If I could give 0 stars, I would. Unfortunately, the management team is extremely difficult to reach. Phone calls often go unanswered, and the leasing office is frequently unattended during business hours. Communication is poor, and follow-up on resident concerns is inconsistent. One of the biggest issues is package security. I've had multiple packages go missing after being marked as delivered, and this appears to be an ongoing problem at the property. Despite reporting these incidents, there has been little communication or resolution. The property's cleanliness is also concerning. Dog waste is frequently left in common areas, and some residents leave trash outside their doors, creating unpleasant odors throughout the hallways. Overall, this has been a very disappointing experience. I hope management takes these concerns seriously and improves communication, security, and maintenance for current and future residents. read more

This place is horrible!! They do not care about you, only how much money they can squeeze out if your bank account. Been renting from here for almost a year and just waiting until my lease is up so I can leave. Received notice from the manager that if I want to renew my lease, they will increase the rent from $1810 to $2026. FOR A TINY STUDIO LESS THAN 500sqft. Not to mention their billing is astronomically high as well -- they charge you for water, trash, sewer, pest control (what pest control? I never see anyone do anything, and I work from home. The plants outside literally have white mites all over them), admin fee, and a service fee just to pay the bill not even using credit card. That's a full $50 extra charges. Plus a parking space fee $35, and if you have a pet, $50 per pet per month. Since I have two cats, that's $185 extra per month! This place is a money drain. The water has gone out more than TEN TIMES since I've been here, even shut off in the middle of taking a shower, no explanation why or when it will come back. I try to call the management for answers and THEY TURNED THE PHONE OFF goes straight to voicemail! never returned my call! Then I had to spend the whole day listening to guys hammering and drilling pipes the wall in my bathroom to fix a burst water main. I have been woken up more days than I can count by construction guys doing work 7am-5pm - hammering, drilling, sawing, talking & laughing loudly, using heavy machinery, using leaf blowers outside your window, scraping ladders on the floor - you literally cannot get any peace and quiet at this place. Constantly since I moved in there is always some guys working on the building or tearing apart some unit that someone moved out of, and it's noisy as F*** here. Get no prior notice that they have to paint my door and they show up 8am on a Saturday morning saying I need to leave my door open for a whole hour out of nowhere. The management has not been great since I've been here. When I moved in, there was a gas leak smell coming from the kitchen stove. I asked the manager to come check it out and he told me to send a video... of a gas smell LOL. He is gone now, but since then we have gone through 2 other managers. One of them would throw my problem back at me with a vague explanation and no follow through, and the other straight up ignored all my messages. Laundry room is gross and machines are old/run down. I see random crusty people come in from the street during the weekday afternoon to do their laundry there when no one will notice. One of the dryers became broken and every time someone used it it would make a horrible screeching noise. I asked maintenance to fix it and they said the machine wasn't theirs and they had to put in a work order for all of them bc they didn't know which machine it was -- dude, all you have to do is go in there and take a look.. I ended up putting in a work order with the company instead and luckily they came out and fixed it that week. Altogether this place sucks. It could be good but REMM group really overcharges and managers doesn't seem to care to take care of this property nor do they seem to care about you at all. If you want a COLD not insulated HOLE that has walls that look like they were made with cement blocks and cost 2000/month, this is for you. They did "bait and switch" and listed apartments for 1800 that they later said were "old advertisements" that's not true because they were NEW!! They have to honor something in print, but instead the apartment that's 1800 turns to 2000. It's just a STUDIO!!! It's a room with a smaller separate kitchen room. Yeah the appliances are nice but you have to put your BED IN THE LIVINGROOM and that's a true eye sore. You have to have MINIMAL furniture otherwise it looks overcrowded. The nicest thing are the windows but it's cold as ice right now. Everything went wrong there including a black out and small flood. I keep reading this place has mold and the pics prove it and that's a TERRIBLE THING which will endanger peoples lives. They claimed that they had a one bedroom for 1800 and changed the price to 2400!! Then the 2 bedroom listed at 2200 is suddenly 2700!! Dare I say they are a scam. No one should have to pay 2000/month for a cold hole. Just a couple blocks away my sister in laws sister is renting a 3 bedroom for 1700!!!! And my brother and his wife rent a WHOLE HOUSE in a nice area nearby for 2200 and that's a THREE BEDROOM!!! They are also allowed pets. Let's not forget the mailman mixing up the mail and packages not getting delivered. Packages getting STOLEN and supposedly "lost" because of THEFT. DO NOT MOVE HERE! Save your family's health and your own by NOT MOVING here! The management is terrible at taking accountability and is very negligent on taking their work orders and tenant complaints seriously. In October, a piece of rebar randomly fell through the ceiling when they were working on the apartment upstairs and it hit me and my service animal. I have also been dealing with a mold issue since December. Mary told me it was, "dirt," on the wall. We fought it and they finally brought in a machine to detect moisture through the wall and found out the mold was, "severe," but it took nearly a whole month of complaining. They hired a contractor to basically demolish my bedroom and bathroom, yet the mold keeps regrowing... Even after they gutted the bathroom and the bedroom. I also found more fuzzy black mold underneath my kitchen sink and behind my dishwasher, yet they literally reassured me that this, "would never happen again," and that they had hired a "special cleaning crew" to come in and clean it professionally... Yet the mold keeps coming back! I happened to be at the trash can one day and noticed my neighbor was throwing something away that appeared to have mold... So I asked her, "is that mold?" She said, "yes it is." So we talked and she said she had filed a work order as far back as July of 2022 and it still hasn't been addressed! So I did some door knocking and I got to know my neighbors and found out that even more neighbors have mold inside their units and the property management fails to take care of this issue. The regional manager from the REMM group offered me another "partial reno," to move into (229 building apartment 1), that was supposedly, "ready for immediate move in," while they fixed my apartment, (again), but when we walked through it, there was a puddle of water on the floor leading into the kitchen with mold on the bottom of the baseboard, mold on the hoses under the kitchen sink and IN the dishwasher hose, a leak in the shower, a broken shower head, no bathroom fan to take out the moisture and a broken toilet paper holder. There were also signs of previous water damage in this, "partial reno," and the property manager, Lucy said that it was, "not going to be ready for at least another week." So when I expressed one of my terms of acceptance for the "partial reno," I said I wanted them to provide a mold inspector, from a company of my choosing me to do a mold inspection, that way there is no bias. I wanted it to be verified that there is no mold in this "move in ready apartment." Yet now, instead of addressing my terms, I received a letter back essentially saying they wanted to "terminate our relationship," (mind you, I'm still in the middle of my lease,) instead of addressing my terms, and the underlying issue at hand. My son and I have health issues and mold is a problem for us. So please do yourself a favor and save yourself a headache (literally)! Don't move here or into any property that is managed by the REMM group! read more

