First and foremost it has been great living here in Avalon the past half year. We are in one of the newly renovated units which we loved when we took the tour and applied quick! I must say the team is WONDERFUL!! maintenance team is very responsive and gets the work done efficiently. the main office, Mariah and Derek has helped me a handful of times Their response to emails are so quick! The complex itself is nice and well clean. We go tot he gym pretty often and it always mostly clean. The pool area as well is nice except we did have a hard time with one of the grills and i think the grills should be deep cleaned. Another minor complaint is there are times where the trash area gets way too full and filthy, trash overload and sometimes laying out on the floor, which makes this complex look dirty. In my building, we have kids playing soccer near the garage area which we have received multiple emails NOT to play in that area. It would also be nice if someone maintained the leaves area and blow them away or something. when we first moved in i've only seen it once where they did that never saw it happen again. Overall we really like it here. Maintenance team is wonderful and very responsive. Biggest flaw is for a DOG FRIENDLY complex of this size not have trash cans placed throughout the property, for residents to dispose of dog waste easily. People frequently do not bother to pick up after their dogs. Every complex I've lived at has dog waste bins and bags conveniently thru the entire property. Avalon has 2? And only near the front. It's crazy to me that with th amount of dogs here they wouldn't want to encourage people to pick up dogs poop and throw it away. Even just one near the mailboxes would be helpful. read more

This is a review for the maintenance staff at Avalon Fremont--for two people specifically. First is Constantino Icho Rodriguez, who has helped us out with a couple of maintenance issues so far. Constantino is friendly, funny, and extremely polite, and he fixed our issues quickly. Second is Calvin--I'm not certain of his last name, but he introduced himself to me as the maintenance manager. He saw me struggling with a few packages that I had picked up from the Amazon locker, and voluntarily stopped what he was doing, came over to me, introduced himself, and helped me carry my packages up to our second-story apartment. He did the same thing again a few days later with another bunch of packages. Thanks again, Constantino and Calvin! Your friendliness and helpfulness are much appreciated. read more

This is mainly a review for parking as it's been getting worse and worse. Expired tags/no valid parking permits on dusted cars parked for weeks If not months and the management's solution was a random arbitrary towing patrol that vultures on innocent resident on a Sunday at 6:04am for blocking our garage after circling the complex and neighborhood for 30 minutes. As much as this is on management's inability to resolve this simple problem it is on you residents to move cars, get them up to date with the DMV and stop hoarding Parking spots ! And pick up your dog poop ! This is unacceptable for the amount of money we pay here. Parking should be available not a paid luxury. read more

My husband and I toured a few units this past weekend. The exterior of the property looks really clean and welcoming. We had an appointment, got there on-time. The sign on the door says, knock. You have to pound on the door multiple times for someone to come to door. The leasing agent was a little off putting. She gave us a map and basically said all the information about the property is on the back of the map and said we can leave after the tour. Not really helpful at all. The units that were presented as "ready to move-in" were absolutely disgusting! The first unit checked off a lot of our boxes but there were piss stains on the carpet. The second unit was even worse. I've been a resident since 2017, and I am definitely in my last contract. This apartment complex has gone to hell within the past year. There's been a constant change of property management, along with a frequent rotation of nameless community associates. I never know who I will see when I go there, and they make no effort to care about any problems brought forth, and unlike past staff, try to get to know you. The culture is terrible here compared to what it used to be. Their community gatherings are also now lazy as compared to the past. They aren't "problem-solvers," instead, they're promising a future where residents will need to schedule an appointment to go to the front office. This used to be a great place to live, but everyone from my prior review is gone, with exception to the excellent maintenance man, Tino. This community gets two stars, vs one because of a couple pros: * It's a safe, and quiet, community right next to Central Park and close by to all the shopping one might really need outside of the bougie stores found at Westgate or Santana Row. I rarely hear noise from loud neighbors, and when I do it's far from egregious. People are generally polite here. * the community is primary comprised of South Asians, but it's also very diverse. I've met some really cool people here! I love a heterodoxy of cultures, so that's a big win for me (there's always a slew of Diwali lights every fall that are pretty to look at on evening walks around the 1/2 mile loop around the upper part of the premises. *The maintenance staff here is probably one of the hardest working crews out there. They consistently provide quick and quality service on the minimal instances it's needed, and they always say "hello" when they zoom on by in their golf carts. *plenty of ammenties that matter to me: an in-apartment washer and dryer (!!!), large dogs are allowed and welcomed, pool, jacuzzi, gym, grill area, pet waste stations, and lots of trees and grassy areas for picnics, kids, and pets. Cons: *Everything said above about the front office. They don't seem to care about their residents as evidenced by their ambivalence. * It's not a cheap nor "luxury." Whilst the exterior remodel has virtually finished, the interiors are still reflective of a building that's 30 years old, and is in serious need of a face lift. The interior is far from decrepit, but they aren't good enough to be called "luxury" and are arguably not worth the steep rent. All of the external remodelling will likely lead to price jumps. That's about it Summation: the rent is arguably too high, and I no longer believe that Avalon Fremont has enough good things going for it that make it worth living here. I can no longer recommend the place, Whilst it's generally relaxing here the front office has ruined everything else. read more

