Donovan was so extremely helpful, professional and answered all emails/calls in such a timely manner that not only was she sent all necessary documents via email and the resident portal, she was able to get her lease signed and keys within two days! Even with the office having current restrictions, it was such a smooth process which really helped during a stressful time. A virtual tour and apartment map was also provided, which was also much appreciated and helpful so that she didn't blindly lease an apartment and was able to see that it was the perfect fit for her. I have been a resident at Via Las Colinas for three years, and this just experience solidified my confidence that this is such a great place to live! My wife and I lived here for about 3.5 years and overall had a good experience during our stay. The maintenance team was great (they were quick to respond and easy to work with). The office staff was friendly, the location was a big plus, and the pricing felt fair for the area. Honestly, didn't have too much negative things to say throughout our time. That said, things took a very frustrating turn not too long after I moved out when we were emailed and charged $411 to replace the stovetop. That caught us completely off guard. The both of us were actually were extra careful throughout, especially since we saw reviews mentioning similar charges prior to us moving in. Yet, we believed the two of us would be extremely diligent and be able to avoid the bill. However, we still ended up with the bill, which was disappointing. We enjoyed our time here and really wanted to give them 5 stars, but the move-out experience definitely left a bit of a sour note. Via las colinas is probably 1 of the worst places I've ever rented from in my life, the high price range and to be forced to live with roaches, nobody should be forced to live like that, and I mean roaches literally living In the appliances. I took videos first day and turned on the move in paper (that somehow now has mysteriously vanished now that I've moved out and they're trying to charge me for an obviously old stove). On top of them forcing me to pay for a ESA animal (iam a 100% disabled vet) because I informed them that the 3rd party screeners wanted a ROI (release of information) to approve it and nobody in their right mind would agree to that if they knew what that actually means. When I informed them they basically told me they knew it was illegal but oh well if I don't do it I'll automatically be denied so I was forced to pay a $400 non refundable fee and a $250 refundable fee and $20 a month for my ESA (money hungry right). I always paid my rent on time and never had any issues or complaints. Upon moving out I asked to do a walk through with them and they refused and sent out a email saying "it will take 2 weeks to get to the apartment because of a high influx of people moving out" (hmmmm) I moved out on the 26th they did a walk though on the before or on July 2nd. I didn't get a email till July 11th stating that I'd be getting a portion of the security deposit but minus $410 to replace a glass top stove (I remind you was not new or even "like new" THERE WERE ROACHES LIVING IN IT that I reported even have video of) nothing was wrong with the stove outside of normal wear and tear but they had already purchased the top and charged me. So when I asked if I can come look at the damage they claimed the job had already been done but the part had not even reached them (i was able to obtain the tracking number for it) PLEASE do not trust these crooks and don't live somewhere that would force you to live with roaches then charge you for the inconvenience. read more

Just a heads up and warning for anyone looking to lease in the area or for anyone currently at Via Las Colinas (now called Willow Bridge) We moved out of our unit last week. Hired a professional cleaning company who did a great job. Then we were charged by the complex a fee to replace the glass cooktop due to "scratches". Hundreds of dollars to replace this, and it was fully functional. I have fought with them over and over to tell them this is not acceptable and any small surface scratches on these cooktops is normal wear and tear. Don't live here unless you want to spend more than $2,000 in rent to live with roaches. This apartment complex seems nice, but at the end of the day, they are just a large corporation that only cares about your money. For context, my husband and I decided to pay more in rent given how nice the complex seemed; however, this ended up being a big mistake. My husband and I enjoyed living here for the first several months; however, we unfortunately had a sudden influx of roaches despite keeping everything very clean. We were confused as to why this happened and discovered this was all due to a neighbor's apartment that was kept very dirty. We discussed this with the office several times who put us on a pest control plan; however, despite these frequent treatments, the problem persisted. It was so bad that we would see several roaches a day in the kitchen and we were disgusted with our living conditions despite keeping everything clean. To this day, we are embarrassed to invite any friends or family over. We soon realized through pest control that long term exposure to the treatments are toxic for certain people (immunocompromised, the elderly, pregnant women, etc) and we were no longer