On paper, the building seems attractive - central downtown location, spacious floor plans, and nice city views. In reality, aging infrastructure and poor property management make it impossible to justify the high rent. Elevator Safety Issues The elevators are the building's biggest problem. I've personally been stuck in the elevator or jolted by the emergency brake five separate times in two years. Many residents have experienced the same, and just recently, the fire department had to free tenants trapped inside. Elevator 1 in particular is unreliable; Kone technicians are onsite nearly every week, but breakdowns continue. It's rare for all three elevators to work at once, and management does not communicate outages in real time. Garage and Cleanliness Problems The parking garage has a persistent pigeon infestation. Bird spikes were added on one level in 2023, but most have since fallen off. The birds now nest and leave droppings throughout the garage, damaging vehicles. Despite repeated complaints, management has taken no action, which is unacceptable for a $125 monthly parking fee. Unit and Common Area Maintenance Inside the apartments, low-quality flooring cracks and peels within months of normal use. Appliances (dishwasher, washer, dryer) are low quality and prone to failure. A neighboring unit has had extreme issues with their HVAC unit, causing it to not cool below 85 in the summer. These residents were forced to move out because of it and the building leased out the unit without fixing the issue, causing them to cycle through 2 more rounds of tenants in that one unit before they finally fixed the HVAC. Common areas, despite a 2022 remodel, still have broken gym equipment and a malfunctioning door that poses a safety concern by allowing anyone to enter the building. Overall While The Monarch appears modern at first glance, recurring elevator failures, neglected maintenance, and lack of communication from management have made the living experience disappointing. Rent continues to increase significantly each renewal cycle, without corresponding improvements in quality or safety. The building will respond to this review recommending that I contact them to discuss my issues, however my issues have been discussed and documented for the entirety of the time I've lived here and we continue to see zero improvements.

Once fixed, our bill dropped to $150. This building could be great, but until management starts prioritizing maintenance, safety, and communication, it's just not worth the price.

The management did virtually nothing to help for months, just continual runaround and BS, until finally one security guard took sympathy and helped bring it under control at the end of the summer. Besides the noise: Beware, the tap water is heavily polluted and requires filtration. It is not safe to drink even if filtered. The complex offers free coffee in the community building using the same polluted/unfiltered water.

It's dishonest and completely irresponsible. This came after I had reported an mold issue during my lease. It genuinely feels retaliatory. To make matters worse, I was publicly confronted in the leasing office by a staff member named Will while I was speaking with Michael -- all because I had submitted a request to repair a vinyl cabinet wrap that was peeling and falling apart. The behavior was unprofessional and hostile. If you value your health, dignity, and financial reputation, look elsewhere.

I've really enjoyed the tours--especially Michael's sense of humor--and I'm excited to continue building a sense of community here. Christine made everything so simple and seamless. She also assured me the buildings are being remodeled with new paint and carpet, which is wonderful, and the elevators at Oak Hill make everything so convenient--especially during move-in. My move-in was incredibly quick, and anytime I needed something, she responded right away and had maintenance on-site the same day. That level of care means a lot. Go see Christine at Oak Hill--she will take care of you! She's incredibly organized, quick to respond, and you will love her. She also plans the best community activities! I can't say enough good things about this team. If anyone is looking for a new place to call home and build community, Windsor Oak Hill is it. No real action, no warning to residents, and no visible effort to prevent it. For a community that communicates frequently about minor issues, the lack of action on something that impacts resident security is very concerning. She had me sign a transfer document but didn't explain what I was signing. I ended up changing my mind about transferring for personal reasons and communicated why and then was told my original notice to vacate was null and void since I signed the transfer document and that's what it meant. ??????? I WOULD NEVER HAVE SIGNED IT IF I WAS MADE AWARE OF THAT. so then my new notice to vacate forced me to stay in my unit at a prorated rent which was so expensive. they charged me my regular rent plus a month to month fee of like $300 extra. as a full-time working single mom of a 1 year old this forced me into an extremely difficult financial situation for 2 months. then 2 weeks before my lease was actually finally ending the air conditioning in my unit completely stopped working while the temp was 90+ degrees outside. In my book that resulted in uninhabitable living conditions for me and my 1 year old child. (the only person I won't complain about is cameron from maintenance, he brought me a portable ac unit on his day off in the middle of the night after I called emergency maintenance and the first maintenance guy to see my request denied it since it wasn't "hot enough" to be an emergency). after all that I still deep cleaned my entire apartment, every closet, the garage, every cabinet, filled every hole in the wall, left the place as perfect as I possibly could to not be charged anything extra on the move out statement. I moved out on the day on the day the lease ended and left the keys in the unit since I was finishing up making sure everything was perfect and the leasing office was already closed (it was saturday and the office is closed on sunday). I felt so relieved to finally be out. a few days later the leasing office called me asking about my keys. I immediately called back and told them I moved out when I was supposed to and the keys are in the unit. the property manager says they tried to call me multiple times prior to 4/10 but I looked in my calls and I have no record of receiving any calls from them prior to 4/10. after that I got my move out statement and they are charging me for the 6 days after my move out for rent among other charges and saying its my fault because I didn't turn in keys... no one from the property did their job to check if their tenant had moved out. no one followed up on that. I've worked in property management too and yes it is your job to check on your tenants if they are supposed to leave. that's literally your job. I did in fact notify a property team member that I moved out on time and was given the okay to leave the keys in the unit since the office was closed for the weekend. I asked for the extra charges to me removed from my move out statement since I was out in time/ thought I did everything right and was offered only half of MY money back as a "courtesy" because they "could've just said no". absolutely insane. thank you Berkshire Lakeway for stealing my time, money, and joy. I plan to report this to my bank today as fraud on the part of Windsor Republic. This was my first experience with Windsor Republic, and it has been very disappointing.

