When we resigned our lease, they lied to us about the construction that started a week later after resigning. They told us it would start next year. They covered up our windows so we get no sunlight ever. Noise is constant even NOT during the demolition phase. We will not have any access to our porch until all construction is done. They tell everyone it will only be 8 weeks, but what they don't tell you is that each stack takes 8 weeks, meaning the whole side of construction will take SEVERAL MONTHS. Meaning we will not be able to open our porch door for almost a year. We got a sad $90 for this huge inconvenience. AMLI's communication barely exists. They have call centers that answer the phones so if you have a question be prepared to wake 2-3 days to get your answer. Multiple cars have been stolen from the parking garages in the past two months as well. read more

AVOID THIS PLACE AT ALL COST!!! This has been the worst living experience of my life. I leased a first floor unit that has access to the pool and grill area. The property is less than 5 years old and they're already having to do a major renovation that's going to take several months. I have workers right outside my unit all day during the week and the noise is so loud I can't even hear myself think. I had tried to get out of my lease right after the project started but the property manager wouldn't agree. They told me the work on my area would be done within a month and it's been over 60 days now and they're still banging on the walls of my patio. This project is expected to last into next year. Make sure you check out all of the other properties in this area before you sign with AMLI. STAFF - The staff makes you feel so welcomed in the beginning! Then once you sign the lease... beware! You are just a quota to them, and once you're checked off the list... their friendly customer service goes out the window. In the rare instance you do need assistance... you will DREAD having to go down there. The vibe I get when I walk in the office is I am bothering them. I'm assuming it's poor hiring/training on Amli's part. As a paying resident, it's just nice to receive great service by someone who at least ACTS like they care to help me, and not give me the runaround. MAINTENANCE- Is top notch! They are efficient and actually help our residents with their requests in a timely manner. All of my requests have been fixed within 24 hours. PARKING - I get so embarrassed having my family or friends come over and they have to take 10 min to register their vehicle on this app. You have to go to this website, choose the property... enter your info including your license plate. It's absolutely ridiculous. Not sure what type of kickback Amli is getting from R2Park, but it must be good. BACK SIDE OF THE APARTMENTS- Backs up to a railroad crossing. If you live on the backside that faces Riverside Dr... be prepared to hear the train every few hours. Even at 11pm and 4am. It wakes me up every night of the week. 7 days a week. NOISE IN HALLWAY- For the most part I am thankful to live down a quiet hall. BUT whenever anyone walks by your door, be prepared to hear every footstep and for everything in your house to shake as they walk by. That's just apartments nowadays though, they are all built so cheap. CELL SERVICE You literally get no service in the halls or on the bottom level of the complex. I have ATT. No cell service in the gym, so you always have to log on to their WiFi, which isn't good. Can't even use a music app with their WiFi. Before I moved in, I came to check my apartment and discovered that they had put 2 holes in my guest room which were not there before. There was also red stains all over the carpet underneath. I asked maintenance to fix this before moving in as the lease was already signed. It is December now and they STILL have yet to fix it. However, they have plenty of time to send me an email for leaving my trash out during an "undesignated time" and have threatened a violation and financial charge because of this...1 TIME. The staff, from the maintenance folks to the leasing agents are friendly and eager to help. The construction of the units and buildings housing said units is solid. No overhearing neighbors with these thick floors. Great, modern workout facility, conference room, secure vaulted package room, and even a paw wash for the little furry mens. Speaking of, there's ample grass and even a nice, newer dog park. This is most definitely a luxury community in every sense of the noun. read more

if I could get this place a lower rating I would. I was scheduled to move in on 6/16/17. All of my lease paperwork stated this information. I even called the day before to confirm this information and no one informed me that there was an all employee volunteer event that day. I drove 15 hours to be at the office exactly at 10AM when they open only to fine a a sign that said the office was closed. I frantically had to call multiple numbers to get in contact with someone. Garrett Rose, my original consultant, arrived 1.5 hours later to get me set up. In the interim, I missed a new furniture delivery as well as I had to reschedule delivery of my furniture from South Carolina. This was an extremely careless and reckless oversight. I will be sleeping on air mattress for several weeks as my furniture is rescheduled. If I was able to, I would have cancelled this apartment and moved somewhere else but too much is already planned with this address at the moment. I truly think I made the wrong decision with this place. read more

