    I'm actually somewhere between 3.5 and 4 stars -- it's a beautiful place (see photos) that had been fairly newly renovated. The breakfast area and what was offered was terrific. We stayed in a cottage, which was also beautiful -- there were a few outlets that didn't work in the kitchen and the cooling and heating system was unnecessarily complicated. The staff there were wonderful about coming to explain it all to us (the instructions in the suite didn't match what was needed). These seem like minor things -- so why would I rate it as 3.5 instead of 4? I honestly think these spaces are really overpriced given the location. If you're a light sleeper, be aware you'll hear the traffic on the road outside. Also, the stairs leading from the first floor to the second floor are very steep. This made it challenging for bringing suitcases up and down -- and if someone has any mobility issues, would make it impossible for them to stay here. So again, a little conflicted -- it was, indeed, beautiful -- it had a great kitchen. It had wonderful staff. It just also had some dings and dents and feels a bit expensive for what's offered.

    We just completed a superb stay, visiting our family over Thanksgiving. We made our reservation based on randomly driving by the hotel at a previous family visit. The website vacationnewport.com or eastislandreserve.com is very nicely done and it was easy to make our reservation. The staff communication was prompt and clear. I like the fact that they make you verify your identity, both to protect their property and our safety. There were several informational emails and confirmations which I always appreciate, being somewhat compulsive. We drove here from Boston Logan airport. Unfortunately, with rush hour/Thanksgiving traffic it took over 2 hours. The drive back to the airport at a very early hour was just over an hour. Pulling up to this charming "village" hotel on a picturesque street, right next to a vineyard, was a breath of fresh air. The grounds are clean and welcoming. There are a variety of rentals available including suites, cottages and a full house (lodge). Each of the cottages have their own private parking spot. Entering the cottage we were not disappointed. Everything is bright and new. We rented a cottage that had a cozy living room, pull-out couch and kitchen with a dining island and half bath on the first floor. We always appreciate a coffee machine with a supply of pods. Upstairs, was a roomy bedroom with its own full bathroom. I loved the large vanity with space for his and her toiletries. (I hate tiny sinks which require you to put your stuff on the toilet or balance them on a window sill!) There were thoughtful touches such as a brand new sponge and dish soap in the kitchen, complementary toiletries and laundry detergent for the stacked washer-dryer upstairs, attached to the main bedroom. One other thing I must add is that it was one of the best showers I've ever had in a hotel. Great pressure, very fast hot water and a wonderful soaker shower head. We never had a chance to enjoy the common amenities, the swimming pool or spa. They appear to be really nice. The hotel and surrounding area was pleasantly quiet the entire stay. There are some really nice restaurants and grocery markets to stock your kitchen nearby. We had one small issue the first day. We could not turn on the televisions and noticed one of the light bulbs was out. We called the office. We spoke to Aggie who within minutes was in the unit, even though it was the day before Thanksgiving and I'm sure she was incredibly busy. She cheerfully fixed them and called somebody to change the light bulb. The previous guests had messed with the cable connections behind the TVs to stream or play games and left them disconnected. Twenty minutes after that, a very nice maintenance man came and changed the light bulb. This was such a refreshing change from a standard hotel and we would stay here again in a heartbeat. If we return to see family for next Thanksgiving or any other occasion, we will definitely be staying again. Thank you for such a wonderful experience!

    We stayed here for a quick overnight trip. Having stayed at one of their other properties in Newport we had high expectations and were not disappointed. Would have given it 5 stars except for one issue which I'll get into later. Slightly unrelated note - you can walk to Newport Vineyards from here. Probably takes about 2 mins :-) This property has a variety of accommodations - from cottages to studio like rooms. We stayed in one of the studio rooms in The Lodge and loved it. Should note that rooms in The Lodge are cleaned daily but the cottages are not - they are treated like any other vacation rental (figured I'd mention that since I noticed someone complained about not having daily cleaning in the cottage). This is also mentioned on their website. Check-in is at 4pm but when I called to ask about arriving earlier, they were nice and were able to accommodate my request. Note that it's electronic entry, so you don't meet with anyone, you just enter your room with the code provided at the specified time. The property as a whole looks really nice and everything looks new. There is a shared guest area with seating, TV, and a coffee/tea station. This is located right next to the pool. For The Lodge, the rooms on the ground floor have decks but the upper rooms don't. We were in an upper room. The room was very spacious with a little kitchenette and a desk and plenty of storage for luggage. The bed was super comfortable and the bathroom was very modern. Here's where they lost a star. You enter the room from an outside door and in the hallway is a light that is always on. I'm all about safety so I don't mind that. The issue is with the door. It has frosted glass at the top and all that light from the hallway comes right in. I'm sensitive to light when I sleep, so it drove me nuts. There should be a way to make the room completely dark - maybe put a blind on the door to cover up that section? All in all, it's a great place. Will definitely stay here again but I'll bring a sleep mask.

