I see this place has the same address for pure property (mis) management. I own rental property. When I was their client I got checks from Alpha so I'm thinking Alpha, probably due to a well deserved bad reputation changed their name to pure. First, I did not choose pure or alpha. My marvelous manager sold her business to these bozos. Pretty much every interaction was a headache. For the first few months, pure did not have the staff to deal with my rental!!! Of course they charged me 10%. It took days and several emails or phone calls to hear back from them. One of their employees told me they recently bought two businesses and were very understaffed. Jaw droopingly stupid. Buying a business isn't like buying groceries where you walk in and walk out. Buying a business takes time and contracts. Who or whatever owns pure chose not to prioritize hiring staff to deal with all their new clients. My tenants were furious simple requests were not dealt with in a timely manner. One tenant had an emergency situation and no one from pure called back within 2 hours. He called me and I had my handyman go and fix it. I could go on and on. In my 30 years of owning rental property, these people are the worst I've ever dealt with. And if they can't keep the people who hire them happy, I know they weren't taking care of my tenants. read more

We own 7 rentals over 3 states, and Alpha has been our go to for the 5 here in Asheville. We are pleased to have been recommended them many years ago. Every part of the lease process is business like and clear. As Alpha states, if tenants are not gentle with a property, repairs will be made with their deposit. Our properties are delivered clean and maintained properly. We allow pets, but expect responsibility at the same time. Those unhappy with Alpha, did not fully read their contracts which clearly define all parties rights and responsibilities. We give Alpha high praise. read more

Rude, unprofessional. Applied for a house ($200 application fee, $50 per person, 4 people). Offered the house. Told we had 24 hours to put down a $2500 security deposit, lease unseen, house uncleaned. Asked to see the year long lease agreement before we put down deposit. Asked for confirmation that the house would be cleaned before we moved in. Alpha told us that these were unreasonable requests. Then, they told us that they'd be renting to someone else. I rented with Alpha from mid-2015 through mid-2018. In the three years I was a rental client I was nothing less than completely satisfied with the service. The level of professionalism, responsiveness, and accessibility were fantastic. I worked primarily with Al Sartorelli but had opportunities to communicate and work with Kim Evans as well. While I was renting from Alpha, I also had residential rental property in another state. As such, I approach this review as both a renter and a property owner. The degree to which they balance the wants and needs of property owners and wants and needs of renters is phenomenal. They screen and review applicants carefully and deliberately, but in a manner that is not overbearing or excessive. They monitor the renter's lifestyle choices and treatment of the property well enough to ensure appropriate use without being overbearing or intrusive. As a renter, I was impressed with the level of responsiveness and follow-through with requests for assistance. They were quick to offer and follow through with assistance when requested. I never had difficulty getting someone on the phone. When I left messages, the call was returned promptly every time. They employ their own handyman who is equally respectful and customer-service minded as the folks in the office. I never had anyone enter my residency without adequate advance notice. Everyone I met was respectful of my schedule and privacy. If you are a potential renter who is unwilling to take reasonable care of the property you are renting, or are prone to disregard contractual obligations outlined in your contract, you will not want to work with this company. If you get in, you will ultimately be unhappy with Alpha. If you are willing to act in a responsible and mature fashion, enjoy the property completely and relinquish it in the same condition as when you moved in, you will love these people. When I left my Alpha property I was cheerfully handed my complete deposit and given best wishes for my future. You can't ask for more, or work with better people. read more

