I recently moved from out of state to Chicago and instantly found my home at ALTA Roosevelt. First perk is the area surrounding the complex. Easy walk to Target, Whole Foods, red/blue lines and the Roosevelt Collection. As well as many other restaurants. The apartment complex is fairly new and I loved being the first person to live in my unit. It checked all the boxes of everything I wanted in a downtown Chicago apartment - beautiful floor to ceiling windows overlooking the city, open/spacious floor plan, all wood floors, and great walk- in closet. The city view at night is just gorgeous (see attached picture). Additionally, the amenities are a nice perk. Great gym with classes offered, multiple floors of space to work in, theater, bowling alley, shuffle board... tons to keep you entertained during the winter months. The garage is attached, which is also helpful. On site dry cleaner is awesome too! Overall, the area is quiet, the residents are generally friendly and clean up after themselves, the door people are nice and helpful and the maintenance team is outstanding - as soon as you put in a work order they fix it. My only request is when you give permission to enter your home while you're not present and they complete the work, they should leave a card on the counter notifying you they were there with their name and work completed. I had a complex do that prior and it was a nice touch to confirm someone had entered your home. Other than that, no complaints. I have shared a couple things with the manager and she is very pleasant and listens to any concerns . I've enjoyed living here so far! read more

Love the building, including its amenities. Location is ok but very close to the train. Nice sized rooms, we like the fact there's security in the lobby, especially as my wife is expecting. Only caveat is there's at least one questionable tenant who seems to use it as her "base" for illegal in-calling activities and advertises it on a website I won't mention. Building is very nice, new, and clean. Front desk folks are very friendly, as is management and the other individuals who work on the property. The issue is building construction, and noisiness of neighbors. The walls are clearly paper thin, and lacking any semblance of insulation or sound-proofing. I can hear my next door neighbor at all hours of the day playing music, having people over, laughing, or engaging in speaker-phone conversations. Sometimes, he has people over until 4 or 5am on a weeknight. I halfway don't blame him, as the construction quality is terrible. Management has been very nice and offered to send maintenance to install "sound-proofing", which they apparently did, but to no avail. I'll continue to wear ear plugs and go to work on 3 hours of sleep until my lease is up. read more

I would like to update my recent review. I had a very irritating experience this morning. FedEx attempted to deliver cases of wine, and I was contacted by the front door staff and told they declined the delivery because they are not allowed to sign for alcohol. My lease states they will "sign and accept any parcels or letters sent to Resident(s) through UPS, Federal Express." I paid $99 for overnight shipping relying on the fact they would sign for it. Management told me they will not be reimbursing me anything and they weren't sure that what I stated was the exact verbiage in the lease (as I was stating the lease was right in front of me). I have never had this issue in any other building I have lived in, especially with zero attempt at trying to accommodate the resident. read more

I chose to live here because it is close to Union station , in unit washer and dryer and the building itself is a LEED certified building which means you can save a lot on your utility bills. Alta Roosevelt is a solid place to live. The front desk staff is extremely friendly as well as the maintenance team. The gym is one of the top apartment gyms I have been to and the third floor overall is a great amenity section. One of the things I would change are make the "spa" an actual hot tub. The temp levels are abysmal like a luke warm bath. We have never had any noise issues or anything like that in our corner unit. We did have an issue regarding a private matter but was resolved successfully with building upper management. Overall we enjoy living at Alta. read more

Update: I've lived here for a year, renewed my lease for another year, and while I still like many aspects of Alta Roosevelt, there are some areas where I think there's room for improvement. The amenities are awesome but (in my experience) they have been so unreliable. Whether it's the music in the gym not working, the audio and/or video on one of the TVs not working, the bowling area not working, the bikes not unlocking, the printer being temporarily out of service... it just always seems like it's something. They also charge $50 or $75/hour (I can't recall which) to "rent" the cabanas at the pool. Residents also do not have control over the fire pit outside (I've never actually seen it on but have wanted to use it many times). There are many rules here, which most I can understand both sides of, but there are some (like the cabanas, or not being able to dump your trash between the hours of 10p-7a) that seem ridiculous. If dumping trash disturbs others, it seems the walls should have been made thicker around the trash chute and/or the doors on the trash chute shouldn't slam so hard. It seems it would be worthwhile to have a staff member (at least once a week) walk the entire building (including each of the 33 floors) and notate any major carpet stains or trash being left in the halls, and test that all amenities are working properly. The building is nice and markets itself as a luxury building (and you're paying for that luxury) so I think the day-to-day upkeep should have higher standards. ---------- We only moved in a few weeks ago, so I'm a newer resident. Still, not once have I wondered, "Did I make the right decision?". I'm extremely pleased with everything so far. Not only are the amenities top-notch (classy/modern) but they are always kept so clean! Alta Roosevelt also works with this company that does a lot of community-type events (even holding weekly on-site fitness classes), which is perfect if you're new to Chicago and looking for ways to meet new people. We live in a studio, and the size is perfect for us. The location is really nice (blocks from Whole Foods, Trader Joe's, Target, Red Line) and everything we need on a regular basis is within walking distance. I also haven't had any issues with noise on my floor coming from my neighbors or anyone in the hallway. Aside from the building, the staff is AMAZING. Abbey is very responsive, helpful, and just all around on-top of it. The maintenance staff? They are all extremely nice, always smiling, holding doors open for you, asking how your day is going, etc. They're also extremely responsive to maintenance orders (I submitted one for a light bulb that went out and they were there to replace it within a few hours). The front door staff (which I think is through some third-party company?) are also awesome. I really enjoy seeing them on my way in and out of the building -- very cool, friendly people. I'm trying to be objective and think of some cons... but I honestly haven't noticed anything. If I had to pick one thing, I'd say that the (1-2 inch) gap underneath all of the apartment doors was weird to me but I bought something for $15 to cover it up and it's perfectly fine. I moved into the building in August of 2018. The apartment was brand new. It has beautiful views of the lake. The buildings amenities are the finest that I have ever seen and I have lived in 4 apartment buildings in the south loop. Staff meets expectations and are fairly responsive to any issues or questions, usually less than one business day. Building feels very safe. Parking garage is satisfactory, it is covered but not heated and sometime the dog run fumes blow into the garage. Overall fantastic building and I would highly recommend it. read more

