Room was stinky and carpet was disgusting! Cheap renovations throughout and/or cover ups. Broken light. Useless bathroom sink. Ugly brown decor. My fiancé, myself and two of our friends were visiting the area for a much needed vacation. We decided to get a cottage since there were two rooms. The price was up there, however, the reviews and photos seemed promising.. Upon arrival and as we unpack our things, we find something (which was probably in VERY small print somewhere on the website), indicating that we must sweep ourselves and have no additional services (maid service for example, unless requested and WE have to pay for it ourselves as an additional cost). We had two sets of towels - and had to keep going to the front desk for more towels, even though our indicated stay cation was for three nights. My thoughts is that some extras in a cupboard would have been helpful. There was also only one roll of toilet paper, no paper towels, broken cutlery (some plastic and were all hand washed by whoever stayed there prior to us), a clogged sink with food in the strainer, no extra trash bags (the trash bin outside was so full we could barely fit our two small bags in it when we left), and the bottom of our in-house trash receptacle was smelly and full of gunk! The air conditioner looked like it hadn't been cleaned in years. Seriously. We took it out, washed the vent and washed the actual air conditioner. Dust was CAKED on it. We had one queen bed and one room with two twin beds. The queen bed had some kind of memory foam on it and the two twin beds that my fiancé and I slept on were uncomfortable and squeaky coil mattresses. We could never visit the pool because it closed at 9pm and was always jam packed with people. They also advertise online for accessible keurig machines (so my friend and I brought tons of k cups), but there was no such device.. and when my friend asked about it, the manager said he'd look for one and never returned her call. The bottom of the refrigerator was cracked open, there was pasta sauce on and in the microwave, the tables weren't cleaned (fingerprints and food residue), the doors are paper thin, our main door didn't come to a complete close (there was a gap between the wall and the door), the walls were dirty, floorboards were coming up, food was inside and in the toaster, and our curtains didn't close all of the way. We were also provided with only a couple of pans that were the size of my fist and a medium - sized pan for cooking. MUST I GO ON??? I love giving good reviews, however - this is not one of them. Our neighbors were very nice and the staff seemed pleasant. I would never recommend this place to anyone and will never stay with this company or associates companies ever again. I'm not sure about the motel itself, but perhaps these folks should put a disclaimer out there about the cottages. Respecting the privacy of guests is wonderful, but not cleaning / keeping up with the cottages is not a great idea. Very displeased in our three night stay. read more

It's not super high end. It's a slightly upper end motel. It was decent. I couldn't commend the staff anymore. The main desk guy, Chandy (spelling?) was terrific, but so was everyone else I dealt with. My only comment was the furniture ( not beds) in the rooms are slightly larger than they should be. I had a suite and it came with a table/seating area. The chairs could be 25% less wide. I was a challenge to get in and out of the seating area a couple of times. read more

I would like to update my prior review posted 1 day ago. We were move from an unsatisfactory room to an acceptable room on the night we voiced our complaints. Also received a discount on that one night. Today when I returned my key on check out, the manager thanked me for bringing to her attention my concerns. The lobby area was obviously deep cleaned and gave a much better first impression. I was also told each room was deep cleaned after bringing the uncleanness to their attention. Booked a 2 night stay here only because of the limited options for pet friendly hotels. Granted, this IS listed as a two star hotel so everyone should go in expecting the bare minimal. First I will highlight the good things. Positives: -Pet friendly - Office staff was friendly -Sheets on bed were clean - They use the aromatherapy line of bath & body works for hygiene products (but bottles of shampoo & conditioner were EXTRA small and you only get 1 of each) - Good location (also right across from a lovely breakfast and lunch cafe) Negatives: - Room smelled - Windows had bugs and cobwebs on the inside & outside. Found some dead Beatles stuck in the curtains -WiFi is terrible... so bad that you basically can't use your phone - TV only had 3-4 channels that kept cutting out and freezing - Cheapest mattress known to mankind and base of it was like a tin can -Air conditioner was dirty & smelled I'm not going to comment on the outdated decor or furniture bc I think that's expected for a hotel of this class. Lots of people there with dogs, so it can be hard at times to find a place to walk your dog to go to the bathroom where other people aren't. They have two pet disposals for when they do their business. It's supposed to also have bags available but both were out - which is fine we always have plenty on hand. People were constantly walking past our window- so curtains had to stay closed. We had booked two nights and only stayed one bc we disliked it so much. Check in was at 3:00. We left by 7:00 on the second day and they still charged us for a full 2 nights. I understand that at that point they can't sell it out to anyone else so not taking anything off the rating for that specifically. All in all it was just a place to sleep for one night but we won't be back. Would actually rather sleep in my car - at least I know it's clean! read more