Chloe Lee was a phenomenal leasing agent that met with us in a timely manner and communicated with us constantly in the months that we were looking for an apartment. We were promptly provided with availability for our desired floor plan and her response time was incredible. Out of the five apartments we toured in person and many more virtually, she was one of the best leasing agents to communicate with. We did have a B3 (desired floor plan) open up, but it was gone within a few days! At the time of this review writing, they are at near capacity and seem to be very popular. Considering the 60-day general timeline for providing notice, we went with another option that fit our preferred moving window. Overall, though, my experience with Windsor Republic Place was positive and it was one of our top options in the area.

It was quite disgusting. Never spotted a roach in sight, but ants yes. The unit was partially cleaned and the tiles in the bathtub was filled with black grout. I immediately notified the maintenance staff. At that time, they had this guy who spoke primarily Spanish and didn't understand English. So we both used Google translate to communicate with each other. He eventually fixed the issue. I toured the model unit and was in for a rude awakening when I realized the unit I got. My unit had old outdated white appliances from 1989. The oven didn't have the window to inside. The microwave didn't have a turntable and it was cracked. I guess enough people complained about the non-English speaking maintenance guy that I stopped seeing him after two weeks. They hired new maintenance guys who would speed down trails like a bat in hell. In Phase 2, neighbors wasn't friendly and often didn't speak when I saw them. However, in Phase 1, majority of the neighbors are extremely friendly. I've been invited to UT tailgates on Sundays, doggie playdates at the dog park, and overall just greet you. Phase 1 is a great location. In Phase 2, very late at night around 3am, since there aren't any gates protecting the property, non-residents use the pool. I've seen it a couple of times. Only ever blue moon, residents use the pool for the holidays. The biggest perks about living at San Marin that I've experienced were the trailheads behind the complex. Those were a lot of fun accessing on the weekends and evenings. The trails take you from Phase 2 behind Phase 1, into Balcones Woods park, and Walnut Creek. Walking and exploring through the tunnels to the train tracks. Another perk was having the pleasure to interact with Cesar in the office. So helpful, attentive, gets on work orders quickly, and honest. He is one of the best leasing agents. Jodie and the other chick is cool too, but Cesar always is around. A rare perk that most apartment complexes don't have is that at San Marin, it's open parking including the covered carports. You will never have to walk too far to get home. I could always park very close to my unit. Now, they still tow here if you choose to park on the line. Another perk is the location. The complex is close to everything. The Sprouts was nearby, the Target across the street from Sprouts, Juiceland up the way, and Dollar Tree, and the Exxon gas station. Everything is at your fingertips. Now the cons: the management sucks. I never met the manager when I lived here, but I swear he had some vendetta out for me. I know it sounds crazy, but seriously, rent was late one day and yet they gave me an bright pink eviction notice on the door. It wasn't even on the 3rd day. I immediately paid it. Then, I was falsely accused of noise complaints when I wasn't even home. Cesar would always call me leave a message saying I was making too much noise. How can I cause noise when I'm driving around South Austin, in Jonestown, in East Austin, or even in Pflugerville doing my job. I'm not sure. Disappointed to be accused of something I didn't do. The office staff reasoning was because all of the neighbors say it wasn't them, but yet since I was too busy working and couldn't answer my personal phone over my work line, then it must be me. Absolutely wrong. Anyways, I felt targeted and they should go after the ruckus of screaming children. They are annoying especially on the weekends. Constantly knocking on doors then running. When it came to move out, I was charged for the carpet. The carpet was dirty upon move-in. Here's a secret, don't have heavy furniture on the carpet. I honestly don't understand why carpet is still even a thing in this day and age, should be outlawed. Of course, I paid the fees. Another thing to mention is you pay all utilities: electric, water, gas, Internet, and for an outdated unit $1,500 a one bedroom/one bath. Another con is the leasing office doesn't answer the phone. However, I've found that they do answer emails quickly. On weekends, it's only one person working. Another perk is they don't charge you for valet trash. They don't even have that service. Thankfully! I like being able to take my own trash out. I don't like valet trash services. I want to add: the walls are well insulated, there was a family of 4 that lived above me. I never heard a peep out of them, no loud footsteps or stomping. Another thing which was great was the complex constantly updating the grounds from painting the rails on the balcony, repainting the lines in the parking lot, pressure washing the sidewalks, painting the stairways and doors, and maintaining the lawn. Walls are thin, and odors spread between apartments. Contractors leave beer cans and their trash behind. If an appliance breaks, you have to do without until they bother to order you a new one.
