The management does not take residents' improvement suggestions seriously. For the past 18 months, I have e-mailed and spoken to office staff to install a large outdoor wall clock in the swimming pool area. Yesterday, I suggested this to the lead maintenance staffer. He replied, if this clock were installed here, then all three Encantada apartment complexes would require outdoor clocks. He added, "That means more work for me." I would have fired this employee on the spot, if I were the Encantada community owner! read more

RENTER BEWARE: I recently completed a lease in April 2023 at Steampump Encantada, where I had resided since February of 2021. For that whole period, we steadily paid around 1,750. dollars a month (12 month leases); which is reasonable for a 2 bedroom. We asked for an extension of our intent to vacate because of our new construction delay of 1 month. The leasing agent informed me that nobody else had wanted our apartment, so it would be no problem to extend. My problem is what was charged for me to stay. $3400 was twice normal rent; and in my mind seems unjustified. Being that we didn't have anywhere else to live while our home was being completed; I feel HSL took advantage of the situation and unfairly charged us to stay. I would expect some extra fee to stay a month longer; but not at an unjustified twice the regular rent for something that did not affect HSL operations one bit. Also while a tenant, I saw continually increasing utility bills to almost double over the last year. When I asked about it, I found out that this is not based on my consumption of water; but on someone else's consumption. How is that fair? I was paying around 35. to 40. dollars when I moved in, and recently watched it go from 60. dollars to 80. dollars. The hot tub was recently really fixed where all the Jets were working instead of just one that occasionally worked depending on when we used it. Often it was unusable. Sometimes the Jets, other times the heat; but over the period we were there, probably right only a couple of times in the 2.3 years we were there. Its advertised as a luxury apartment with all these extra amenities; but then they are not really available. Tenants have no recourse and pay for amenities working or not. And HSL's track record is not good for "working" at Steampump. Although I didn't personally care too much about gates being open during the day; they should have been secured at night. The gates were probably locked 6 months of the time that we were there. When I addressed this to HSL before writing this review; they forwarded to the Manager at Steampump instead of correcting it at the corporate level and then simply gave more excuses such as rent is a percentage within Fair Housing standards. That seems unreasonable to me and makes HSL look like a corporate shark that will take advantage of people when they possibly can. Regarding the other issues, the Manager made further excuses by attempting to justify why they couldn't do their jobs as much as they tried to. Of course, the Manager that responded to me was like the fifth one to cycle through this property. read more

After repeated calls with absolutely no effect, we started working with Comcast on our own. The problem turns out to be that Encantada has not paid their bill. They are over $300 in arrears. I've lived here for 3 months now and I do not enjoy it like I thought I would. Upon moving in and they tried putting us in a handicapped downgraded apartment. We've had an on and off month infestation due to junky cob web covered items outside of our door, the gates do not and have not worked in weeks - maybe months, there's never any parking, I can't ever take my children to the pool because the pool closes at freaking 4:45 before we have the chance to go, let alone any other amenities, the dog park ALWAYS smells rancid and trash cans are constantly over flowing. They SEEM like luxury apartments, but are nothing but spacious. I hate overpaying for this place... read more

I was late on my rent because my daughter was in and out of the hospital this month. I completely forgot to pay my rent. I was not expecting them or even asking them to waive the fee, but they wouldn't even let me write a check for it. There are damaged items in the apartment that we requested to get fixed upon move in and those haven't been done. Can I invoice them for that? Of course not. They literally told me "If I make an exception and take a check for you, then I have to do it for everyone, so I'm not willing to bend on that at all". That is the epitome of a response from people who flat out don't care about individual emergencies. Don't rent here. We got in for a decent price, but once the stimulus bills were announced they increased their prices by several hundred dollars, but did not increase their own services at all. If you were to move in now, you'd be getting ripped off. I don't think the office people are to blame as they just have rules to enforce, but they sure aren't working on fixing the issues either. read more

Thank you for the phone number. I did call and after a week, the manager, Sarah , called me back. She explained the situation with Late Fees. I understand that the apartment managers cannot get around the rules, and I am sure they deal with a lot of irate tenants , but I said I just want to be treated has a human being and get my calls returned. Rose, in the office has been wonderful and together, Sarah and Rose, have said they do value me as a 4-year resident and so I feel good about renewing my lease. read more

