My family and I have stayed at the Royal Kuhio twice; in November of 2015 we stood in apt 2012 on the 20th floor; February 2016 we stood in apt 1610 on the 16th floor. We booked thru Alii Beach Rentals. Both of our stays could not have been any better! The condos are much bigger than other local Waikiki hotel rooms, and offer so much more. All condos come with free wifi; flat screen tv; Cable tv; fully equipped kitchens (pots, pans, flatware, coffee maker, etc); extra blankets and even an extra air bed (both our units did); no front desk to deal with; no long lines; no lengthy check-in/out process, no housekeeping interruptions. It's like having your very own condo! And a free parking space is also included ($20 to $40 a day extra charge at most local hotels). The check-in and check-out process is very easy and well thought out; no one to deal with; no lines to stand in, no papers to sign; no credit cards; no receipts, no personalities to deal with. The key is in lock-box at the entrance to building, simply pick up upon arrival, and put back when you leave! It's that easy! It's truly like having your very own condo on the island, except better, you only pay when you use it! The Royal Kuhio is NOT a hotel, but rather a private 38 story condominium building. It is centrally located in Waikiki, one block from the heart of everything! The building is secure with a security guard at the entrance. The building is wheel chair accessible. There is a Mc Donnalds right across the street that is open 24 hours a day! There's a liquor store around the corner- at the entrance to the parking structure - that sells a little bit of everything! Lots of shops and restaurants in the area. On the 7th floor there is recreation deck, a pool, sauna, sun deck, sports court, shuffle board, a gym, billiard & ping pong table, and laundry facilities, all available to use! I have been to Honolulu many times throughout the past 30 years and have stayed in many hotels throughout Waikiki; both luxury and budget hotels. I have to say that renting a condo is by far the best way to go. Alii Beach Rentals offers a wide range of accommodations, from large luxury condos with spectacular ocean views; to smaller studio apartments for people traveling on a budget. Be careful! My husband and I had a terrible experience with the customer service of this company. A few months back, I got onto the VRBO website to make a reservation for an upcoming June trip to Hawaii with my family. I found a unit (the one managed by Ali'i Beach Rentals) and tried to reserve it. The reservation did not appear to go through and I did not receive a VRBO email confirmation, as is typical. I tried to email the property manager through the VRBO website. However, they did not respond. A few days later, assuming no reservation had been made, I went back onto the VRBO website and reserved alternative accommodations. Those reservations went through as procedurally expected. I received VRBO email confirmations and the units were listed on my VRBO trip itinerary. Long story short, the Ali'i Beach Rentals' unit was indeed booked (even though it was not reflected on my VRBO itinerary and I never got a VRBO email confirmation, as is typical) and my credit card charged more than $1,900. When I learned of the double booking and tried to cancel, it was past the cancellation window. I called VRBO and they said they had no record of that booking; they did not know how Ali'i Beach Rentals got my credit card information; and they could not help. When I called Ali'i Beach Rentals to request, even a partial refund, they refused. They doubled-down and said they sent me Ali'i Beach Rentals email confirmations. However, because I intended to work with VRBO and never reached out directly to Ali'i Beach Rentals, I was not expecting communications from that company. I assumed the emails that I received were connected to the actual reservation that I made through VRBO, which happened to be at the same hotel with the same check-in date. While this situation is complicated, and there is enough blame to go around, Ali'i Beach Rentals, for its part, appeared unhelpful, at best, and, according to the VRBO representative, possibly downright nefarious in their booking procedures. I would not recommend working with this company. read more