comfortable with the regular treatments. We discussed with the office and pest control to see if non-toxic substances can be used; however, we were told we would have to pay for this out of pocket, which we did. The problem still persisted. We then bought another treatment out of pocket and the problem continued. We dealt with this issue for several months with frequent communication with the office who failed to give us any remedy except to continue with the treatments that are toxic for us specifically. They refused a rent reduction while we worked with pest control on this issue and after several discussions, they finally agreed to allow us to break our lease and move out. We requested a gift card to help cover moving expenses as moving is a hassle and this issue was not our fault and they refused. This was very disappointing as my husband and I are very clean people and specifically lived in a more expensive apartment for a clean place, yet, we had to deal with roaches for several months while continuing to pay more than $2,000 each month with no remorse or remedy from upper management. The fact that we had to have several discussions for a solution to be presented was disappointing and the fact that the only solution given to us involves us spending even more money to move out and undergo the hassle of moving is even more frustrating. Even when they agreed to let us break our lease, we still have to deal with this issue for an additional two months to give them enough notice and they are still making us pay over $2,000 for an apartment they know is infested with roaches. This solidifies to us that upper management truly does not care as long as they get their money and to be honest, it seems they agreed to let us break the lease because they just didn't want to deal with us anymore. It is a very bittersweet review that we are writing. We have lived here for about 16 months and have great memories. We vacated our apartment about 10 days ago. In spite of giving a spotlessly clean apartment and a carpet in perfect condition, we were charged $912 for carpet charges in our final invoice. I am attaching the photos here for you all to judge. It is terribly disappointing because they don't consider it worth their time to explain these hidden charges. We spent extra $$ to get the entire apartment including the carpet shampooed and cleaned. It was a total waste of time and effort for us. My advise, if you choose this community be prepared to shell out about a grand for your carpet fees in spite of delivering it in the best shape. This place is terrible. I have a boat and was told several times it was okay if I parked it on premises just to get me to sign the lease. Two weeks after I move in I start receiving emails saying my boat will get towed if I don't move it off premises. I don't like giving bad reviews, but this place truly deserves it after having me move all the way from Houston and straight up lying to my face. If anyone reads this go elsewhere. Discovered that water was leaking from the washing machine and filed a work order to have the problem addressed. Maintenance came the same day and were incredibly helpful. It ended up being a bigger problem than expected, but it was taken care of quickly. I love this community and have had a pleasant experience with Via so far. read more

I waited a minute to write this as I thought my experience would change, that things were only good because I was new etc. I also thought maybe a little buyers remorse would set in or something but I was wrong! Now I come from downtown Dallas - I've been an inner city gal but this area and apartments offers the best mix and close proximity to lots of stuff! This place is like a residential resort! It is clean, even on weekends, the staff is friendly, and upon moving in, our apartment and the appliance, carpet, fresh paint -everything - was new! It was excellent move in condition. From the beginning the tour was nice and there were a few hiccups but I understand folks aren't perfect. Approval process speedy. Apartment great! Amazing area: on site there is the beautiful lake, folks strolling and walking their dog or kid, very friendly. It's quiet. Well manicured. Happily the residents take care of the place they live i so it's not trashed. Two pools, two gyms, doggy parks, lakeside pavillion etc. just lovely . Then the area is nice with shops and restaurant and entertainment nearby. Dart light rail. I ocassionally hear neighbors which is to be expected in apartment living. Plenty of parking outside and in the garage. There is a resident concierge dedicated to just residents - so leasing staff can focus on leasing (although leasing will help you too). Neat resident events, great clubhouse ...it's just a great property! read more

