Worst property management I have ever dealt with!! The house I was renting was full of mold and backed up sewer, I had no response to the maintenance request for over 30 days until I hired a mold specialist to test the house. The test revealed 3 types of mold at very high levels and Alanna put a temporary vacate notice on my door with no time to get any of my personal belonging or my pet and I work from my home. I had nowhere to go and they did not give me my rent money back or help with housing. I have been on the street for over 2 months and during that time the communication from her has been horrible. She would not tell me who she hired for a remediation company and they went in my house and threw out over 150 items without my consent! The protocol stated they needed my written consent and they threw out unreplaceable things like my grandparents wedding bible and cookbooks we made. Now as a single mom I have no furniture, no clothing, no electronics and nowhere to live. My life was thrown in the trash and Alanna will not tell me who gave permission for this to happen or help me in anyway. I have to start completely over with no compensation. I have had to borrow money for us to stay somewhere for the last few months. She is now trying to get me to take responsibility for the broken lease. The lease was broken the day it was declared uninhabitable, they asked me to leave due to "them finding the mold"!! lies, I found and had the mold tested She is now telling me I can move back in and I have to pay rent in 3 days or they will take possession. The house does not even have a heating and air system or duct work, that's where all the mold is! She is threatening me to pay rent for a unlivable home and now I have nothing to even live in the home with!!! My family is now sick due to the neglect of this management company and my life has been a nightmare thanks to Alanna. Norma was very nice when she helped us obtain the rental in April 2016. Everything went smoothly with the transition until we moved in. A new hire named Betsy Sexton let us into the house and basically showed us around in a hurry and left without doing or mentioning a move-in inspection. She was let go not long after this incident from what I am aware of. The garage was filled with cobwebs, piles of dirt, and rat droppings. Inside was pretty clean for the most part, minus the layer of white dust all over EVERYTHING. I cleaned the entire house to remove the white dust only to keep finding it the next day, filming basically the entire house. The closet where the AC unit was turned out to be filled with white dust from a bad drywall job that they company mentioned was done by some "meth heads". Not exactly All County's fault, but that's pretty bad that they left all of that white drywall dust in the AC closet which had actually gotten into the ventilation of the house and kept sprinkling white dust all over the house and eventually my belongings. I vacuumed the closet out and that seemed to help, but not completely rid the house of the white dust problem. I mentioned this issue, but to no avail. We lived here for about 8 months and within that time the company was very good about fixing any other issues that we had. We would post the problems on the tenant portal and they were on top of getting issues corrected. The company is very hard to get a hold of on the telephone, and the only luck you'll have is by contacting them via the tenant portal or email. It's frustrating not to be able to reach a company by phone, I realize it's a small company but maybe they need to provide cell phone numbers so they can be reached during business hours at the very least. Real problems came to light when we had to move from the property earlier than expected. We ended up breaking our lease four months early, and in the lease we were required to keep paying rent until the lease was up or they found a new tenant. I understand that this is a law, but I did ask All County, specifically Alanna, if we could work out a deal with the landlord where we didn't have to end up paying for all four months that we wouldn't be living there. Before Alanna ever contacted the owner she said because of all the financial losses he had obtained from pouring money into fixing the place up, that the owner would certainly sue us is we didn't pay the remainder. Honestly, how could she have known that without speaking to the owner? My husband had gotten a new job, we had a toddler and a baby on the way. Every person is entitled to make a decision on a case by case basis. Regardless, the worst of it was once we moved 8 hours away. We ended up only having to pay for January because they found a new tenant. (Which was great and I do appreciate that they tried their best to fill the house). We had paid a security deposit of $1650.00 only to receive $80.00 back. I understand that if we had really done something bad to the house that they would have needed to keep all of the money, but I truly feel like they took advantage of us. They charged us $1300.00 for a paint job. We had lived in similar sized home before and had put up all of our artwork and pictures, only to be charged $250 for the painting that covered the holes. I am shocked by how much money that they kept. Thank you though, All County. If I am ever a landlord in the future I will remember this and be more mindful to the needs of others and try my best to be fair and not take advantage of the security deposit. Another issue was that when I tried leaving messages with Alanna, (whom I had been speaking with about the financial troubles we would possibly have paying the rent in February) she would not get back with me. She only contacted me when it was something that their company and the owner could benefit from, completely ignoring any questions that I had. I will NEVER do business with this company again, mostly because the security deposit debacle. I have also been inspired to buy a home the next time around. read more

We have the best people renting our home right now. It was only empty for about a month. They always make sure they fix whatever issues might come up with the house right away. If I could give them zero stars I would..we found a house we loved that we wanted to rent so we called the property managers number on zillow. She seemed offended we called because it was her personal number. Not our fault, it was what was listed on zillow again. So we filled out an application immediately that evening after speaking with her.. she said there were no other applications taken at the time for the house. It was $100 for both me and my fiancé to apply so we didn't want to waste our time or our money. The next day she asked for me to send all of our pay stubs. 6 days pass and we still have heard nothing. I had emailed and called and asked the status of our application so patiently I waited. We then received a letter in the mail saying our application had been denied and I looked online and the house was off the market. When looking for a rental it is very time consuming and expensive. I feel as though they had no consideration and lied to me about taking another application after we paid $100 to apply. I will not ever use this company again. read more

