I called and voiced my concern about an applicant trying to rent next door me after said applicant attacked me and threatened to do it again. I did not provide my name to Vicki or the office assistants and I told them why I didn't want to provide my name. Vicki went on to immediately text the applicant and let her know my full name(I'm assuming from caller ID since I didn't provide that information to her) and my reason for calling, completely disregarding my concerns for my safety. That message only made the applicant(now tenant) act in the way that I knew it would, but since Vicki is getting money in her pocket, she doesn't care about other safety. This is only my opinion. Everyone can make their own judgement based on this review. Keeping in mind the PROPERTY OWNER is at fault too. Just want to inform others of our experience. Everything went smoothly at first. We were excited to move in. Until rent was raised when we weren't even living there for a year. We were late probably 3 months (but fees paid in full). Husband and I weren't making much. But for $850 it seemed like a bargain. They promise a yearly inspection of the whole house but only came to service the old ass swamp cooler that has been there for years. Upon moving in, property owner promised a work order to fix the fence in the back but never happened. When we asked for the heater to be serviced, they responded with, "just get a room heater." (Which made our PGE bill higher) As far as I know, it's the property owner & management to provide comfortable living. But we didn't complain because rent was cheaper at he time. Once rent was raised, there were no improvements. $900 plus utilities, own lawn maintenance, old fixtures, no heater, no air conditioning, no proper maintenance was not worth paying rent in the end (There's more but too many to list). The bathroom smelt molded but they make you sign a waiver for it to make sure they're not liable. No promise of even updating anything in a house that seemed like it hasn't been touched since the late 70's early 80's. read more

They ruin the neighborhood by renting to weird trash. The neighbors across the street are grandparents and they sit on their front porch and smoke marijuana all day long with her grandchildren and leave their front door open all day and all night which stairs into my bedroom window and the guy that lives there stares at my boobs when he talks to me so trust me they're weirdos. It just sucks when the neighborhood goes to shit because of all these rental properties now and most of the people that rent cheap houses are losers especially when they're in their 60s and can't afford to buy their own home we know what we're dealing with here. When somebody gets up and it's cold outside and they open their front door that looks right into my bedroom window and I've tried everything I can do by putting trees and umbrellas in front of my bedroom window but they want to get up and open their front door early in the morning and late at night so they can creep and look into my bedroom window she even told me that she keeps to get all her windows wide open because all her other neighbors keep their windows shut so she gets to keep all her windows open while everybody else feels uncomfortable poor white read more

Joni and Chelsea were both extremely rude. I HAVE NEVER BEEN TREATED SO POORLY. I am in shock. Quotes from Chelsea just before signing a lease that was not signed because of the rudeness: "You need us, we don't need you", "I do not have to explain the rules to you". This was the result when I asked questions about the payment schedule. Also, asking questions from Joni through phone or email was like pulling teeth and she responded with a snide tone right from the start. I have worked with Alliance Property and Business Connect, the other two rental companies in Red Bluff and they were so much more courteous and professional. I use Yelp regularly but, have never been motivated to make an account until that moment. Others must be warned!!!!!! read more

If I could give zero stars, in this instance, I would. I rarely find it necessary to voice a negative opinion about something but our experience with Tehama Property Management was a disgrace to customer service. In the beginning things were relatively smooth with a few bumps here and there. Eventually we began to narrow our options down to a few houses, and ultimately, the one. Any renter during this process is bound to have questions about their future home, right? When we would call asking clarifying questions their tone with us was extremely rude and short. I let that go, thinking maybe the woman I talked with was maybe having a bad day (though I did check Yelp for reviews... they have one good review and two terrible ones (maybe a few more now)...I should have followed my gutt... We decided to move forward with this "company" because we liked the home and for the sake of timliness. When we tried to schedule a time for the lease signing they refused to be flexible - I had to take time off of work for the signing. Really? REALLY!? We should have stopped corresponding with them at that point! You live you learn... I guess... When we arrived on time to our appointment for the signing the woman in the office was very unwelcoming, and insincere. When we asked questions about the payment schedule (first page of the lease) she became snotty and defensive. We then felt it was appropriate to mention how we were treated up until that point, and things escalated (customer service? What's that?) We did not sign the lease with Tehama Property Management because of there complete lack of professionalism and respect for their customers. I personally have worked in customer service and the professional world for years and it is very upsetting to me that a "business" finds it acceptable to run this way. read more

After calling and explaining my bad credit due to a long illness. I was told that there would not be problem, that Tehama Property Management would able help by talking with property owners and she was sure they could help. I will need fill out their credit app. and include my wife. After spending $60, I receive a call the next day the woman said, Tehama Property Management would be not be able help due to their policy on bad credit. Which I explained the day before on the phone. What pitiful way to make money. Sad it's all about money. Tehama Property Management seemed to have compassion. read more

They are good at taking care of any problems while living in their rentals but once you move out you will have a lot of deductions from your original deposit. I hired a company to clean the kitchen and bathrooms when I moved then got charged $125 when Tehama Property hired another company to clean it over again. As far as carpet cleaning goes the departing tenant isn't responsible for shampooing it nor for painting walls, it's called normal use and the landlord needs to clean and paint it themselves. read more

Vici and Tyler Miranda own TPP and were our landlords for a year. They were extremely professional, always kind and courteous, and let us live in the house as if we owned it. The longest we ever had to wait on a return phone call was about an hour. IMO, they are the best prop mgmt in town. I have and would continue to refer people to Vici and Tyler even though they are not our prop mgmt company anymore. read more

My experience with Tehama Property Management was so so. When we found our house we were so excited to have an updated modern home. I paid the rent as of the first but was not given the keys until the 5th because they had to wait for it to be cleaned,and I was shorted a day when I got the prorated money back. Which I have to say, I owned a very upscale housekeeping business in Newport Beach so I was very disappointed with the job that was done. Then I found out what kind of tweaker neighbors I had!!!! I had to call the police on them constantly! All I have to say is that if you rent from them make SURE you write down each and every single thing wrong or damaged because they will charge you for it! Use extra sheets of paper if you have to! I was charged for the toilet seat that was already broken when I moved in, for re caulking the bathtub, for the removal of a couple of things I had to leave behind due to them not wanting me to use a police escort to retrieve my belongings due to the drug attic neighbors because it would effect how the new tenets would view the place, for a dangling phone jack in the wall that was already like broke, and for blinds that I REPORTED in my walk through that were already broke! When I informed them I was moving they gave me less then a 24hr notice that they were bringing people into my home to view it. I asked them to reschedule and was screamed at on the phone when I let them know the house was not in viewing shape, boxes were everywhere etc. I finally got a compromise for a reschedule when I said that I would be present for the viewing and would inform the new tenets exactly what kind of neighbors they were going to reside from. I have mostly had a pretty good experience with Vici, but Joni on the other hand is exactly how others have reported, rude and snide. I have for sure experienced better.