I lived at this complex for the last 10 months and the courtesy officer had been doing her job well, but something has gone very wrong. You call for help now for noise and she calls you and says I will check on it, but she does nothing. The resident understands this and is taking advantage of it and making life very difficult for people that have to work earlier in the morning. DO NOT LIVE HERE!!!! They have NO respect for your environment. The apartment manager has not been helpful. Hi Fellow Renters, Update to a previous review! I want to start this review with praiseworthy notes about Graham, the Turn Manager, for Via Las Colinas apartments. I must say I was pretty impressed with him because he kept his word , which will carry this company very far with more people like him around. Ethics is very high in my book being retired military (not to say civilians are less ethical, but most certainly companies can be less ethical). He has helped me to view these apartments in a more positive light. After renting for three and half years, I found most of the Via crew want to make you feel at home. Paula in the mailroom knows most if not all the tenants, and all of my encounters with her has been met with her smiles, patience, and her helpfulness. Tiffany, even though, we have had a few email wars, she has been fair for the most part and the only one I know that has remained through the attrition cycles of personnel. To me that means she is a keeper . The maintenance crew are the all-stars, and have maintained consistency throughout my stay with Via! Thank you for all you do! Ultimately, I believe change is good in this case because it allows for people like Graham to shine in a company that needed much polishing in their move-out process. I had a great experience at Via Las Colinas until move out. I had such a positive experience that I was looking at other apartments owned by Lincoln Property Company. I thoroughly cleaned my apartment before moving out and left the apartment in great condition. I was charged for minor scratches on my stove top stating the stove top needed to be replaced. I rarely cook so I knew the stove top had barely been used. I also had additional charges for leaving the apartment unclean that I knew were not true. The turn manager Glenn Vanderbilt sent me photos that were so close up I could not tell what was damaged. The photos he sent did not look like my apartment when I had moved out. After making up false charges just to get money out of me, I will never stay at another apartment owned by Lincoln Property Company. read more

Just wanted to say if your looking for an apartment that has GREAT Maintenance Service look no more. We hardly ever have any maintenance problems and the ones we report are small things. Maintenance in the Midrise where my husband and I live on the property the guys are awesome and very fast to take care of your needs from a light being out in a ceiling that we can't reach to a stopped up toilet . They are our Heroes during this Covid-19 epidemic. We've lived in our apartment for almost 3 years now. We lived here for a few years about 6 years ago and after experiencing another apartment complex we just had to move back here again. This is our home unless God decides to move us somewhere else in the future. They have a dog park if you have a dog which I think is awesome for your dog and socializing if your sociable. There's a wide cement walkway around Lake Carolyn to get your walking in OR use their exercise room. Plenty of treadmills to go around as you watch TV or bring your ear music. I could go on and on about the nice Amenities they have and no I don't work here . : ) Office personal are very nice though. Just had to throw that in there. I never review places I'm currently living and nearly 3 weeks after leaving here we have received our final move out statement so I feel comfortable that what I say won't be used against me. My boyfriend and I spent 15 months at Via Las Colinas. Pros: Ample parking in the mid rise unless it's hailing outside and then everyone and their Mom comes in so good luck if you get home late All staff I encountered except 1 were very friendly and helpful (Thank you, Debbie from the bottom of my heart for your care and encouragement after the death of my father earlier this year. You are a gift to everyone around you.) Grounds are kept nicely Never had to contact maintenance one time Convenient location Resident assistance with packages is a nice touch Inside of the units are comfortable Frequent resident events Pool wasn't crowded ever Flavia machine in the common area near the front office Cons: Noise -- I could literally hear my neighbor's landline ringing from my living room Trash rooms often accumulate bags and bags of trash to the point where you can hardly open the door Elevators are very far away which makes moving large items difficult Lack of key fobs at doors so it is difficult to get in the building close to your apartment Corner units facing courtyard get practically no sunlight Property Assistant Manager Tiffany is passive aggressive, rude, a liar, and does not care about the residents remotely. She is ultimately the reason this place didn't receive 5 stars from me. Very long story short, their billing system and my bank did not talk properly to process our July rent. We had a perfect rental history up until this point and attempted to rectify this as soon as we were notified, but it was 7pm on a Friday (a week after the 1st mind you) so not much could be done for days. In an effort to spare you a lengthy story just know that Tiffany took it upon herself to use this as a power trip by talking to me like a criminal, refusing to speak to myself or my boyfriend in person and only through other employees like a game of telephone, sent us a lengthy passive aggressive email after we notified a leasing agent of our experience while putting in our notice to vacate, lied about requested documentation after my bank paid for the lack of system communication and took zero responsibility