I am someone who analyzes every detail and worries about the numbers, so I needed a strategic partner, not just a salesperson. What stands out most is Gary's integrity. During our search, he actually advised us against buying certain homes because he spotted drawbacks I had missed or knew they wouldn't fit our long-term goals. He wasn't trying to close a quick deal; he wanted to make sure the move was actually worth it for us - that we were getting more square footage, accounting for a possible growing family, and other things we've mentioned to him. When it came to selling our current home, I really appreciated how realistic he was about the price. Instead of promising us an inflated number just to get the listing, he gave us a brutally honest, data-backed valuation. He manages expectations perfectly so there are no surprises later. It's honestly wild how dialed-in he is to the San Diego market. He's been doing this for decades, and it shows! He walks into a house and predicts almost exactly what it would sell for (and he was always right). He knew exactly how to negotiate so we didn't overpay, showed us off-market homes we never would have seen on Zillow, and knew precisely when to strike to get our offer accepted. We've talked with other agents through open houses we've casually walked through, but watching Gary work is different; he pulls off these complex moves effortlessly and with such a good nature that you almost forget how sharp the strategy actually is. We are currently trusting him with the complex process of buying and selling simultaneously, and having someone who will give you the unvarnished truth is invaluable. If you want an agent who protects your interests over his commission, Gary is the one.

During that year, I personally referred Arrow to multiple HOA presidents and spent several days handling referral calls on their behalf, which contributed to the company adding a number of new accounts. At the time, I raised concerns that growth without corresponding staffing and oversight could affect service levels. Janeth and Caden served as our primary manager during a period marked by frequent staff turnover and operational gaps. We experienced missed or lightly supported meetings, delayed follow-up on post-meeting action items, and slower responsiveness on time-sensitive issues. As turnover increased, continuity and accountability became ongoing challenges. Several maintenance and financial items took longer than expected to resolve, including common-area repairs and aspects of a loan process that carried meaningful impact for our homeowners. During this period, our account was supported by multiple assistant and full-time managers, which appeared to contribute to the lack of continuity. Based on our experience, associations considering Arrow-particularly those facing major projects or financing, may want to ask detailed questions about staffing stability, oversight, and communication expectations before proceeding. They are the best we have had compared to our last, but our board feels that they may be entering past management habits.

    After going through a stressful and unproductive home search with another agent which lasted about…read morea year, we decided to look for another agent. Through a referral, we were able to luckily meet Mr. Cam Herndon and closed on a deal in less than three months. Right off the bat, we saw a huge difference on how Cam approached and performed his job. He was genuinely passionate on finding his buyers the right home. To him, the right home meant providing the buyers all the information needed in determining if this was indeed the case. Through my previous agent, everything was presented as being a "seller's market", so that there was no leverage for the buyer. Even, if this may have been the case in this current market, Cam was able to erase any of the unknowingness by using his professional analysis. This included a very in depth comp analysis, and even almost acting as a home inspector, giving us detailed breakdowns such as the rough age of the cabinets, or disadvantages of a certain type of flooring, just a great insight into a potential home for a first time buyer. After finding the right home, Cam was able to help us navigate through a tough roof issue, and used his local connections to find the most respected roof company to come out and lay the roof issue to rest. Cam was very aggressive in even getting us credits for repairs, which as the buyer I was a little bit afraid of. With my previous agent, I was told in a seller's market, homes are sold as of, and buyers have little to no leverage in the negotiations. Cam carefully explained to us that as a buyer there were certain rights, and requesting for things did not put the deal at risk. At the end of the day, he got us a credit for $5,000. If anyone is having struggles with their current agent, I would recommend giving another a try, even if it's not Cam. However, I would 100% refer Cam to anyone out there for any need, buy or sell, especially for first home buyers. Cam was extremely responsive, always had the time for us, very passionate for his work, and just a pleasant human being to work with. He grew up in San Diego, so his knowledge and understanding of this city in all areas is deep and rich. I am excited to work with Cam again in the future and hopefully other individuals can see what I am writing about as well.