There is only one person managing this entire complex which can create chaos and inefficiency when it comes to dealing with the front office. Management seemed informative at first until asked questions/ concerns about our unit which were not addressed or resolved. There's a lot of push back on the resident and unresolved/unclear statements described as answers to our concerns. Management definitely needs to reassess their front office and properly address resident concerns in a more professional, personable, and kind manner. I have gotten a lot of attitude from front office as a response to concerns about broken mirrors, pests, broken mail boxes, missing keys at move in etc. Pretty quiet community which is a nice compromise. The manager does walk throughs in the middle of night on weekends which could be awkward when you suddenly hear foodsteps stop outside your front door...there is a lack of privacy when it comes to that. You can hear everyone passing by your door when they need to use the washer/stairs which isn't ideal since you don't have a front porch or balcony. You don't get to see the actual unit you move in to, she shows you a vacant one if she has it but is quick to rent the units out like hot donuts even without showing the actual unit to potential renters so you can get a heads up about your unit. South Olive Apartments and its manager are incredibly misleading and uncommunicative. Full disclosure: I did not ultimately rent from them. I am simply detailing my experiences in dealing with them. They posted an ad on Zillow advertising a 1 bedroom apartment. The photos of the apartment they showed detailed what appeared to be a reasonably decent apartment. I arranged a showing with the manager Mary, who confirmed a time. After leaving work to view the unit, I arrived to have her tell me that she couldn't actually show me the unit that day. She did not apologize for not calling or e-mailing me earlier to inform me of this development. Instead, she just showed me the exterior of the building. She told me she would be able to show me the unit a week later on a Tuesday. I happened to e-mail a couple of days later, on a Saturday, at which time she told me she could actually show me the unit that day, but only if I arrived before noon (it was around 10:30am at this time). Again - she never contacted me with this new development. I had to be the one to initiate. I rushed down to see the unit only to find the interior was completely different than the apartment shown in the original ad. The actual unit not just had a significantly smaller bedroom (which, to her credit, she had previously disclosed), but a smaller living room, cheap vinyl flooring, textured walls, basic big box store vanity, and a stove with a hole in the ceiling above it. None of the photos posted on their Yelp page accurately show this unit or reflect its mediocrity. When I applied for the unit, Mary told me that the $100 holding deposit was refundable, but never disclosed that it was only refundable if I canceled within 3 days. All she told me was that if I didn't cancel within 3 days, another person would be able to rent the unit instead. Because of this, I unknowingly forfeited the $100 holding deposit due to a policy that was buried in a multi-page contract, but she didn't have the decency to disclose at any of our meetings. And the only reason I applied was because of the photos she included in the original Zillow ad, which were never disclosed as being of an apartment in a completely different building. The manager may seem nice and affable, but she's poor at communicating, comes across as mismanaged, and doesn't strike me as honest. And based on the photos, the 241 building may be the only decent one out of the 3 buildings to rent (the one she showed me was in the 221 building). read more