I hate to add another bad review to Alpha, but they don't seem to be the best running operation. We rented the apartment above the Alpha office on Charlotte St over a holiday weekend and ran into several problems. Before heading to Asheville, I had a terrible time getting in touch with Monica who handles the rental properties. Many emails and phone calls went unanswered. Finally two days before check-in, Monica emailed me to confirm my rental, which I had tried to do several times after faxing in paperwork a month ahead of our stay. I assumed we were okay because the payment cleared my credit card, but it would have been nice to confirm this. We requested early check-in and were told that we would be called when the property was ready and would then be given the door code. 4pm rolls around (the latest documented check-in time) and no phone call. The office was dark and none of the phone numbers listed on the rental forms were answered. I finally found an emergency number taped on the front door of the office which I proceeded to dial over and over again. No one called me back until 5:15pm. The lady (owner maybe?) gave a insincere apology and offered no concessions. Not very cool especially for the daily rate we paid. Aside from that fiasco, the apartment was pretty nice. Clean, pet friendly, large, and nicely appointed. The entertainment center needed someone with a engineering degree to operate, but that is my only complaint. This could have been a 4/5 star review, but sadly, customer service got in the way. Sounds like new management is in order. read more

Although the receptionist is always friendly, I have never had a good customer service experience with their rental department. While I realize that most real estate businesses prefer to deal with buying and selling of real estate and would rather not bother with renters, this place borders on being unprofessional. Despite leaving multiple messages inquiring about rental properties on several occasions, I have never received a call back -- not even one to acknowledge my inquiry and tell me that there is an application pending. I have finally learned my lesson and will not even bother trying to contact them about any of their properties ever again. If they treat potential clients this way, I can only imagine the customer service they must deliver as landlords. Steer clear of this one. read more

It's been a few years, so maybe things have changed, but I found Alpha to be a pretty hard-nosed bunch. They argued with me about the move-in condition even after I showed them photos of existing damage. They refused to have the filthy carpet cleaned. They charged $100 to have the yard cleaned up to much better than move-in condition. Aside from overcharging on the yard work, they didn't screw me on returning the security deposit, so I can't say they were dishonest, just disagreeable. read more

Rude, unprofessional, slumlords. On top of this, the owner is a liar-I am personally familiar with one of the reviewers below and was involved throughout the process of Alpha's management of the home several years ago. The owner's reply says that she 'did not realize that the wife was unhappy' until reading the review. That is absolutely untrue. The tenant in that house completely wrecked it. Broken windows, dirt inside of drawers and on the walls-he even left a mattress in the driveway which Alpha said they could haul away for us for $200 (?!?) Avoid. They will treat you badly and will not be truthful, professional, or in any way helpful if you try to call them on it. There are so many terrific rental and home management agencies in Asheville. Listing "pet friendly" rentals. They make you p/u the key, leave a credit card and a copy of your license. They sent me to a house that was a DUMP smelled of cat urine, missing planks on the deck and hadn't been looked after at all. It took me forever to find it since they gave me the wrong address and wouldn't p/u the phone for almost an hour to give me the correct address. NO APOLOGY NOTHING. I hope the nasty woman at the front desk is not indicative of Asheville, Don't use them. read more