This community *USED* to be great. In the past 18 months, the entire community has been experiencing a massive number of garage break-ins resulting in property damage, personal property damage, and theft. Management took almost 8 months to install door locks that could not be easily broken. (Garages are shared by up to four residents. My garage was broken into on three separate occasions with thefts happening to my neighbor's car twice.) About a month ago, two people were found dead in a vacant apartment. (There are Fremont police reports if you'd like more details.) The pool water has been cloudy and not sanitary for weeks and management claims they only just realized. Management refuses to enforce pool rules including: excessively loud music and shouting that cannot be escaped even with all windows and doors closed (Please note, I am not referring to normal noise from normal pool use which we expect and enjoy!), alcohol being openly consumed, the use of glass containers all around the pool and spa, and ensuring people leave the pool by closing time (10pm). Many residents find the pool area uncomfortable to be in because Management is refusing to manage. They keep suggesting closing the pool the stop complaints instead of solving the actual issues. Supposedly, there is a security company that comes around the community multiple times a day but I don't know of any resident that has seen them do anything other drive through the community at speeds that imply they aren't actually looking at or for anything. Management has refused on multiple occasions to install cameras to help with any of this. Their only solution seems to be to send ineffectual emails. DO NOT MOVE HERE IF YOU VALUE YOUR SECURITY OR HAVING CLEAN AND SAFE AMENITIES TO ENJOY WITH YOUR FAMILY. read more

At this point we regret moving here! We have been trying to contact leasing office for weeks!!!! We were told everyone has been fired with new staff but yet no one is responding to my emails. I had to knock on the glass door to get someone attention for over a month. We have been without a fire extinguisher since JULY!!!!!! Due to it being vandalized, along with the break in the garage. They claim they have security and they DONT. We have been also trying to use the jacuzzi since December and they told us maintenance shut it off due to "noise complaints"!!! I found myself paying a significant amount of money for an apartment that was far from satisfactory. It felt like a complete rip-off. Lastly, the overall security of the building was questionable. There were multiple instances of unauthorized individuals gaining access to the premises, and I didn't feel safe walking alone at night. Despite bringing this to the management's attention, they did nothing to address the issue, leaving the safety of their tenants at risk. In conclusion, I strongly advise against renting from valon Fremont. The subpar living conditions, unresponsive management, lackluster amenities, and high rent prices make it a terrible choice for anyone seeking a comfortable and enjoyable living experience. They have done cosmetic repairs on the outside to create an illusion of "new" but all the appliances and amenities are extremely old and barely hanging together. Every day something new breaks in the apartment. Instead of replacing things, they "fix" things but they don't work. One of our stove tops is not working since we moved despite them "fixing it". Blinds keep breaking. The AC is 30 years old so 1) it doesn't work well 2) it's not energy efficient so the bills are through the roof 3) we complained about a smell and their fix was to spray air freshener. The Garage remote only works if you open it apart. DO NOT RENT THIS PLACE. There are other apartment complexes right next to this one that are in much better shape for the same money or even cheaper. read more

