Rooftop is nice, gym is ok, and the pool seems well maintained (haven't been on that deck yet). But if you're looking to move/buy here, get something away from the west (N Vermont) side. This part of Ballston is the loudest effing place on earth. I used to live on the wharf with 10,000 people a day passing outside my window, and I rarely heard a peep. I even had a concert hall in my building a few floors down and didn't hear a thing! Here, it's garbage/recycling, engines revving, pile drivers, back up alarms, leaf blowers at 7 am (even when there isn't a leaf to be found) and deliveries to the local bars ALL. THE. TIME. I'd finally had enough of it back in January and confronted some of the US Food and Waste Management guys in my pajamas after yet another insanely loud 0300 garbage pickup. The security guys working overnight at the commerical place across the street (Arlington Gateway) gave me the building manager's name and, with coordination with our own HOA, they agreed to stop (most) activity between 12-5 AM, and I actually slept through the night for the first time since like October. I can't believe I was the first to complain about it, but it's a million times better than it was. FFS, there's city noise, and then there's constant rackets that continually and deliberately violate Arlington's own noise ordinances. Anyway, a testament to the quick actions of the HOA here. That all said, I'm hoping some other apts have soundproof windows and more efficient AC units that don't vibrate, bc it can add up and get annoying quick. So much better than it was, but be prepared. Other than all this, great location and a quiet building....inside at least! Oh and if you're coming here, get a tiny car. Nearly every spot here is for a compact.

First, this is not a condo complex. Sure, people "buy" homes (most likely in foreclosure) but they immediately rent them out to the slums of Arlington society, sadly - self included. I rented here out of desperation and regret every penny I ever poured into this trashy dump. I did not live alone. Oh no. I was invaded numerous times by the rat and mouse army as well as bombarded from above by the roach airforce. No matter how clean I kept my house, these critters kept attacking me day and night. Eating through my food and making it impossible to eat in my own house. Afterall, who wants to eat on plates that mice have walked all over? Again, it doesn't matter how clean you keep your pad, you will have creatures invading your space and no amount of d-CON or Raid will stop them. I had a basket full of all of my scarves and the mouse chewed, shat and pissed through it making a nest. The amount of property damage I'll never recover from. Even worse, I woke up to these critters on my bed thus giving me insomnia most likely for the rest of my life. I had my unit sprayed every 2 weeks from May - October and nothing worked. Proof this place is cured to be damned. I also want to add that roaches could be found IN my dishwasher after a fresh cycle. Proving once more that even the cleanest of spaces held roaches. No matter what Google maps says, you're far from everything. The metro is a solid 20 minutes away on the welfare bus. There's a Food Star supermarket up the street that's equally as depressing as the complex itself so basically you're stuck in your shitty house 24/7. The walls aren't very thick. You can hear the sounds of "La Cucaracha" blaring at all hours of the day and night. There's always contruction going on so your hopes of sleeping in past 8am are shattered. Basically, I've got no sleep for the past 12 months. Oh, and there's always some immigrant attorney soliciting business at any given hour. How annoying. No, I don't speak Spanish. The dumpsters are located a solid 5 minute walk from the complex so people don't take out their trash thus causing even more reason for pests to build up. There's also no recycling. Yeah, Fred Court Condos hate the planet. Parking is a nightmare. There's permit parking that's never inforced so good luck finding a spot when you come home at 3am from drowning your sorrows at the local bar. And there's ZERO street parking so you have no where to leave your ride and your friends have nowhere to park when they come visit. Security sucks. The ouside doors aren't locked so I've come home to homeless men sleeping in the hallways and when they leave in the moring the area smells like rotten piss. Don't do any online shopping because if you have packages sent to your house there is no package room and the "management" office won't sign for them. I've had 2 packages stolen before I finally wised up. The complex is on a radiator system so they are in control of if there is heat or not in your apartment. By law, the heat is supposed to be turned on by 15OCT. When I moved out on 30OCT the heat had still not been turned on and the management office refused to provide space heaters. This is also a curse in the spring when the heat is STILL ON and it's 90 degrees outside. There is no central air so invest in a good amount of fans and AC window units. There is a managent office here but since you're in a condo they're pretty much useless. What they are good about is letting muthafuckers into your house without permission!! I woke up on Oct 18 to a man breaking into my unit. He said he was there to look at my radiator to make sure it wasn't leaking. I did not authorize this! The fact these people have keys to your unit and abuse it is CRIMINAL. The laundry rooms are also a joke. I mean seriously - there is 2 washers and 3 dryers for the entire complext. WTH. You can never do laundry because they are always in use. Bottom line this place is a total shit show. Do NOT move here. Do not pass go - do not collect bed bugs, let your $200 slide. The set of 10 buildings were built in 1948 as military housing for Fort Myer, which is basically right next door. Naturally, when dealing with buildings this old, you have to make some concessions. Each unit has an abundance of windows, however most of the 1 bedrooms range in the 600-675 range in square footage - two bedrooms are also available on the property in the 715 sq. ft. range. The kitchen is a galley and the hardwood floors are parquet, no elevators, no pool, but the price for renting or buying is reflective of these constraints. The management is very fair and have the properties long term interests in mind - which is great if you plan to own. If you rent, just make sure you find a unit that has been recently updated and you can enjoy very fair rent for the Ballston-Rosslyn corridor, while being half a mile from both Courthouse and Rosslyn metros, along with Iwo Jima memorial and about a 25 minute walk or 5-10 minute bike ride into Georgetown. A convenience store and a restaurant that specializes in blue crab called Quarterdeck are right up the street. Its a great little community that I highly recommend for the price.

