**Zero regard for residents or safety.** Allure Property Management towed my vehicle **while it contained my 11-month-old baby's ONLY car seat**. Let that sink in. Had there been an emergency and we needed to get our child to the hospital, we would have had no way to safely transport her. What makes this even worse: my registration sticker with the HOA was **actively pending**. There was no warning, no attempt to contact me, and no common-sense discretion -- just an immediate tow with complete disregard for resident safety. This wasn't just an inconvenience. It was reckless and dangerous. Removing a vehicle that contains a child's car seat shows a shocking lack of judgment and humanity. Property management exists to support residents, not create unsafe situations for families. If you live in Park Lane or are considering living at a property managed by Allure, be aware: policies are enforced without compassion, communication, or consideration for real-world consequences. Allure Total Management, is our management company for our 250+ detached homes and a wide assortment of amenities in our beautiful Cimarron HOA community in Escondido. I have been a resident for almost 10 years, and now serving on our Board of Directors for almost 2 years. I have previously served on two other HOA boards in other states, as well as several professional and volunteer organizations, and Allure Total Management is dedicated to their clients, and provide us with a high level of service. I have had more personal contact with our property manager, Harry Seaboldt, and Carly Bulis in the project management department, and they are always efficient, pleasant, response quickly, and follow through with routine matters, and any special concerns or problems. I can only believe that previous reviews that rate them low, and/or have posted really ugly comments were folks that don't want to follow some, or any, of an HOA's or a homeowner's (if it's a rental that the management company is handling) rules and regulations, which are set up by the actual HOA Boards and with residents voting for them, or an owner, not set up by a management company. Or those who have gotten into financial difficulties and get in arrears on their HOA fees (or rent) which, again, the policies regarding delinquent accounts are set by the homeowner or resident's HOA Boards, not a management company. Unprofessional and unethical. 1) never replies directly to residents. Only replies to board members and even then takes weeks. 2) if you dare call you're met with rudeness. 3) I'm in closing now and they neglected to fill out forms which is pushing my closing out now over a month. I'm literally about to go into foreclosure and bankruptcy because of their willful negligence. I have hired a lawyer and they have been served with a demand letter, and yet they STILL won't do their job in answering BASIC questions from the lender. 4) absolutely terrible company. If you're an HOA looking for a management company, do not go here. Take your business elsewhere. Would rate a million negative stars if I could. 5) they lied to me stating they supplied everything only to be told a few days later by the lender that they didn't supply anything. 6) misplaced meeting minutes and reports leading to even more unnecessary delays, and the lender has been requesting the same info many times over and they are refusing to provide it. The owner, Jill Morgan, was even contacted directly by my lawyer and told to get off their backside. That was two weeks ago. I'm still having to pay for two places and I can't do it anymore. DO. YOUR. JOB. Update: I explained to them that their willful negligence is about to result in me being foreclosed on + filing bankruptcy as we are VERY far past the closing date, and they said "your financial problems are not our responsibility". They are their responsibility in this case because had they actually done their job, I wouldn't be where I'm at today. I have $14 to my name, can't even make my car payment, all because they won't get the lender the REQUIRED documents in order to close the sale that should've closed a month ago. I hope they're fucking proud of themselves for being the literal cause I'm about to be homeless. I'm not even kidding. Do not ever do business here. Oh not to mention the way that Allure became the property manager here is in violation of the HOA bylaws (extremely shady). Henry Seaboldt, who works as a property manager for Allure, was on the HOA board and worked at Allure at the same time. Almost certainly lining his pockets by violating by laws. Oh and a current member of the board is violating bylaws by being friends with Henry and offering up his own company to service the HOA. Don't go here. Does not answer phone to make appointments. Does not respond to emails unless you make it a legal matter. They will say you are harassing them for going to the office when they don't respond. They don't take accountability for any claims or actually provide any type of service with or without a board. We almost lost the sale of our condo because of their incompetence and rude attitude since they had such a hard time responding to all of our agents, lenders and escrow team. They accuse us of being bad people when in fact it is the other way around. Don't let this sorry excuse for a management company bully you. read more