for her lack of professionalism or inappropriate behavior. As someone who is responsible for other employees within my profession I decided that I would want someone to tell me if any of my staff members acted this way so after stewing over this appalling treatment for two months I decided to escalate this. I sent a 5 paragraph email to Jason Kae (whom I was told is a district manager) on September 28th. As of today, October 19th, I have not received even an acknowledgement that this email was received. I give up. While speaking with a few other residents and some staff members former and current at varying times I was informed that this is not unusual behavior for Tiffany. It is clear that management does not care about how she treats people and that is very sad because she is clearly your bad apple among the staff here. Until we had to deal with Tiffany everything at this complex met our expectations. We were contemplating leaving prior to this experience to get a larger space and move somewhere with some more "bells and whistles," but this was really the straw that broke the camel's back. I hate that my good stay here was marred by one person and a lack of response from upper management, but so be it. If you can move here and avoid ever having to deal with Tiffany then I think you'll have a lovely time. Best of luck! read more

Not just because it is centrally located, but amenities, maintenance, security, space, price and most most importance of all, management and staff are GREAT! Every time I feel the need to contact management, they are very open and listen to your needs, this makes a huge difference about paying a mid-rise place to live and make the decision to renew leasing contracts way easier. I lived at Via Las Colinas for 2 years and debated on whether to give this place 2 or 3 stars, but settled on 3 because my first year there was pretty good, while my second was not so much... PROS 1. Quiet area. 2. Close proximity to both airports and the freeways. 3. I was given brand new carpeting before I moved in. 4. The move out process was very smooth. 5. During the first year, the resident activities were fun and appropriate for the majority of tenants. 6. Security regularly patrols the complex. 7. Online rent payments with reminders on the first day of the month. 8. Amazing maintenance staff! CONS/ISSUES 1. Dogs CONSTANTLY barking that you can hear even with your t.v. turned up. 2. Inconvenient valet trash pickup times, which lead to people throwing trash under stairwells all days of the week. If you are unable to get your trash to the curb between 6am and 8am M/W/F, you are expected to walk it to the one dumpster yourself. 3. No one bothered to show me how any of the key fobs worked or gave me all of the codes to access the "amenities" when I moved in. 4. The main entrance does not have the addresses for Phase 2 and therefore, you WILL have to spend much time on the phone directing anyone delivering anything to you or visiting your home. 5. If you live in Phase 2, you will have to schlep over to Phase 1 to pick up anything being shipped to you, even if you want it delivered to your door. If it is after hours, good luck finding a place to park near the entrance and be prepared to only have one way of entering the building, which is not near the Amazon lockers. 6. When I first moved in, there were amazing monthly activities for residents, including free breakfasts, casino nights, etc. My second year the quality of the events went WAY downhill. If you're paying $2k a month for an apartment, a pizza dinner of Papa John's and watered down margaritas is kind of insulting. The activities the second year also seemed to be geared more towards families and kids, of which there seemed to be more of my second year than my first. 7. People will allow their dogs to swim in the pool at night during the summer and management won't do anything about it except to tell you to call security. 8. When it is time for your lease to be renewed, you will receive a notice stuck in your door or you may not receive a renewal notice at all, as I did not at the end of my first year. When you DO give notice to move out, be prepared to be bombarded with notices reminding you every week that you are responsible for paying your last months rent... because so many people think you don't have to? It was pretty insulting to say the least that no one bothered to ask why I wanted to move out, but instead sent notice after notice saying that I had to pay the rent during my last month there before that month had even arrived! 8. Last, but certainly not least, be prepared for your rent to be drastically increased each year. Mine increased around $100/month with the rent and fee increases, which is why I decided to move elsewhere. I now have a beautiful house that is twice the size of my apartment with a neighborhood pool and fitness center for the same price as what my apartment would've been had I renewed my lease. All in all, my time at Via Las Colinas was not terrible, but things definitely seemed to be going downhill my second year there in terms of amenities, other tenants, and how you are treated when you give your notice. I would probably still be living there had I not been subjected to ridiculous rent hikes each year and not been awakened at all hours by dogs barking loudly all the time. read more