I lived in a studio at south Olive for 15 months. When it came to renew my lease they not only raised my rent which was already 1650 for less than 500 sq ft. They charged for the provided parking spot also raising my rent to 1823 and gave me less than a months notice. I gave my 30 days notice. While this happened there was a "change in management" so when I moved out nobody was there to receive the key to my apartment and they charged me for 4 more days that I wasn't living here. They deducted a cleaning fee and 4 days of rent/utilities and gave me a total of $70 back on my security deposit. Since then I've tried to contact Mary or see them during "office hours" but nobody is ever in the office. No one takes accountability for their shortcomings due to a "change of management" apparently it's nobody's fault. They will become unavailable as soon as you end your 12 month lease. I enjoyed living here next to main st. but god forbid you don't decide to renew a ridiculously priced lease they will make it terribly hard to think it was ever worth it. read more

Christian the leasing office manager is GREAT, anytime we have an issue or even a question he is quick to respond or help however he can, always friendly, super helpful and very accommodating. I have been a tenant at this location for 4 years, and if it were not for the fact that It's close to work I would have been gone a long time ago! Most of the issues are with the apartment manager Mary, I think she would be better suited as a used car salesman, she continually makes promises that she has no intention of keeping, and as far as I can tell by talking to the other tenants I am not the only one. If i could give this apartment complex zero stars... I would. Mary is honestly a terrible manager. She rented out a studio apartment to us in one of the buildings that is next to the main complex. Throughout the whole process of applications, deposits, etc, everything was so unorganized and did not run smoothly. When the day finally came to moving into my studio apartment, my family and i did a walk through with the maintenance guy, started putting some of my boxes in the studio, and left the apartment to run some errands. We came back around 11 PM only to find roaches crawling everywhere.. From under the floor, baseboards, walls, and little cracks located in and around the apartment. It was absolutely disgusting. We spent hours unpacking everything we had brought in to make sure there were no roaches in my belongings. The whole process was terrible. Enraged with the whole situation, we demanded to speak to Mary and it turns out, she knew about the roaches and still proceeded to give us the studio apartment. With hopes of making us feel better, she attempted to give us gift cards to the movie theaters and Applebee's. I moved from Northern California to SoCal for school.. Moving into these apartments was supposed to be my first experience living on my own. It was completely terrible. I had to start school 2 days following this incident, so Mary's higher manager decided to put me in a hotel for about a week. She left me homeless and tried fooling me into moving in to a roach infested apartment. Don't move here.. It's not worth the money you're paying. And heads up, the studio she tried giving us was #20. PS: i received an email from Yelp saying that they've heard complaints about my review... Nothing I have typed on here is untrue. We attempted to lease from this office for an early April move in and the date was pushed back due to the current tenant deciding to stay longer. While that is an understandable issue, it took multiple messages and follow ups to get a response from the property manager. After putting down a holding deposit and receiving our rental rate in writing, we followed up a few weeks later to ensure everything was set to move in when the property manager informed us that rent would be $400 higher than what was put in writing. It has now been two weeks and a few messages to the property manager requesting our holding deposit back since we did not want to rent at the higher rate and there has been zero response. Very nice buildings. I was only able to visit LA for a couple days to find an apartment that allows cats in the area, and lucked out in finding a place here. Mary and Dwayne were both extremely helpful and thoroughly explained everything. There were no surprises in the lease agreement. While they accept only cashier check / money order instead of personal check for the holding/security deposits (annoying for someone who would never allow a check to bounce), they were very patient while I scrambled to find an affiliate bank in order to fulfill the deposit. read more

