place that would profit of such a thing. They are obviously in partnership with this tow company making thousands of dollars a month of their own residents. Sad but I will not be renewing my lease. read more

The Beginning: In mid-May I asked the junior leasing representative (name withheld) about a unit with a specific building direction requirement. She said it did not meet my needs. Weeks later she presented the same unit as a perfect match. Rent had gone up $200 in the time it took her to look at it. She apologized but price was not adjusted. No time with a family to house so I signed. At renewal the senior representative (name withheld) said you accepted it so it should not be discussed. The manager (name withheld) was supposed to call 12 to 1 yesterday. made myself time, No one called. Care only lasts until you sign. What I Moved Into: bathroom Handrails filthy at move-in, cleaned them myself after mentioning it multiple times. Cabinet planks came off within two months. Master bathroom smelled of mold and drainage from day one, never left. When reported the senior representative suggested I may be sensitive to smells and it might not bother her. I came with a problem. I left with a theory about my own nose. Disposal rusted and smelling from move-in. Advised lemon, baking soda, vinegar, and water. Great kitchen hack BTW. Replaced only after it died. AC cycled less than 10 minutes all day and night, bills told the story. Control panel replaced after a month, cycling continued. Stopped using AC in the Bay Area, too costly to keep fighting. Windows meant trash smell or smoke from the supposedly smoke-free building. Sent a move-in email documenting disposal, dirty bathroom, and unglazed surfaces. Documented. Never addressed. Trying to Be Heard: Every call went to a central hub not the front desk. Notes taken, nobody called back. Maintenance app exists but not really efficient, looks only for quick fixes. Bay Area work leaves no room to chase follow-ups. After a while you stop feeling like a resident and start feeling like someone fixing their own problems in a home they pay someone else to maintain. Renewal: Renewal arrived with a $200 increase. Taken day off to visit the leasing office only to be told renewal decisions are not made there. Called the renewal team and told them everything. The $200 from day one. The mold. The disposal. The AC. The unanswered calls. Everything. Offer was $30 off parking with 24 hours to decide. Called back and asked what a year of documented issues was worth. Ten seconds of silence. response "Rent is based on market pricing". Asked again. Response: maintenance concerns should not be raised at renewal. That was the moment I understood where I stood. Not as a resident but as a market-rate unit. No department owns your experience, nothing crosses over, and that circular design where issues never connect to renewal is the one thing at Alborada that never fails. When you have a problem here, it is not Alborada's problem. The Rest: Dog waste throughout common areas. Entry doors malfunction leaving building unsecured. So-called gated community gates broken more than they work, unsheltered people walk in with shopping carts. No real security except the towing company, the only operation that performs consistently, who will tow your guest over $400 even for five minutes without a pre-printed permit. Overnight guest permits capped for the entire year, choose guests wisely. Spider webs accumulate. Walls develop mold. Customer support answers but never resolves. Floor plan is ok and that is what brought me here. I regret reality did not come close. Where I Am Now: Family still here. Moving costs money and time, so I accepted the market revision as the deadline closed in. Does not feel like a free choice. Looked at other reviews and saw my experience written by people I have never met. This was not bad luck. This is the pattern. I do not recommend Alborada. Please read every review with open eyes before signing. The previous apartment i lived replaced dryer in 2 hours just it had squeaky noise. Definelty not Alborada thing. read more

Everything was good. The apartment is spacious, though the appliances are a bit old. Initially, they tried to repair and fix them, and upon our request, they replaced a few while the rest are still under maintenance. Overall, it has been a good experience so far. Parking is horrible at this place. Garages are not available to tenants as they are being rented to the construction crews. Construction goes on all day every day, not a good place if you're looking to work from home. We were told when we moved in that garages were available with a short waiting list. It's been 2 months and still no garages available. The walls are paper thin. You can hear everything in the unit above you. People do not respect the quiet hours after 10pm. Sometimes playing ball with their dog, running across the floors until 1am. If you happen to work night, good luck finding a parking space and there is no street parking. Sadly we signed a 1 year lease and are stuck here. read more