I am so disappointed living at Encantada Steam Pump. Don't let them sell you on the amenities or the 'Luxury Living', because it's not worth the extra $400 I pay above what I would pay at an apartment that is just as nice down the street. We haven't had full access to the amenities all year because of covid, and since we are in a lease we have to continue paying the additional money for services we don't have access to. I feel bad for the tenants that have been moving in all year thinking that they will have access to these amenities, when that is not the case. The gates have been broken for months, and recently I had a package stolen off my front doorstep. Rose is great, I've loved working with her. However, we haven't been able to walk into the lobby all year, so I don't even know who else is working in the lobby. They may or may not answer the phone, and now you have to pay a fee to pay your rent via an app, as they won't take a check in the lobby. It's only a dollar fee, but they are forcing me to spend yet another dollar to make their operations more convenient for them. Also, we rarely get a communication from management stating anything positive, yet we will constantly get communications threating to fine us for any deviation of the lease. I have been counting down the days until I can give my 60 day notice, and get the hell out of this veneer of an apartment. My rent is the same amount as my mortgage on my new house will be. I really don't like writing negative reviews, but I think this one is justified. read more

Really liked this place even with the additional rent cost as the people are friendly and the community it nice. Don't expect the pool and resources to be available majority of the time or functional, however. Don't expect anyone to get to your maintenance request or even reach out to you. Unless you are late on rent of course or an issue with 0.01 not going through because it was an additional cost to pay online. (Then you will be called, emailed, and texted right away) Been here for a few years now and even with that, I was happy with the place. Until now I have found my car was towed off. NOW it is in the lease that they have the right to tow it if it has a flat or 'cobwebs' and in the wrong for this but they will give 24 hour notice. Notice as in a piece of paper that was apparently placed on my vehicle that I had to request proof of. All their documentation has been inconsistent from what is stated between people when they look it up and what's on the images (which are hard to make out what it actual says). With their last statement, it was notified on a Friday at 5pm and then towed the next day at 5:45pm a Saturday. Seems just to be a cheep shot on towing on a weekend and after business hours. Begs the question, where do I keep my car if it can just be towed while I'm waiting for repairs and new to the area? When asking that question, they responded with 'drop it off at your families house'....yea why didn't I think of that...my family in a different state since I recently moved down here... Gotta say that is the most stupidest fucking response I have heard that made me home sick. Oh yea I can't even have it towed back to the apartment...you know...where I live because they can just fucking tow it back. :) Beautiful. (They even confirmed this) And the repair shop? Still have to wait for the parts to come and is 27miles away from the towing company they fucking used. Not even in the same city. They couldn't even pretend to care just a little bit. Because in the end, they don't have to and know they don't. Just a beautiful. But again, not gonna tow away the cars with more issues that are clearly unable to move even a little that are also in the apartment complex for over a year. It might be an additional step to actually contact (you know...give a proper 24hour notification) to the owner of the vehicle that is tied to a lease that they know lives right next door and have all their contact information but with everything else, will be moving out of here. I was even sending a message to thank them for taking the time to look up the information (has it lead to some staying after hours and at least one of them was trying to help and understanding), they proceed to send out an email and a text reminder on paying rent after I made the comparison that even though it might be an additional step, if it was rent, they would be contacting me up the wall. Felt like a fucking slap to the face. Distinguishing. Let alone, I walked by at least (2) cars with flat tires and 'spider webs' that have clearly been there for a longer time period (been at least 2 years) but we won't go there. Someone parks in your leased spot? They couldn't care less. (Even though that's in the lease too) Had to pay about 500 since they are only open until 4pm and it was towed on a Saturday. (Didn't notice until Monday). Was able to find a small car repair place nearby the towing company that would just have it chill there until they could repair it / fit it in with their schedule thankfully. So you know....didn't have to pay the 27miles to my normal mechanic where I purchased the parts already from in towing expenses but meant I had to refund/cancel appointment date. All in all, they made this situation even worse than it had to be and treated me like crap (except for one of them). Nice of them to add to the expenses I have to deal with when they can't even have their accommodations up and running that I pay for in my rent. This could have been better if they just had some courtesy and respect when talking to me. The rude comments were not needed and I didn't come at them to start an issue. In the end, I just needed to know if my car was stolen and if not, why it was removed and not notified (in a way that I would actually be notified of the situation and not rank up towing expenses from it being towed on a fucking Saturday). I lived here for over one year. To be honest everything is good. The property is well maintained (except for some dog poop you see every once in a while) and if you need maintenance they are easily access via the app. They either came on same day or next. They are very fast in making sure your apartment has no issue. I love the area and love to see the mountains everyday. The property is very quiet. Cons: i barely used the pool since the water temperature is always freezing. This will be my only downside that It is not 85 degrees on that water as they preached. Water bottles are not always at the gym since people come and collect them without using the gym. Had an issue with a lady and guy being racist against me. Still waiting on my refund check it's been a month. read more