Additionally, we were pleasantly surprised by the rooms; especially for the price. The rooms were clean and spacious with all the amenities. Do I like to see ants in the bathroom? No. Not my choice to stay here but a friend had pulled in on a whim. It was late on a weekday evening and just wanted to fall asleep. I was glad there was a room available but I don't like to share with ants. Luckily I only saw a few in the bathroom and not around the bed. I still felt the need to keep my bags and luggage zipped and closed. Another note on the bathroom, do they realize the light blue tile and their cabinets were discontinued over 30 years ago? I just remember my grandmother's bathroom with the same decor. Talk about nostalgia! Otherwise the bed was comfortable and the sheets were clean. I just prefer a more updated and pest free place to stay. read more

We stayed off-season, but the prices were incredibly low. For the price, it was one of the nicest hotels I've ever stayed in. It was clean, well furnished and nicely cared for. I just returned from a terrific weekend in Maine. This was a great little hotel, rooms where nice and big, air conditioned, awesome new furnishings (my TV didnt work too well) but everything else was great! Polly and Ryan where great, and thanks for accommodating us after our ORBITZ hotel messed our reservations... I guess I lucked out and found a terrific hotel. I am definitely visiting them again! It doesn't take a rocket scientist to assume, based on the name, this is a chain motel and marketed to be easy on the wallet as well. I reserved a room here this weekend after a deal popped up on Booking.com. It seemed to be just what we needed for a one-night stay in Wells, during which we knew very little time would be spent in the motel room. I am quite familiar with Wells since vacationing there for years with the family. I was not however, familiar with this motel under its current name. The traditional layout of a mid-century motel complex greeted us upon arrival with its classic bi-level strip buildings and cookie-cutter cottages surrounding a lush green courtyard graced by the sparkling blue in-ground pool. I knew this must have originally been one of the area's classic motel resorts and a little research via Google discovered it was formally known as the Midway Motel. Now that name rings a bell! A few remaining basket-style Solair chairs dotted the scenery confirming my assumptions that this property was indeed a classic charmer recently acquired by a chain franchisee. The grounds are nicely maintained. Beyond the pool lies a small building where the neon sign designating 'office' glows above the door. Housekeepers were still milling about the property dashing in and out of motel room doors standing ajar, as we arrived shortly before check-in time. A woman at the front desk handed over the keys and checked us in with a friendly and welcoming manner. As we approached our assigned room, a housekeeper working nearby greeted us and offered assistance in advance of anything we may need. Staff and grounds were so far earning some shiny stars. The location is decent with most everything you need nearby along Route 1. The trolley stops right out front for added convenience. The beach is within walking distance less than a mile, but wait..don't get too excited. It's not an easy walk as you must first cross busy Route 1 to begin your journey via a nearby side street eventually ending at Moody Beach. There is a crosswalk near the motel, but I'm not a fan of traversing such a fast-paced road. Also, the walk felt a bit long to us when considering the overall round trip mileage and not something you would want to face when returning after several hours in the hot sun. Take the trolley or your car. Unless you just feel like going out for a stroll, as we did. The motel has underwent some updating in a thrifty fashion, yet maintains its original charm, although not all is charming. The stairs ascending the second level of the strip motel are quite crooked and worn with age. Our room had your typical budget-friendly feel. Drab berber carpeting spans the room until a faux wood laminate with a modern feel transitions in the bathroom. Curtains covering the picture window are made from a heavy fabric and seal off every last glimmer of natural light when closed. The room lamps cast a very dull glow at night. A wall A/C keeps the rooms cool. The bedside lamps are updated with charging ports. I forgot to look for the bible. The mattresses and pillows were surprisingly comfortable. It's always tough sharing a room without a separate sink outside the bathroom. Although the sinks have been updated, they have an odd style and are minus the vanity countertop, which makes it difficult to spread out your products while getting ready. The room was clean, but could have been cleaner. Gosh, I talk too much. Long story short (too late), this is a decent place to stay for the money. We loved the pool and the cottages are probably a great option for extended stays. I'm not sure I would return as there are just so many other accommodations in the area. We stayed here for one Saturday night in August (peak for the area), and got into one of their cottages. The cottage itself while not necessarily fancy, was clean, comfortable, and met expectations. Upon check-in, they provided a list of restaurants nearby and even some that provide discounts to those staying at the hotel. They also kindly directed me to the different beaches in the area and gave directions. Their website has accurate (as opposed to doctored) photos of the accommodations. While it was one of the cheapest hotels in the areas surrounding Ogunquit, it didn't *feel* like a cheap hotel (hence, "Best Value", I suppose). read more

