The report was great and detailed, they even spent time with me to review every item. Their pricing is competitive and fair, and I feel like I got a ton of value in the report. Due to the detailed pictures and description, I was able to get my seller to agree to fixes before I moved in.

We would not recommend them to anyone. During our inspection, they: -Missed the secondary sewer access line which necessitated re-inspection from another provider and a delay with the seller, who immediately found the secondary access. X2 later refunded the original sewer inspection fee. -Frequently said "I think I'm forgetting something" while walking us through the house and was just relying on memory - didn't have any notes to reference -Could not answer many of our basic questions about things like the HVAC; referred us to the current homeowners ("you should ask them how it works") -Could not tell us anything about the internal brick wall (i.e., any indication of whether it was load bearing) -Put us on spam email lists, like s24alarms, without asking permission -Handed us a big pack of sponsored spammy advertisements at the end of the inspection. I paid thousands of dollars for this inspection, it should come ad-free. -The inspection report was dense with generic drivel - it was clearly mostly automatically generated, and I had to sift through it to find useful insight We used a different inspector on our previous house and their service was in every way superior to X2.

We were very disappointed with the home inspection performed by Brian Scanlan, the owner of Home…read moreTech Inspections, LLC. He was referred to us by a Realtor when we were considering a home purchase a year and a half ago. The cost of the inspection was $375. In my opinion, the inspection performed by Mr. Scanlan was incomplete and lacking in many areas. He failed to recognize a foundation issue with the house, evidenced by horizontal cracks in the basement block walls. We subsequently discovered that the previous owner had removed load bearing walls and wall sections in the basement, which lead to the house sagging by about ¾ of an inch in the middle, below the kitchen. The problem was compounded by the previous owner's addition of several thousand pounds of granite countertops in the kitchen, above the weakened construction below. Mr. Scanlan should have noticed, being a trained home inspector, that there was an issue with the basement remodeling and its effect on the house, even if he may not have been able to determine the exact problem. We are not trained to inspect homes. That is why we hired a home inspector to do it for us. Mr. Scanlan also failed to notice or inform us that the new roof on the house was installed over the existing roof. When the roof needs to be redone, it will be much more expensive to replace. That information would have been useful to us prior to submitting a bid on this property. He did notice, and include in his report, many insignificant issues with the house. I contacted Mr. Scanlan recently and requested that he reimburse us for the cost of the inspection. He stalled me for several weeks with excuses and tactics to discourage me from my mission to get our money back. It became clear that he had no intention of ever reimbursing us. He sent me a copy of the supposed contract for the inspection. We had not seen it since he was hired through our Realtor. The contract was entirely one sided. We would have never hired this person had we seen his contract. It pretty much stipulates that the client is responsible for everything. If the inspection fails to reveal any issues with house the client is responsible. If the client takes legal action against Mr. Scanlan, the client is responsible for all of Mr. Scanlan's legal costs. I strongly recommend against using this company for a home inspection. The inspection was completely inadequate, and this company has no regard for its customers or for quality work.
