Today was our first encounter with the agency. I believe the ladies name we spoke to was Tammy. It has been a rough year for our family with the recent loss of family members and numerous other issues. I want to personally thank Tammy for being understanding and actually following through with what she said and published. Finding housing is tough enough, so the honesty Tammy gave us was so appreciated. Whether my family members qualify for the house of interest or not I wanted to let the community know how nice and honest this company is. Extremely unprofessional. Scheduled a viewing for one of their units for rent. Received at least 6 confirmation requests via text or email and you had to replay to all of them or they made it seem like your viewing would be cancelled. I showed up for the viewing, there was no one there and the unit was locked. I called, emailed and texted any number that was available and got no response. I waited at the unit for 30 minutes. Eventually I got a notification that unit was taken off the market or rented. Didn't even have the common decency to call me back or email directly as we had previously. Myself and my partner took off of work to view this place. Extremely unprofessional and discourteous at a time where the housing and rental markets are insane. I can't imagine what it would be like to live in one of their units. read more

I switched property managers to 5th Avenue Management because my previous property manager was unprofessional, lazy, does not communicate well, and only seem to care or want to take action when I sand bagged them. Tammy was very professional throughout the transfer which she made very uneventful. I cannot imagine managing multiple properties and remaining at such a high level of consistency, but she made it look easy. She kept the unit occupied consistantly and quickly. Her crew or subcontractors did a good job cleaning and repairing the minor wear and tear that was done to my unit prior to transfering it back to me. She also took care of all the annoying HOA nonsense that I hate dealing with. Any issues I had over all was minute and was to be expected considering the complexities of managing so many properties. If you want to be hands off, your property rented consistently, and your payment showing up in your account without a hitch; save yourself a lot of frustration and hire this company. i called to see a unit for 2 weeks, left emails and voicemails and never got a response. finally i decided to give a last call and a guy answered to schedule an appt with Scammy that same day. She was half an hour late, and she showed us the unit. she stated no one else was interested in the unit, so my roomate and I applied that day and paid the 70$ dollars, we decided to follow up two days later only to find out that the unit was "taken" and we couldnt get our money back, feels sketchy overall, and seems like an unprofessional place. She claimed that she explained everything to us thoroughly. My roomate and I are graduate students in the medical field, details and instructions are a little hard to miss for us and we know she did not completely inform us about the whole application process. read more

This is a very long overdue review. Tammy was wonderful in getting the house ready to rent, taking care of the house while it had renters inside, including handling all insurance claims from start to finish when we had a leak in the roof. I live in another state, but I never had to worry. She kept the house immaculate and made changes to the house, leaving it in better condition than when we started. Tammy will make your home immaculate but for a hefty price & doesn't mention it upfront. We spent outrageous amounts of money on our home to get it to Tammy's standards. All in all we spent well over $3000 for things like tighten door nobs, re-glaze countertops & sink, install towel racks, scrap off stickers on garage doors, etc. Any good property manager knows that if it ain't broke don't fix it! She hung up on us several times when negotiating what we can and can't afford...and then later threatened to quit days before our tenants moved in If we didn't do things her way! We hired a property manager to make our move and life easier only to be financially rapped in the end. We also found her off Yelp which is why we hired her because of her fantastic reviews....unfortunately the reviews are from the vendors she hires. read more

We rented from Tammy, worst mistake we ever made. This women is so unbelievably rude. Not to mention threatens her tenants. If you make her mad, be prepared to pay made up charges so she can keep your deposit to make more money to keep her horrible business going. We were tenants for over a year. We experienced several issues, these issues resulted in us paying additional water and electricity, which they wouldn't reimburse us for. We didn't make much of this because Tammy told us she would make sure we would get our security deposit back. Upon move out, she did not live up to her word. She overcharged us for fixing things and charged us for things that should have been just absorbed as normal wear and tear. Tammy has great communications skills and believe that is why she was so believable when she told us that she would take care of us. I would warn any renters, get all her promises in writing. read more

Renters and Property Owners BEWARE!!- False charges to keep deposits, rude, negligent with appointments and is truly out to create issues in which she can charge you for. We gave a 60 day notice and vacated the house 5 days before the end of the month, the walk through was not done and issues were not brought up until they chose to delay the new tenants move in-at our expense naturally. Absolutely in-excusable. She cost us the pro-rated rent at the new place as well as her made up charges. As others have noted, this one is very sneaky and manipulative. STAY AWAY. read more