Do not work with Al Sartorelli or Alpha Property Management. They are difficult to deal with, shady and an entirely unprofessional outfit. I am a retired gentleman who rents a house in Asheville. In an extremely tight and competitive rental market, I have been searching for months for a house in a quieter location. I found a potential one online represented by Al Sartorelli of Alpha Property Management. Their scheduling form showed two pending applications. I left a message for Al in which I asked about the status and whether it made any sense for me to check out the area, and if there was not a current tenant (the Alpha website says "Available now"), walk around the property. Al returned my message the next day and said both applications were denied and I should check out the property. I went over later that day. When I arrived, there was a car there. I assumed it was being shown or someone else had also been directed there to check out the property. A women came out of the house and said she was the current tenant. I apologized profusely. She said there were showings at 5 and 5:45 but I was welcome to see the inside that evening at 5:20 pm. Based on the location alone, I called Al and let him know that I wanted to move forward with the application process. I told him I was fine with losing the application fee if the inside turned out to be a disaster. He told me Alpha's rules would not allow it. At that time, he informed me that the first application received, if approved, would get first crack at renting the property. He said if I submitted an application to call him promptly at 9 the next morning and if I didn't then he might rent it to someone who did. When I got home that afternoon, I checked out the application process. Because I am hesitant to give out my personal, banking, and credit card information online I drove to the Alpha office to get a paper application. My plan was to have it completed and submit it as soon as I saw the inside of the house. This was due to their stated policy of accepting the "first approved application received" and an understanding of the competitiveness of the rental market. Al greeted me wearing a cut off button down shirt and repeatedly called me "brother" rather than using my name. He informed me that he had never been out to the property, which is under 20 minutes away. He told me that all of the application information had to go online. I told him I understood and left. Knowing there was a showing prior to mine, I decided to bring my laptop with me to complete the rental application while still onsite so that I would be first in the queue. I arrived nine minutes early and found the tenant conducting a showing. She invited me along. I asked her why she was conducting the showing and she said that she was given no choice. She noted that there had been a lot of turnover in Alpha rental agents in the four years she had lived there and commented that Al had never been there. The interior fit my needs, although due to four years of a family with young kids and cats living there it certainly needed some serious cleaning and attention. I planned to ask Al about Alpha's obligations when they turned a property but first wanted to submit my application. After doing so, I called and left a message for Al. The next morning at 9 am I left another message. Because of my mounting unease, I Googled Alpha. What I found were terrible review after terrible review. I called Al again around 4. He answered and told me he would choose between my application and another. He said they were received simultaneously. I asked him about the timestamps attached to every application. He then accused me of arriving early for my showing. I asked him why he was disregarding the company policy "to accept the first approved application received". He told me that my questioning was not helping my chances. Al then told me I didn't follow the rules by contacting him immediately prior to submitting my application. First, Alpha has no such rule. They have a recommendation that you contact them: "Please be advised that we highly recommend you contact our leasing office immediately prior to submitting your rental application, at 828-251-9966, to ensure that the property you are applying for is still available." I assume the recommendation is so you don't lose your application fee if another has been submitted. Second, I had just been at his office a couple of hours prior. I started to question him on this when he abruptly said good luck with your search and hung up on me. Even if Al Sartorelli eventually leaves Alpha Property Management, I would strongly advise you stay away from them. The barrage of complaints about them over the years, leveled against multiple agents, indicate Alpha's ownership shares equally to blame in this disaster of a company. read more

Oh, Alpha Realty-where do I start? I was unfortunate enough to rent a house managed by them. They are mostly unprofessional, will try and nickel and dime you, and are slow with maintenance. Case in point: I tried to make an appointment with Monica over a disagreement Alpha and I had over the lease. She responded to my emails once, and when I asked another question, she just referred to her previous answer. I asked again, to no response. So I called to try and make an appointment, as well as requested one over an email, and....nothing. So I went down to Alpha to talk to her, and was not so politely told by Kimberly (who was dressed in a pink tank top, pink cheap cotton shorts, and pink flip flops with a pom-pom on them...way professional) and Monica that "I couldn't just come in like that". If I can't just stop by to talk about my lease, and can't get a direct answer over phone or email...why am I paying you? To sum it up, I would never rent with Alpha again. Ever. read more

I'm amazed that Alpha is still in business. Some years ago we hired them to rent and oversee our property in Leicester, outside of Asheville. As I posted at the time, our house was wrecked. No one had ever gone out to look at it, the renter, it was rumored, was growing some illegal substances, and no one would have known if I hadn't listened to my intuition and made a surprise visit. This place is absolute garbage. Its Asheville version of a slumlord... They scam on initial damage assessment, scam when you try to leave. dont expect to get you deposit back or even be treated like a human. A/C frozen never fixed, tried to charge for a screen that flew off in a storm, bogus damage and cleaning charges. They literally stole the slumlords playbook with all the crappy things this place tries to pull. They and one of their managment companies they work with personally make fun of disabled vets. We just moved out of our rental we lived in for 10 months that was managed by Alpha Real Estate. We just received our security deposit check and another check for reimbursement of rent (since they were able to rent it earlier than our end of lease contract date, yay) and we were so relieved to find that the amount was correct and there were no hang ups. We previously lived in LA/Chicago and had one awful experience with a landlord so our anxiety was high even though we always leave our place in great condition. We cleaned the place and patched holes but sometimes landlords can forget that part of the contract about "normal wear & tear" and thankfully they agreed we kept up our end of the bargain. Al has been very helpful throughout our time there when we needed anything. The maintenance guy was very nice as well. We were grateful they worked with us and didn't charge a fee when we bought a house and needed to leave a little bit early. read more