We stayed for 2 years and couldn't wait to get out towards the end. Property is beautiful, but it's not worth it when you factor everything else in. Absolutely great location to live in. Quiet residential experience. Large corporation manages this property, so you need to understand this is the experience you will have. On-line maintenance requests are filled within a day, per my experience. Front desk staff are available and helpful. Recommend you request an inspection of your rental before signing the lease. I did and they were most accommodating in that regard. All in all, the best apartment experience I have ever had and would recommend to anyone looking for a quality lease situation. read more

Renters beware. High price does not equate to courtesy, professionalism or luxury. "Security gates" at this complex are always in disarray, only worked for 8 weeks during my year stay. Usually they were stuck open allowing anyone in, then they would occasionally be stuck closed and you had to find another way out. Also seems to be a good amount of police activity lately, had to let police in through gates on several occasions as I noticed they were trying but couldnt get access. 2 of those times were lengthy visits by Crime Scene units, not very comforting for such a high priced place. Make sure to lock your bikes up well, get EVERYTHING management tells you in writing and good luck on getting your gate fob to actually work and open the gate on a normal basis. The units are nice looking but that's literally all I can say positive about my experience here. Never again will I recommend an HSL property to anyone. read more

Literally the most trash management! The first 3 weeks living here they towed my car because my window was broken! It cost me to pay 1500 dollars to take it out of the pound, every time you put work orders it takes weeks to get fixed! My bathroom was not usable for 2 weeks took me 4 trips to the front and screaming at their faces till they send a tech to fix it, the gates are broken people's cars get robbed at night, my garbage disposal broke and it's taken 7 days to send someone and as I'm writing the review I'm standing still in the office trying to get someone to fix the garbage disposal, I have been living at hotels the last week because it smells so bad in my place I cannot breath without throwing up! Everyone here acts like they're worth something but they're all a bunch of lazy people who will charge you stupidly expensive rates for literally providing no service! Heated pool temperature is a freaking joke the pool is freezing cold all year round, the landscapers don't pick up the dog shit on the ground or barely take the trash out of the community! It's been the worse 6 months of my entire life living here coming out of the us army! I do not recommend this place what so ever I'd run before getting ripped off by this complex! Absolutely trash! You pay rent to live at home but I'm living at hotels cause these guys don't have staff to fix my garbage disposal that smells like a rotten dead body! I want my money back for the car you guys towed and the cost of living you've incurred to me for staying at hotels multiple times throughout 6 months of being here! I'm shocked to see all the negative reviews. I've lived here for 3 years, and I love it. The staff has been nothing but kind to me, and always ask how I'm doing. They always have taken care of any issues I've had. Rose is the best manager I've ever met at an apartment complex! Maintenance is always quick and on time. And if they can't come that day, they always call. The property is very clean, I see someone picking up outside on a daily basis. The location is very quiet. All my neighbors are kind, and I haven't had any issues with people being too loud. This place is very kid friendly as well. I highly recommend these apartments!! read more

