Been renting from here for almost a year and just waiting until my lease is up so I can leave. Received notice from the manager that if I want to renew my lease, they will increase the rent from $1810 to $2026. FOR A TINY STUDIO LESS THAN 500sqft. Not to mention their billing is astronomically high as well -- they charge you for water, trash, sewer, pest control (what pest control? I never see anyone do anything, and I work from home. The plants outside literally have white mites all over them), admin fee, and a service fee just to pay the bill not even using credit card. That's a full $50 extra charges. Plus a parking space fee $35, and if you have a pet, $50 per pet per month. Since I have two cats, that's $185 extra per month! This place is a money drain. The water has gone out more than TEN TIMES since I've been here, even shut off in the middle of taking a shower, no explanation why or when it will come back. I try to call the management for answers and THEY TURNED THE PHONE OFF goes straight to voicemail! never returned my call! Then I had to spend the whole day listening to guys hammering and drilling pipes the wall in my bathroom to fix a burst water main. I have been woken up more days than I can count by construction guys doing work 7am-5pm - hammering, drilling, sawing, talking & laughing loudly, using heavy machinery, using leaf blowers outside your window, scraping ladders on the floor - you literally cannot get any peace and quiet at this place. Constantly since I moved in there is always some guys working on the building or tearing apart some unit that someone moved out of, and it's noisy as F*** here. Get no prior notice that they have to paint my door and they show up 8am on a Saturday morning saying I need to leave my door open for a whole hour out of nowhere. The management has not been great since I've been here. When I moved in, there was a gas leak smell coming from the kitchen stove. I asked the manager to come check it out and he told me to send a video... of a gas smell LOL. He is gone now, but since then we have gone through 2 other managers. One of them would throw my problem back at me with a vague explanation and no follow through, and the other straight up ignored all my messages. Laundry room is gross and machines are old/run down. I see random crusty people come in from the street during the weekday afternoon to do their laundry there when no one will notice. One of the dryers became broken and every time someone used it it would make a horrible screeching noise. I asked maintenance to fix it and they said the machine wasn't theirs and they had to put in a work order for all of them bc they didn't know which machine it was -- dude, all you have to do is go in there and take a look.. I ended up putting in a work order with the company instead and luckily they came out and fixed it that week. Altogether this place sucks. It could be good but REMM group really overcharges and managers doesn't seem to care to take care of this property nor do they seem to care about you at all. Seriously stay away from this place unless you want to drain your money away. Unfortunate.

They did "bait and switch" and listed apartments for 1800 that they later said were "old advertisements" that's not true because they were NEW!! They have to honor something in print, but instead the apartment that's 1800 turns to 2000. It's just a STUDIO!!! It's a room with a smaller separate kitchen room. Yeah the appliances are nice but you have to put your BED IN THE LIVINGROOM and that's a true eye sore. You have to have MINIMAL furniture otherwise it looks overcrowded. The nicest thing are the windows but it's cold as ice right now. Everything went wrong there including a black out and small flood. I keep reading this place has mold and the pics prove it and that's a TERRIBLE THING which will endanger peoples lives. They claimed that they had a one bedroom for 1800 and changed the price to 2400!! Then the 2 bedroom listed at 2200 is suddenly 2700!! Dare I say they are a scam. No one should have to pay 2000/month for a cold hole. Just a couple blocks away my sister in laws sister is renting a 3 bedroom for 1700!!!! And my brother and his wife rent a WHOLE HOUSE in a nice area nearby for 2200 and that's a THREE BEDROOM!!! They are also allowed pets. Let's not forget the mailman mixing up the mail and packages not getting delivered. Packages getting STOLEN and supposedly "lost" because of THEFT. Garage parking near the apartments so you can absorb the EMISSIONS and get a problem decades later. Don't rent here!!!!!!! Don't be stupid!!'nn