    Lovely stay. Super convenient check in, they just confirm your info over the phone and send you the door code and instructions over email. We had room 27 in lodge and had problem to find a parking for our room (parking is FREE) and its located by trash container and pool. The suite was clean and had everything whats needed. The only complain would be that patrons needed to place a card with room number (can be found in your room) on a dashboard of your car, so they would know what car belongs to which room and it wasn't mentioned in the email or over the phone. At the time we came and took off our clothes we by suddenly found that sign in a notebook at the table. So my boyfriend had to dress up again and go outside.

    Bathroom floor

    First, we stayed here years ago and the cottage was immaculate. This year, we were granted early check-in. We opted for a pet-friendly cottage and what a difference. The cottage was not as stunning and shortcuts were taken in the details such as paint on the floor, uneven faucet handles, and blotches of paint missing on the wall. We could live with those minor things. I write this review because we were appalled at the previous guest's strands of hair hanging on the shower wall and floor. It was noticeable enough to indicate a lack of care for the next guest. Later that night, we checked the sheets and there was another strand of hair, same texture as from the ones in the shower - disgusting. We ended up sleeping on top of the covers using the extra sheet in the linen closet. We hope these comments are shared with management and are addressed. These easy fixes will make for a better stay.

    The granite counter top that toppled over while I was studying on it.

    This place is awful. Do not stay here. I stayed here for a duration of three months with my spouse while traveling for work. An endless amount of things went awry. If you are military, stay away, and spend your money elsewhere please. In one of the coldest nights of winter when there was a blizzard, our cottage had no heating, and they refused to fix it because evidently according to them it wasn't a pressing matter. Instead they brought over the tiniest space heaters you've seen in your life. One night while I was seated at the granite counter top studying, the granite literally came unhinged and crashing down... In the scurry as I managed to save myself from being crushed under the granite, my iPad was damaged. East Island Reserve Hotel didn't even have the decency to replace it out of courtesy given that the fault was all their own. And if that wasn't enough, we constantly had to go back and fourth with management until we stated the next time they'd hear from us would be from our lawyers for their reprehensible behavior. ONLY THEN DID THEY ISSUE A REFUND, WHEN THREATENED WITH A LAW SUIT. We were verbally berated, racially profiled, and disgustingly the manager insisted I disclose what I had on top of the granite counter top to cause it to fall over... as if to insinuate that a bag of apples and an iPad could knock over a fucking granite counter top? I had notes my spouse gifted me in these cute little pill notes that toppled over when the granite fell as well, and of course the manager assumed that we had some form of illicit drugs? This was horrendous and a nightmare. Stay literally anywhere else for the love of anything you hold dear. Management was consistent and wonton in its negligence, disrespect, and ignorance. And for the record, the time passed since such a horrible stay does not invalidate the contents of this review. Our stay was honestly so traumatic it took some time to process prior to posting this review. Furthermore, we paid extra for the duration of time we had our cat with us while here, and we paid their cleaning fees when we left, so I don't know why the correspondent is responding as if that's airing out anything if significance, this establishment is a joke. The response from management regarding this review already tells you everything you need to know. Combative until the last breath instead of apologizing for abysmal service and poor structural integrity, and expecting guests to just suck it up. Get a grip. Again, please spend your money elsewhere.

    The Lodge has very poor sound insulation. Can hear every footstep and word spoken upstairs and next door. Very hard to sleep.

The bed was so inviting, and I had a sofa and table to relax at. There was plenty of storage. The Nespresso machine was a delightful perk every morning, complete with pods and creamers. I appreciated the complimentary canned juice & soda in fridge. The roomy shower had large pump bottles of shampoo, conditioner, and body wash. The accompanying body lotion and bar soap were on the sink. The was a separate toilet space with door and it was eco-flush friendly. I did not have a full balcony, but did have a Juliet with a sliding door to let in some air. With the turn-down service at bedtime, a package of housemade cookies were left on my pillow each night. The lobby is on the second floor, where the check-in desks are. There is a bar and cafe. The seating is plentiful and comfortable. Our group's breakfast buffet and tea time buffet were both held in the lobby and were just beautiful. Lovely hotel, lobby, rooms, service, valet, food. Great location and walkable to so much shopping and restaurants. My only complaint is that the $40/day parking (down to $20 in Nov) was a tad high. When I asked for walking directions to the Vanderbilt, the valet drove me in the hotel's Mercedes SUV. I would absolutely stay here again if I were to return.