There is also a lot to be said for the natural setting of the complex, as the buildings are nestled along one of Arlington's rolling hills with many 100+ year old trees. It's great to come home to the park-like Westmoreland after a day of working in the city. It's walkable to the Courthouse and Rosslyn Metro stations (10 minute walk to both) and only 1 mile to Whole Foods! The Westmoreland staff and managers are wonderful -- very responsive to questions and concerns as they arise. In addition to all of that, it's a great community of friendly, working professionals.

Here's what happened to my car on that day - attached pic below -I'm very lucky I have the comprehensive insurance to cover this which cost almost $2000 (including my deductible out of pocket.) This trunk is something that can be replaced but what if that was your head? Even worse thought: what if that was the head of your customer, your patient, your child, your mother, your grandmother, your sister, or your brother? Ms. Rudolph and Skyline Plaza management allow residents to drop things from their balconies with no recourse, no fines, no rules. The damage to my trunk was from a water balloon from 10-20 stories high! Imagine what would have happened if it was actually a solid object? Cant' Ms. Rudolph, the general manager, and Skyline Plaza management and ownership do anything to prevent this from happening to anyone again? I think the answer to that question despite a lack of response is yes. It's plain wrong, negligent, irresponsible, and unreasonable that we are here now and there needs to be a change in policy so that nothing like this would ever happen again and so that no one in the future will ever be fatally or critically injured. You must know that the liabilities would be major if anyone were to have been injured.

A contractor is coming to repair the insulation that seems to be broken down and causing the leak." This is the general Manager? Mind you its been six days & my car is still taking damage because they never responded appropriately. 1. The first time I got the damage I reported it I was sent down with the maintenance person, who has now been disrespectful to me for the second time. I do not know what this person's problem with me is, starting to wonder if this is because I am Black? I am further going to investigate this after settling the first issue. Also this is not the only staff member I have got this, what I'm assuming to be a racially biased mistreatment from. I can't imagine that you're treating everyone like this. At this point I think you understand how pissed off I am. So I was sent down to the Garage with this person & he basically just argued with me & alluded to me making it up; denied that it could even be a possibility, even said to me "You must have parked somewhere else". Another time, Roberto claimed to check my bathroom for leaks by flushing the toilet and running the sink and tub faucets. Yet my toilet still had Kleenex in it from before I left and my sink and tub were bone dry. So Roberto didn't flush the toilet or check the faucets but did anything to get in my condo to steal or look for things to steal. I set up a camera. Surprise! And he falsified work orders to cover his wannabe sneaky tracks. Buy your own utensils, you cheap, lowlife pig. Gail was a notorious gossip. The front desk staff isn't supposed to share private info about residents with other residents and then speak loudly enough for us to hear the drama when walking by. No you weren't whispering Gail. We all heard you. The front desk also isn't supposed to play favorites and let people double park or park along the entrance curbs but Gail did this regularly on her late night shifts. What did the manager O'quin do? Sometimes he gossiped with her. Pathetic. Many lazy residents with dogs refused to clean up their pet's poop even when the poop bags and trash cans were right next to them. Unsanitary.

It's fun to walk to coffee shops and bakeries and a small Safeway is a 5 min walk away. We have a foldable wagon we use for groceries which works just fine. Lots of rentable bikes and electric scooters. Our apartment is about 650 square feet and we got cheaper rent for our start date being in December. I think it is usually around $1850 for a one bedroom in case you're wondering. It does vary though. Electricity is separate and it's an additional $25 for water & trash. Any maintenance issues we do have are handled promptly from joyful genius José. He is extremely helpful and goes above and beyond to make sure we are having a good experience and everything is working properly. FYI a few things that can't be added at this time are bathroom fans and garbage disposals. We have to open the window when we shower and our sink gets clogged frequently. Just have lots of draino on hand. Laundry room is down the hall and there's at least a couple machines per building. $1.85/load. There's also a small gym in the main building that has two treadmills, an elliptical, a bicycle, a weight-pully thing (lol I don't know what that's called), yoga balls, and bench. There's a tv you can turn on, too. There is also a media room but I think there could be more vision for it. No one really uses it because it's not set up to be great for coworking and there's no fun things to engage with like fuse-ball or ping pong. It's literally just a living room...haha! I don't know why you would hang out in there. It's probably nice to have for staff when they take their breaks though. There is some indoor bike parking somewhere too. Between my building and the next we have a grill, a couple tables and a bocce ball court. Cute string lights. Secured entrances but no package receiving system. No one has stolen any of our packages and we've lived here 5 months. Our apartment feels updated but the building's interior feels outdated. It does remind me of the shining sometimes but having bad interior design in the entry & halls is not a must-have for me (would be nice tho!) I'll add some photos later. In our apartment we have good appliances, grey hard wood floors, light beige walls, white trim, etc. The downsize is it's hard for command hooks to stick to the flat paint. I can't hang string lights or pictures to save my life. The command strips do NOT like the paint. I have tried several times and they fall after a couple days. Angelika and Karime have kindly taken many calls from me with different questions, as I was moving in from out-of-state. They have always been kind, personable and helpful, even when my questions technically had nothing to do with the complex. I always, always feel like they "have time" for me. It was a delight to see their kindness and helpfulness continue after I'd moved in - it's not a tactic they use to draw in new tenants or anything. They are just genuinely happy to help and excited to see residents settling into their new homes. I had a few things that needed to be taken care of upon my move-in, and Jose - the onsite maintenance lead - fixed everything within 24 hours! Having moved from a complex that was less-than-great when it came to repairs, I was almost overwhelmed by how quick, efficient and excellent their response was to my first round of maintenance requests. And again, the friendliness and warmth can't be overstated. I'm so incredibly grateful for the team's graciousness and hospitality, and I look forward to what I'm sure will be an excellent time with Monticello Lee.