Toast! Yep, that's what I said, right when the hottest days in SoCal were in the 90s and 100s. I'm here to say that a new AC unit was installed today! AVALON slapped us with a ridiculous $946 bill with a FAKE "pet odor" and wall damage that never existed. The apartment was in perfect condition. When we asked for PROOF--photos, invoices, ANYTHING--they said they DO NOT NEED ANY PROOF TO CHARGE US, after we repeatedly asking, they said they will provide WITH COURTESY and would take 7-10 business days to provide it. But at the same time, they threatened us with a tight deadline to pay within 10 days or FACE COLLECTIONS. They tried to force us to pay without giving us any evidence and pressured us with an unfair timeline. After doing some research, I found out this company has a BAD REPUTATION for OVERCHARGING UNREASONABLE MOVE-OUT FEES and SENDING ACCOUNTS TO COLLECTIONS without proper communication. It's no surprise they pulled the same tactics on us. They clearly don't care about honest tenants--they just want to steal money by inventing damages and rushing you into paying. We're fighting back and won't let these greedy, dishonest people get away with it. If you value your money and sanity, STAY FAR AWAY from AVALON.

It's honestly refreshing to have maintenance actually answer emergency calls! Management is also very prompt and respectful of residents' privacy, even around shared spaces like the grill areas, pool and gym. The pool is always nice and clean, and the neighborhood itself is quiet and calm. Unfortunately, we are near an area where there's occasionally a lot of loitering and suspicious activity, so I definitely recommend not leaving personal belongings in your car or outside. My kids' bike was recently stolen because I left it out overnight. There is security walking around 24/7, but being in LA, thieves move fast.. so just stay vigilant like you would anywhere else in the city. Aside from that, my kids, my Betsy , and I are truly loving it here!

I think things have definitely improved since…read moreI first started living here & I'll list the pros and cons below: Pros: - Pet friendly - Cheaper rent for a 2bedroom compared to others in the area - Spacious units - 1 parking spot in the garage & street parking (yes, sometimes the nearby streets get filled out, but I've never had an issue parking further away & walking) - Friendly staff members - Fast & friendly maintenance crew (seriously, they're so responsive to maintenance requests) and even the gardening crew here are so friendly!! - Pool & (small) gym - Leasing office does fun events sometimes for holidays - Security guard -They give you a Ring camera (you need to pay for membership) Cons: - Only one window AC unit (newer units seem to have 2, so I'm sure this won't be a problem moving forward), so we had to buy a couple of portable AC's to be cool in the summer - Doesn't come with fridge (but this is normal in the LA area) - Bathroom is reaaaally small (think airport small lol), but that's prob how they get more space in the apartment overall - Not a lot of laundry machines/rooms and a lot of times there'll be machines broken - They added a door to the front of the buildings that locks and it's a hassle for package deliveries because the drivers don't know to go around the back and sometimes packages will just be left out front and get stolen if not retrieved in a timely manner When I first started living here, there was a big problem with homeless people hanging around and even coming to our door. But ever since they hired security, it hasn't been a problem for the last two years. They even added locks to the dumpsters to prevent dumpster diving and from having people stay in there overnight. Overall, not a shabby place to live, especially as a first apartment!

One of them was already out before the outage -- I know because it's been stuck in the exact same spot between floors for days. This happened before, and the elevators were down for months. There are elderly residents in this building who physically cannot climb multiple flights of stairs. I honestly don't understand how this is considered acceptable or how the City of Monterey Park allows it to continue. There are only two elevators in the building, and somehow both are broken at the same time. How does that even happen? It's like owning two cars and having both unusable simultaneously. People always ask why I stay here. The truth is the location is extremely convenient, so I put up with a lot. That doesn't mean I'm not going to complain about serious issues like this. I also noticed that, out of all the apartment complexes listed on Yelp in the area, this one has some of the lowest ratings -- and for many different reasons.

Instead, they just provide a list of general non descriptive items in the statement of deposit. Amenities are non existent and most of the shops are vacant, which defeats the purpose of living in a luxury shopping area. Staff turnover is high so they're mostly inexperienced.