I had mold issues to the point where I would empty the bedrooms and use spray bleach to kill surface mold over all the walls. I constantly sprayed bleach around the windows and on the blinds to kill mold. There was a big moisture problem on the ground floor. I couldn't even open the drawers on some of my dressers because they swelled up. I've since moved and those same dressers have no problem. The mold started very quickly after move in You would think living around the corner from the police station would make the place safe. While I was there one guy had his car stolen and ours was broken into. There was an attempted rape a block away. When office was told about it they didn't tell the tenants because it didn't happen on the property. Apartment next door did indicate they would let tenants know. This place almost always tries to jack up the rent every year. You have to go into the office to try and negotiate. Adds stress. They got a 2 because maintenance and grounds keeping staff were great. They went above and beyond. Location is pretty good. You have 2 hospitals nearby, there is a local park with ducks in walking distance, lots of shopping and restaurants nearby. This building is dated. You can't blame the office staff. It's the management company "Equity" that is the issue. Office staff can only do what they are allowed to do. I don't agree with the parking issues because if your vehicle is tagged/you follow the rules - it isn't a problem. My parking place was literally steps from my door and I had a paid garage. I've lived in a number of places here and seems like most of the bigger complexes have issues with the parent company. I got lucky when I moved. My current place has a much better management company. I will never live anywhere managed by Equity. My less than great review is targeted toward the buildings and Equity management policies. It in no way reflects on the staff. read more

I lived in Alborada almost twenty years, moved out once to another Equity property for a year and when I moved back in 2017 the carpet and bath tub was not in good condition, but then the manager Lisa said it was cosmetic issue, not functional, they would not replace. Fine, then when I moved out 2025 this year the inspector from corporate came to do move-our inspection, he told us we would not be responsible for carpet and bath tub, our wall was ok, what we need to do or to pay was house cleaning which I agreed. However, the bill came later on showed we are responsible for wall painting $382 plus reglazing bath tub $450. I called Equity previous resident relation (PRR) numerous times but just no one answered nor called me back. I looked at 10 pages "details on your move out inspection" there's no mention of bath tub and wall condition, why I need to pay for painting and reglazing? After all the tub was not properly glazed even when I moved in 8 years' ago. read more

Fire management and hire competent people who want to build a community. When making complaints they file it in their special filing drawer which is just a shedder. They let people get away with violating a lot of rules and do nothing about it. Stay away from Equity Residential and this apartment complex unless you like the stress. read more

The customer service at this apartment has been amazing. Rohina has been incredibly tentative and follows-up with all of our maintenance and apartment questions/requests. The pros: - Cost is relatively cheaper compare to apartments in the area per sq ft. - Quiet neighborhood, so no outside car noises. - Great customer service The cons: - Older apartment, so if you're on 1st or 2nd floor, you'll hear upstair noises unfortunately. (our upstair neighbors are very aware and try to work with us on it, so it's not their fault. It's just the apartment floor is old. - Initial roach issue (which has been resolved) - Appliance such as ice machine, dish washer, stove may need maintance upon moving in, so you should reach out if they're not working 100%. The resident managers here are great to work with, so we recommend reaching out if you run into any if these issues. read more