Worst Property Management company ever! Don't work with these crooks. Our last management was so much easier to work with and much more understanding of situations. These people only care about getting money through any means possible. Even the COVID-19 pandemic can't deter these criminals from demanding increased fees and assessments. They impose fees without notice and expect you to pay on time. If you miss it, be sure that they'll charge you even more assessments on top of that. Ridiculous! Update: they are starting to harass homeowners now with this parking permit nonsense. Allure is not even following the rules laid out in their letter; they're requiring people send in proof of registration for the cars parked in the garage! They never said anything about this in the initial application. Update 2: The community just had a town meeting to go over some of these new changes. The allure manager Jill Morgan was there. She was extremely rude! One of the homeowners was speaking and Jill kept interrupting her, blamed all the homeowners for not checking their emails, and even demanded the homeowner to immediately present proof she lived in the community! If every homeowner complained about not receiving notifications, then it's probably the company's fault for not sending the communications in the first place. Absolute worst management company! They will not answer or return phone calls, ever! Takes weeks to get an email response. They do not care that we are paying for their services as HOA members, they skip us completely and do what they want. I could go on and on. We currently have 30+ opening parking spaces that they want to charge $125 for and even the renters have to provide drivers license info, registration that has to be registered to the current address even if you are renting, multiple photos of you house, car, garage. My daughter is 16 and none of that info is any of their business. Just give me a sticker and I'll provide the license plate! That's all they should need. Insanity! I called Allure to obtain a pool key. I was told they go to lunch between 12 & 1 and would be open after that. I said fine, I'll be there after 1. She said ok and advised me the pool key would $50. I said I thought that was part of the HOA. Apparently NOT. She also neglected to tell me the doors to the office remain locked and you have to ring the bell. So I drove down and find locked doors, left assuming they were closed. We also have an issue that started a couple of years ago. I stepped on the corner of one of the concrete covers (water?) in the front yard. It fell through, I fell and hit my head. We called Allure and asked who's responsible for replacing that. They they didn't know but they weren't. We called Rainbow Water-they weren't either. We called a couple different city numbers-no answer. We covered it with a piece of wood which still is there. There was another issue with a non-operative vehicle involved-no response. A lot of issues with property upkeep that don't seem to be getting handled. Frustrated. read more

Terrible customer service, rude to homeowners and no follow up/follow through. Allure managed our association for a year and nothing was accomplished. The landscaping is poorly maintained and the common areas are dirty. When homeowners would turn in maintenance or other requests, we were dismissed and treated like we were a nuisance. Jill is especially rude; every interaction I had with her was difficult. We would have to follow up for weeks, sometime for months for simple requests. Allure was quick to blame the board for their non-action, their standard response was "we'll inform the board at the next meeting". The next meeting would happen and they wouldn't even bring it to the board's attention. This is not the way to conduct business. If I was that rude and condescending to my clients, I wouldn't have any. Our HOA fired Allure. I just hope others follow because only then will Allure be faced with the decision to change their business practices or leave the industry altogether. read more

Allure took a long transition (Mar, Apr, May, Jun), they did doing nothing during the transition period (no election for board directors, no HOA meetings for 6 months). Awful. No LED lighting conversion program has never been completed for over ONE year. We needed this improvement. I sent maintenance requests for exterior painting jobs on laundry room doors. The guy painted the wrong color, poor jobs and they gave up. It has not been resolved to repaint the correct color. My HOA payments were lost in mail for over 4 months due to they changed the lockbox address. They charged me for late payments. Pissed off. Lack of communication and professionalism -- no meeting minutes on website, no crime incidents, no follow-ups, no important topics to the owners via emails. We're VERY happy to hear that Allure is no longer with us. (I tried to post this review on Allure website via Google 3 times. Allure refused to accept my review on their website.) read more

