    One last review! This place was the most horrible community i have ever lived in. All of my other reviews are 100% true. All of that really did happened while living there. And let me add that from my $1,200 security deposit almost half of it was taken to clean the apartment even after i cleaned it and left it how it was given to me. So many water shut off just like electricity. And most importantly, the amount of apartment inspections where you need to get out for them to check if you're home. This place won't let you live in peace. This are some of the pictures of what happened to my cars while living in Camden. Couldn't just leave without making this review because people need to be aware of what goes on in this place, specially around Building 1. ALWAYS ALWAYS TAKE INTO ACCOUNT THE BAD REVIEWS. It could save you so many headaches and problems.

    Garbage that maintenance ignores

    I have been a long-term resident at the Camden Village Apartment Homes and have noticed a significant decline in the quality of service since Linda and her team took over. Here are the main issues I have experienced: 1. **Maintenance Team**: The new maintenance team lacks professionalism and responsiveness. They frequently fail to pick up garbage around the complex, which often ends up on our lawns due to overflowing dumpsters. Despite multiple emails, I rarely receive a response, and when I do, there is no apology or acknowledgment from Linda or her staff. The previous team was diligent, often seen cleaning the grounds before 8 am daily, but they left due to dissatisfaction and mistreatment by the current management. Additionally, there have been disturbing reports from neighbors about inappropriate behavior between the new maintenance supervisor and a female employee in the maintenance garage, which management has not addressed despite complaints. (probably because nobody ever answers the phone) 2. **Gardening Services**: The new gardening company hired by Linda is problematic. They often blow dirt and cut grass onto residents' doorsteps and work around the garbage left by the maintenance team. Emails regarding property damage caused by the gardeners have gone unanswered. 3. **Parking Policy**: Recently, the maintenance team painted "RESERVED" on previously first-come, first-serve parking spots and placed large stickers on windshields warning of towing, without any prior communication to residents about the policy change. These stickers have caused damage to vehicles and obstructed views. Attempts to seek clarification from the maintenance supervisor were met with rudeness, and there has been no official communication about these changes. 4. **Communication**: It is nearly impossible to reach anyone in the office. Calls go unanswered, and emails are selectively responded to. The office often displays a "be right back" sign, and there is no option to speak to a live person when calling anymore. The secondary contact number listed on Google (844) 766-9048 is also non-functional. 5. **False Advertising**: The website advertises amenities that are either non-existent or in disrepair, including a Cyber Cafe, Theatre Room, a functional dog agility course, a "stunning" Game Room, and a state-of-the-art fitness center. Many fitness machines have been broken since the COVID lockdown, and the dog park is poorly maintained. 6. **General Deterioration**: The overall quality of life in the community has declined, and there have been multiple complaints and even lawsuits from other residents. This used to be a great community, but it has deteriorated significantly under the current management. In summary, the current management has failed to maintain the property and provide the level of service expected by tenants. I hope these issues are addressed soon, as I am considering moving to find a more professionally managed community.

    Camden Village is a great place to live , I enjoy the large open spaces and the trees that are embodied by the buildings and the grilling areas , the pool is my second favorite place in the complex , it also has a grilling area and the property counts with a second smaller pool in the opposite side , near the office you can find the Amazon locker hub and also the conference room is a great place to work . Camden village has a near by convenience store and laundry center.

They took an entire week to get back to me about the results of my application. I gave them 4 days until I reached out to them and they kept saying oh this is invalid or we can't accept this paperwork and blah blah blah just an excuse every single time. I had to send them my paystub's and proof of income about 4 times. I got passed around to two different people and those two people didn't communicate with each other about my application so when I got past to the second person, it's like I was back at square one and had to redo And re-email about everything I already talked about with the first lady. Eventually, our application did get denied, which is fine. They may think that is why I'm leaving this review but it's not. I'm leaving this review to inform others that this apartment complex has terrible customer service and hires terrible workers. They stated that we did not meet the 2.5x the rent income requirement, so after getting denied with this apartment, my roommate and I applied to a different apartment (WITH A HIGHER RENT COST & THE SAME 2.5x THE RENT INCOME REQUIREMENT) and got approved within an hour. So thank you to this apartment complex for wasting my time! I hope you guys hire better employees in the future!