They have an awesome tenant portal for requesting repairs and making monthly payments. I am appreciative of Tammy and Amber and thank them for being great to me. In regards to the "one star rating" from Angelo. They were living in our house, which 5th Avenue Property Management managed. Tammy documented everything by video before and after tenant move in/ move out. We lived in San Diego for years, and OF COURSE the water and electricity go up every summer when you need to run the air conditioner and water evaporates more quickly from the pool. Tammy was diligent addressing every concern the tenant had. I know this because we heard about it as owners. I do not hesitate to recommend her without reservation. Leane Hoyle was extremely helpful. She directed me to a very informative website. She took time with me on the phone to listen to my situation and provided a personal recommendation for a Shelly Robertson of Association Services, who was responsive, helpful and a breath of fresh air. 5th Avenue Property Management had nothing immediate to gain from helping me. I was not in a position to utilize the service they focus on. Yet, I still received better customer service and responsiveness from their staff than I have in a very long time from other vendors in this field. I highly recommend them. We rented from 5th avenue property management for 2 years. Tammy has been professional and responsive. House was in good shape when we moved in. When we have had maintenance issues (garage door fell off track,sprinkler brok) she had somebody there in 2 hours to fix it. We had maid service clean up house after we left but Tammy still charged us $200 cleaning fee. read more

I am an out-of-town owner of a condo in the Bonsall area and was in need of a PM. We found 5th Ave PM on Yelp and gave them a call to set up an interview. Tammy from 5th Ave came by that afternoon and we filled out the paperwork to get things started. She viewed the property and we discussed what needed to be done to the unit to get it in a rent-able state as the previous renters did some significant damage to the unit. Tammy provided an excellent carpet rejuvenator (although, the carpet guy pronounced the carpet DOA), a good tile guy and a good cleaning person. Tammy offered to represent me in a small claims suit by my previous renters and I could not have been happier. I didn't expect any help on this as it did not happen on her watch. 5th Ave's monthly fees are a bit lower than the industry average and she uses modern IT methods for management, marketing, and accounting which really gives me confidence nothing will get "lost" or "forgotten". I expect my unit will be in good hands as it has already started this way. read more

The website is very convenient for payment of rent and maintenance requests. The response time for maintenance has been incredible. This is my first time renting in over 15 years. Dissapointing end to a great start. When 5th Ave took over as property manager from the owners they appeared eager to be helpful and take care of the house we were renting. When it came time for us to move 5th Ave was slow to post the house for rent, made no effort to do a walk thru with us before we vacated the property and then charged us for items that were not our responsibility; such as polishing the floors (which had not been done in at least 6 years). Tammy had 6 weeks to post the house for rent and did nothing until 2 weeks before we were to move out. Whether you are an owner or a renter I would avoid 5th Avenue in the future. read more

The guy who showed the rental was 20 min late and didn't call - oh, and he had never seen the olace so knew nothing about it. We applied and they told us we had the place if we wanted it and to call to schedule time to meet to put down a deposit, then when we called they said they rented it out already. THEN they sent us letters saying our credit scores didn't qualify ... Oh really then why did you ask us for a deposit, then give it to someone else?! A straight shooter! True pleasure to do business with! And no. I am not professionally affiliated with her in any way other than being a client. This company efficiently and professionally manages my rental property. I am a long distance owner, living in LA, while my condo is rented out in San Diego. When I needed a new tenant, 5th Ave and Tammy stepped up to audit the fixes, manage the vendors, and prepare my property to her high standards. I barely had to lift a finger. With her hard work and impeccable vendor work, she had it rented to a quality tenant within a month of the previous tenant vacating it, and even helped me secure the correct market rent. When I had a huge repair to deal with, she is the one who handled all the communication with my home warranty company and my insurance company. She manages my gardener and even sends me property pics when I ask about the job he is doing. She schedules regular interior walk-thru inspections to make sure the tenants aren't destroying the house. The company is up to speed on using technology for efficiency too - all my paperwork is handled electronically. I get monthly itemized owner statements via email for all income & expenses, and all my rent checks are electronically deposited. I feel so lucky to have found Tammy and her company because as a long distance owner, being able to trust someone with something as major as a property investment while I'm managing my own life up here in LA is invaluable. They have refused to show me any homes because my roommate can't see the homes at the same time I can because she goes to school!!! They told me it's a waste of time. It's not my fault we both work! I just moved from Texas and she was extremely rude to me because I didn't realize how far the house was from work. Yes I have maps but driving it in real time is different that what google says it will take. Do not use Tammy the owner or Jessi they are lazy and will not get your home rented our! Home owners DO NOT USE this company. I own 2 properties in Texas and this company could learn from them how to get someone's house rented out and fast. My guess is the owners of these homes have no idea how awful these women are and turning down clients without them even knowing. Tammy just so u realize you COST home owners money but sitting on your butt not showing the home canceling appointments Jessi. It's costs your client money every month while u do zero!!!
