I am going to give Yelp the start to finish 1st impression after move in June 2025 : 3 Stars: I was misled into believing that the unit that I signed my lease for had a balcony. I was told by the leasing office that all units had a balcony and the floor plan A3a shows a balcony. That was my one requirement and is my biggest and only issue because I am in a unit that does not have one. I think that the unit was placed under the wrong floor plan and now I feel stuck. The unit was pre leased before the old tenant moved out so all you have to go on are similar units that match your floor plan. Mine was not accurate. Since being at amli I love the space, vibes, I will be moving units which I've learned is not as much of a headache as it sounds apparently AMLI makes it easier to transfer units than to get in one initially so thank God. BUT the space is nice, my hallway always smells amazing (this can vary lol) it's quiet, dog friendly, great location (outside of me looking at construction but it's Atlanta) The concierge is always polite and helpful and I can see myself being completely happy once I get my view and balcony situation resolved. 2nd Impression After Amli addressed my concerns after reading my review: 5 stars : They read reviews guys! Mr.Victor from AMLI Arts, Mrs. Alakia from AMLI Lenox... The whole leasing office did everything that they could to make me happy and I am so appreciative and impressed with the effort, dedication and responsiveness of the leasing team, bravo! I am impressed and more likely to move up than out. 1000x Thank you! Final Impression after being able to change units: 4 Stars: The team worked with me and allowed me to transfer units sooner than the required 6 months. Thank you! The unit is infinitely more impressive and I am facing the opposite direction away from the construction and life is great! The space is great, the concierge is great (Specifically Devonte, I don't think the man gets a day off, but thanks for always being there and being so helpful). The floor plan matches the unit I selected. Suggestions: I paid cash for my deposit on the first unit... Use Jetty Bonds and just pay the monthly fee. They kept $115 of the $750 deposit on the move out from the original apartment because of holes from the paintings and wall mounts and they said they had to clean the stove and the microwave. I was only there from April-August. I would hope that they clean anyway before each tenant but no burnt food or stuck food, and the holes were smaller than a dime (and I spackled them before I left) butttt it comes out of your deposit. Jetty bond paid the new one so it will already be worth it with no money loss whenever I move out of this unit. Just something I learned... And I am pretty sure they blocked my number at the leasing office or they changed theirs lmao ... I don't blame them but dannnng. Whyyyyy is there always someone in there BUT NO ONE EVER PICKS UP THE GD PHONE?! They use to be very responsive to phone calls, emails and voicemails, but now you just have to walk in... I lived here and I had one of my lady friend car stolen , a few of my friends cars broking into. They also run a scam on the free parking app, sometimes you can down load it for your guest and they still get fine. So make sure you screen shot it when you park your car there. They even stole my packages that was delivered to me and I lived there for 3 years and in my last few months of 2025 they got a new manager name Victor that's very unprofessional and has a power trip and treats everyone poorly. Worst than going to TSA at the airport. It's really ghetto now and ran down. Don't believe the hype. They can't keep staff either. I gave it a one star because the only thing nice was my view from my balcony. read more

Uhm... how do I write this one... Well, here goes! This is probably one of the most beautiful buildings in midtown Atlanta. Also one of the few that doesn't look like a dodgy hotel, with super dark corridors and common spaces, where one kinda expects to see an ax murderer... That said... there are some issues... Loved there from Sep 2018 until Oct 2023, so.. not all is bad.. The concierge team is consistently good (a few exceptions), last group Mia, Joanne and Kim stick out for me - love them! The maintenance team, awesome as well, they actually reconstructed the refrigerator at some point (only strange thing was during covid when one of them stilled right in while I was on a call...) The one consistent part that boiled my patience - the lease office staff... from day one... Starting with the mess with the booking of the freight elevator for move in... (the person that signed my contract left and nobody picked up the ball) to the last one (sending the deposit check without asking what method we wanted for the refund... let's say I highly prefer direct deposits to a letter randomly sent to the forwarding address... ), it was dove years of complete lack of common sense... and to some extent... perhaps my over sensitive side, a few forms of discrimination... I still remember how some of the residents took their dogs to the pool (actually in the water), had lunch with their dogs in the conference room, left trash all over, broke glass on theropod side, had entire birthday parties well into amenities closure time... and no action from the lease office or property monitor... whenever we requested anything, it was a "no, it's out of policy". The best part for me was when they told me to report my neighbors (not sure it's my job, as I don't work in the building... I do know who does... nor do I want to get shot by some crazy...). Great location, some great people, overall feels over priced for the crap that goes on otherwise... and that includes that one time the carpet had dog poop all over it... (the residents were supposed to clean after their pets... and I paid per rent for 5 years, not sure I feel there was anything my cat did to justify it). read more

