Wow, I can't believe how much Northampton Place has improved since my last review! It went from a 1…read morestar to a 4 star in my book. The new Board of Directors has really turned things around for the better. They've made so many positive changes, like adding new plants in the lobby, comfy pillows in the courtyard, and even cool firepit guards. They're also tastefully updating the old, rundown corridors to make them look more modern. The board meetings are now friendly and quick, with decisions being made without arguments or tedious doscussions.The atmosphere here is so much better now. The only downsides are the high staff turnover and some not-so-great neighboring buildings. I'll keep updating my review as things continue to change.

I am writing to address concerns in regards to safety in River Towers and managements lack of…read moreresponse and acknowledgment. I have lived in the River Towers community since 1999, with that being said I have contacted the management office more times over the last year than I have in the last 22 years combined. Each time I have contacted River Towers has been in regards to safety concerns. These matters have included but are not limited to ongoing elevator malfunctions, fire safety, no cameras, car thefts, packages/mail theft and more recently negligent onsite construction protocols. In every communication with our property manager Katherine Lipovsky she has highlighted the lack of organization and chaos she has inherited as if this is a good defense and points out if I am not an owner I do not have a voice and my concern will hold no merit. River Towers is a community that should invest in safety as we have witnessed the repercussions and consequences for looking the other way for example our very own collapse! Over the last month I witnessed negligent practices displayed continually from the pool contractors.  These observations included the pool gate always being left wide open and routinely I have witnessed equipment left in the middle of the sidewalk completely unattended.  A child, pet or any person not just River Towers tenants could easily fall into the unfilled cement pool or trip on neglected equipment.  There are specific protocols in place for Onsite Construction Safety and General Pool Safety that include fall protections and controlled access guidelines, for example worker manning a door when the site cannot be closed.  To quote OSHA directly under Leading Hazards at a Construction Site the first line reads as follows "Falls consistently account for the greatest number of fatalities in the construction industry".   I first called River Towers directly to report my concern and felt unsatisfied with the property manager's lack of response, accountability, knowledge, understanding or urgency.  There was no leadership displayed and I truly felt she did not know what action to take therefore I followed up with an email writing directly to the Board of Directors.  I received a response that indicated the general manager would communicate with the contractors on these issues.  After a few weeks of no changes displayed from the contractor I called the office again to report the issue on July 15th however no one answered the phone so I sent an email and decided to walk over with my 2 year old.  While making my way to the office I ran into a tenant from 6641 who was also unable to get through via phone and so we walked together.  Upon arrival there was a sign on the door that said they no longer take "walk ins" and only to call, but they don't answer the phone! The other tenant knocked on the door repeatedly until the Property Manager opened the door.  Katherine was degrading to both of us as she spoke over and down to us on our separate concerns.  In regards to mine she repeated that the pool was a working site therefore the gate must remain open.  This argument is ridiculous as work is never done right next to the gate and when I have stood by it for long periods of time there no foot traffic from contractors.  Specifically on July 15th they were just sitting eating at the table area why can't the gate be closed when they are eating?  In all safety guidelines it mentions that some effort must be made to secure the work area, there was no effort not even a sign up.  When I brought up the concern that innocent people could be hurt or killed because of easily fixed negligence she repeated to me "I am sorry this is not the answer you want to hear".  The other tenant responded to Kathleen voicing that she did not like her response and that River Towers could be liable criminally not just civilly and it would be manslaughter reckless disregard for human life.  The property manager then SLAMMED THE DOOR IN OUR FACE. Whether the condo would be liable or not misses the point, does our property manager just not care? It is not my intention to jeopardize our property managements standing with River Towers however I am at a loss of what I can do as a renter to feel heard on safety concerns.

It's the only condos I know of with community garden plots as an amenity. It is close to shopping, restaurants, Wells Fargo, hair salons, Belle View elementary, the Martha Washington library and recreation. The Mount Vernon trail , Potomac river, and Dyke Marsh are a short walk. The Mount Vernon recreation center is currently undergoing a massive remodeling. Lots of changes in the last year. New roof on one building, others are scheduled in the next year, new electronic access system, and new security cameras currently being installed. The Association's Green Energy Committee has been working with Fairfax county to get electric fueling stations installed. My HOA for a one-bedroom is about $650. It might seem like a lot until you consider it includes electric, gas, water, sewer, garbage, and two parking spaces (about 1/3 to 1/2 of your HOA). I never see a utility bill. Changes in the water shut of practice, one scheduled day per month, has been great. My building hasn't had a water shut off in months. I know many remember the structural damage to one of the buildings several years ago. The Association hired a well known structural engineering firm that specializes in this type of damage around the world. All three buildings were inspected and are structurally sound. Overall, it's a friendly, pet friendly community and a great place to live.