STAY AWAY!!! DO NOT EVEN APPLY!!! I would have 0 stars if I could. I submitted an application and paid all the application fees and a $500 deposit (which is required upon application). I was never told that if I chose not to go thought with the lease that I would not get back the $500 deposit. I was told that the form I signed stated this. NO WHERE in this form does it state that the deposit is non-refundable. Also, they are ignoring my phone calls and don't answer when I call. They only answer if I call from a different number. We're 4 months into our lease renewal and have had nothing but the best experience. Service requests are resolved promptly, the agents in the office have always been professional, polite, and helpful. The maintenance technicians are also just as professional and polite. The quality of the apartment is top notch as far as materials and appliances go. Most importantly I've always felt safe living here. We looked at every single apartment complex in the immediate area before moving here and it's the most bang for the buck we thought, so naturally we had no issues renewing our lease. Utterly disappointed. I have to admit I had very high expectations of this place. The building always looks dirty, and does not have a decent ventilation system so it frequently smells like rubbish. The floors are disgusting and even though they clean them they always look terribly dirty. There is currently no pool, and they are repairing the façade, so working from home is an odyssey. Its a pain to live in building 2... To use any of the amenities, including the gym, coffee room, pool and even the mailroom, you ought to go to the opposite side in Building 1, which is ridiculously inconvenient. The leasing office is a joke, and the two kids that work there never respond emails or call back. I once attempted to talk to the manager for one week, and no one was ever available. Their package system is a mess, and you have to expect to either never receive a notice that your package has arrived and/or completely lose your package. I have spoken to UPS/USPS in this year, more than ever before and certainly more than I have ever spoken to the lease office personnel. Regarding the apartments, they are OK. They're quite spacious but aren't divine.The wooded floors, wall colors aren't really modern and the closet space is a joke. On the other hand, the area is very nice, accessible and convenient... but for the same price, you can easily find a better apartment nearby. Note that we did not have access to our balcony for three months, yet we only had concessions for one of them. read more

In the middle of the night the fire alarm had a steady beat once per minute that made it impossible to sleep. I called to get someone to come fix it so I could sleep, and I was told there was no one on site and no number to contact for emergencies. I have never lived in an apartment, especially not one I pay this much for, that doesn't have an on-site manager for emergencies. I would think someone paying rent not being able to sleep is an emergency. On top of this incident, there has been obnoxiously loud construction Lasting weeks longer then we were told which makes working from home impossible. I enjoy living here. Love the amenities and love the staff. I've renewed my lease for another year because this place rocks! I think the staff has addressed the recent break-ins with great concern. They not only held a town hall with local police enforcement, but they instituted new parking regulations, they've fixed every entry way, and the codes are working great again with the communication to the phones. I would suggest be wary at all times, lock your homes and cars when you leave them unattended, even if it's for a short walk with your dog. As far as I am concerned, if we had 3 break-ins, the other communities must have had even more, considering the lack of security in their apartment communities. In the meantime, it's nearly summer, so enjoy it! I see many of my neighbors who have already started going to the pool having a phenomenal time, which makes me think I have to start using our lovely gym again! read more

I posted a maintenance request for my refrigerator water filter replacement on a Tuesday morning at around 9 am and the repair was done within 2 hours. The maintenance personnel was friendly, and respectful of my space and belongings. I have had one other repair done in the apartment a couple of months ago and received the same quality experience. I moved here a couple months back with my roomate and it has been a nightmare I work nights so I want to come home to be able to sleep but the construction outside does not let me sleep in at all and they are super loud when they talk to each other too, I haven't seen sunlight through my windows in 2 months because the construction workers walk passed them all day so I don't open them (I live in the first floor) also they don't tell you but they charge you a fee every time you put the trash out without the trash bin... what am I suppose to put the trash in while y'all take FOREVER to come get it? All in all we pay way too much to number 1 NOT BE ABLE TO REST WHEN THATS WHAT I COME HOME AND PAY TO DO and btw we did call the front office and they just said we can stay at another room they have for people that get COVID... like???? Wtf that's why everyone at the apartments keeps getting it. Last but not least for the cherry on top of everything, due to the construction we get ants every time we leave anything out, if I eat a bag of chips in my room and leave the empty bag on my nightstand it'll be infested with ants in a matter of an hour, this happens ALL around the apartment not just our rooms. Oh and BTW don't count on your packages to be delivered and easy to find 9/10 times I never get it in my box and I have to call the leasing office for them to find it. A HASSLE. I've lived here for about 18 months now and I am very pleased with my choice. The building and grounds are clean and well maintained and the amenities are very nice. The staff is always attentive to my needs, whenever I put in a maintenance request they have been fixed same day. The only issue I have had is in the summer the trash room gets a pretty Intense odor. I've lived in this community for 3 years and have come to the end of my lease on a sour note. The new manager of 3 months, Nick, left several threatening letters in my door jamb demanding I pay fines and late fees for a lapse in my renter's insurance. All this was after I had enclosed a proof of insurance with my rent in the drop box that was lost. I let them know I had insurance again last month, but rather than resolving the issue, Nick blamed me and fully escalated the error by refusing to accept my rent checks and giving me a three day vacate notice. Allow me to explain. I tried to resolve this issue. I supplied proof of my insurance again, but he STILL is charging late fees ($35mo plus $10 per day which equals $500) and treated me to 3 day vacate notice that someone taped to the inside of my door. He called me and told me to pick up the checks (the $1350 in rent), as they were no good at that point. Instead, I "must" pay the $1950 in debt by money order or cashiers check by tomorrow. Or by Sunday, he revealed further in the conversation, as he only files evictions on Monday. To my surprise, I felt upset after speaking with him. While some of the demands are supported in the lease (eg... Landlord can demand rent and money owed in full in any form), many of the threats were inconsistent and unclear, but presented as fact, not to mention calculated on an erroneous charge. After the hoodwink, I realized I never received a ledger I had initially requested, nor an explanation for what happened to my initial proof of insurance- instead, I was conned into a minefield of nebulous threats and undue placement of blame. I can't imagine paying for a clerical error for which I am not responsible, not to mention being blamed and threatened for damage a fine or eviction could have on my credit history. read more

