She checked in with the other agent often over the next couple of weeks. We became resigned to the fact that we were not going to get the house, but we could not find anything we liked as much. Then we got the call from a cautious Alice saying "the house might be back in play!" We waited anxiously for the next couple of days, and sure enough, we got a second bite at the apple! Alice helped us negotiate a fair price offer that was accepted! There were some ups and downs during the inspection period, but Alice worked with us and the seller to make sure all our concerns were addressed. This included meeting several vendors at the property for us, as we could not, as we live out of state. We finally made it to the finish line after what seemed like a marathon run. Alice was there to turn over the keys and welcome us to our new home! Alice went well above and beyond our expectations. She was part realtor, part appraiser, part home inspector and part therapist! Alice is an excellent, hard-working, experienced realtor and I would highly recommend her to others. I am fortunate that I had such a knowledgeable, fast-acting, professional, and well-connected realtor as her because I closed on purchasing my first home during the COVID-19 pandemic. I was able to buy my dream home in my ideal coastal neighborhood and newly flipped 3br/4ba for under $900k, because of her connections. Even though there were multiple other offers for full-asking price, she knew the selling agent personally and helped me see the property and put in an offer before it even had its first open house. I knew I could count on her to help me push to closing escrow smoothly and successfully even when the pandemic made it difficult, and I was right. She was very responsive to answering my calls and texts almost immediately 24/7 (even my middle-of the night texts when I was awake working at the hospital), and collaborated well with my loan officer to help answer my questions as a first time home buyer. She went above-and-beyond to help set up all my home inspections and coordinate with everyone for me (home inspector, solar inspector, ADU inspector, plumbing/sewer inspector, etc), and I appreciated that she went out of her way to make sure everyone always had a mark, gloves, and booties on and spread out 6 ft from each other while on-site at the house. She is very detail oriented and has a background working for financial institutions, so she was able to carefully explain each step of the entire purchase/loan process to me. I really felt that she was acting in my best interest to find the best price for what I was looking for in a house, and she contributed part of her commission to my closing costs (since I met her through MissionFed). We are from San Jose, and when we decided to move to San Diego, we knew it would be a challenge because we knew nothing about the real estate market down here. Although we did some of our own homework, we really needed a local agent who knew the area well and had a lot of experience with the market. Alice easily met and exceeded both of these requirements. Alice came highly recommended to me from a friend of mine who had used her to sell their old home as well as buy their new home. I was told that Alice was incredible and went above and beyond, and this turned out to be absolutely true. When I first reached out to Alice, we needed some funds in order to spruce our house up and make it sellable. The fact that Compass had such a program in place where they would advance a certain amount of funding for this very purpose was the solution for our first challenge. Alice was realistic about what we could get for the house and had clearly done a lot of homework about comps and interest rates, where the market was at right now etc. She has a lot of experience so she knows exactly what she's doing. The one thing that stands out about Alice the most for me is that she did indeed go far beyond and above what I would expect a realtor to do. She would meet me at Home Depot to help pick out paint colors. She would help the communication between myself and my husband, which sometimes was easier for a third-party to do. I would recommend Alice so highly there was nothing that disappointed me or that I felt was missing in the process. Alice is a go-getter. We wished to help our son and daughter-in-law purchase a house, rather than pay month rent forever. We had an initial house of interest, which led us to Alice. Over the next week, just before Thanksgiving, we all 4 looked at several houses for sale in the La Mesa area, some by ourselves during Open Houses, and others with Alice. With guidance, market comparative reports, and her knowledge, Alice helped us focus. Since the house was not for us to live in, we let our son and his wife decide which houses would suit their purpose. They chose one, we put in an offer, and at 8 pm the night before Thanksgiving, we had an offer accepted with the seller. We sought to close in about 30 days. It was a sprint, but the escrow was closed in less than 30 days, before Christmas. As others have said, Alice does have a bank of good experts for inspections, lending, and repairs. With an older home, several issues arose, but eventually we settled on appropriate credits.
