Pros - It's a quiet complex and generally people keep to themselves but are friendly. It's still very new (the oldest apartment quadrant first built wasn't more than 3 years ago, and the SW quadrant is only a year old) and I was the first person to live in my unit. Originally it was owned/managed by MEB, but it was sold to Northland in 2019. Naturally rents were going to be raised from the initial move-in promo offers, but the increases are reasonable considering the area and what older complexes nearby are charging. The office and maintenance staff members have been great and helpful. I think in my entire time there, I only submitted 1 ticket for a bent/broken oven door hinge that was replaced. The water billing charge was a low, flat rate. Electricity charges are also very reasonable even when running AC 24/7 in the summer - I don't think I ever had to pay more than $80-85 in a month to TEP. I also appreciated how minimal the move-out cleaning charge was, because corporate apartments generally love to price gouge and nitpick to keep your deposit. BTW, the deposit required to move in was very low too. There are a good number of dog owners but generally they are all responsible and pick up after their pets with the exception of just a slight few. The office monitors that and does their best to enforce people following the rules too. There are multiple dog waste/bag stations and dumpsters on the property, so there is really no excuse to be a lazy dog owner, but in a big complex, you'll always have a few. Parking is easy (plenty for visitors too), plus it's covered which is nice. One underrated aspect of the apts is the huge amount of closet space! Even in the single bedroom 684 sq foot apts, there's a walk-in closet for the bedroom with shelves, plenty of shelving above the W+D in their closet, lots of shelving in the living room closet, and a large shelved pantry closet in the kitchen and also an outdoor patio closet. You can store a lot of stuff - I forgot just how much I had until I moved out! I also really liked the countertop space - it goes well with a barstool chair. The walls/insulation are thick enough that you won't hear your neighbors' every action or words. Cons - very few. If you're out of town or staying elsewhere overnight, be careful about having packages delivered directly to your door. I had an $8 package stolen once and my neighbor had a large $300 package stolen (they were gone for a week and it was a surprise gift sent by a friend) from the doorstep. I don't consider this to be the fault of the apt complex at all; it's Tucson and property theft is high almost anywhere. There's nothing they can do to stop people from off the street from getting into the complex (hopping the fence or piggybacking through the car gate ) and it's not realistic to expect a security patrol all night. I believe this was more of an isolated thing done by shady characters in the middle of the night while people are asleep. But don't think that happens habitually - I've taken my dog out plenty of nights at 2 am and there's nobody walking around. It's a pretty safe and quiet complex. It's just big, but I have never personally witnessed anyone casing the joint who seemed out of place. The area has very few pedestrians and hardly any sidewalk so there are not people habitually walking around or coming in. It's quite close to a lot of shopping and restaurants in Oro Valley just up Oracle. Also, originally MEB only communicated things via paper notices on doors. However, Northland since taking over has done a good job of communicating now via emails and texts and they do more little things to show residents appreciation, such as a COVID-19 home quarantine gift/care package with popcorn and soda when this all started back in March. Their online portal works well and online payments are a breeze. I definitely recommend Pima Canyon as a great place to live in Tucson!

She helped us get our current apartment and was so kind throughout the entire process. Now having lived here for a while it is very obvious how well they take care of the property. The pool, gym, and general grounds are always clean. Maintenance is fast and reliable at all times. They also are awesome about incorporating monthly events for everyone to enjoy and occasionally have food trucks come to the property. No complaints would a million percent recommend to anyone.

LOCATION/PARKING This is a prime location, about 10 minutes walk to Fry's/ ~2 minutes drive. I could walk to Banner main campus hospital or the university health science campus in about 20-25 minutes. I could take the number 6 bus to get to the main campus and University avenue easily after a few stops, or get to downtown just as easily with the number 6. Free parking up to 2 spots included with our lease. The parking isn't covered but you can use a window shade or there are a few large trees that can provide shade. NOISE Most of the tenants were also quiet and there were no frat parties within this complex. Or they were good at concealing it and I never knew . If you are looking at other nearby housing/apartments, they seem to attract a much rowdier crowd. THE HOUSE One of the main reasons I chose this location initially was that it was a very reasonable price, in a good location, and it was two bedrooms, two bathrooms. It is nice to not have your own bathroom, and if one breaks, you have the other to use until it gets fixed. One bathroom is attached to the master bedroom. The kitchen itself is cozy, perhaps a bit less than I personally would want, but if you don't excessively buy kitchen appliances you'll probably be fine. We fit a large microwave, small rice cooker, Keurig, dish rack, 6 qt instant pot, and magic bullet easily. Electric burners. Easily accessible breaker box in the kitchen area if you kind of know what you're doing (or can YouTube for help) if you need to reset a circuit. Extra perks: We had a nice little front patio area which I wish we took more advantage of, but we were always a bit too busy, and I am unfortunately a delicious tasting morsel magnet to mosquitoes. There is an additional storage on the back side of each housing unit, which can store a decent amount of stuff. I personally only kept a half-broken bike there, but it probably gets decently hot as it faces the setting sun. MANAGEMENT Bill, the landlord, was definitely a landlord who cares about the upkeep of the property rather than just trying to patch fix an issue after it crops up. He did regular check-ins every few months to check and change the air filter, and run a cleaning cycle through the washer and dishwasher. He was also easily accessible, and if something went catastrophically wrong, he addressed it in a very timely manner with whichever maintenance crew was needed to fix it. It was easy to pay rent via Zelle, and even when my bank did something stupid and sent a rent payment after I moved out despite me finishing my repeating payment sequence appropriately, Bill was very prompt to my text and sent the money back to me. Chase said as Zelle is a third party platform there's nothing they could do from their end (which makes me never want to use Zelle for anything but a one-time payment with trusted individuals). Additionally, he did not spring the all too common unchangeable and frankly BS "fees" that many landlords charge everyone when moving out. He outlined usual problem areas that can deduct from the security deposit prior to moving out, and was very fair with the final deposit. Bill is easy to contact, reliable, and an actually good person, which is hard to find with a lot of scummy landlords that are unfortunately all too common near a college campus. THE BOTTOM LINE I didn't even know this property had a Yelp page, but there's a reason it's rated so highly. If you're looking for a good property to rent with a good landlord and no drama, this is a perfect place.

