I would give this company a negative 100! Grossly incompetent!! Full of excuses, illnesses, etc. Unable to balance our books or respond to our tenant's phone calls, per Alliance, their excuse... "your tenants never called us". WHO ARE YOU GOING TO BELEIVE?? Three tenants with the same story or Alliance! We do not live in CA, we are out of state owner, with strong family ties in the community. We trusted Alliance to do what they were paid to do! We visited our property yesterday, dead tree in the front yard, leaking swamp coolers. Paid for a paint job in one unit, their in house maintenance man Todd, did not patch 20 plus nail holes in the bathroom prior to painting. No pets, no smoking, we found 4 birds In one unit and cats in the other two! When the owner of Alliance ,Joanna Wing (our property manager) told me she not had not been to our property in 3 months we fired Alliance. read more

Alliance has found tenant for the rental property next to my house who is demonstrating a harassing behaviour toward people around. I wonder do they run any background check on individuals they handed keys over to? Why should I be attacked in my backyard by their tenant? Do they allow him to consider my backyard as a part of his rent? If yes, it has been done against my will and I am not getting compensation for such "arrangement". What is important: arrogant tenant is confident that property management will back any of his obnactious actions. What a setting! My concerns to the Alliance have never being taken under consideration. Such property management company deserves only negative star. read more

I would give this real estate company negative stars if I could. They are slum lords. Interested in money and that's it. There communication skills are horrible. Mary is extremely incompetent and I'm pretty sure she is only there because she's family. Joanna was nice to my face but never answered any of my questions and NEVER got back to me in a timely manner. The house we rented in Musick was disgusting! Although they said the carpets had been cleaned they had not and I had to have them cleaned twice that year and once when I moved out. After cleaning the yard and Completely repainting the house for them... they charged us with a cleaning fee if $200. I spent almost 700 just making the place liveable. I scrubbed the floor for two hours with bleach before we moved in because of the dirt caked on it. Yet I got charged with a fee. Don't rent from here. They don't care about you. I gave 1 star only because I can't give zero. Unprofessional, rude, and won't return emails or phone calls. Terrible booking methods; we went months at a time with no statements. When we asked her when was the last time she went by the property she told us two or three months and didn't understand why we were appalled. Stay AWAY from this company! read more

We were moving several hours away and needed to find a place to rent. Red bluff was near our new job so we found this rental agency on Google and decided to call. She seamed very pleasant on the phone to talk with in the beginning but our conversations were not getting anywhere with her. So we decided to drive seven hours to show her that we were serious about renting and that we are not just wasting her time and that we were on a time crunch and had to have a place in 10 days. So we walked in. We met mary in person and let her know we drove a great distance and she handed us the applications. We filled them out and she said that there is a $50 application fee for the 2 apps. We thought this was kind of high but she made it sound as if we had a good chance of getting into something based on what we were looking for. Before we left to get the money, she made very clear and was very strange about insisting that "the money had to be exactly $50. Not more than that and not less than that. $50 exactly. You will not get any change back if you bring in more than $50." She continued to go on and on about it having to be exactly $50. That seemed very weird to my wife and I but I kind of giggled and said, "got it, not a problem." When we arrived with the "exactly dollar amount" she gave us 1 key at a time per property viewing. She had a copy of our list but required us to come back for another key every time we wanted to see a different property. This process took us the whole day. And we still had to drive several hours to get back home. Well by the end of the day we narrowed our search down to one property. She said she would get back to us the next day and let us know if we qualified. We left and went home exhausted from the ordeal but we were happy we got it done. The next day we did not receive a phone call. So we waited till the next day in the morning to get an update. Mary answered the phone and after letting her know it was us calling, her tone changed quickly. she became very firm and extremely rude with me on the phone. She said she would call us back in a couple hours. Well, 5 hours later and just about closing time, I could not wait anymore. Again, she was pleasant when she picked up the phone but turned into a jerk when she found out it was us calling again inquiring about our approval as promised by her. She then said there is a hold up on the app and it came down to 1 question. I answered her odd question and although it was very strange, we felt good knowing that this childish question was answered. She again said she would call us tomorrow morning with an answer. The same thing happened. No call form her, so 15min before closing time I called again. She was rude and said there was another question. So I answered it and we were told she would call us in the morning. The next day came and the same thing played out again. No phone call, we call back at the end of the day again and are told the hold up is another question. Again she said she would call us back tomorrow morning. Well this whole cruel process played out 3 additional times. It had been a whole week since we applied with Alliance and no answer yet. Finally I politely asked her to stop lying and just be straight with us and that if we do not qualify just tell us right now yes or no. And I asked her if qualify or not for the home we liked. She then said oh, we thought we wanted the home on bla bla street. I reassured that was not the home we wanted and never liked it as a possible option. So this new enlightenment for Mary would only cause another hold up. She said she would let us know in the morning -sigh- and that she could not give an answer right now. Amazingly she called mid afternoon, she sound very happy and in good spirits so I thought she had good news, but she said we did not qualify and very rudely hanged up the phone. We were so bummed out and disgusted with our time wasted with this rude woman. We made 4 times the rent and she led us on a whole week just to make $50 in app fees. Mary looks like a nice great great grandmother but she was very mean cruel to deal with. She also had a very difficult time with numbers. We had numbers on our app such as money made, money earned, address of possible rental and the amount of children we have and so on... and she could not comprehend these simple numbers. I feel that was the problem with our app. Mary seams to have the numeric comprehension to that of a 3 year old child. My advice is to stay away from this agency. We also spoke to a tenant of one of the properties and she was not happy with the agency either. We also spoke to a neighbor of another home we looked at and she had nothing but bad things to say about the homes maintenance and upkeep. STAY AWAY FROM THIS AGENCY. ESPECIALLY MARY.