PRO : The outside and inside is absolutely gorgeous at this property. CONS : A beautiful building means nothing if the people inside aren't kind. I came a few weeks back with my grandmother. I met with a man named Graham I believe. He was very nonchalant on his tour and didn't go into much detail about the property. I excused myself at one point when the gentleman walked away and I asked a woman who was assisting potential tenants at the time where the restroom was. I said excuse me and mouthed out my request in an attempt to not take away from their experience. She answered as if it was an inconvenience. I understand that asking when I did may have been an inconvenient time however there's still a way to go about things. My grandmother is nearly 80 and has seen a lot in her day I say that to say when we left she told me she felt rushed and she did not not valued. She remembered he never asked for contact information for a follow up or if we had any questions. Her final words about the property were " you're not living there even if the rent was free". We'd toured 4/5 properties that day and this one was by far the worst in service. I would recommend Aleo by Cortland (Alex) or The Delante(Darla) though. read more

I have lived here for almost a year now and have almost nothing but good things to say. I have really enjoyed living here as it is nice & reasonably priced for size & the amenities that are included. 2 great pools & fitness centers that are never too overcrowded. Leasing office & lobby that have wifi, computers, tvs & coffee, which is a great place to hang out & get work done. My apartment is very nice as well. Spacious, modern, only 1 year old. Has a huge balcony too! I've only had one maintenance issue in the past 11 months- after the first big rainstorm there was a leak in the roof (and I'm on the too level). There was a water spot that I noticed on my ceiling so I reported it to non- emergency maintenance. I got a phone call within an hour if submitting the request and they came to repaint my ceiling, as well as repair the roof (obviously). My only real complaints about living here are the leasing office hours (hard to make it home before 6 sometimes) and location (which was my decision). Not much to do up here in Las Colinas unless you work here (like I do), then it's an easy commute! Also not far from Uptown/Downtown areas (about 20 minutes max). I definitely recommend living here! We have lived here for almost three years and this place gets horrific by the day. Staff closes office whenever it fits their needs. Try to assess additional fees to residents post Lease, which is not allowed because it makes the Lease null and void. The pools are never cleaned, full of leaves and crap. We have been here long enough to see the steady decline. I'm addition, during the Covid crisis residents never received communication on the use of amenities, or if they were closed and forget about the offering of rent assistance to those that may have needed it. I had major surgery three days ago and was given an email about a package that was taken from their stupid mandatory Amazon boxes. Supposedly it was in the office. Per my doctors instructions I could walk short distances, so I decided to retrieve my package. Once I walked into the office all staff looked like they just walked off the set of the movie Contagion and abruptly I was told office was closed and I had to step out in the hallway. Let me note this is a Tuesday morning at 11:15 a.m. There was no sign on the door, nor was the door locked. I was treated like a second class citizen only to find out the "concierge person" never removed the package at all and all were still in the Amazon boxes. I have sent emails regarding questions concerning how can additional fees be assessed once a lease has been signed, and I never receive a response only stating they would pass it along. Cars have been broken into with operable cameras in the parking garage, but they never seem to work..Umm okay. Stay away! The staff, management and the corporate offices at Lincoln Properties are useless! I'm sure this review will not make a difference anyway. One more thing we have electrical issues in our apt so much where a power surge hit our surround sound speakers and they were trashed. I would say this would be perfectly normal but we had NOTHING on in our apt. We were leaving out the door for the night and heard a zap. No storm or inclement weather. Our AC has had to have two Freon charges on the roof, and our thermostat has had to be replaced twice as well. The best for last is in the summertime you are unable to laundry clothes, or retrieve cold water anywhere in our apt. We complained and we were told "that's just because the ground is too warm in the summer" We can always get cold water in about October. read more

