Every square inch was inspected including the "attic". She would've stayed longer but we heard the builder's rep was making it known of her overstayed but warranted welcome. SMH! It was amazing to see all the blue painter's tape markers she left for imperfections, damages, defects and questionable workmanship that we'd overlook or miss. But, the most shocking thing she found was behind the electrical panel. One of the wires wasn't coated or covered with a protectant that could've resulted in an electrical fire. Wow, just wow. A few days later, a professionally-made binder was given to us, complete with photos and explanations of what was done and found. OVERALL: A great investment on top of the one we already made.

Most of the inspectors seem to provide satisfactory reports but their reports sounded very generic as if they had just plugged in stock language that they used for every condo. Mark Thorman's reports were different; he provided a personalized report unique to each property. When I received my report I was very pleased with his detail and thoroughness. The condo was a "fixer-upper" so his report was extensive but he located every item that needed to be addressed. He was unable to get into the electrical box because it was located in a public hallway and was locked so he came back without charge to inspect it once we were able to unlock it. Communication was excellent and neither my agent or myself had any trouble in reaching either Mark or his wife (who manned the office). I selected Mark before I knew what the exact cost of the inspection would be but, as it turned out, Mark was less expensive than the three other inspectors who were available. Submitted April 2019…read more BACKGROUND: As a real estate investor who has done countless transactions over the past 18 years, and who has worked with even more agents, I have never been more impressed with the skill, competence, knowledge, and most importantly, dedication to clients than Ben Harper of EXP Realty on Maui! REVIEW: After touring numerous properties on island day after day for weeks, my wife and I put an offer on a $1.7+ million dream (retirement) house in Haiku. Having lived in the area for years, Ben's knowledge and insight of Haiku was extremely valuable for determining if the area was a good fit and what we could expect. Negotiations were extremely tough but Ben continued to update, help, and aid us when our travel plans forced us to return back to Virginia early before settlement. Not being on island during the inspection process was a serious concern for us but Ben happily(!) acted as our hands, eyes, and ears. In addition to negotiations, he orchestrated the following for us: 1. Personally dug the septic access hole for septic tank inspection (wow) 2. Removed locks with lost keys for inspection access for the (vacant) home 3. Photographed areas of concern which arose during inspection 4. Removed coconuts and other debris from the home and swept(!) 5. Took crucial measurements to allow us to plan renovations ahead of schedule 6. Dealt with a difficult tenant on property who didn't want to leave 7. Lined up septic inspectors, water testers, home inspectors, pump out contractors, and termite companies and met each one at the property on different days. 8. Recommended solar companies, landscapers, and chased after delinquent inspection reports needed for timely settlement. 9. Helped with POST-settlement logistics and contractors in an effort to ensure we had a beautiful home to arrive to when our move was complete. Plus, in rare occasions when he doesn't know an answer to your question, he doesn't BS but *researches* and finds out - usually within minutes! His partner Maria is an amazing resource he taps when there are issues with contracts, real estate law, or unusual problems that go beyond the norm. Ben is HIGHLY motivated, super fast, and simply on-the-ball! CONCLUSION: In short I have found Ben Harper to be one of the most capable realtors I have run into across my career and will undoubtedly have him represent me in future deals for as long as he is in the business.