Two years ago me and my son were looking for a place to live and we came across The South Olive apartment's. Honestly, it was the greatest living experience I've ever had. From the manager Mary to the staff and the tenants, it was awesome. I highly recommend this appartment community to live in!! It is affordable, has a beautiful pool area with barbecue pit, laundry facilities that are never crowded, beautiful landscaping and most of all, it's a peaceful living environment. Mary the apartment manager is always making sure that any needs the apartment or tenants may have are met promptly and in a very professional manner. I just wanted to give an update. My building is the 241 building, there are three buildings that are managed by the management company, and I have been here for almost eight months. I heard all this stuff about roaches and I think that must be the other buildings. I would absolutely die if I saw a roach, I cannot deal with bugs period and I haven't seen so much as a spider outside the building and they sure as heck have never been in my home. I don't double there were bugs in other buildings, especially since there are pictures, but as far as my building...never and I feel super safe here. Hope this helps!! read more

But after the owner decide let the Remm Group handle the management, everything went wrong. rent went rocket high, maintenance became a big hit or miss, manager would just forget about your appointment and force your to rush back home sign paper work and stuff. decided to move out and gave "30" days notice by may 2nd which technically end by June 1st, but guess what, due to the manager's fail to calculate the right day( which may has 31 days) you have to been force to paying extra days per rated as moving out. Also we found out that move out day has been altered after you move out!, got milked more from our security deposit! just filed a BBB complaint and hope just just get resolved, what a disaster. The Manager and maintenance at the South Olive Apartments are second to none. The place is very well kept and very clean. Whenever I had a maintenance issue, which was probably twice in the 2 years I was there, they would get it fixed right away. Mary was very accommodating and friendly. This apartment complex is slowly being remodeled, the inside of the apartments are nice but the outside is pretty run down. Management is trying and the on-site manager talks about making this complex nice but there is only one maintenance guy (one for the HUGE complex). He can't do everything alone. We were told that the floors would be power washed but it was a guy with a hose and a broom!! We were also told that the rails would be painted but they were not. If you happen to have pest issues, they will definitely address it but NOT with a professional company but instead a can of Raid. Overall, I have to rate this place only two stars because the management company seems to have major organizational issues. Oh and this complex NOW charges for water, gas, maintenance, and trash. There is constant updates on lease agreements and notices. Do yourself a favor and look for a different complex while this one fixes all its issues and settles down. read more

I am a very busy woman and can not tell you how amazed I was to work with Mary on getting an apartment in the Spanish style part of the building, the court yard was lovely with so much character, not to mention the only place in the area that would take small dogs. she was so attentive and kind. I was all set to get my apartment and was promoted and all of a sudden going to be relocated to another country. The neighborhood is quiet, the building and apartments are clean with very nice hardwood floors. But the best of the experience was definitely the great manager Maria. She is no nice and helpful !