Traveling from NYC that day and sitting for dinner in Ogonquit, I hopped on my smartphone to search for a nearby place to sleep before continuing the ride North to Bar Harbor. ABVI in Wells had great reviews, was nearby, and a great price. This was my first stay in an ABVI and will not be my last! We checked in late but the office was still open. The greeting was so welcoming and friendly. He even gave me some recommendations on food options for dinner and breakfast with commentary on each (and our ABVI receipt served as a 15% off coupon). Was really sweet. Promptly to sleep in a clean room with two comfortable queen beds. A clean and hot shower in the morning (a 2nd sink outside the toilet/shower door also) was had. Wifi was Strong and worked! My Mom traveled with me and was also impressed. ABVI Wells, thank you for an above expectations stay!!!! read more

She offered new sheets so we inspected the rest of the room and found a dirty pad next to some McDonalds secret sauce packet under the other bed. This place is a step up from a Motel 6. The beds platform was made of metal almost tin like. Every time you sat on it it would buckle. The house keepers didn't even make the beds right. Bed skirts were a wrinkled mess and our blankets were hanging out. My husband was taller than the shower head and it didn't move up any further so he couldn't shower properly. The walls are so thin we could hear the people next door screwing. Not sure what the cottages are like but the motel rooms arent the best. read more

We stayed in one of their cottages. It has two bedrooms and was very clean. The cupboards were full of dishes to use and a full kitchen. The heater in the room worked great. The cottage was very plain, but it was absolutely perfect. We loved our stay here and would come back again!! I highly recommend the cottages. read more

I had to give it one star in order to post a review, but it deserves none. The place was unbelievably dirty. We stayed in one of the cottages (and it was not inexpensive.) When we opened the door to enter, it smelled stale and musty. Sheets had not been changed after last guests, we had to call office and have the beds made with new sheets. There were stains on the new ones. One washcloth in bathroom for two people to share, blood stain on shower curtain. TV remote would not work. Kitchen blinds were filthy and sagging, there was no paper towel or napkins, nothing to wash or dry dishes with. When I got home next day I had three itchy bites in a line on my stomach from bed bugs. Board of Health needs to close this place down. read more

There is road construction going on in the beach area, but this hotel was far enough away from it to be very quite. Stayed 2 nights in 2 different rooms (checked out and then decided to stay one more night). Rooms were clean and spacious. the shower water pressure was great with hot (not scalding) water all day. The pool area was well kept up and was a decent temperature (probably 65) with a deep and shallow end. the staff were very friendly, courteous and helpful. When you check in the office may shake a lot if they are cleaning towels, etc. that shaking will not happen or be heard in the rooms. Cell coverage is sparse in the whole beach area, but WiFi was good. When they are full, parking can be a bit of challenge, but there are enough spaces. For the money, this is the best hotel I have been at. (rates vary from day to day, time of season, etc.) read more

This place got a lot of mixed reviews and I was very skeptical about how our stay would turn out. It just so happens that this was a outstanding little hotel and deal. The room was clean, the management was very receptive and accommodating, and it was truly a great deal for the money. The outside of this property is in excellent condition, they have a outdoor pool, and there are several different room choices to pick from including small cabins. This place has a trolley line stop right near it. The trolleys will get you just about everywhere between Kennebunkport and Ogunquit during the day. The housekeeping staff here was friendly and did a outstanding job for us. There is a breakfast/lunch restaurant right across the street that was very good. I highly recommend this hotel for anyone making a short stay or with a tight budget. This was a good find and I will be booking in here again. read more

This place is exactly what the name says.. America's Best Value! I spent my 4th of July weekend here and although it was very busy (good sign), I was still able to get a terrific service and use their outdoors pool. I was informed that the room was recently renovated with new furniture, carpet, AC, Fridge/Microwave, etc. And it definitely showed since everything looked really nice inside the room. They have a very large outdoor space with a swimming pool, benches, and grills so families can spend time together. They also provided superior service from the minute I checked in until I checked out. But the best part about the inn was the central location in Wells and the trolley service that stops by right outside the door. I could get to the nearest beaches in 5-10minutes. I will definitely be returning to this place and will recommend it to my friends. read more