I had a terrible experience with Alpha. They were not personable or eager to help me find a rental in the area. Due to their lack of communication, I decided not to work with them and rented an apartment elsewhere. When this apartment also did not work out (at the last minute) I called Alpha frantically asking them if they could help me. I called an after-hours number and they called me back and I tried to explain to them my dire situation that I was starting my job on Monday, no apartment to rent and would be very appreciative if they could help me in anyway. The representative yelled at me for calling an after-hours number. She said it was not her responsibility to help me and hung up. Terrible customer service. This is not how customers should be treated. I would advise people to find another company to work with if at all possible. read more

The property had always been occupied without rental gaps in between. I was not troubled by the rental management once I handed it over. I do not recommend renting from Alpha Real Estate. They are an extremely bureaucratic company with rude and unprofessional employees. I leased an old house for about a year, which was in pretty poor condition when I moved in. When filling out the move-in documentation, I said that the house was in "good condition," because things like chipped paint on the windowsills and some grim on the floors are to be expected in homes over twenty years old. Upon moving out, I was robbed of most of my deposit for exaggerated and/preexisting "damages" to the house, and accused of keeping a dog there when in fact I only had one cat that the company was well aware of. When I tried to get a new roommate signed onto the lease after my boyfriend moved out, an Alpha Real Estate employee HUNG UP on my new roommate for simply calling to inquire about the lease. When I tried to move out at the end of my lease, they told me I should have read the contract more carefully, because, despite my lease being up, I was required to inform them that I was indeed moving out. I ended up having to pay rent for a month longer than the lease dictated because of that particular fine print. It was my responsibility to carefully read the contract, but I feel very strongly that any company with integrity would make an effort to fully inform their tenants about the proper move-out procedure. I also received rude calls and letters threatening to charge me extra money for such a petty offense as the grass being too long. My father is Bob A., and I did not apologize to Kimberly on behalf of his actions, because I think that his outrage and actions are quite understandable. read more

My fiance and I have been renting a little bungalow in Asheville for a little over two years now and have been waiting til the wedding to move but at this point we might have to use our funds to get out of here! I have never been treated so poorly than I have by this company! They are a bunch of amateurs, who will take your $ while not responding to maintanence issues well despite the severity of the issue! Last year our door frame cracked when our storm door blew off in a wind storm, thus leaving our door completely unsecured for OVER 2 MONTHS! (my fiance nailed it shut in the meantime) We called multiple times a week and only when I essentially pitched a fit in complete tears did anyone come out to address the situation! Now there is a leak in the bathroom that happened over the weekend, there was NO WAY to contact them as the emergency # had no voice mail! We called again this morning and were told someone would be here by this afternoon, I finally called back only to be spoken to very rudely by the receptionist as "it had already been addressed" when I explained I had been waiting for a call back and was wondering when the handyman could make it out since I have work this evening. I asked to speak to the realtor Monica who told me she didn't know when he could make it out and said ok? I replied that I guess it would have to be and she HUNG UP ON ME!! :o Wow! I am amazed by this poor service, which is sad because otherwise I'd be really happy in this cute little bungalow. A good friend of mine also rents from Alpha and has had similar problems, which is unfortunate for them as they have a terrible reputation around town. Instead of impressing people who are soon to be home owners they are losing clients who would have looked into their homes for sale had they been kind professionals, but Alpha is nothing but that! I feel bad for the owner who is an elderly woman and her retirement money is going down the toilet! (sidenote :the handymen are nice and do their jobs fine once they are contacted!) read more