    WARNING on this property: shady practices; outrageous charges; potentially taking advantage of…read moreelders with language barriers. I signed a lease with Artist Walk Apartments. During our inspection of the apartment on the day of moving in, we found the apartment to be extremely noisy. The noise comes from the bathroom fans that are on 24/7 (you cannot turn it off). We measure the noise to be around 70 dB at highest, 55 dB at lowest. The Fremont noise regulation requires a continuous noise of less than 45 dB at night. Because the apartment does not meet government noise regulation, and we were legit getting severe headches from the noise of the apartment, we immediately requested to cancel the lease. Problem begins: My parents don't speak English well. They arrived at the leasing office first, and were asked to sign the apartment inspection document BEFORE they were allowed to inspect the apartment. They were told that if they don't sign, they aren't abe to get keys. As a result, they were conned into signing the inspection document before we found out that the apartment does not meet government noise regulation. Because we signed the inspection document, the apartment now insists that we have "Moved In", and not only do they refuse to refund our 600 USD deposit, they also requested us to pay two months of rent totalling almost 8000 USD for us to cancel our lease. Please note that we NEVER moved into the apartment, and we requested to cancel the lease WELL within the 24 hours of our apartment inspection. We have reported all of our noise findings to various government agencies, and we are fighting all of the charges through all legal means available to us. Please note that they have initially agreed to "Cancel" our lease, but now threatened us with TWO months rent for "breaking" our lease. They said they would replace the fans, but repeatedly made it clear that it may not solve the issue. Since they cannot promise the issue to be resolved, we insisted on cancelling our lease. So now we have to seek legal means. They have now demanded a payment of well over 8000 USD because we've touched the apartment keys. They refused to admit that their apartment violates the government noise regulation and unethically made my parents sign the inspection document BEFORE they were allowed to inspect the apartment. We requested to cancel the lease PURELY because the apartment noise violates government regulation. Even their own measurements showed a clear violation. In the end, it is the unethical practices from these people that are truly shocking. They clearly think us civilians do not have the means to fight back. The apartment itself shoudn't be allowed on the rental market until all issues are fixed; but in the end there is no easy fix to subpar morals, discrimination, lack of ethics, penchant for manipulation, and a complete disregard of rules, regulation, and human decency. July 11th, 2025: For legal purposes I am writing this update to respond to "Maggie". I have plenty of communication evidence, and formal evidence that I've tried to resolve this issue "informally" with your team. I am no longer interested in circling back and forth with your team. So far, your team have done nothing but gaslight me, provide conflicting accusations that shouldn't make any sense even to yourself. Here is a summary of what you have done so far: 1. I received an application credit of 50 USD. You now said you will be charging me for that because I DID NOT move in, and the credit only applies when I've moved in. 2. You requested that I pay two months rent to "break the lease" because I DID MOVE IN. Note, in previous bullet point your reason for charging me was I DID NOT move in. So which one is it? At this point, it is clear you are just making up things as you go so you can charge me. 3. With all of the above stated charges, you still refuse to refund my 600 USD deposit, for what reason? 4. On July 7th, when we inspected the apartment, we immediately asked for the fans to be replaced. They refused. We asked to cancel the lease. They said we can cancel, but it has to be done immediately. We complied and canceled immediately. 5. A day later, after THEIR OWN measurements showed THEIR OWN noise violation, they tried to glaslight us saying the apartment is fine. They can try to update the fan for us, but it most likely won't change anything. Because they made zero promise to resolve the issue, we insisted on our cancelation. 6. 3 days later, they threatened us saying we broke the lease, and they will be charging us two months rent for breaking the lease; 600 USD for the deposit we already paid; AND they are going to charge me for the application credit of 50 USD I received (see first two points). This experience has been completely insane. I feel like rules are being made up along the way to charge me as much money as possible; these rules came out of no where and were in NO WAY disclosed beforehand.

    I will separate this review into pros and cons. I will put the cons first as, in my opinion, they…read moreoutweigh the pros by a lot. Let me start by saying that when I first moved in and Ramblewood was owned by Sequoia, it was entirely pleasant. However, management changed a few months after, and so did all of the administrators. That is the current situation, so my review will only cover the "after the management changed" period of time. **CONS** COMMUNICATION: -management is not responsive over email and only sporadically will pick up the phone. -management (Pam) would only call back during my work hours despite how many times I ask her to call at a different time in my messages. She then leaves a voicemail saying "call me back" instead of any relevant information, forcing me to chase her for the information. I have repeatedly asked her to please leave her answer to my question or any important info on the voice mailbox, rather than making me chase her for the answer. She has ignored it every time I've asked. IS NOT AS PET FRIENDLY AS ADVERTISED -Ramblewood is "pet friendly" but plants several plants poisonous to pets at pet-level. -the residents at Ramblewood do not pick up after their dogs, and Ramblewood does not care to enforce it. Dogs were also always pooping around my apartment, parking lot, etc. -The stray cats. There are three or four stray cats that are regulars at this apartment complex. They all have fleas and mange and will walk through yards. NO PEACEFUL LIVING ENVIRONMENT This is the worst one, and the reason I chose not to renew. -some weeks after new management came in, I had a couple move in next door who played loud, pounding bass until all hours of the night-- until 1am sometimes. To make a long story short, I asked them to turn it down and they refused. I asked Ramblewood for help and they straight up ghosted me-- I begged and pleaded with Ramblewood for months. MONTHS!! When they finally responded they were apathetic and refused to help. I asked them to let me out of my lease since they were not holding up their end of the deal (maintain a livable environment).They refused. Lots of other stuff happened in these months related to the noise that I was really upset w/ but I'll spare the details for length. KEYS -in theory the electronic key system is fine but doesn't work. The door keys are such a hassle! I had to have my door battery replaced 2x in the span of just 10 months. -even when the battery has been replaced, the lock still rejects my key three to four times before it lets me in, every single time. I have the same issue locking the door behind me. It blinks red 3-4 times, then finally engages the lock and turns green. -the front gates are supposed to be closed after 4pm, but they rarely are. They claim it's b/c of the wind. It is rarely windy at the times the gate has been left open. -the gates are always getting stuck closed. 1-5x a month you either won't be able to get out through the "out" gate or in through the "in" gate. They just will prop open the opposite gate with a cone, and leave it open all night. NOISE + DISHWASHER -If you live on the right side of the complex, Your apartment shares the property border with what I can only assume is a restaurant, though it doesn't look like one from the outside. Music blasting in their backyard from morning to late evening. Very strong scent of food, lots of loud talking and yelling. -dishwasher filter has evidently never been cleaned as running it makes the apartment ranci. I actually asked about it being cleaned and they told me no. -because the yard borders the street on my apartment, I can hear street noises all day and all night. Parking is terrible. Spaces are made for very small cars, despite many people in the complex having large ones. They have poles between the spots that force you to park inches from your neighbor just so you'll be able to open the drivers side door. **Pros** APARTMENT ITSELF -the maintenance guy Luis is really great and one of the main things I will actually miss about Ramblewood. He's prompt, effective, and friendly. I never felt unsafe as a woman living alone while he was in my apartment. -AC and heat both work -nice big kitchen, nice big fridge/freezer -under cabinet lights -layout of the apartment is good-- logical spaces for the couch, TV, dinner table -there are lights mounted at each person's front door. They turn on automatically at night. LOCATION -location is unbeatable. I loved being that close to Trader Joe's. The TJs is actually in a complex with target, Safeway, Daiso, five below, pet smart, michaels, UPS, staples, and more. It's convenient and 4 mins from the complex. -next door to Whole Foods. There are doors that go between Ramblewood's parking lot and Whole Foods' parking lot, but they're locked so you have to go around. It takes about 5mins to walk there. -close to a park. small but has a playground, tennis courts, and some nice grass.

