I would not recommend using this company. The inspector walked us through everything very casually. We were purchasing our first home, and he discounted a lot of things saying "not a big deal" after things that actually are, but put us at ease long enough to buy the house. I guess I am partially to blame for using an inspector that my realtor recommended. Obviously they benefit from that relationship, and I should have taken that into consideration and not just assumed that this person had our best interest In mind first and foremost. Again, the discrepancy between the casual mention of "little things" wrong with the house and things we would "maybe want to have checked out eventually" and the reality of the situation is vast. Do not expect transparency in your walk through with these people. read more

Our inspector was knowledgeable however had to be pushed to look into the details and include in the summary. He did not check the fire and security alarm system. Since we paid for the inspection, it appeared he was acting on behalf of the seller. He made certain comments like the seller may back off if you point too many gaps. read more

Inspection was only 1.25 hours long for a 4 bedroom/2 bath home. The first shower we took in the home, flooded the basement. It was a vacant home, so it wasn't a new problem that just developed. Major leak inside the wall of the upstairs shower. Three more leaks in the plumbing have been discovered in the first week we have owned this home. Why were they not caught on inspection? The dryer vent was painted shut, multiple locks on the windows are broken, the sump pump pipe was ran right in front of dryer vent to exterior of home making us have the vent the dryer through the window, and the list goes on all the things this inspector missed! BE VERY CAREFUL USING THIS COMPANY!!!!! I would NOT recommend! read more

This company did our home inspection when we purchased our house and fully neglected to denote in the report an issue of rot in our roof. When attempting to work with John to discuss the issue he replied with one email basically saying "too bad". Then he ceased all communication to me. There are better home inspection companies out there. Search elsewhere. read more

We had our home inspection done by Amerispec and they neglected to tell us about a roofing issue in the report. After several phone calls and an eventual reply from John Kaiser saying it's not a problem (when in fact it IS after I have had this further reviewed by others who actually took the time to review the situation). John has neglected further follow up or discussion after my many attempts. No replies to my many emails. I would whole heartidly suggest you avoid this company. They do provide a nice looking report in a 3 ring binder (if that catches your fancy), but if you want a company who stands behind their work, will have an actual dialogue with you about questions or concerns, then this is not the inspection company to use. We hired this company for our home inspection. After being in the house for just over a week we discover what looks like mold and water damage in the laundry room. I emailed him and have not heard back. The water is visible without having to even move their washer or dryer. I'm extremely disappointed because I paid for his service and trusted that he was doing a thorough job. Had we know. About the damage I would not have bought this house. DO NOT HIRE THIS COMPANY!!!!!!!!!!!!!!! I made the mistake of using a coupon from my realtor for Amerispec, and have regretted it since. In fact, I would not have bought my house if I would have had a competent inspector come in and actually find the plethora of things wrong with my house. The following scenario should provide you with all you need to know about Amerispec - The VERY FIRST DAY I moved into my brand new home, I had a major gas leak that my "inspector" apparently missed. Therefore, the gas company came out and red-tagged my house, leaving me without heat.... in Minneosota... in October. Again, this was about 30 minutes after I brought the last box inside, and about 12 hours before my father, who smokes cigarettes... in the basement.... was to show up and see my new house. As soon as the gas company showed up, the tech's device was beeping before he could get within 20 feet of the furnace. The entire propane tree on the furnace was "hand tight," and the bolt from the water heater connection fall off in his hand when he touched it! He told me that anyone who's even seen a furnace before should have caught this. Again, this is THE FIRST DAY I MOVED IN!!!!!!!!!!!! Since that day, there have been DOZENS of issues that I've had to have my builder come over and try to fix. So here I am, almost 8 months later, and I'm still having issues with almost everything. In fact I have city inspectors and the builder coming over tomorrow to look at some of the ongoing problems I'm having, NONE of which the inspector noticed. Save yourself a few hundred thousand dollars, and spend the extra $200 up front and hire a competent inspector. Now, I'm going to end this review before I hurl my laptop out the window, which is probably made of breakaway glass that the inspector missed.