It has a charming boutique feel, but the accommodations and overall experience didn't quite justify the seasonal rates. At times, the staff was warm and welcoming, while other interactions felt less hospitable, so the service was a bit inconsistent. If location is your top priority, this hotel is certainly convenient. However, if you're looking for overall value, I think there are other options in Newport that offer a more complete experience for the price. Overall stay somewhere else.

Despite it being a warm summer evening around 8 PM on a Wednesday, we were turned away because one person in our party wore a t-shirt instead of a collared shirt. For a midweek outing in August, that felt unnecessarily rigid and to be honest a little too pretentious. Although we can understand enforcing dress codes on weekend nights this seemed out of touch. We ended up at Thames Street Kitchen and Audette instead, both of which did not have strict dress codes. The Studio Bar at the Gardiner House still makes great cocktails, but the hospitality needs to match.

We parked in the front and unloaded the cars easily. We did not use valet, the Marriott lot was $48 a night. Walking to the lot next door took about 2 minutes. The lobby is spacious, clean and very pretty. There's a water machine with flavored waters. Front desk staff are very professional and friendly. Valet guys are all nice and open the doors for you 98% of the time. With the daily destination fee, you also get 2 free tickets per room to the sailing museum or a vineyard 15 mins away (Sailing museum is free on Wednesdays). Had I known the museum was free Wednesdays, I would have chose the vineyard tickets instead. You also get $20 per room to use at the bar/restaurants as well as 2 bikes to rent. We checked into connecting balcony rooms. The rooms were clean but the balcony doors were hard to open. You have to pull it back really hard before unlocking it. The beds were comfortable. There are no microwaves but I called in to request one for the room. The first night I went to skiff bar to order some food and use our 2 $20 food credits. I ordered oysters and coconut shrimp. The oyster appetizer was terrible... the oysters flesh was tiny, totally not worth it. The next morning we had the hotel buffet for $32 a head. Omelet station was good. Standard breakfast items, view was good. We really only ate there for the view. Our waitress was barely around. Hotel is at a great location. Very close to the wharf and also right across from a small aquarium. The balcony was a nice place to chill, overall the hotel wasn't crowded. It's also very safe because you need to swipe a keycard to get to the hotel rooms. Best part of staying here was a pool table in the skiff bar. While waiting for my food, I just played two games by myself. I usually stay at Hiltons but I chose this Marriott because of the location and views. Glad I made this decision. I would definitely pick this hotel again should I decide to visit Rhode Island again!

Nice pool, gym, and sauna. We haven't tried dinner there yet, but we love the on-property breakfast buffet. For the evenings, there's a great bar and a little side area for the kids (pool table and some other games), which is a nice touch. We'll definitely be back--see you again soon.

A newly…read morerenovated boutique hotel, this is definitely worth a visit if you are looking for something less massive than a hotel, but more involved than a bed and breakfast. My boyfriend and I decided to make a night of it, and check into this super cute hidden gem, nestled right behind the Newport Art Museum and steps from Bellevue Avenue and the Newport Mansions district. The facility and the rooms are sparkling clean, and don't even get me started about the decor! It is to die for - quirky, fun, and super Instagram-friendly. They are owned by Lark Hotels, a small company, and the bird details are subtly present throughout. My favorite nod to their namesake was an adorable Do Not Disturb sign that hung on the guestroom door reading "Shh.. We're Nesting." It honestly took all my willpower not to steal it! Ahem. We had a great experience with Peter, the Attwater's Front Desk Manager. Not only did he call us prior to check in to see if he could assist with anything we would need, he also upgraded us from the small Queen room that we had booked to the spacious Lark Suite, their largest accommodation. The suite had a gas fireplace, soaking tub, and gorgeous seating area with a dining table and several cozy couches and armchairs. We were super grateful for his hospitality, and even when we had a minor issue with the heating system in the room not lowering, Peter assisted us in the morning and generously offered vouchers for a future night stay. Thank you for your attention to detail and hospitality! I also LOVED the fact that the Attwater offers hot items in their included breakfast. We stay at a lot of small bed and breakfasts as stay and vacations, and one can only have so many cranberry muffins or glazed croissants. They did offer morning pastry standbys, but I was delighted to find a warm and delicious Cheddar Hash Brown Egg Bake and Shredded Brussels Slaw with Hard Boiled Eggs among the offerings. It really took the stay to the next level, and as a couple that stays at several B&Bs and small hotels, it did not go unnoticed! We can't wait for our next chance to visit :)