This property has been going down hill after the porter guit.LP grills are never working properly. Hot tub always has sand on floor.Pool area is never neat or tidy. Landscape was nice until storm damage, tress have not been replaced. Dog poop everywhere because tenants are to lazy or slobs themselves. Abandoned bikes under stairs. I am sitting in my bedroom in my 1600 dollar/month apartment listening to the young, unsupervised, kid upstairs playing basketball in his bedroom. The whole apartment--ceiling, walls--shake. I hear this intolerable racket any time of the day or night--when I am working on my online classes and when I am trying to sleep. I have complained umpteen times to the management to no avail. I throughly enjoyed living here when I did, it was safe and I was treated well by the staff. It wasn't until after moving out that O received a report on my credit stating I owed nearly $500 for dust on the fans, carpet cleaning, mopping the floors and needing to clean oven. I had a full walk through on the day prior to leaving my keys and everything checked out fine. Besides these things being normal to need to clean an apartment after a tenant moves out and before a new one moves in, it's not $500 worth and there was no damage as I cleaned everything myself prior to vacating the property! If I could rate this so called "Apartment" complex a negative below the 5 star rating I would. If you are looking to rent in the Oro Valley/Tucson area please do your due diligence. The staff is very rude and unprofessional. The property manager and assistant manager are incompetent, condescending and not friendly at all. My complaints about naked hot tub sex, extreme noise in the common areas and a general lack of the up keep of the entire property were never addressed. There is a reason that in comparison to the surrounding apartment complexes they have so many units available. read more

We lived here for over four years and recently left. For more than the first two years it was really a nice apartment complex (2017 through part of 2019), but after that, and even way before the pandemic, it started going downhill. The upper management of the large company that owns this place, and then down the line to the current management of the complex itself, is no longer interested in the lessees once the apartment has been leased. Maintenance of the grounds and units is no longer first rate, the staff is very unresponsive, uncommunicative, and not cooperative, and yet they keep raising the rents and additional monthly costs. If there were a fair return for that monthly expense we would not have minded, but there are much better managed and better maintained places nearby to live for the same money. If we were just starting to look for a first class place in Oro Valley, this would not fit the bill anymore. They will sell you on the amenities, the pool, clubhouse, fitness room, etc., but remember it's the apartment and the staff services you'll be living with every day, and they do not live up to minimum standards. We don't post many reviews but thought if we could save one person from a mistake, it would be worth it. Beware! read more

My low rating reflects an unresolved issue. We moved in August, in our lease we were assigned a covered parking space that is directly across the street from our apartment. However, someone was continually parking in it. After multiple calls to the office, reporting the plate to them, they said they would take care of it and have them park elsewhere. However, after contacting the office the fourth time they told us they double booked the space and there is no other spaces available nearby, and gave us a temporary space that is 3 buildings from our apartment. We were told they are doing an audit and will get back to us to resolve it. We called twice, and was told still auditing. I emailed twice, periodically to follow up and was told there is no other spaces available. After speaking with fellow residents and witnessing my neighbors, all other residents have a space within reasonable distance to their apartment. My complaint is that they failed to right their wrong or compensate us for it. Per my lease I am assigned to the closer space that they double booked. We are on a corporate relocation and pay extra for amenities and furnishings to be included. This is a problem to us, as I have small children, one with Autism, and I have to pass three buildings and cross the parking lot street twice to get to my "temporary space" while the close space written in my lease is double booked with another resident. If this issue is ever resolved or addressed properly I will update my rating. UPDATE: After this post we got a call saying they had fixed the situation. They gave us a space, it was someone else's, then they gave us another space that belonged to someone else, but the third time they gave us a space it has so far worked out. The front office director acknowledged it has been messed up, but they have now fixed it. Aside from the parking issue we had the complex is nice and safe. read more

Cameras dont work, lots of lights out, overgrown trees, dog poop, outdoor fans broken, and never fixed. Now theyre telling everyone in the community that in November the water and sewage will be based on usage and could go up from 20.00 to 200.00 with great urgency to make everyone sign. Going door to door and texting that we have to sign asap. Is HSL going bankrupt? Something is really wrong at these apts. My lawyer is going to see if they can do this to us legally. read more