BEWARE!!! I'll preface it by saying I've never once left a review for anything but that's how bad it is. Unless you have a top floor apartment your neighbors are allowed to make as much noise s they want and NOTHING will be done about it. They decided to move a family with a toddler in a one bedroom on the 4th floor above us and they make insane amounts of noises all day and everyday. We have been to the office and called the courtesy officer SEVERAL times and got the run around or been told there's nothing they can do. We can't even get a good nights sleep or watch tv without hearing banging or stomping on the floor or screaming. Management doesn't seem to care even though we've never been an issue and always pay rent early. Good thing they care about their residents. This has been going on since October. Kicking myself for renewing my lease now after I though the issue was resolved. The noise from the first floor stopped for a while. We were previously advised they would be evicted, but then received a completely different answer including how we don't really have a right to know this information and how they can't just kick people out based on he said she said. Guess the multiple police visits don't matter. Well, now they're not only back to blasting music at 1AM again but also smoking weed on their balcony. Our hallways have been filled with their burnt weed smell since we live right next to the opening. I've also seen some random person walking by asking them if they're smoking weed and exchanging their information. This past week, they've been blaring their music again especially last night with their back door open and weed obviously coming from their apartment. We called the police AGAIN, and heard people yelling inside telling people they need to leave. Of course all of the lights were off by the time the police came. Sorry, but this is not what I expect when I pay almost $1400 for rent alone on a ONE BEDROOM. I'm not the only one complaining now, so we will see how they handle this but it's a year too late. We are out as soon as the lease is done even if the issue is resolved, but if not it's looking like it's worth it to break this lease. I HIGHLY RECOMMEND THAT YOU LOOK ELSEWHERE BEFORE MOVING HERE. Overall, I had little in the way of complaints about Campion Trail. The one thing that truly bothered me was the lack of enforcement when it came to trashcans in the hallways during non-permitted hours. Either start offering 7 day pickup or start strictly enforcing the policy outlined in the lease contract. read more

Big shout out to Stephanie the property manager, she is super kind and helpful. she is always responsive to any issues and addresses complaints efficiently and would always follow up to make sure I was happy, that was so appreciated! I am a little sad to move out but need to be closer to work. The grounds and the apartments are beautiful and kept up very well. I love coming home to my cozy, zen apartment. I would highly recommend living in the building with the property office as the amenities are located here. I think i drank my rents worth of free starbucks and saved a ton on a gym membership. Everything is so clean! I will MISS the Campion Trail. It's right outside the door which makes it so easy to get a run or bike ride in and enjoy nature. The trail system connects all the way to Sam Houston trail, i think it's about 13 miles one way. I love seeing all the different birds in the watershed. Security: there is a Irving squad car parked by the garages 24/7 which was comforting. The cars that do get broken into typically left bags or purses. I would probably not recommend a ground floor on the exterior as they sometimes get broken into, but the ground floors facing the pools are super secure. I feel very safe in this complex. I face the pool, it sometimes gets loud on the weekends in the summer, it's part of community living, but there were times when the party would continue later than pool hours, or the music would be left on the sound system all night. If I was to stay I would move to an exterior facing apartment...but being so close to the pool has its benefits too! I just have a few bits of advice from my experience ~ 1. request new batteries in your smoke detectors before moving in. Both of my detector batteries died in the middle of the night so had to call the 24 hour emergency maintenance. They came super fast but it was still very inconvenient for me and them! 2. If you are looking at apartments near the garages make sure you get cell phone service. Unless I run my cell phone through my wifi I have no service. Anytime I have quests over they have no service. It literally says "no service" on the phone. This was a huge pain point moving in but Stephanie graciously offered to buy me a mobile boost for my apartment. That was awesome of her. 3. The corner units are less expensive but some of them (like mine) get zero light. All my plants died. Stephanie offered to relocate me to another apartment but I was already set up and did not want to pay a higher rent. If you like the sun then avoid the north facing corner units. 4. Don't expect perfection..it's an apartment complex, but it's as good as it can get! Long story short...5 stars! read more