That said, what really matters is how it was handled--and that's where this team truly impressed me. I went straight to the office, and they immediately worked with me to transfer to a more appropriate apartment. The office staff and maintenance team also helped move packages that had already been delivered and made sure everything was taken care of so I could settle in comfortably. Mistakes happen--we're all human--but the way this was resolved quickly and professionally is honestly rare these days. Everyone I've interacted with has been friendly, helpful, and genuinely focused on making sure I'm happy here. The grounds and amenities are clean and well maintained. The apartment itself is spacious and quiet--I haven't heard my neighbors at all--and parking has been easy. My only small downside is getting past Milo, the AI staff member, but once you reach a real human, you're in great hands. Overall, I'm very happy with how everything was handled and appreciate the effort the staff made to turn a stressful situation into a positive experience.

Their listing on Apartments.com…read morecontinues to promote a "1 month free rent" special, yet when I contacted the office, I was told this promotion would not be honored. Instead, they tried to push a less valuable "$1,000 off" deal. When I pressed the issue, staff admitted management had officially refused to honor the advertised offer -- even though the ad remains live and unchanged. This is a textbook bait-and-switch. Prospective tenants are lured in with false promises only to be told "those units are gone" or "that deal isn't available anymore." No disclosure, no honesty, just deception. To make matters worse, Oro Vista already has an F rating with the Better Business Bureau, and based on my experience, it's well-deserved. If they are this dishonest before you sign a lease, imagine how they'll treat you afterward. Rent elsewhere.

Leasing Managers: Miriam Zepeda & Sara…read more Do NOT be misled by Oro Vista Apartments' marketing. This property claims to be a luxury, smoke-free community, but in reality, it is plagued with health hazards, safety violations, and gross negligence by management -- namely leasing agents Miriam Zepeda and Sara, who repeatedly gave us false assurances and ignored major legal and maintenance concerns. SMOKE-FREE POLICY NOT ENFORCED The lease agreement (Rule 25) explicitly prohibits smoking. That is completely false. Over 10 surrounding units smoke daily, indoors and outdoors. We submitted numerous complaints, supported by photo and video documentation, yet management has taken no action. My son has asthma, a condition we disclosed before signing the lease -- yet we have to seal ourselves indoors and can't even use shared amenities like the pool due to ongoing exposure to secondhand smoke. STRUCTURAL DEFECTS AND SAFETY RISKS The unit's flooring is dangerously uneven, with dips as deep as 3/4 of an inch throughout, verified by both maintenance and a flooring contractor. There are cracked bathroom tiles and other damage we reported within the first week of move-in -- yet to this day, nothing has been repaired. The apartment is not up to habitable standards by any reasonable definition. MOLD WARNING -- GROSS NEGLIGENCE While investigating a long-standing leak behind the shower wall, I discovered what appeared to be black mold. Maintenance did not test or professionally remediate it. Instead, they sprayed it with bleach and sealed the wall back up -- a method that does not kill toxic mold and may violate local health and building codes. This is a serious health threat and was handled with total disregard for safety. INJURY FROM FAULTY FIXES The laundry room's bifold door -- which had been "fixed" more than once -- fell off and struck my son in the back. This is not just poor maintenance -- it's potentially actionable negligence. Repeated safety risks have been left unaddressed, despite being well-documented. MISLEADING LEASING PRACTICES Miriam Zepeda and Sara assured us -- verbally -- that early lease termination would be reasonable in the event of a hardship. That turned out to be completely untrue. Do not rely on verbal agreements from anyone at this office. Get everything in writing, and read every line of your lease. They will not honor promises once you're locked in. If you're considering moving in -- do yourself a favor and look elsewhere. Oro Vista is not just misleading -- it's a potential liability, both physically and legally.

I am so glad I moved from here recently. However, I still have friends who live in the complex, and…read moreI went back to hang just yesterday and was shocked at what I heard/saw. Long story short: They shut the water off once a month for hours at a time, always citing someone else as the culprit; the rent just went up 300 dollars more a month; and they just chopped up all of the good trees that used to make this place so lush. It wasn't just a palm tree seasonal trimming either. They cut up and over-pruned hundred year old pine and deciduous trees and it looks like someone punched holes through them. The trees were why I moved here in the first place, and I'm so relieved I wasn't here to watch them get destroyed. DO NOT MOVE HERE.

There was dirt wholes everywhere the whole time I lived there. The landscape people were outside my window every morning weed whacking . The water tasted awfuk you can't drink it! The Covid precautions were stupid at times. We had no access to any of the amenities. Their gym was closed for renovations for six months. The spa was broken for about that long too! The first week I was there pipes in the bathroom broke and the facet in kitchen sink was leaking. There were a lot of cranky elderly people there. Drunk young and old people in the pool every weekend. Not Luxury !!!! Just old!!!!