If you have children, have health issues, or are just generally sensitive to environmental toxins DONT MOVE HERE. Mold grows all around all of the windows in the apartments, which cover a majority of the unit b/c they're big and extremely old. (Esp in the winter) There is also mold growing around a variety of areas (closets, bathrooms, ceilings) in the apartments because their buildings have water damage. Which they fail to disclose to particular residents. They just paint over the mold every time someone complains and tells the tenants to do better. When you address the mold issues they call it "mildew" and refuse to address the mold as MOLD. Because it's exactly that. I paid $1200 for a professional mold inspection and had samples sent to a lab for confirmation and the lab results confirmed that it is actually mold growth. We even took down the vent frames and there was mold spores growing inside our hvac. Our unit was at 73% humidity inside with active wet wall readings. Management will say "it's a tenant responsibility to address humidity and prevent mold". There is no way in hell it's our fault our unit had recurrent mold growth. These were preexisting issues. I've talked to about 10 neighbors and they ALL have mold growing in their units. One neighbor had such a severe mold issue that the city came and condemned the unit and they were forced to leave within 24hours. Not only is the mold an issue, they have a COCKROACH problem as well. I lived on the 1st floor and neighbors on the 2nd and 3rd floor also had roach issues. The pest issue is within the building. I've lived here for a year and I've had bronchitis 3 times, chronic migraines, respiratory issues, chronic fatigue. My partner has been diagnosed with chronic sinusitis along with other weird health issues. These are not common health issues to be experiencing. They all coincide with symptoms of toxic mold exposure. We have had constant contact with the city code enforcer from Fremont to help with enforcing repairs but Alborrada has never taken the appropriate measures to do the proper repairs. Even when they made us leave for 10 days to do "remediations" - they literally took huge chunks out of all the walls and left them exposed, painted over the mold again, left other mold areas untreated, and called it a day. -We continued to face health issues. I can go on and on how it's been an absolute nightmare dealing with management and constantly being talked to with disregard and zero concern for our health and safety like we're crazy. We even had the regional manager Amanda get involved because the onsite team was not taking the proper measures in making appropriate repairs. Once she stepped in she offered an early lease termination without penalty and reimbursement for our mold inspection WITH THE CONDITION of signing an NDA. Initially she was very forth coming and communicative but the second we refused her offer her entire demeanor changed and followed along with the attitude of the onsite property team. Just awful. They then proceeded to offer us a settlement of $1500 plus reimbursements of our mold inspections if we signed the NDA which waived all of our rights in relation to the mold and exempted them from all liability "known and unknown". We almost agreed to it just to be done with the issue and leave but they wouldn't even include the language we agreed upon via email that protects us in as tenants from retaliation and disclosing any information about the issue amongst other details. Thankfully my partner and I are very well aware of our tenant rights and have done extensive research on state laws, regulation and standards. These people are not doing anything in the interest of the tenants and only do things in the interest of protecting Equity from legal repercussions. If you do enough digging you can see that people have been complaining about mold issues going as far back as 10 YEARS! This is not an isolated unit issue, these are structural damages that continue to have mold issues. The property just keeps painting over it instead of properly remediating. It may look nice at first but it does not have habitable conditions. Also, they are absolutely CRAZY ABOUT TOWING. Brauns towing comes to the parking lot about 3x a day. You better not be in the wrong spot cuz you will be in the yard with a $350/day bill. There is no parking here ever. The dumpsters are always overflowing with trash- they don't come pick it up as often as they should. There is always mountains of trash outside of the area with food and junk just always spilling around. It's really so gross. Lastly, if you have pets you will be needing constant flea treatment because the grass is infested with fleas. My dogs constantly had to take medication for fleas and I've had to stop walking them i within the complex and walk them outside along the road. Really, nothing about this place is great. I'm so sad that we had to move out because who the hell likes moving? read more

What really stands out, however, is the level of support from the staff. In particular, Den has been incredibly supportive and professional. Response: The apartment was really nice and exactly what I was looking for. However, the added fees for water, garbage, and sewage were really inflated at $160-$180 extra a month. I also had concerns about the high parking fee unless you want to chance getting an unassigned uncovered parking space for free. When I visited the property it was in the afternoon and there weren't many spaces available, so I can't imagine how it would be after getting off work. Other than what I mentioned, it was a very clean and appealing place to rent and staff were wonderful. Hope this helps. This apartment the staff, I talk to very rude. They have over 25 unit available. The rent is crazy high and that's why people are moving out. I went there to look at the place. I saw two moving trucks. Tenants were leaving. I talked to one of them, they said rent is very high. They keep raising every year And lots of car breaking so I decide to not run this place the rent for one bedroom almost $2600. This is crazy. I wonder why they have over 25 unit available moving will cost at least $1000 so if you add that on top of the rent for one year you're over $2600 a month read more