Lived here for 9 months. Aggressive dog breeds everywhere, dog fecal matter everywhere, no speed bumps so people race their cars through the parking lot, there was a shooting, police there all the time, it is supposed to be a gated community but the gates were broken for months. The worst thing is that my brand new apartment had maintenance problem after maintenance problem. We ended up with a terrible mold infestation. I have emailed management three times and I have called the home office multiple times and no one has ever gotten back to me! This is the worst place my wife and I have ever lived. Do not be fooled by the pretty lobby and nice pool. Once you're in there, you're stuck in hell. read more

My husband and I lived at Encantada at Steam Pump apartments for almost a year and absolutely loved it. The apartment was beautiful, the amenities were excellent, the staff was phenomenal and the location/view of the mountains could not be beat. Anytime we interacted with the staff (Jina, Callie and Meaghan), they truly went above and beyond for us! The customer service was impressive. When we had maintenance done by Chris and Sid, they were so knowledgeable and professional. We ended up moving because of a home purchase, but if it weren't for that, we would have stayed at Encantada for years. I cannot say enough positive things about the community. It is well kept, family and dog friendly, and the staff will do everything they can to make your experience enjoyable. I highly recommend Encantada at Steam Pump! read more

My husband and I were considering moving here, but one visit and we decided NO WAY. We were impressed by the location right on the Loop (walking/bike path) and took a walk there before we met with a leasing agent. We were fortunate to strike up a conversation with another walker who happens to live at Encantada at Steam Pump. She told us that her rent was going to be increased dramatically (catastrophically, actually -- $300!!) but that by changing the term of the lease, the increase was reduced to $60 (still quite a lot). When my husband and I went to talk with the leasing agent, she said that rents only increase $5 or $10 with each renewal. We were shocked to be lied to so blatantly. She also said something else that didn't match up with the resident we talked to. No matter how beautiful this complex is or how great the location, neither one could ever make up for the lack of integrity. read more

I was provided corporate accommodation here in building 8 on the ground floor. The interior is not at all luxurious, in fact the quality of materials used in the construction is extremely poor. The furniture is also of very poor and the place was sparse. I stayed the night and was unable to sleep as the noise from the above apartments penetrated through the ceiling. as a continued resident of this community (until our lease is up in january), i am sick and disgusted at how they treat their renters. no one ever explained that the apartment we are renting was going to be the most expensive one in the community. they never spoke one word to us about a 'mountain view' (which is from the guest bedroom) and raised our rent almost $100. unfortunately for us it was the holiday time and we had no where to go since we were going out of town for a month. needless to say, we pay an arm and a leg for this less than desirable view. today we find out they are now going to be charging everyone in our community for the water, gas, and electric in all the common areas and including the pool. (with no clue as to how much) what the hell? i have lived in many apartment complexes across this state and have never been charged for such items. who in the hell charges their renters in a 'luxury style apartment' for these things? i would NEVER recommend this property or any other property that this property management owns. they do not take care of the property (garbage and debris everywhere), they complain when you ask them to fix anything (grills never work, bathroom by the pool always disgusting lights in the common area out all the time, jacuzzi breaks down constantly),and they certainly DO NOT care about anyone they rent to. all they care about is getting you to sign on the dotted line and then they nickle and dime you to death. completely pissed and ready to move!! this apartment community has the potential to be a true community. unfortunately HSL properties does not know how to be an ethical company. read more

My husband loved these apartments and the possible future with them. Unfortunately they turned him down after he put down the $350 deposit to hold the apartment. Not only did the leasing office wait days to send the check to corporate but corporate notified us they have 14 days to cut the check. Although the corporate office is located in Az, they refuse to let us pick up the check. It has been 17 days since the apartment was cancelled and I was able to leave a message on the customer service line only. Terrible customer service! Do not give this apartment your money until you are absolutely certain you want to deal with them long term. You will not be taken care of. They do not care about their future tenants and they are not afraid to show it. The leasing office was not only no help to us 17 days later but they were short with me on the phone. AVOID at ALL Costs. We STILL do not have the check on day 17!!! read more
