Sites are concrete with a picnic table. We wanted to stay hooked up to our 5th wheel and we were able to get a long pull-thru. Their WiFi worked great. Not too thrilled with the dog walk and they don't allow dogs by the pond. The dog walk was mostly overgrown, with a narrow strip mowed to walk your dog. We're used to more of a dog area where they can run around. Also, only have one set of bathrooms all the way at the office. That was really annoying, because we stayed hooked up and weren't able to use those at all. We thought we could stay on the way back, but we'll probably look for something else.

There's an on-site laundry facility and mail room, and accessible 24/7. The managers, Wendy and Richard, are truly exceptional. They're friendly, down-to-earth, and always willing to help. They live on-site and work tirelessly to keep the property clean, safe, and welcoming for all the residents and guests. Located just off I-10, the gated entrance and strategically placed security cameras provide an added sense of safety and security. I travel for work and often leave my camper unattended for months at a time. After returning from a three-month trip, I found everything exactly as I had left it, which speaks volumes about how well the property is managed. If you are considering a monthly stay here, please read this first. The Facility: Not What Is Advertised Don't be fooled by the website. Most of the photos are years old and do not represent the current state of the park. The listed amenities are completely inaccurate. * Maintenance: Basic upkeep is outsourced and neglected. Repairs often result in days without water. * Sanitation: There were major sewer leaks that flowed into the bayou and went unnoticed by management for over a week. * Cleanliness: The cleaning crew only appears about every two weeks. The laundry rooms and showers are filthy, and the mailroom is dusty, gross, and completely unkempt. Management: Unprofessional and Disturbing The manager, Wendy Kreps, is incredibly problematic. She and her husband (who she treats like a doormat) run this place with zero integrity. * Privacy Concerns: There are cameras everywhere, but they aren't for your safety; we discovered they are used to spy on residents in private areas. * Inappropriate Behavior: Wendy makes extremely "disgusting" and inappropriate jokes regarding her pets and is known to behave inappropriately with maintenance staff right in front of her husband. The "Exit" Incident & Financial Red Flags Our departure was nothing short of a horror story. * Extortion Tactics: As we were leaving, Wendy had her husband block the exit with a vehicle, claiming we owed money for a "light bill." When asked for the amount, she clearly made up a random number on the spot and demanded cash only. * Police Involvement: We had to call the police to even leave the property. She lied to the officers, which resulted in us being trespassed from a park where we had been consistent, paying monthly residents. * The Deposit Scam: We paid our initial deposit in cash and never received a receipt. Now that we've left, she has refused to refund our deposit (amounting to twice the standard rate). Bottom Line: This park is managed by someone who is dishonest and unstable. Between the lack of water, the sewer leaks, and the "shakedown" for cash at the exit, this has been a nightmare. Save your money and your sanity--stay anywhere else.

It's a quiet, clean park with only 16 lots. It's gated and has security cameras and laundry facilities. The lots are huge compared to all the others I've seen. You are spaced perfectly from your neighbor (not 5 steps away), in a fenced yard, with a storage shed and picnic table. They offer all bills paid, which includes; water, sewer, cable, wifi, yard maintenance, and ELECTRIC! Has hook-ups for 30 and 50 amp. I love it here! Hence, the 2 yr tenant

BIG RIGS BEWARE! We…read moreare a 42' 5th wheel pulled by 1 ton dually with a second chase vehicle. We called ahead on a Saturday afternoon told them measurements were told, "should work fine." Paid and received confirmation online. To even enter the gate requires excellent pulling skills. There is a very sharp turn with protruding poles and a very sharp pole sticking out at slide out eye level. We missed it but took jockeying to do so. The "pull throughs" are NOT long enough to remain hooked or even have tow vehicle on same site. Let alone our chase vehicle. (We barely fit just our rig on it). To top it off the "overflow" was full. So we finally pulled in to empty site next to us and prayed no one showed up in middle up the night. (Office closed at 5:00 pm and not open at all on Sunday so no help or chance for refund and move on. (Even if they were there once you pull in off road there is no backing out. You have to enter park to get back to road. Traffic noise from I-10 is constant and loud at front of park where pull throughs are. We scouted after getting set and discovered leaving looks like it will also be an adventure with posts (signs saying keep off grass etc. on corners making potential damage to our unit a real concern. Wish us luck! Park seems clean and probably great near the back end for small rigs but AVOID this park if you are mid to high 30's or higher.