If you sign a lease at Ramblewood, don't expect your deposit back. And we're not asking for all of it back. We know you have to clean carpets and make small repairs, but we're asking for the fees you're charging to make sense. The folks in the office are accommodating up until the first month of your lease, but then trying to communicate with them afterwards becomes annoying and difficult. When it came time for us to move out to a bigger location, the office was slow to update our Domuso account to reflect the pro-rated rent for the last few weeks. They were charging us full month rent, but for 20 days. We had to do their job for them and remind them FIVE TIMES to update Domuso to reflect the pro-rated rent. Three times in person, and twice over the phone. Then we get charged a $75 late fee for their own mistake. Did you expect us to pay you extra and ask for a refund later? That's not in your lease. They also charged us a utility fee of $326 for 20 days. The normal utility bill is less than $100/month when we were actively renting. Utilities don't include PG&E, but even if they did the PG&E was less than $200/month when we were actively living there using electricity. We moved out much earlier than our lease end date, so for the 15 days we didn't live there, the PG&E should've been about $3/day baseline. I don't understand why we suddenly have a $326 utility fee. They refuse to explain to us the specifics for this amount, so I'm led to believe they're stealing our deposit. After calling to inquire about the reasoning for these fees, they sent us a new disposition of the security deposit. They removed a $140 repair fee that we didn't ask about. Thanks, but you're still charging us $326 + $75 for baseless fees. We appreciate that we don't owe you $92 anymore, but this new NON-NEGOTIABLE check for $47.80 that you've sent us feels like "shut up and go away" money. Corporate greed and poor management. If this comment receives a response from the owner, we would be open to changing this rating to something higher if you could reach out and explain to us the basis for the $326+$75. Or you can try to bury this comment with more 5-star reviews you might be asking people that toured/just moved in to give you. That would just reflect your business ethics.

Issues get addressed within 24 hours upon emailing and gets resolved within the next 2 to 3 days. In the first month of moving in, my refrigerator was having some sealing problems. I emailed management at 8PM on a weekday, Upon receiving my permission to enter the room without me present, the maintenance crew stopped by the next day and fixed it right away. This is also the only issue I had with my apartment. All the appliances come practically new and my room was also renovated prior to my move-in. The property also has a leasing office onsite 6 days a week for walk-ins and Sunday for appointments so they are readily available to address any concerns. There is always a security car patrolling the parking lots and plenty of parking for guests. The property has a gym, large pac-mac style pool, outdoor hot tub, and some pretty amazing views. Highly recommend for anyone who's renting for the first time and away from their family since the staff will definitely take care of you. :)

The management are really nice especially Michelle & Melanie (aka Nanny). The maintaince crew are very polite and helpful. If you raise any request it will be done soon. It's very kid friendly and has a nice landscape. There are two lakes inside the apartment which are maintained really well. My family really feel very safe living in this apartment. They also organize different events occasionaly and have DJ night & food stall etc. Its very conveniently located near to Bart and the Fremont Hub. Some reviews talks about the kids noises but for me it does not bother as I like living around families and kids will eventually play outside. If i will change my apartment then i prefer moving back to lakeview apartment again.