I needed to get out of DC quick. It was during Covid 2021 and I was having cabin fever and the protocols were driving me nuts! Then came an idea Move to ATL for a summer of fun! I rented a summer place in Amli from June-Aug on a 90 days stay! I furnished it with quick furniture (Wayfair, Ikea, Walmart). Needless to say I had a GREAT SUMMER! The amenities, the views, the metropolis lifestyle, walks to Piedmont Park, restaurants, bars, coffee, whole foods, etc. all made my experience a 10/10. The only issue was the crime in the area, but thats not the communities fault. I never felt unsafe, thanks to the secured parking and entry. Overall the male and female concierge were both very nice. I was the envy of all my friends. Paying a mortgage (at home) and rent for a summer pad at AMLI was worth it!!!! read more

Been living here years and watched this place go down hill. I can say so many things about the leasing staff but I'll just say Poor poor poor poor management the whole team is terrible. Literally the worst group of simple minded idiotic people. Completely incapable of getting anything right. Patiently waiting for the lease to end. Constant issues with the concierge I've and multiple delivery's (food and flowers) with no calls and their attitude is terrible. Oh and security is a joke, they sleep on the job, smoke weed around the back entrance corner sit and walk in the middle of driveway like they own the place, like where do they find these people. And I have video and statements of residents as well. No need to go back and forth. The area we were in was not occupied & every resident I talked to minus the group in the corner near the pool, spoke to me when everything went down. The black couple and there little girl were playing with my nieces float and friends. The white group with the beer that is "supposedly" prohibited around the pool expressed disbelief that the situation occured. I have statements from them all. The later group that had a gathering of 12 in the club room also are on video saying "Security didn't bother us". You are playing a dangerous game. And you should stop. There is nothing equal housing about Amli Art Center. Other Amli locations, never had an issue. This one is the worst by far and I will continue to let everyone know this. Your apologies are BS. The grill areas are community areas, but pointless to have when it depends on the color of your skin if you can use it or not. You guys have had plenty of people have gatherings in the back away from the pool, when I first moved in the 2 guest per resident was not stated, just like the 10pm time frame changed in the middle of the lease. So save me the dramatics. I have filed the right paperwork & have proof to back it up. So have a great day, and try not to keep lying to people about what really goes on at Amli Art Center. There were multiple groups out there that had way more than 2 guest as always. But Saturday you picked the wrong resident. This is not home to me its an expensive prison. Thanks! read more

I only recently moved in with my bf, sight unseen. This place is amazing. The apartment we have has never been lived in before. It's so bright, and clean. And I can't wait to unpack all of our stuff and make it our home. A week later, and we still have boxes everywhere, haaaa. Let me just say, all the staff here is super friendly and so accommodating. They let us ship a few boxes (I'm totally understating how many boxes we actually had) before we moved in, which helped us tremendously to limit how much we packed in our minivan for a cross-country drive. Sure they cracked jokes, but it was really all in good fun. It really was a great help to be able to do that. Sean has been our point of contact, and he's been the reason why our move into AMLI really was smooth. He answered any and all questions we had, showed us around the property and was just a great person overall throughout the process. The first weekend we were there, they hosted a trivia night in one of the residential areas. They offered a selection of food, beer, and wine. Everyone was really friendly, both staff and residents alike. The amenities are gorgeous and the views are even more so. The complex itself is really conveniently located to lots of things. I think traffic may be a little worse before and after work, but this is Atlanta, traffic is bad everywhere it seems. They are also building a WholeFoods a few blocks away, which will be a great convenience when you don't want to drive to Publix, which isn't even that far away either. I want to keep this short and sweet because we haven't been living here for too long yet, but everything so far has been above satisfactory. Really excited for the next year here. read more