I loved the location of this hotel and the clean lines of the common spaces and rooms. However the $45 valet parking fee is ridiculous at the end of the season (10/28). Offer a self service option for half that - but, oh, wait, UPP owns the hotel lot too, as well as pretty much all parking in Newport. Certainly there were a lot of hotel amenities missing at this price point as others have mentioned (very small gym, and no coffee makers, no microwave, no mini fridge in room (nor safes), but also the daybed was dusty and the TV lacked options, which may have been ok, but I couldn't even mirror my own device/streaming service to the TV. Ideally you're not in your hotel room when in Newport, but if you're here for work and need some down time, those are all minuses. If you don't plan to spend much time in your room and don't mind paying $45 for parking, this is a decent option for its location.

The Mill Street Inn is now our go‑to lodging in Newport. From booking by phone to checking out, the staff was friendly and always available to help with questions. The goodie bag we received upon arrival was a nice touch, and everything inside was Rhode Island-made and delicious. While the bathroom was small, we preferred having the spacious sitting area, which was wonderful for relaxing and enjoying breakfast. We also appreciated the customizable breakfasts (beverage options, fresh bakery items, fruit, and protein choices) delivered to your room at your requested time. The rooms included unexpected but thoughtful touches such as coffee, tea, filtered water, quality toiletries, a magnified mirror, and cotton balls in the bathroom. Yes, the parking is tight and first-come, first-served, but they do offer complimentary parking--a treasured commodity in this part of Newport.

    Despite a few mishaps, I had to give this place 4 stars because I would stay here again and again…read moreand again. Here are the things I didn't love. The parking can be rough. If you are not one of the lucky three that gets a spot in the side lot you have to park in the garage and the garage is tight. Tight tight, tighter than tight, as tight as you can get. Put it this way, it took me about 15 minutes to safely pull into a space in absolute fear I was going to hit a pole or the car parked next to me. When it was time to pull out, torture, luckily someone who worked here saw me struggling and he offered to get in and do it for me. Even for him, it took multiple attempts to steer clear of any objects. It's a real pain in the ass I can't sugar coat it. Next negative, the toilet in my room wouldn't flush. That was frustrating and when I told the front desk attendant she wasn't' surprised so this must be a thing. Also, whenever I walked into my bedroom I got a wet sock, there was a leak of some sort I think it may have been coming from the air conditioner unit up above but I can't be too sure. Next negative, the outlets are crappy, anything I plugged in was super loose I really had to jam it in there and that was the case with every outlet, some were unusable because of how loose they were. Lastly, the shower was scalding hot, scalding. I adjusted the temperature but no matter which way I turned it was different levels of scalding. I had to let the shower run for five minutes before I could get in there and I like a hot shower. This temperature was hospital burn status. Okay the real last thing, no elevator. I had to lug up two flights of stairs with my big ass suitcase but is it Mill Street Inn's fault that I packed a weeks worth of stuff for one night or is that a me problem? As I'm mentioning all these negatives I'm wondering if 4 stars is appropriate but I'm sticking with it and I'll tell you why. The room was beautiful and enormous. I stayed in a suite with a dining room table and chairs, a couch, coffee table, multiple arm chairs, huge bed with the most comfortable pillows I have ever experienced in my entire life. Dreamy I tell you, like melting in but not too much, just perfect. The bathroom vanity counter was enormous. I had so much room to put out all of my things, much appreciated. The location could not have been better. One block away from the main street, the easiest walk to everywhere. Also tucked away in a beautiful neighborhood so it was safe, cozy and quiet. I walked back from a night out by myself and felt extremely safe doing so. The lobby is beautiful, they had complimentary sangria and complimentary water with lemons and limes. They had every board game you could imagine, I loved that. There was a fitness center with canned electrolyte infused waters, they had a beautiful roof top which I had entirely to myself both times I went up there. Gorgeous views of the neighborhood and the water. I loved my time up there it was serene and relaxing with tons of tables and chairs for lounging. They had complimentary breakfast served to your door in the morning. The night before you pick and choose what you want from each category and there was plenty to choose from. I ordered an organic cold brew, two hard boiled eggs, granola, and something else, anyways everything came to the door at the exact minute I asked for it to be delivered and it was delicious. Also, they give you a welcome bag with snacks when you arrive! There were pretzels, a massive bag of popcorn and sea salt caramels. I thought that was such a special touch. Anyways, looking back there were a lot of annoyances that could have aggravated me but there were so many good things about my stay that the good overshadowed the bad and I would 100% stay here again.