Stay away from this apartment complex. 1. Unresponsive Management: It's nearly impossible to speak with a human representative by phone or in person. Everything is digitized, creating the impression that management support is nonexistent and you're interacting with an AI bot. 2. Security Concerns: There are frequent security incidents, including car break-ins, bike thefts, and homeless people camping in the community's open storage rooms. Management shows little to no support in addressing these issues. 3. Maintenance Delays: Maintenance seems to rely heavily on one person, Tino. If not for Tino's efforts, the complex wouldn't have received a 4-star rating (you'll find many positive reviews specifically mentioning him in previous reviews). However, due to Tino being overwhelmed, maintenance requests now take weeks to resolve, a significant increase from the previous timeframe. 4. Deteriorating Interiors: While they've done a fantastic job renovating the exteriors to attract new tenants, the interiors are a different story. I want to start by saying this. Never have I ever dealt with so many problems in such a short amount of time living in a apartment complex. Only one parking spot is given per apartment we have a three bedroom apartment. They don't tell you the up charge for additional parking until you ask about it. Number two there are a lot of thieves in their complex. I have had my truck broken into twice once while it was in the garage because the garage door lock does not work. When I talked to the front about this the offered to buy me a security camera for the truck but never followed thru or got back to me on this. And filing a police report does nothing to get back any sort of value on items lost.... Number three do not have friends park at this complex everyone gets towed even in the front office spots. Costing anywhere's from 400 to 600 each time to get it out. When I talked to the apartment complex and explained the situation the first time they apologized for the miscommunication and payed negotiated half of the price off and said the other half would be sent back to me thru Avalon access. I've spoken to the towing company and other residents who have said they said the same thing to them and never got anything back. If you're loading stuff into your vehicle please make sure to have someone stay with the vehicle as there is only a 15min safe period before they will decide it's ok to tow. Some newbies are very nice while some are very loud and obnoxious even at night smoking weed and cigarettes playing loud music running up and down the floors. Many times I've came outside on my porch to trash cigs etc from the patio above allowing it to just fall on the porches below. Last a month after leaving I received mail on random fees that were not disclosed with me previously. I have no problem with extra fees etc but it's a problem when nobody tells you about it and decides to charge you a month later. I've never felt so helpless living somewhere this is not what a home should feel like. I'm sure not everyone has had these bad experiences here but I would not recommend unless u have extra finances to cover random problems that happen here. P.S you guys should offer some kind of discount to those having to deal with construction or warn people before they move in so they can decide if they want to deal with the noises and early morning that come with living next to it. read more

She confirmed my appointment yet again the day of the appointment. However, I show up to my appointment to find that the leasing office is closed due to the MLK holiday. I email Sidney F with the expectation of a reply (since she'd been so responsive), but no reply. Two other prospects showed up as well for their confirmed appointments, only to learn the office was closed. How can it be that both their website gave the option to schedule the tours and the leasing agent, knowing they'd be closed, confirms the appointment? A phone call or email reply would have been been nice, along with an apology. Very poor management. read more

Our apartment piping clogged several times (took professional plumber 4 hours to clean the main septic line), master bathroom had remnants of a severe clog as well, [lack of security; several cars broken into while parked in the garages, objects stolen from inside of garages, cars broken into in parking lot, homeless camps inside garage storage units, external lighting turns on after dark and off before sunrise], homeless people constantly rummaging through dumpsters several times a day, I don't let my 10-year old son out by himself...even to the mailbox unless an adult is watching him, rust on metal pieces in bathrooms, lack of internal lighting, cabinet "sticker" facade peeling on all cabinets, outdated internal appearance, pool seems to always be ice cold, but at least the clubhouse/employee office looks nice. Spend your hard earned money on somewhere else that cares about security and its tenants. read more

We stayed there for a year and it was a really nice experience .. Mae was very nice to us from the very beginning. Although we had to pay an extra rent as security because we were new to the country. But we were able to get it back when we decided to move from there. We were in a 2B 2B and I absolutely loved it. Size was more than the rest we had seen . The lay out was very nice. It was open and a lot of windows which made it an easy access to sunlight. We moved after a year because we wanted an apartment really near to Bart. Avalon is like a mile + away from Bart and is not convenient for everyday walking. It is not gated but I guess it's fine. We had a pleasant stay .. Pool gym etc amenities are also nice. read more