Living here was great! Everyone is very friendly and polite. It is very clean and nice. The facilities and the pools are awesome. There is plenty of parking space. They regularly have community events with delicious food. The office management is so helpful and amiable. And they also have two dog parks where you and your dog can socialize. But the best part was the lake! It is so beautiful. Walking is very pleasant. The neighborhood is one of the best so you feel safe at anytime. It is a wonderful place to live. My boyfriend and I have lived here for about 2 years now and we couldn't be helper. The location is ideal for both of our commutes and the neighborhood is nice and quiet. We love having two dog parks on the property and being able to walk around the lake is an added comfort. The rent is very reasonable for a apartment by the water, especially with all of the upgrades like stainless steel appliances, granite counters, walk-in closet, tall ceilings. The only downfall is the lack of parking on Phase 2 (garden apartments). After about a month we opted to the detached 1 car garage to ensure one of use always had a parking space inside the garage and 1 in front of it. I would definitely recommend this property to anyone looking an luxury apartment with great amenities. read more

Renter beware!!!! They makeup frivolous charges upon moveout. I was charge 500.00 for a stained stovetop although I provided pictures upon moveout with no stain. I was charged over 100.00 for a deep stain in the carpet although I never wore shoes in the apartment. I requested a moveout inspection to avoid any charges for damages. I was denied a moveout inspection and I was told to just leave the keys on the counter. I took pictures to show the condition of the apartment when I moved. I was still charged to replace a new looking stove because of a so called stain. I asked could I have the old stove top since I was charged to have it replaced. Yes, you could have guess it. They said no! Unbelievable..I must say I lived at Via Las Colinas for a year and the office staff was excellent. If it wasn't for covid19 I would have stayed.. My only problem was the frivolous charges that was made up after I moved out. I was communicating with the turn manager ( Katlyn J) a person I never met while I stayed there. She is rude, unprofessional, and dismissive..Depending on what your looking for Via Las Colinas is one of the older properties in the area but their rents are comparable with the newly built apartments. This is a great place to live! The staff is always friendly and helpful, and the maintenance team has always addressed any needs within 24 hours (usually less). They learned our names quickly (even the dogs), so it seems like they truly make an effort to get to know the residents. It's a beautiful complex that is well-maintained and it almost feels like a resort instead of an apartment complex. I've lived here 6 months now, and I'm still as happy as I was the day we moved in! The dog park is the most popular amenity - making it easy to make friends and meet new people (and dogs). Even with its high usage, the dog park stays neat and clean! The dog waste bags are almost always in stock, which I think they should be since we do have to pay pet rent. The only negative would be cell reception is horrible! We had to get an extender from our provider to get any kind of reception inside. Without it, we were lucky to get reception on the patio (and rarely inside). If it weren't for the poor cell reception, I definitely would have given them 5 stars! read more

Not a safe place to live at especially since the property management doesn't take any actions to reduce the risks. Our apartment inside the mid-rise got broken into. When the cops showed up to review the tapes, we found out that this giant property only has one camera on the residential side; and that's at the garage gate(most likely just to be able to fine someone if they hit the gate and break it)...not only that, the staff weren't able to work the camera system because the time on the system was not setup correctly so we didn't even know if we were looking at the tape from the correct date/time. When we asked why there are no other cameras in the hallways or other entrances, they said "well you know, cameras don't really help in situations like this"..well I call BS on that mainly because they have about 8 cameras inside their leasing office..a few months later, I walked out to my car in the garage sitting on 4 4x4s with the wheels gone. Again no camera so no way of knowing wth happened. In addition to all that, twice in the past 30 days someone silly has decided it's funny to steal all the doormats in our hallways...and when we report it, they laugh and said "probably kids"...how about installing some freakin cameras? we are moving out, but for those of you looking at reviews to find an apartment, I hope you find this useful. This is not a cheap place to live at, and they are making pretty good money, but they refuse to take the most basic steps to assure the safety of the residents..we pay about $2300/m for rent here for a 2 bedroom but we go to bed every night not knowing what kind of robbery and theft we are gonna wake to. read more

Do not be fooled by their fake way of wooing you into signing a lease. Every time a tenant leaves an apartment, your hard earned money will be used in vane to maintain their bottom line. I am providing these details to help (you): The Tenant be aware of the facade on initial contact of this management team (Matte, Tiffany, and Daniela) should you choose to rent here. In the preview response from the management they stated, "We will be more than happy to provide move out information of our policies". Question: When you provide the policies upon move-in, does that mean you are, in essence, writing a blank check for yourself when the tenants move-out? Does that mean you can charge the tenant for "normal wear and tear" because you provided the policies? I have moved twice (upsized, then downsized) within the