Moved into Alta Roosevelt last year and just renewed my lease! I absolutely love living here! As soon as you walk in, you feel at home. The front door staff greets you and most of them know your name. The dry cleaners staff are also great! They always get so excited to see my dog! Speaking of my dog, she loves living in Alta too! They have a wonderful dog run out back. Addison has made other dog friends and a lot of residents know her! We were the first Residents in our unit. We have a beautiful view of downtown and the lake! If we ever have a problem, the building staff is always so fast to help! Kyle and Abbey In the office have been wonderful help! And then there's Martha. Martha is the sweetest employee. She bought our dog a toy. Addison absolutely loves her! The buildings maintenance team is top notch. Matthew and Mehdin are always on it! I couldn't recommend Alta Roosevelt enough! The amenities and plentiful and super useful, and the units themselves are very home-y. Brand new appliances and AC/heater system. Even during the polar vortex, we were never cold! Alta Roosevelt is a gilded cage. It seems nice on the outside but in reality its less than what you expect. People can't seem to stop raving about the nice amenities. What they don't tell you is that everything shuts down by 11pm at the latest. If you are a working professional that works late hours, well you won't be able to take advantage of the amenities that you paid for. Also I hope you don't enjoy privacy, because you won't get any. The walls are paper thin and I can hear my next door neighbor and the unit above me's music and TV. Speaking of the things that you paid for. The management holds exclusive events that only select residents are allowed to attend. Evidently the apartment held a food tasting cooked by a Michelin star chef. Only about 40 residents were invited at "random". I guess all the other residents were not good enough for management to invite. When asked about why ~90% of the residents weren't invited, the manager - Stacy - told me that they from time to time will have exclusive events and there will be other events that all residents will be able to attend. Such as: an amateur singer that "performs" in the lobby for 3 hours on Saturdays to no one and one pool party that serves watered down alcohol for about an hour, and the occasional food trucks that park in front of the building. That's what residents really want... food trucks that's available all over the city and amateur musicians. Speaking of management team. I have never seen a more inept group of management in my entire life. There have been times when my delivery packages were misplaced, but the mgmt. team could not do anything about because it is outsourced to the lady who does the dry cleaning (don't ask me why). Or the fact that my floor a perpetual weed user who stunk up the entire hallway and other residents' room. FYI the apartment doors have about an inch gap between the floor, meaning you will smell everything in the hallway. Also they recently implemented a wrist band policy for the pool which they forced residents pick up only during certain hours. If you could not pick up the wrist bands in the allotted time then i guess you will be out of luck. By the way, they have the wrist band in a back room that is 10 feet away from the leasing agent's desks, but they force the residents to pick up during those pre-established hours that works for the mgmt. The power trip of the so called management is unrelenting. If you for whatever reason you decide to lease at this apartment, buyer (renter) beware as you could have you contract cancelled or be under new management as the property is currently under sale. I have been a resident of Alta Roosevelt for over a year and have been so pleased with the building, its awesome amenities and of course my unit. Although note worthy, beyond all the great qualities found within this building I have to say that the most valuable gem is the wonderful staff members who serve this community. This include the people in the leasing office, to those who manage the first desk and the ones who keep the building safe and clean. They all greet you with a smile and are extremely accommodating . They go out of their way to assist you. There are several individual stories I could tell on how helpful each one of the staff have been towards me over the past year but that would take too long. But I wanted to give you example. Last month a ran into Madison, in house keeping, and mentioned to her that one of my rugs needed to be cleaned. To my surprise she volunteered to come and help me. Not only did she graciously help me clean that rug she preceded helped me clean three other ones in my apartment. She went way beyond the call of duty, all while displaying a wonderful spirit and smile on her face. Thank you Madison I will forever for grateful and remember your kindness towards me. read more