Recently Toured this property when looking for a new home. The office is lovely and the staff seemed friendly enough but the apartments themselves are OLD! Everything is aging and cracking. Sinks are cracked, fire alarms are yellow, door knobs are scuffed and scratched and bent...you're so cheap you can even replace a door knob? Clearly they are not spending their money on their tenants. This was one of the more expensive places I looked at. You are not getting your money's worth here. Only perk is that you get a garage, but if that's not your biggest concern, look elsewhere. read more

I lived at Avalon from July 2015 until May 2016 and had a great experience solely because of Mae and Ivan. I recently visited a friend who still lives there and we stopped by the office to pick up a package and both of them still remembered my name AND my boyfriend's name! Those two definitely deserve more than what they're dealt, but they will ensure your time at Avalon is special. The maintenance situation kind of sucks because you have to put a request in for any bug spraying and you may or may not get seen.. They tell you that the guy is there only a certain day a week and he could come to your apartment any time between 9am and 1pm and then you'll have to be out of the apartment for a couple hours after he sprays. That could definitely be improved by hiring more people to do so.... read more

Pre COVID the place was amazing and the rent was great too. The year 2021 was terrible for this place. The rent went up with zero upgrades. The construction was nuisance. Once had tire burst in the parking lot (got reimbursed) and other time had the catalytic converter sawed off from the parking lot. No cameras on premises. The overall quality of apartment is average compared to the rent. Too much weed smell in apartment and lack of safety. Space efficient but old appliances. Needs upgrade inside the apartments too. read more

The apartments are pretty old and we've had a few maintenance issues but the team is always on it. I'm able to submit a maintenance request online and they are always there within 24hrs to fix the issue. Gotta love those guys ;) The apartments are pretty spacious but just a lil old for the price. My mom and I have lived here since 2012, and have felt so at home here. The staff are like family. I work all day, but I know that I don't have to worry about her because the staff all know her and look out after her if she need anything. The maintenance team is awesome. Tino and the ladies are so friendly, prompt, and helpful. My mom was so excited when she first met Tino and he spoke Japanese with her!!! Really nice place to stay however there is constant heavy construction noise for many months now. Nearly unlivable condition for those who are sensitive to noise. Worst part is that they have remodel just 3 building in this time and many more are remaining. Don't live here until remodeling is complete, if you are sensitive to noise. Can't understand why a corporation like Avalon can't put more resources and finish remodeling quickly. Folks are all working from home now and it's worst time for remodeling. I am sorry...I really wanted to give this property a high rating. We have been Avalon tenants for many years. From NY to Northern California - the experience has been consistently positive. Then we rented at Fremont Avalon and that all changed. Fremont Avalon looks the way it did when it was built more than 20 years ago - old, old, old.. How did this property get left behind when all other properties were provided with renovations. The rent that is collected should have taken care of this a long time ago. Then there is the issue of the grounds surrounding our unit. This is partly the neighbors and partly Avalon's problem. People throw their garbage on the ground. There is no sense of accountability. I shake my head in disgust. Even worse, at these prices, where are the ground attendants that we have seen at other locations? We are paying for a service that doesn't seem to materialize... Common on Avalon... Send a note to the tenants to pick up their SHIT! We are remaining until we can buy a property in one year. But we are done with Avalon Fremont the moment we leave. The only positive experience with this property is Mae. She follows through. But WAKE UP AVALON!!! Mae can't do everything herself. Where is the leadership? We lived here for 18 months. Moving in was a nightmare. Everything that they said would be fixed or dealt with wasn't. It took them 3 MONTHS to fix the peeling nasty cabinets. Dogs barking at all hours. Stray cats from irresponsible pet owners break your heart when their owners move out and leave their cats behind. Maintenance tried but... it was a joke. We would just fix things ourselves. And then... our apartment was cased and broken into and all my jewelry and stuff was stolen. Where is the patrolling security when you need it? High neighbor turn over because people just don't STAY. And rats. That's right... guess what's under all that ivy. RATS. Guess that's why no one cares about the stray cat problem. read more