same building, and nothing has changed. Actually, it has gotten worse! I am baffled by their facade and the fallacies they portray! Let me provide a list of issues, (you): The Tenant will encounter: 1. They charge you upfront for "free" or "discount" days or fees only to turn around and refund your "Own" money. If "free" means return of your own money, then it's not free! 2. If you request for a walk-through, expect for the turn manager not to show up, then charge you for normal wear and tear. She intentionally does not show up because Lincoln Properties (corporate) and Via Las Colinas management knows how to manipulate reasons for the charge on the move out item list. ***Please conduct weekly or monthly videos of your normal use of your apartment ( I cannot stress this enough). Per the law, they are only responsible to provide the checklist indicating the discrepancy and cost to repair. The law also states they must provide tenants the opportunity to fix the discrepancies before they charge you. Hence, if they do not conduct the pre-departure inspection with the tenants, they can practically charge you for any and every little thing that are considered normal wear and tear. 3. If a tenant tries to contact corporate with the current regime (Jenny, Brandy, Matte, and Tiffany) they collaborate with one another to justify the charges and unreasonable unethical practices they are use to getting away with it. 4. They charge an amenity fee, but they do not maintain or replenish the amenities. For example, every tenant pays $10/month but the computers are frequently inoperable, the printer more times than not need toner, and there is never any paper. So, do you ask what are the amenity fees used for? To line their pockets! Also, the coffee machine is frequently out of order. The TV remote does not work in the clubhouse (need batteries). This has been going on since the previous regime (Philip, previous leasing manager in 2016). 5. They provide the "Welcome Letter" within hours or definitely less than 24 hours, which leaves (you): The Tenant jumping through hoops to meet their requirements for move-in (This has happen on both my transfer moves). Again, I have been here for three years! 6. Because they are use to demonstrating unethical practices, when you: The tenant complain... they try to laugh it off as if they do not understand right from wrong. Again, I have provided these details to help you: The Tenant be aware of the facade on initial contact of this management team should you choose to rent here. On the positive note, the location is amazing (near Music Factory) and the maintenance personnel are on point! Please do not take their response that they are "absolutely sure to provide the highest level of customer service" as a true statement (Mentioned on a previous tenants response from management). My boyfriend and I just moved to Dallas and we love living at Via (formerly Lincoln) Las Colinas! After almost a year, there is nothing to complain about here. We live in phase 1 which is the garden style apartments and we chose this because we didn't like the high-rise, urban feel of the newer phase and also didn't want to deal with the parking garage. We have never had any issues finding parking right in front of the stairs that lead up to our apartment, which is great! We chose the top floor because we have lived below people before and we are very picky about noise, and we have not had any issues with hearing our neighbors on either side or any noise from the stairwell which is directly outside of our front door. We have called maintenance for several small issues and they have always been at the apartment almost immediately. We had a small issue with sugar ants recently and they were so great--we had set traps and taken so many steps to get rid of them, and after calling maintenance they were gone in a day! The front office staff is always happy to help and friendly and the package service here is amazing. They email you when your package arrives and you simply pick it up at your convenience! They also have trash service where we drop our trash off downstairs on MWF mornings and it is removed promptly. Another great amenity is the dog park which is gated in so you can unleash your dog and there is also shaded seating available for owners while their dogs play. We absolutely love the scenic views of Lake Carolyn from our balcony and the trail around the lake is great for walking and beautiful at night. We knew moving in that we wouldn't be extremely close to Uptown and that hasn't been an issue for us-- we take an Uber if we want to go out and it's around $30 to get there and back, which we think is worth it to not have to park or drive after drinking. There are actually a ton of decent restaurants within about a mile of the apartments along everything else you could ask for: grocery stores, Target, dry cleaners, many stores like Home Goods and Bath & Body Works, car maintenance, fast food, nail salons, etc! Additionally, the inside of our apartment is beautiful and homey and you can tell that Via did not take any short cuts on the fixtures! It was extremely clean and looked brand new when we moved in. And the best part is the price-- almost hard to believe what great rates we get after comparing many luxury apartments in the area! We love it here and will happily stay another year so long as rates aren't raised excessively. read more