I booked the Golf Course Townhouse at Kuilima East, in Turtle Bay (North Shore), for 7 days/6 nights, with a group of 6 guests. Not only did this rental exceed my expectations but the added amenities made our stay more enjoyable. 1. A/C was probably the number one amenity we needed. Coming back from a long day in the sun, we appreciated it the most! 2. Washer/Dryer was our second. We were able to pack less items and washed what we needed for reuse. 3. Beach accessories definitely came in handy and were useful! I'm not a fan of sand, especially in the home, and there is a convenient water hose that I was able to use to rinse our beach equipment/shoes. I love that this rental provided added toiletries for our long stay (dishwashing soap, detergent, towels, extra bedding). My TALL family of 6, were comfortable and felt safe in the gated community, with 24 hr security (who by the way are very friendly!) The upstairs room/bathroom does have a slanted roof, so if you're tall, you may have to slightly tilt your head to maneuver around. I'm 5'3, smallest of my group and it was perfect for me. My family range from 5'10 - 6'2, just to give you an idea. However, we were all accommodated with very comfortable beds/1sofa bed. We had no issues and did not need to contact hosts. Check in/out was very smooth and easy to understand. Parking spot was right outside unit, as well as trash bins and swimming pool. Location is on the northern part of the island, gas/convenient stores/food trucks are about a 30 min drive, beach access is a 10 min or less walk (very short distance) and an hour drive to Waikiki. We wanted to stay away from crowded beaches/scenery and this was perfect! We were able to pay the rental in two payments prior to arrival, which was helpful. We were very pleased to find the condo looking EXACTLY like it does in the online photos. And yes the beach is literally down the street, a five minute walk tops!! Every morning we enjoyed coffe on the lania and watched surfers in the water off Waikiki beach; it was beautiful. The toilet area is small as another reviewer had stated but the way the bathroom toilet,shower, and sink are set up so no one gets in each others way! We did have a small encounter with one of the security people; he was rude and abbrasive towards my husband while he was waiting for me to come downstairs but the rest of the security staff were very pleasant. Checking in and out was so easy! We did not encounter one person in the process (which is a bit different) but everything went smoothly and having a parking space included was super helpful!! You can walk to whatever you need, beach, convience store, high fashion shopping, bars, restaurants within minutes. It is a great location if you want to be in the heart of the action. The condo itself was clean, there was some dust build up in the bathroom fans, which could be cleaned out more but overall I was pleased with how clean the linens and bath areas were. There are bath mats, and thanks to us, a beach chair in the condo for your use, it makes going away to the beach so easy for travelers from far away... I would stay again without hesitation, you should too!! I have already told my friends and family about Ali'i Beach Rentals. Oh and the great thing was that they emailed be a coupon code for return guests to get 10% off next time they book a place. Have been doing winter getaway to Honolulu since 2007. Rented with ABR in 2013 and now coming back soon for my 5th stay with them since. Stayed at Royal Kuhio and Waikiki Marina. Their booking process is a big reason why. You can check on their website unit availability and total price right away. Confirmation reply is quick, and easy thereafter is just payment required 30 days prior to check in. They do ask for a check but they'll charge the credit card if they don't receive it by the due date. No contract to sign and fax/pdf back, no security deposit to send and hope to get back after. I've not used their app (Blackberry not supported) but their 3-4 page pdf is all there is anyways. The info is good and has evolved but as they get more feedback and/or maybe do more walk-throughs it can get better with pictures and more simple details covered. The unit descriptions and pictures are fairly accurate and reasonable. I do think the condition of building elevators should be advised however; but I've learned from all my various stays in Honolulu that it goes without saying that all these 40-50 year old buildings seem to be undergoing a major refurbishment leaving the remaining one(s) overworked, very slow and likely to fail, so walking down the stairs once per week is kinda expected. ABR's staff have been friendly and available for my inquiries to reservations, accounting, maintenance related. As for the ABR units I've stayed in, they were well equipped and little more spacious than hotel rooms. The properties I chose were for reasonable price and the included parking spot. read more