I moved here last November sight unseen. Brand new building and they only had virtual tours. Sean was my point of contact and Cody and I just love these guys! They were friendly, super attentive to my 1,000 emails and addressed all my questions and understood this was a big move for me from Houston. I chose this location because I knew I didn't want to have a car, I love the Arts and love the spring and Summer festivals. I'm in the heart of it all! Marta is across the street which I use often to go to the airport, there is plenty to eat and do all within just a 3 mile radius. The building is beautiful and the gym is one of the best I've ever seen in an apartment setting. Maintenance is very attentive and fast to respond to issues, I really value the friendly consistency of security & consierge and the sky longe is great. They have done a wonderful job with the common areas and Starbucks coffee in the lounge and WiFi all over the building is a nice touch. I'm very happy with my new home. ** I See a lot of reviews on various apartments of break-ins that happened in apartment parking lot and although it can be a deterrent you have to understand it's not the apartments fault criminals will be criminals and they target high-end condos in establishments for a reason so just take that into consideration when reading or writing your reviews. We had an incident already that I know of and immediately the management team addressed and increased security coverage for our safety. They did what they could and that's all that can be expected. I moved from Amli Lindbergh to Amli Arts Center and this was the worst mistake ever. Pros & Cons of Amli Arts Center: Pros-The Property Manager will act fast on any situation involving disputes. Some of the Leasing staff is nice. The older lady and the guy concierge are helpful, the rest are not very helpful. Gym is great and the Business Center is very helpful. Cons: 1. Car Break-ins 2. Carpet and elevators dirty 24/7- Carpet and elevators dirty 24/7 3. I don't believe that there is a housekeeper past 11am because when I come home from work, the hallways looks the same as when I left. 4. Amenities close @10-why? It should be 24/7! 5. We need gated visitor parking, and it wouldn't hurt to power wash the parking lot sometimes. 6. I've heard horror stories from other Residents where they have been locked out, air condition went out, washer and dryer stop working, stuck on elevators and they said the maintenance guy is a no call/no show every time. 7. Did I mention Car break-ins? 8. Do they allow everyone who can pay rent in? Think on that one. read more

Let me preface this by stating that no building is perfect. However, AMLI Art center falls far below that mark. When living in a building that is a community, certain things are unavoidable. However, the avoidable things that the building management could address but doesn't, is shocking. I'm only going to address those issues, rather than bore you with my many grievances with AMLI Art center. Example one, would be the elevators. The elevators in this building have not worked properly at all since I have lived here . Some days you could get stuck, it could take you to a random floor, It could just not go at all. I've waited 6 minutes plus on many occasions. I have never seen such temperamental elevators ever in my life. When you do finally get one, I hope you like the neighbors and their pets because it can get crowded. Nights and weekends are the worst. The common areas get trashed! "But that can happen at any community" you might say. Well, in this 20 story plus building we have one lonely cleaning person. I honestly feel bad for that person. This building is way more than one person can handle alone. The result is, the building is always dirty and smells. The gym, elevators, lobby's , walkways, corridors are not cleaned frequently enough. If there is a spill in the building it is not surprising for it to be there for several days. On the topic of spills, I read one review that said the elevators smell like pot often and that is true. However, I would rather the building smell like pot than urine and feces. This building is very very pet friendly. Pets are welcome to urinate and defecate where ever they so please. There is a pet park, but it seems most dog owners don't bother taking their pets there. It is a weekly occurrence to step on an elevator with urine on the floor. Gnats, OMG, the Gnats are everywhere and they get really bad in the summer! Just stand by the concierge area long enough, you will see them. My forth and not the last issue with this building is the broken amenities. They are all scattered around the building and they could go unnoticed, but they are everywhere and after a few months you can almost turn it into a little game "Spot the broken Amenity". They include, but are not limited to, the BBQ grills, Televisions and power outlets. We are still waiting for that movie projector to be installed smh. The usage of the amenities is also very limited. I saw that one reviewer said, they are happy the amenities close at 10 because of the rap music residents play (slightly racist jab there but what ever, I don't know who that person is). I think that is one of the worst things about this building. If you want to go to dinner or have dinner by the pool or roof top and enjoy the sunset and summer air ( like a normal person), you can"t. Even on New Years Eve, the one night out of a year anyone with a rooftop view would want put it to use, won't happen here. I don't even want to go into the Issues with the West Peachtree driveway. It is always a fiasco and an accident waiting to happen. Ubers, Lyfts and delivery people keep this entrance blocked very often. So don't be in a rush to get to that place you need to be! I have emailed and spoken in person to on site management several times, however my complaints always seem to fall on deaf ears (and that includes the regional manager). I have been a resident here for over a year. I would be highly skeptical of any review of this building that doesn't state the duration of the reviewers residency here. I genuinely hope this review helps someone make an informed decision on their next choice of residency. Good luck! read more