At our most recent Silverado HOA townhall meeting Jill Morgan put down our newest board member about how little he knew about HOA's in front of the entire huge crowd of homeowners. Few of any of our questions were answered by Allure and the tone of the meeting was one of condescension. People had many more questions and the meeting was abruptly shut down. Unprofessional!!! They avoid helping you and coward away when one needs help, they're very good about charging you. Explain how we pay thousands and thousands of dollars for HOA and our parking lot is absolutely empty!!! No one is even allowed to park there! They're accusing us of violating policies like having solar panels and want to charge us when the solar panels were there when we bought the house. HOA is a scam the aesthetics aren't that great there's a mess and they keep finding reasons to fine us. And they're invading our right to privacy telling us we can't use our garage for anything other than parking. Insurance is also a scam we've needed help with our Air Conditioning, our plumbing, our carpet and all had to come from our own pockets because Allure Total Management does not care and they avoid helping you. I contacted this management company in order to apply for a rental property they were advertising. I brought them my applications (3 in total) as well as a $35 fee/application. Their website and their application stated that I would be contacted with a decision within 72 hours of turning in my application. After three days I was requested to turn in more documentation. I responded to all requests quickly and provided them with many sensitive documents including 4 months worth of bank statements. After a week of communicating via email several times, I was asked to come in for an interview the following week. I made several attempts to reach someone by phone in order to schedule the appointment, but was always sent to voicemail, never received a return phone call, and the only communication I got was via email. I was told I was not yet being offered a lease. When my husband and I arrived for the appointment in the middle of our work day with the deposit check we were requested to bring, we were told that our application had many red flags and were told to "defend" ourselves. After a 5 minute conversation in which we were treated completely hostile, we were dismissed and told we would be given a decision the next day. I knew immediately that I did not wish to rent anything from this management company, but several days have passed and they did not even have the courtesy to let me know we were officially declined. I found a better rental the following day and am already in a lease. Seriously the most unprofessional company I've ever dealt with. read more

When I had issues with the property they were fixed appropriately. They do have rules you have to follow but I appreciated that. It kept the property looking nice. This company is unresponsive and incredibly difficult to deal with. A tree fell on my vehicle on the property they manage and they refused to talk to me, would only talk to the owner of the property I've rented for the past 5 years and tried to deny any responsibility before their insurance company even investigated the incidence. I've never worked with a more unprofessional management company whose only interest seems to be themselves. They should really be trained in customer service 101 and I'm surprised they were able to manage our condo complex as long as they did. This company is the mgmt company for California Capri townhomes. 9 days ago my home had extensive water damage due to a pipe that broke inside the kitchen wall. My "walls in" insurance required that a claim be filed with the Master Carrier in order to pay for anything above $5k. Once the Master Carrier came back with a denial of the claim, my insurance as the secondary insurance could come in and approve additional repairs. However, for the past 9 days Allure refused to even file the claim despite having both insurance companies call them to explain the procedure. The insurance would only have needed an email from Jill Morgan, owner of Allure to file a claim on my behalf. Due to their refusal to file a claim with the insurance company, I have had to register complaints with the Bureau of Real Estate, the Department of Insurance and the Better Business Bureau against them. The BBB gives them an F. Below is the BBB rating for Allure Factors that lowered the rating for Allure Total Management include: Failure to have a required competency license. I am now working directly with the board of directors to resolve my situation. read more

This is the most unprofessional management firm I have ever dealt with. They sent a letter requesting I remove a tv that was waiting to be picked up by a charity. I had the tv removed and sent pictures and documentation that it was handled. 4mo. later I get a letter saying I am in violation and haven't handled the problem, demanding that I show up to a HOA meeting. When I tried to call and explain the problem, they were rude. When i told them this is not the way to be interacting with a customer, i was told you are not our customer Lake Rancho Viejo management is our customer. Although the documents provided by the title company indicate there is a legal road agreement, Danielle (sic) said there is not one and would not help in any way even by stating she has no knowledge of one. I've been living in the complex that this company manages for almost four years now. They are as unprofessional as it gets. There are multiple tenants that have requested repairs that this company has never even responded to. I'm talking years that have gone by without repairs! They constantly mis-manage money, they do not enforce the rules of the complex, and the staff is as rude and unprofessional as it gets. Dealing with these people in my HOA has been as absolute nightmare!!! I rarely if ever, review...however, reading over the reviews already posted, adding my own experience is just necessary. As a resident of almost 23 years in the same house, they would not accept my California State Driver's License, state and federal tax returns, not to mention countless pieces of mail, as proof of residency. The only proof of residency is for the homeowner to physically go to them and say, "yes, she is a resident". Having been denied access to my residence, it took 4 visits with these incredibly inept and rude individuals to finally get the situation halfway resolved. I say halfway, because in the process of my accessing the residence, they actually deactivated the homeowners access to his residence. The customer service is abominable, and the lack of knowledge of their job is evident! read more