I Stayed at the Royal Kuhio and had a WONDERFUL experience. Alii Beach Rentals is the best vacation company I have ever worked with. Better than all others. Alii gives you a conformation as soon as they recieve and process the rental request. There are no payments due until 30 days before arrival, and there are no fees for cancelation within their within their published time frame. So many vacation rental companies make you pay the owner a security deposit which you must request refund of. No such red tape with Alii Beach Rentals. The unit was equiped with everything I needed: kitchenware, coffee maker, towels, extra linnens, even beach chairs! Their access instructions were clear, consise, and easy to follow. I did have a problem with the kitchen sink leaking. I called their maintainance number and a man soon called and said he could be there with all the tools and parts to fix it in a short time if that was OK with me. It was, and he soon fixed the problem without hassles. I worked with Rita who is just a gem. She was extremely helpfull, and even made adjustments to my reservation. I will be a return Alii Beach Rental customer without reservations as soon as possible. read more

I've booked with Ali'i Beach Rental a few times now with very good results and no issues. I stayed at the rental at Kuilima Estates West (Turtle Bay) during the beginning of March 2025. The backyard of the rental unit was the golf course. Ideal for anyone wanting to golf. There are beautiful sunsets. We had a great time with family there. Tons of time in the living room/dining room eating, laughing and enjoying each others company. The unit was perfect for us. Five to ten minute walk to the beach and on the way we walked past the horse stables and spent some time with them. 3 different beaches that i know of within walking distance from the rental unit depending on which beach you are in the mood for. The neighborhood was peaceful and quiet, and the community pool was very nice. We had the pool all to ourselves. Beside the pool was a barbecue area. This was convenient, while the kids swam, we cooked and got lunch & dinner cooked on the grill. I would recommend 10/10. I hope to go back someday. Kuhio 3107 This is the first time we have stayed in this apartment and used this company. The booking process and communication with the company Ali'i Beach Rentals was top notch and I could not fault it. Everything we needed to know about checking in and who to contact if anything goes wrong was supplied. Follow up emails during our stay to make sure everything was OK was much appreciated as well. The apartment itself was 3107, which was a studio apartment and situated in the Royal Kuhio building. It is very centrally situated in Waikiki and handy to everything.....restaurants, supermarket, shops, Ross, Waikiki beach, the Hawaiian centre. It was perfect for my wife and I and had fabulous views towards the east and Diamond Head. Although looking a little tired and dated, it was a great apartment. We would not hesitate staying here again and highly recommend the company. read more

I love staying at the Ali'i Beach Rental Condo. I've stayed there 2 years in a row when I attend the Waikiki Hula Conference and I think of it as a home away from home. It's clean, safe, and the kitchen in well stocked. I have a lot of food allergies so doing my own cooking not only saves money, it's also a necessity for me. The condo is located an easy walk to the beach, it's also only a half hour walk to the convention center along the Ala Wai Canal. As a bonus there's a little grocery store right next door for picking up items that you need and there's a bus stop two blocks away. So I never have to rent a car to get around. I have found the owners very responsive when there's the occasional problem...not many of those, but when they do happen they are resolved quickly. And, finally, this is a very affordable housing option. Love it! read more

Don't believe the reviews on their website! We recently (December 2017) stayed at a 1BD unit on the 19th floor in Waikiki Lanai. After the stay, we posted a not-so-good review of the unit on their website, saying that the only good thing about this unit was the location (close to restaurants and shopping mall) but the unit itself was very run down - the space is too small and fit for just 2 people (and NOT 4 as advertised), the pull out sofa was very uncomfortable, the bath tub was rusted etc. The review was posted initially but was taken down after about a week. I now believe that other guests might have given similar negative reviews which were later removed. Ali'i Beach Rentals have kept some negative reviews on their website to make it sound legit but I definitely would not trust the reviews on their website given my experience. read more