The staff has always taken any of my concerns seriously, and resolved any issues that I had within a timely manner. Moved in penthouse for security & limited access purposes. Was also excited to utilize the offices, lounges, etc for meeting with clients, photo shoots etc. Upon moving in numerous times random people would be accessing the penthouse level from the stairwell. Brought this to their attention November 2019. Still to this day anyone can access the penthouse levels. Had a total of 8 of my guest/clients cars broken into in less than 6 months of moving in and my personal car as well. I had to pay a total of 12k to repair my guests cars out of my own pocket !!! Read the responses when it comes to crime. Amli will tell you it's not their job to secure the residents cars nor the guest. Amli's default response. (We can't control crime it happens everywhere) They say this knowing people have been held at gun point in the parking deck. When it comes your safety your own your own at Amli because (crime is everywhere). You will also see publications about the building being green for the environment etc. Understand what that means. 1. Water pressure. For them to get that award they have to have a certain type of water system that is eco friendly. Being on the 25th floor that means about every 1-2 min the water pressure drops to the point where it is a dribble then the pumps kick in and the water comes back. They where never able to resolve the drop in water pressure on the 25th floor !! 2. The windows are eco friendly & don't have the proper seal to keep the condo a decently even temp. There was Nest thermostats installed. The guest was either extremely hot during the summer or ice cold in the winter. Amli first response was leave your guest bedroom door open & it will equalize the temperature.... Then they attempted to put a remote sensor in the guest room so the hvac would run longer to help the lack of airflow & poor quality windows. All that did was make the entire condo either hot or cold. The finale conclusion was that the way the building faced the sunrise was more than the building was designed to accommodate and that the environmental friendly materials used where the issue. Issue never resolved 3. Garbage disposal wouldn't run more than 30 seconds without tripping the breaker. Again was told they where using energy efficient disposals & had to use a gfi outlet due to code so there was nothing they could do but give me a tool to reset the disposal. 4. Washer and dryer where small and extremely cheap models. Took forever to dry the cloths and the loads where so small couldn't wash a comforter in them. Again so the could get their Leed certification for being environmentally awarded !! 5. Extremely slow elevators !!! 15-20 min average time when they are all working. With this being said. They gave me a letter stating that if I had any maint issues that where not resolved in 24-48 business hours you don't pay rent until it's resolved. After bringing this to their attention they pulled that guarantee & reworded it so it applied to appliances only.... Even with all of this I had friends that lived in the building & it was as my business location so I attempted for the entire term of my lease to address these issues. When COVID came I had 3 months remaining on my lease and requested to be allowed to move. I was told by the manager it was my problem to figure out and if I wanted to leave it would cost more than if I stayed. I have kids and a business to run. I was forced to move out and get my family a home that was safe and managed by a reputable company. Amli decided to sue me for 4 months rent even though I only had 3 months remaining. They won't return calls or emails now so at this point I have to pay 16k or take them to court and let the courts decide. Needless to say. Amli is a Corprate management group and they refuse to attempt to do the right thing when it comes to their gross negligence and complete disregard of the quality of life for the residence. If you want to enjoy Penthouse living defiantly don't waste your time with Amli Art Center. read more