Still trying to get more research on HOA fees and what's included and what's not I like the look of the building it's new which can be good and bad. They seem to be adding new features such as a sport court I have a things to the property. They have a nice big dog walk/dog park area where the dogs can run and play. The entrance has an automated Gate where your visitors or delivery people would call and you would buzz them in... Kind of strange has a long driveway with a lot of open field in front not sure if they plan to build other condos or develop the area So overall a pretty good first impression with this place of course I'll have to visit it to her three more times to get a really good impression. Kudos to Place One for keeping good staff. Like I said, can't comment on how life is here as a tenant, though from what I've seen and experienced, I personally would consider renting here. The elevators seem to break down at least once a week, and there was even a time when every elevator was out of service, forcing me to climb 15 flights of stairs just to get home. The water is also shut off far too often. In the past two weeks alone, it's happened three times. Sometimes there's advance notice, but other times, like today, the water is simply turned off with no warning and no timeline for when it will be restored. That means no showers, no flushing toilets, and no way to wash dishes. The front desk staff are polite, but they're left completely in the dark because management doesn't provide them with any meaningful updates, so residents are told little more than "someone is looking into it." To make matters worse, even a minor thunderstorm seems capable of knocking out power to the building. For the amount residents pay to live here, the lack of reliability, communication, and basic building maintenance is unacceptable. Management needs to do a much better job of maintaining the property and keeping residents informed.

Only 15 min walk to king street and the river. We don't have a car and transit is still accessible for us. Free trollies go to the metro on king street and a bike trail by the river goes all the way to my office in Arlington. I can get there in 30 minutes on bike. It's fun to walk to coffee shops and bakeries and a small Safeway is a 5 min walk away. We have a foldable wagon we use for groceries which works just fine. Lots of rentable bikes and electric scooters. Our apartment is about 650 square feet and we got cheaper rent for our start date being in December. I think it is usually around $1850 for a one bedroom in case you're wondering. It does vary though. Electricity is separate and it's an additional $25 for water & trash. Any maintenance issues we do have are handled promptly from joyful genius José. He is extremely helpful and goes above and beyond to make sure we are having a good experience and everything is working properly. FYI a few things that can't be added at this time are bathroom fans and garbage disposals. We have to open the window when we shower and our sink gets clogged frequently. Just have lots of draino on hand. Laundry room is down the hall and there's at least a couple machines per building. $1.85/load. There's also a small gym in the main building that has two treadmills, an elliptical, a bicycle, a weight-pully thing (lol I don't know what that's called), yoga balls, and bench. There's a tv you can turn on, too. There is also a media room but I think there could be more vision for it. No one really uses it because it's not set up to be great for coworking and there's no fun things to engage with like fuse-ball or ping pong. It's literally just a living room...haha! I don't know why you would hang out in there. It's probably nice to have for staff when they take their breaks though. There is some indoor bike parking somewhere too. Between my building and the next we have a grill, a couple tables and a bocce ball court. Cute string lights. Secured entrances but no package receiving system. No one has stolen any of our packages and we've lived here 5 months. Our apartment feels updated but the building's interior feels outdated. It does remind me of the shining sometimes but having bad interior design in the entry & halls is not a must-have for me (would be nice tho!) I'll add some photos later. In our apartment we have good appliances, grey hard wood floors, light beige walls, white trim, etc. The downsize is it's hard for command hooks to stick to the flat paint. I can't hang string lights or pictures to save my life. The command strips do NOT like the paint. I have tried several times and they fall after a couple days. I swear I'm following the instructions . Overall 5 stars and so happy my husband and I chose this as our first home!

The entire Monticello Lee team - but especially Angelika and Karime - have made this move as easy, stress-minimal and welcoming as possible. Angelika and Karime have kindly taken many calls from me with different questions, as I was moving in from out-of-state. They have always been kind, personable and helpful, even when my questions technically had nothing to do with the complex. I always, always feel like they "have time" for me. It was a delight to see their kindness and helpfulness continue after I'd moved in - it's not a tactic they use to draw in new tenants or anything. They are just genuinely happy to help and excited to see residents settling into their new homes. I had a few things that needed to be taken care of upon my move-in, and Jose - the onsite maintenance lead - fixed everything within 24 hours! Having moved from a complex that was less-than-great when it came to repairs, I was almost overwhelmed by how quick, efficient and excellent their response was to my first round of maintenance requests. And again, the friendliness and warmth can't be overstated. I'm so incredibly grateful for the team's graciousness and hospitality, and I look forward to what I'm sure will be an excellent time with Monticello Lee. The apartments are stunning and incredibly convenient. The complex offers everything I hoped to find in my move to Alexandria - at an incredible price. Criminal business. This is a fat lawsuit building up. They try to scam tenants, with bogus fees on…read morethe sly and the units and buildings are extremely unsafe and not following code. For example the elevators are damaged and there is serious mold and excess humidity throughout the building. The management knows of these issues and ignores them and when possible tries to blame tenants and charge them for any repairs for the damage coming from the management's neglect. Will be taking action and other's seem to be as well. In the meantime under no circumstances should you give the owners and management any business at all.

Especially if you don't have a car. The grocery store is a 6-7 minute walk, there's plenty of restaurants, a really nice AMC movie theater, and the metro is a 5 minute walk. You can also see the National Harbor from the rooftop and catch every rainbow after it rains. As far as price, you definitely get what you pay for!