I'm rating this company 1 star because that's the lowest I could go. I rented a townhouse site unseen (I know, lesson learned). When I walked in (I was given the lock box code because noone could be bothered to meet me) it was nothing like the photos on zillow. Norma finally got to the location and as I walked through the home with her writing up the issues, I was told to stop (there were a lot) and it would be ok. Since I wasn't born yesterday, I took photos of everything and kept them for the 14 months I rented. When Jake came by he laughed that the renovations were done by the owners. The things wrong with the place are too many to mention but here but range from paint droppings all over the floor to horrible patch work and floor laying. The company aren't quick to answer emails or any correspondence. When I moved in, I paid a month ahead so I never had to worry about late fees. A couple of months before I was to move out, I emailed Alanna that I was not going to pay the following month to get back on track (it was going to be the last full month I was in the residence). It took her 3 weeks to respond and no less than 5 emails (I finally had to print out the 13 months of bank statements to prove I was ahead on my rent and cc Jake) to prove I was right. When I moved out, Alanna tried to blame me for items in the home that were there prior to me moving in (keeping the pictures paid off). I have been out of the residence for 26 days and had to email them to remind them that they are required to send me my security deposit or a itemized list of damages within 30 days of vacancy. We'll see what happens. From my experience, this company has horrible record keeping and is extremely disorganized. STAY AWAY!!! read more

If I could give a 0 star or negative I would. I have now gone through two experiences through this company. My first experience was with a rental townhome and the owner reached out to us to explain his negative thoughts on the company and why he was taking over and firing them as a property management company. That owner took care of us and eventually wanted to move back in to his home so we had to move out and we went through this company again (as the home that was available and what we wanted was available.) We signed our lease in mid June and were expected to move in within the two weeks as we had paid our deposit and fees and rent. We were approached that the home was not available due to their lack of communication and care for the home so we were told to move in July 4th. On the day of us moving in and after all arrangements made with taking off work and family taking off work to help, the home was still not ready and we received a call that morning of the 4th that the home was completely DAMAGED and asked to move in later as it was a holiday and now they were not available to help. We had a phone call on the day of move in (after we had all arrangements made for a moving truck and cleaners for our previous home to come in) we were told it was not "ready." I explained that it was unacceptable and that we had to move in as the property was listed as move in ready in June. We sat outside with our moving truck (literally 30 minutes after the phone call) and then had to hire a cleaning crew to come in and assist with the property as we sat and waited outside with our moving truck for an unprofessional crew to install carpets AND paint the home before our cleaning crew we hired could come in to clean. When the manager, Alanna, finally responded and showed up to do a walk through she had no paperwork to document the MANY items that needed fixing and through frustration made negative remarks to my mother who was only there to help on our behalf. We called after moving in as we had no where to go at this point, and were told a maintenance guy was coming by to fix. Jason (the maintenance guy) would always cancel and halfway fix. It took 6 months to get the bathroom counter replaced and it STILL was not completed as he would say "I will be back later to finish." He never painted around this area. It took a year and 3 months for the bedroom door to finally be replaced from the door that had a hole punched into it prior to us moving in and was still never repainted to match nor fit. Again, we were told "I will be back later to fix." The bathroom door was never repaired and when the maintenance guy again came by to look at it, he stated "it's too much work and not worth fixing." So we initially had to just deal with it. The closet mirror that was destroyed prior to moving in took 8 months for them to repair and fix. There were permanent marker writings all throughout the closet that was never painted over, the fridge shelves were destroyed as well as the leaking fireplace. To top it off, we placed a work order for the dryer that had broken within 2 weeks of us living there and we were told "the owner will not replace it as it is a courtesy." The home was listed as washer and dryer in unit included. We spent weeks from us moving in asking for them to come by and remove the property from the previous renters that NEVER got completed. To the point that Alanna refused to answer or return my phone calls. Fast forward to two years later we had to move out as our lease was running out and renewal is coming up, she refused to inform me as she was personally aggravated that I had brought to her attention prior on what was not acceptable from move in day forward. Instead one person was emailed (who does not use email) on our home that it was becoming a short term rental and we were not eligible to renew our lease and provided our numbers to random strangers to set up a walk through. When I confronted the situation after finding out days later, I was responded with defensive responses and when I asked for a walk through as a company and to speak to her boss I was responded with "we legally don't have to" "I have other properties to view and too busy" and no further response. Later on I provided my return address and an email to state where the keys were left and still never had a response. Moral of the story, if it is in issue with this company, you are better off handling things on your own or not dealing with them as you will never get a response. We didn't receive our deposit back for the home until the day after the Florida law required date as a petty punishment (As you can guess). I would not go through this company at all. In the beginning you are treated so nicely and with respect and concern and once you sign, they do not care about you at all. read more