Handicapped or disabled stay away. This was our second stay in 10 days... first time we asked for the ADA room but it was full. Husband is a leg amputee. It was really difficult to hop the step into the room and even more so to navigate the toilet - forget the tub. Second stay. ADA room available Great. Or so we thought. Only one building in the complex is far enough above grade to require three steps to access the porch. Guess where the unthinking put the accessible room? You got it. A ramp from the porch to a wheelchair room... but you have to climb three steps - with no railings - to get to the damned ramp. I've seen some really stupid accessibility issues. But this one is at the very top of my SMH list right now. We changed rooms since we never got to that one. Paid too much for what we got and won't go back. read more

I booked a room here for 3 nights, my husband and I wanted to come to Maine to celebrate our anniversary for the weekend so we were not looking for anything elaborate. This was less than that to say the least. Our first night there I went to shower and I look over once in the shower and see the curtain was covered in mold and mildew. I called the desk and told them about how discomforting it was seeing this because it made you wonder what the cleanliness of the rest of the room was like. They sent a gentleman over who changed the curtain out with a brand new one. We went to bed that night and I noticed there was a flat sheet, and then the comforter with another flat sheet on top I made a joke to my husband that they probably just flip the comforter over and used the top sheet on the bottom rather than change them. This is exactly what they did and I knew this because I decided to make a small mark in the corner of each sheet. We were there 3 nights and had no new sheets at all while there. When housekeeping came in they would leave us a stack of clean towels but never took the dirty ones we left on the bathroom floor. Not only was this part of housekeeping poor but they never left any toilet paper in the bathroom either and I had to call the office to get some because we ran out. The gentleman, Ben, was polite each time I called the office and was very accommodating but I feel as though I had to call more often than I should have. I did not expect to be treated like royalty but I did expect better housekeeping. I will not be booking here again. read more

The only good thing about this place was the location. I stayed here for a weekend trip with six adults and two young children split between a "suite" as they call it and a queen sized double room. Well I don't know how they called it a suite when only one room had a dresser there was no ironing boards or hair dryers. Only four towels when the room is able to accommodate 6 people. they had no extra pillow cases for the pillows and the extra blankets were dirty and moldy smelling. The bathroom looked like a small closet that was converted into a bathroom; barely any room to turn around without banging your knee on the tub. We never had room service come in our room the whole weekend we were there so my father had to go to the office and get the extra stuff we needed. There was food on the floor still from whoever stayed their previously. I would not recommend anyone to stay here. This was a first and last time for me and my family. read more

As a guest the previous year before, I called months in advance to book a room ~ two queen beds, handicapped accessible ~ for Aug. 23 and 24th 2017. When I arrived at check in, i was told that the room i requested had a long term guest in it, so i was moved to room 215. the door was open and two employees were replacing an air conditioner. Upon entering the room there was a very strong odor of animal urine. After telling the motel clerk about it we were told that they are a no pet motel, so it couldn't be pet urine...um..ok. The people staying in the room next to mine saw the previous occupant leave with a pet carrier as I had asked them to "smell" the room too just to make sure I wasn't crazy. The owner and a cleaning woman came over to the room, and then came right back out and said yeah i cant argue with you, its bad we will refund you. I said I didn't need a refund just another room. Sorry, we are all booked up. So there I was, hours away from home with nowhere to stay, crying in the lobby. The clerk at the desk looked on expedia and booked me a room across the street at Ne'r Beach Motel. When I got there my card was declined because of a hold that Americas Best put for 300 plus dollars for the pee pee room. As I stood at the check in desk of the Ne'r Beach Motel, not knowing what to do or where i was going to stay, the clerk handed me a key, told me to go to the room and we will worry about how I will pay the next day. That show of kindness is what is lacking from America's Best. Leaving me hours away from home, with nowhere to stay, America's Best did nothing to make me whole. If i had been a no show they would have charged my card for sure. No offer to pay the one night at Ne'r Beach, no offer of a free night stay at a later date, not even a dining certificate for a meal on them. NOTHING to make up for the fact that the room they had reserved for me was not available, due to no fault of mine. After I returned home, I called the corporate office , Red Lion, and spoke to a guest relations manager, who after hearing my experience, and America's Best " take " on it , she sent me a 50 dollar certificate toward a stay in any hotel or motel under their brand. I am sure this review will get a " canned" response from the office manager, but this was my experience and I have no reason to lie or embellish about it. also reviewed on trip adviser and yahoo. read more
