Made it very clear I had items in the house. JJ specifically told me I would have a few weeks after closing to get my items. Closed on Monday August 19th was told I could get everything out of the house by Sunday 25th. Came to my house to find my jewelry tools etc gone and all of my furniture in the dumpster. UPDATE: Since my posting I have been in contact from only one person from FIT and that has been JJ. He offered to help dig my life out of the dumpster and had reached out multiple times trying to figure out what can be done about my loss items. After meeting the new owner, I was told that the new buyer did not want the house with everything inside the home as it cost an extra 1400$ to have all my things dumped out of the house. The new buyer expressed that to Stephaine. If Stephaine had that information from the new buyer, why did she not reach out to me. I am in real estate. You have buyers and sellers. JJ did his job and bought the house. Stephaine was told before the house was closed. Stephaine had the ability to reach out to me and express the new owners concern. Instead she said NOTHING allowing the deal to be closed and the new buyer to spend unnecessary money to throw my property in the dumpster. Still no one has reached out to me regarding this except JJ. He has been the only person that has shown any concern. Your organization lacks communication. This has cost me family items I will never get back.

    My experience with Sterling ASI has been extremely frustrating and has raised serious concerns for…read moreme about consistency, responsiveness, transparency, and how homeowner complaints are handled. Sterling ASI has had no problem addressing relatively minor complaints involving my property, including issues such as grass height and garbage can placement. However, when I have repeatedly reported more serious concerns involving possible violations of community rules, ongoing nuisance issues, potential legal concerns, and conduct affecting my use and enjoyment of my property, I have often received dismissive responses or been told the matter is simply not within the Association's authority. What concerns me most is the apparent inconsistency. If management is willing to investigate and enforce relatively minor exterior-property issues, homeowners should reasonably expect more serious complaints involving potential violations, safety concerns, legal issues, or repeated conduct within the community to at least receive a meaningful and documented review under the governing documents. This experience also comes on top of other unresolved concerns I have raised involving billing and submetering issues, community maintenance, enforcement practices, responsiveness, and other matters that have required repeated follow-up and escalation. I have had to spend an extraordinary amount of time documenting concerns, sending correspondence, contacting outside agencies, and pursuing other formal avenues simply to obtain substantive responses. In my experience, homeowners should not have to repeatedly escalate issues just to receive a clear explanation of what the Association will or will not investigate, what provisions of the governing documents were reviewed, and why enforcement is applied in some situations but declined in others. I have maintained extensive documentation of my communications and complaints. Based on my experience, Sterling ASI needs substantially greater consistency, accountability, transparency, and responsiveness in how homeowner concerns are evaluated and addressed.

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.