We've been here for 4 months now and we love it! Apartments are great! The facilities including gym and pool are nice and always clean! We had some issues with our key fobs and gate codes on multiple occasions for the first 2 months but I think they finally figured it out. The location is great right next to a huge trail for running, next to several restaurants and the area is still expanding. I wish we had a gas station and grocery store that was a little closer but def not too far away. It's a great place, it's pet friendly so almost everyone has a dog but no complaints. read more

The Staff has made our living experience a wonderful one. I cannot recall a service request, no matter how odd it is, that has not been fulfilled within 24 hours. I feel peace of mind to know, my wife and my two-year old are safe within the clean facilities of our complex. Can't say enough about how wonderful and friendly the staff is, and how hard they try to maintain the facilities in an impecable way, despite the carelessness of just a few of its residents. From adding weights to the gym room, to installing a new renewable power system, to a new CCTV security system, the AMLI Campion Trail management team really pays attention to resident ideas and complains, and won't cease to make a better living. Medium cities: Bridgeport, CT, New Brunswick, NJ and small cities: Union Pier, MI, New Buffalo, MI and Rehoboth Beach, DE. Campion trail offers amenities that dollar for dollar is the best value of anywhere I've lived. We moved to Dallas a year ago and "interviewed" properties and their teams. We clicked with the Campion Trail team and they continue to deliver! A Dog Park, Doggie Drinking Fountain, Paw (doggie wash) Wash, Java lounge with complimentary fresh ground Starbucks®, 3 iMacs and 3 PC's. The Gym-Stunning! I don't use it but I like to brag about it... Food Truck Tuesdays with live music in the summer months. They've surprised us with breakfast sandwiches as we leave for work and donuts & cupcakes when they partner with local businesses. At back to school time the AMLI team hosted a "Back-to-Pool" BBQ and we all donated BTS school supplies for a local elementary school. A catered Friendsgiving Dinner and that's only the perks. We have really nice neighbors! We're younger & older, established & starting out. We're not just black or white, we're the everything in between. So, Thank you Amanda, Telecia, Deric, Chris, Stephanie and the rest of the AMLI team. you're good people who not only have pride in your profession but work hard at building a community. p.s. I've read a few reviews here regarding safety and security. Crime is an unfortunate reality in a fast growing developing community. Dallas and Las Colinas are under constant construction with 400+ apartment unit communities being finished every day. We have movers, landscapers, decorators, tenants and their friends, painters, deliveries, electricians, caterers and every other service one can imagine in a concentrated area during a condensed time period. Run. Huge crime issue and all that the property management works on doing is scrapping it under the rug and arguing with residents. Don't lease here. You will regret it. Update: not only does the office staff refuse to alert residents when incidents occur, but the company recently removed the "community share" ability on the resident portal that would otherwise allow other residents to provide community alerts. Now your neighbors can have their cars vandalized and homes broken into without notice. Poor management. And the corporate office just plays everything off like a PR scam. I think the only thing I am less impressed with is the Irving police department. Definitely not your top caliber officers or investigators. My husband and I just moved into AMLI Campion Trail and we couldn't be happier! Coming from a different upscale, luxury complex, we thought we knew what "great" apartment living was. However, AMLI Campion Trail has exceeded our expectations! PROS -The amenities are great! My favorite is the gym. They have an extensive array of cardio machines (elliptical, treadmill, etc) and free weights! I love working out here and it's definitely the nicest gym I've used. There is "Fitness On Demand" as well which allows you to exercise to a TV workout routine. Also, the drinking fountain in the gym has a water-bottle filling station. Other great amenities include: Starbucks coffee, MAC and PC computer business center, paw wash, conference room, gorgeous pools, and community laundry room if you don't have a washer/dryer in your apartment. -Valet trash is amazing! We had been hesitant about this feature as we had read other apartment complex problems with the smell. However, here at Campion Trail residents only set out their trash once or twice a week, so it's never congested with trash. As well, the building structure allows for great fresh air ventilation which would immediately remove any trash stench if ever the case. No smell + great convenience= amazing! -Maintenance in 48 hour guarantee! We've only had one maintenance issue since we've been here-and maintenance was here within 48 hours, fixed our problem, and we never had any more issues again! -The showers are my favorite feature about the unit itself. They have GREAT water pressure and the hot water comes out right away. At previous apartment complex, the hot water took forever, causing waste of water and harming our environment. Fortunately, I don't have to worry about that here! -Last but not least, the management is so, so nice and accommodating! They are always there to help you and make it the best experience for you. They are open to suggestions and set up great community events. If you are looking for management you can trust, this is it. It's beautiful here. It's very new, great quality, and friendly!