Update: Just wanted to update and say we are on our third year here and are still very happy. It is expensive, yes, but it is comparable with other apartments of our size. If we move again it will be into our first owned home... until then, Avalon Fremont is our home!! My husband and I have lived here since the spring of 2010 and we have loved Every.Single.Minute of it. I love the layout of our apartment and the amount of light we receive during the day. I also like having our own assigned garage spot with our own garage door. Sure, my bedroom window looks out on other apartments and the parking lot...but I do not look out those windows so much (and if I do, when laying down, I just see blue sky!) and the view in the other half of the apartment is gorgeous (trees of the little park area outside). Heating this place was an eye-opener this past winter (we forgot to think about vaulted ceilings and it got pricey) but, hey, I am from the East Coast, so Bay Area "cold" weather is nothing...just throw a sweater on! Sure, the little AC in the summer is not all that helpful, but we only used it our first summer and I think all of twice this past (2012) summer. We have fans in the rooms that we use and they work just fine! Sure there are noises from neighbors...but that is what one should expect when living in an apartment community! Anything (which was rare) that has been a real problem has been taken care of quickly by security or police. As for break ins? We, thankfully, have not had any but...let me tell you...break ins happen *everywhere*. We moved here from an "exclusive" apartment community in Cupertino and there were break-ins, police visits, drug deals, etc. going on there. So, just keep that in mind. The apartments are being repainted again this year. They are now being painted a set of greens, tan, and a muted purple for accent. It is turning out to be quite lovely. I also wanted to say that I have had nothing but wonderful customer service from the front desk, maintenance, and phone people. Also, as for rental prices...well do not blame the people in the office. They do not set the prices. Sure, perhaps you can blame Avalon as a company, but also consider that rental fees are going up *everywhere* due to the economy and the fact that the housing market sucks. So, everyone is renting and not buying houses, so the rents go up. Hmm...what else? I really just want to say that this really is a good place. Maybe not for everyone, but no place is and it is up to you to figure out your preferences. This place is also super dog friendly (yes, be aware that you will hear barking sometimes...if that bothers you, I would suggest another place. That being said, you also will hear kids and adults playing and laughing and talking, so you might want to take that into consideration, too, if you want a really quiet place). Wow, I did not mean to write so much! Anyway, I really do recommend this place! Oh, and it is only a mile or so to Lake Elizabeth and the parks. Very convenient! read more

We stayed at Avalon Fremont for about six months - August 2017 to February 2018 and had a great experience. The apartment me stayed in was clean when we moved in and was fully functional albeit a bit dated entire complex was well maintained and whenever we had a maintenance issue, it was quickly resolved. What makes Avalon Fremont standout from all the other complexes are the staff. Mae and Ivan were amazing when we were there and it was unique that they had memorized almost all of the resident's names. All of the people who worked there were friendly, polite and always had a smile on their face. What really took the cake was my experience with them recently. We had a very important letter mistakenly sent to Avalon Fremont and the staff, especially Jhanice, pulled out all the stops to make sure that contact was made with the current tenant to request them to turn in any mail they received for previous residents. We did get our letter but it shows that the staff at Avalon Fremont go above and beyond for even previous residents. I would recommend this complex to all. read more

I have been apartment hunting in Fremont for a while now and Avalon Fremont is my top choice right now. There are pros and cons for each apartment complex and I understand that you're never really gonna have it all...but if so, it's definitely gonna cost you. One of my least favorite things about Avalon Fremont is that you're forced to live on the first floor if you want a 1bd. It's really one of the biggest drawbacks for me cuz i prefer to be on the top floor. I also walked around and noticed that some screens on the first floor look like they have been tampered with. Aside from the first floor issue, I have decided this is probably the best option (out of many) for me. One of the main reasons I have been drawn back to Avalon Fremont after looking at several other complexes, is the interaction I have had with Mae. Five stars for her customer service because she has been so welcoming, professional, and just easy-going. Out of all the complexes I visited (both Mission Peaks, Presidio, Estates, etc), she has been the best leasing consultant I have talked to because she follows up and addresses any and all questions you have. I can't tell you how many places follow up days after you e-mail them and you have answered your own question. read more

