About the water heater - After more than five months since completion of the work--and only after repeated follow-ups with both you and your vendor, and with the timely support of our new property manager--we finally learned that this work was likely performed by a licensed plumber and a permit was not required in that area. Based on the information I checked, the water heater serial number you provided does not appear to belong to a Rheem unit as claimed in your email. In my opinion, this delay and the incorrect information speak volumes about the lack of professionalism shown by both the property manager and the vendor and the accuracy of the claim (using a licensed plumber). The extensive time and effort I spent sending repeated emails and follow-ups represent lost time that I should not have to bear. I did not agree to this level of inefficiency and unprofessional conduct when I selected your company as my property manager. To this day, it remains unclear whether the emergency situation was handled promptly. Due to what I view as poor recordkeeping and unprofessional practices by you and your vendor, there is no clear documentation. So the issue which triggered contract termination still remains unaddressed - was the subsequent problem in water heater caused by initial incorrect work. This is my honest review based on documented interactions.

We provide on demand pest control, and HVAC air filters for all of our properties, at no cost to you. Rent is collected electronically through a PM software called Appfolio which allows tenants to submit maintenance requests and communicate with us through the software. Owners also have access to the software so they can submit requests, download monthly and annual statements, and communicate with us as well. We try to keep our fees simple and all inclusive, without any of the junk fees that some management companies charge. Our in-house maintenance team can handle most repairs, and at a cost usually significantly less than hiring a third party vendor. But we do have relationships with area vendors if the issue is something our team is not licensed or trained to complete. There are many choices when it comes to choosing a property management company, so we appreciate you considering ours. It's a great compliment when someone trusts us to look after such a valuable asset, and we don't take that responsibility lightly.

Property owners beware! PLEASE READ ALL!!! John Estrada (the owner) is a nightmare to work with…read more  let me start by saying I don't write many reviews but people need to know what they are risking doing business with this company. I wish I would have known.  We called John and he seemed polite and professional AT FIRST. So we gave him a shot.  He took money for real estate photos and to list our property. We checked on the listing and found he took screenshots of old out dated photos of the house from online and copied and pasted an old listing description for his ad.  After 6 months of our home being on the market and no qualified renters applying I decided to check on the property. The grass was 3' tall and there were homeless people living in the shed. The inside of the house was dirty and the floors had mud from unsupervised tours. Explaining why it had not received interest.    We questioned John about the condition of the property and lack of interest due to the condition and told him we would be looking for a new PM, he lied to us and told us he already found a qualified tenant who already signed a lease. We found out later the tenant was not qualified. He just took an unqualified tenant to fulfill the lease.  We were told the water heater needed to be replaced so we agreed to allow their vendor to replace the water heater. We were billed and sent pictures and after reviewing the pictures and invoice it was found that we were charged for an expansion tank that was not installed. I advised them they needed to install the expansion tank since we were billed for one. John got angry and threatened to charge me another trip charge to do so.  This unqualified tenant he allowed to rent our home was horrible and quit paying rent after a few months. John never gave the tenant notice to vacate. After 17 days without a payment I ended up giving the notice to vacate myself since John refused to do so and just advised us to call a lawyer. He did nothing. Who knows how long he would have allowed them to stay before doing anything.  When John was asked why he had not been fulfilling his duties and keeping our interests a priority he became rude and verbally abusive to my wife and tried to retaliate by threatening to collect backpayment for a 1% discount he gave us   He refused to release our deposit and played games saying he couldn't release the deposit till he was able to view the property after the tenants moved out even though the tenant had already broken the lease and were given a notice to vacate. I played nice and waited till I received my deposit before posting this review knowing he would probably hold it for longer if he saw this Long story short, he is childish and unprofessional and is not looking out for anyone's interests other than his own. Most of his staff is polite and courteous but with his leadership it doesn't mean much.

From the day we moved in, our experience has been disappointing. We've submitted multiple maintenance requests that have either gone unanswered or been marked as completed without anyone ever coming to our home. One of the most concerning issues is a large hole our neighbor's dog dug under the fence, allowing it access to our backyard. I was told they would "look into it, and call me back" but I never received a follow-up. Despite multiple calls, voicemails, and an online work order, the issue remains unresolved weeks later. We also reported an unbalanced ceiling fan that appears unsafe to use. After waiting over two months, I received a notification stating the repair had been completed, even though no one ever came to inspect or fix it. Communication has been extremely poor. Calls are rarely returned, voicemails go unanswered, and it feels nearly impossible to get a response from maintenance, the tenant coordinator, or Property Manager Melisa Day. Another frustration is that because these are new construction townhomes, tenants are expected to coordinate directly with vendors for certain repairs. That responsibility should fall on property management, not the tenant. To make matters worse, there is a significant gnat infestation. Despite paying for private pest control every two months and purchasing Zevo traps at my own expense, the problem persists. After speaking with several neighbors, I learned this is a community-wide issue. My experience has left me feeling that once the lease is signed, tenant concerns are no longer a priority. If you are considering renting here, I encourage you to carefully research the property before making your decision. ( we are very clean people three of those zevos have been there for 5 days, one I just changed yesterday.)