This was my second time booking through Ali'i Beach Rentals and Susie was as amazing as she always is! We stayed at the Royal Kuhio unit 1201 for 9 nights. It was easy to access, free parking, clean, and close to all the perks of staying in Waikiki (beach, great restaurants, shops, night life). The 6th floor had a pool, BBQ grills, lots of seating space, pool table, ping pong table, shuffle board, and the list goes on. We did BBQ on the night we wanted to kick back and relax and I have to say, it was very soothing and an escape from the hustle and bustle of Waikiki. Although we ran into one issue with one of the security guards (to remain nameless), the moment he got off duty we inquired with another security guard (Emery) for assistance and he was so helpful, sweet, kind, and really showed the spirit of Aloha!!! read more

My wife and I recently stayed in the Ilikai Marina and had a very nice vacation on Waikiki. The rental unit was very nice, great views, and added greatly to the enjoyment of our stay. I wanted to mention assistance rendered to us by Adam who responded to a service call and helped us with our TV and the ice maker in the refrigerator. We were having problems with these two items and he very professionally and efficiently made the corrections that enabled us to use them correctly. He did a great job. Also, I was wondering if you handled any other rentals in the same general area, such as the Hilton Village and/or the Ilikai Hotel or some similar properties. Sometimes I get tired of seeing negative reviews for companies that do a quality job. I have used this company to rent Vacation Rentals in Waikiki many times and I'm never disappointed. Sometimes I feel like people just nitpick and harp on what's wrong with their rentals or complain about minor things in order to get some sort of refund but as a whole I've always been very very happy with the vacation condos and services that Ali'i Beach Rentals has provided. If I were you... I would book with them with confidence. The last condo I stayed in at the Royal Kuhio although a bit dated was extremely clean and whenever I needed the property manager they were there even when I locked myself out at 2:30am. I was more than happy with my experience with Ali'i Beach Rentals (April 2016). They have a wide choice of properties available at much more affordable prices than anything else I could find. The online booking process was easy, I received prompt booking confirmation as well as future instructions. All communication I had with them was attended to quickly. About a week before check-in I was sent details for an app to download to my phone that had all the information I needed about check-in, my stay, the apartment, as well as useful tips about things to do, shopping suggestions etc. Communication I had with them during my stay was attended to promptly. We rented a condo from Ali'I Beach Rental, Waikiki Lanais Aloha Suite from July 3rd to July 8th in 2015. The unit is a one bedroom, one bathroom with one queen size bed and a sofa bed. This unit is perfect for a family of 4, 2 adults and 2 children. The reservation and confirmation process was very easy. Even though July was a busy tourist season, we were pleased to apply the promote code Ali'l rental offered for an additional 10% discount. We received a message from them before we go providing detailed information. The rental fee was very reasonable, place is very clean. Clean & spacious accommodation included a fully appointed kitchen, bathroom, plus big TV, beach towels, boogie boards, cooler etc. And a really great location! Had breakfast in the room each day before short walk to swim at the beautiful beach where we saw turtles swimming close by!! The in-house restaurants are great. When I decided to rent a condo in Waikiki I found out it was managed byAli'i rentals. As I have a back issue I emailed them and asked them if they could put A plyboard under my bed which they took care of for me. Gabby and Rita were amazing and they answered all my questions and they made sure I was taken care of as I stayed there for a month. I contacted them and asked Them about beach chairs and they graciously contacted the owner and I was given two beach chairs. And the last thing that was they did for me was I lost one of the keys and they did not charge me I highly recommend Ali'i rentals to anyone and I will never use any other company. We have rented through Ali'i Beach Rentals for the past 5 years. All of the staff have always been very helpful, courteous and prompt in helping us arrange our visits. The maintenance dept has responded very quickly on the odd occasion when their services were required. For the past 2 years we have rented a unit in the Iikai which is key less. This has been wonderful as we generally arrive close to midnight and don't have to inconvenience anyone with getting us keys, etc. All communication regarding the rental properties is communicated clearly in emails. Our testament to our satisfaction is 5 years with Ali'i and number 6 booked for next fall.Can't wait to go back. read more