Rosita is a very sweet and efficient manager and manages her team really well. Mae and Ivan are really friendly and helpful. They know everyone by name and go out of their way to make life easy and special for all residents. The maintenance team is fantastic. I was at Avalon Fremont for 8 wonderful months. When I first started looking for a one bed/one bath apartment I thought I was never going to find that "perfect match" for my lifestyle and my two dogs... But then I came to Avalon and I couldn't help but sign deposit papers THAT day because of how clean the community is, the friendly staff, and beautiful apartment layouts. My one bed/one bath was right next to the pool, had two patios (one was my dogs patio with a custom dog door for my girls to have access to) and my favorite part of the apartment... Washer and dryer in its own room. If I could move back there I would. I had a couple of large maintenance requests for water damage that was being caused by my upstairs neighbors but maintenance was always timely,courteous, and respectful. One night I came back late (12am) to find my kitchen and carpet saturated with water... I called the emergency maintenance number and within 15 minutes a maintenance guy (who I met and recognized) came to my doorstep to check and see if I needed anything to be done right away. I've been living here for only two months and absolutely hating the experience. Our neighbors complain off any little thing we do. First it was leaving our garage open because we had no remote and now it's because I can't open our emergency door even if I want to air out my room. These apartments are over priced the carpets filthy there's bugs I've seen in the kitchen also their water pipes are broken I hear loud noises if I turn the water on and my bathroom was absolutely filthy when I moved in. I can't wait for my lease to be over because being at home shouldn't be stressful I moved here to be closer to work and our neighbors are acting like this is THEIR HOUSE. This is just a review of my apartment hunting experience and the tour. I showed up without an appointment, unless it's the only way to be seen, I prefer to go about hunting this way for apartments. I met with Cindy Lam, the Community Manager, who was very professional and asked me a lot of questions. This way if I went to other Avalon properties or if something with my preferences came up, then I would be a step into the process already. I thought that was nice of her. Now, the tour, it was quick, but inclusive. I saw most of the amenities. Pool looked clean, same with club house and gym. That said, they have hours of operation. Being a person on the go, I like my gyms to be open late/super early at least. If you're not a gym person, this is no issue then. Same thing with the club house and using it. You can only use it during the day which doesn't work with my schedule. Now, the apartments. The community has 1 bedrooms on the first floor, 2 bedrooms second floor etc. No elevators because the community is only 3 floors. The model unit was nice. I opened up cabinets and closet doors etc and was snooping around haha. It seems more spacious than I would think. I was there around 5 in the evening, and it was quiet so that's always a plus. The community was definitely in the running for my apartment searches in Fremont, so I would definitely check this one out if you're looking in the area. I ended up taking a place in Walnut Creek because it suited my lifestyle more. read more

After moving in here last year, I had doubts about paying high rent which might not be worth. Till this day, the management and the maintenance has not given me one chance to complain about. Rosita and Mae are great to work with! They know you by your names and apt. number which adds a feel of personalization. The maintenance request usually get carried out within 24 hours and do a great job and are very friendly and nice. The parking with a garage is something very rare to find since I owned a motorcycle and couldnt feel more secured. The only flip side is the rent hike, which I think is as per the market. Would def. recommend making it your home. read more

I have been living in this community for over 6 months now and don't have a single complaint. Easing into this community has been very smooth and fun. Fremont is centrally located so travelling to various parts of the bay area has been convenient. I have added pros and cons below: Pros: Beautiful community situated in the heart of Fremont and at a convenient location, close to Grocery shops, hair salons, Target, eateries and just 1.5 miles from BART. Love the community and the management. Management is very friendly and helpful, they go out of their way to help us out. The maintenance team is very prompt and get the work done (if any) within 1 business day. Cons: The parking spots are less, so don't return after 8 PM on a week day! Also the finish in the house is a little bad so it looks like the house is old. Ask for a new apartment with new appliances, if possible. I would definitely recommend this community to everyone. read more

I really love Avalon Fremont solely because of the staff. Shoutout to Mae! She is really patient when answering my questions and really tried to help me ease into the community better. I will definitely miss my time here. read more