When we met Danny, we took a weekend trip to Texas. We wanted to meet our new realtor and visit some houses in San Antonio and the surrounding area, and we realized during this weekend to Texas we would need more time to find just the right home. The weekend we spent with Danny was a fun time getting to learn about him, and he learned about us so that we knew we were on the right track to find the right home. We needed to find a place to stay quickly once we move to Texas and during the weekend visit luck was on our side, Danny has a fully furnished Airbnb that we decided to rent while we search for our new home. Once we moved to Texas, we rented the Airbnb. We did find a house quickly (thanks to Danny listening to what we were looking for in a home) and we rented the Airbnb for four months while our new home was in the process of completion. Danny is very knowledgeable, professional and listens to his clients. During the closing process, Danny made sure we felt at ease during this process and took all our many questions and all were answered in detail. Danny was with us every step of the way. We cannot express the thanks to Danny Charbel for being the person he is, he made us feel very comfortable in finding a home. On a side note, Danny has great contacts with different trades, that is how we have great plantation shutters, electrician, painters, etc. This is also a great feature with a realtor that has many great connections for his clients.

I would've rated them a one star the first time, but I was afraid there would be repercussions from the landlord because that's the type of management they were. I lived in 4 apartments in San Antonio and LOVED management for all of them, very professional and did everything the way they're legally suppose to. Had great relationships with all When we moved out from here, we received a letter in the mail stating they were keeping our ENTIRE $1500 security deposit...we left that place nicer than we even got it because when we moved in it clearly hadn't been cleaned so I'm not sure what the $250 charge for a "cleaning fee" is that they put in the lease for everyone..it was dusty and gross and I was pregnant and had to clean the entire place before moving my stuff in. I'm pretty certain they pocket the cleaning fee just like they do your deposit. It's SO fishy. We received an "itemized deductions" list of all of the stuff that they were basically keeping our security deposit for. I know that's typically what they have to do and I appreciate that, but it was super broad and didn't even make sense what they were charging for a lot of the stuff... They charged us $625 to replace the carpet and $350 for stucco damage, also $150 for door repair... we made sure that carpet was in tiptop shape and our dogs weren't even allowed upstairs so it seems like they just wanted to replace the carpet at tenants cost, I've seen property managers who do this and I've always done a good job of avoiding them, but I was warned and still rented from here. Most of the stuff we were charged for that were big charges didn't make sense and I even have pictures to back up damage to these before moving in. We always treat the places we rent with a lot of respect and barely even cause normal wear and tear because we are both working and we're rarely home. I've never had a deposit even kept, that's how good of a tenant I have been at every single apartment that I've lived at because I make sure to get anything repaired before moving out at my cost so that I can get my deposit back. I know this was super fishy and that this manager probably does this to a ton of tenants as well..it's scary that they are allowed to do that. When we emailed them a few weeks ago and asked for actual receipts from the companies for these and proof of who they hired to fix this stuff showing that it was that much money to fix these, they didn't even respond and we are still waiting. We have had to contact our lawyer now as it seems this is reoccurring for other tenants as well and it all has been so frustrating and could've been handled so much more professionally. We aren't standing by and letting this happen to other tenants. The most frustrating part is I think this manager is or was military and so are we both, I was separating from active duty service and moving across the country with our one year old so we made sure the place looked perfect so we would get our deposit back and fully expected to. This place is definitely scammy.

When we came to the springs at live oak, it was initially very clean and we enjoyed the tour and how friendly staffed appeared and how well they knew their tenants. I think it was when our leasing agent began pressuring us into getting this apartment is when I took the wrong turn. We were sitting at her desk talking about options to which she asks us who else was on our list of tours. She then proceeded to call every other apartment we were looking at to compare their prices to hers and tell us now we don't need to look because she had done all the work for us. I definitely wish I had taken the time to go and look. We rented with a detached garage. I don't think we had too many issues with the apartment itself. I had mentioned before that it appeared to be really clean. And part of me was impressed with the bit they had about the dog poop thing where they would pick up any dog poop and "dna test it." That never happened and there was literally dog shit everywhere. I watched a neighbor pick up bags of dog poop and take that handful of bags to the leasing office himself because we were tired of all the mess. There was also a point in time, with the damn wash bay, where it just wasn't functional. A few of my husbands things were even stolen while he was in the wash bay. And don't get me started about the "gated community" bit too. We wanted a gated community to feel safer about where we lived. We were moving into a new state and knew NO ONE but that damn gate was always broken because people kept driving through it when it says "timed for one car only." I don't think anyone got in trouble for braking it either. That gate was open 80% of the time that i lived here. Other than those few complaints they really worked with us when it came to our relocation/next duty station. Though a little bit pricier-- it was appreciated.

Bambi, April, Matt and Chris are all awful. This place has had new management four times in the past five years. If you wanna live in an overpriced apartment that's infested with roaches then by all means move in. But do yourself a favor and find a better apartment. When we moved in, we gave them a list of things that were wrong with the apartment. When we moved out, we were charged for all those things plus wear and tear. When you move out, you will be given an outrageous bill. Living here was a nightmare, and I'm glad to be gone. It is honestly a horrible community with way too many rules that they don't even follow themselves. They have had somebody come out three times to try to fix the pavement and they failed three times. We never had any type of peace living in this apartment and neither will you. Look somewhere else. It took about three months for the staff and us to find where the roach infestation was. Until then, I was not able to move in all my stuff into the cabinets. It was just a horrible experience living there. We never had a point to where we felt settled because All of a sudden squirrels started entering our apartment. I could go on and on about what's wrong with this place but I'm done wasting my time. I just wanna warn everybody not to move here. You will regret it. We had to do our own pest control and had a dead squirrel living on the roof of our doorway. It stunk for weeks and management came by to give us a $50 gift card. What a slap to the face. These apartments will play you and then switch the narrative. Absolutely disgusting and awful place to live. Horrible maintenance. They need to be re trained and you need to hire new managers and leasing agents. HORRIBLE! I will be posting pictures of the roaches and squirrels on Google, yelp and every outlet I can. Shame on you all. Nothing but a disgrace and disappointment as a human being. You all have no moral compass.
