One of the best RV parks I've had the pleasure of staying at! The premium sites along the bayou are definitely worth it--they offer beautiful views and a peaceful atmosphere. They also provide RV storage if you need a secure place to keep your camper when you're not using it. The campsites are spacious, well-maintained, and have plenty of room. There's an on-site laundry facility and mail room, and accessible 24/7. The managers, Wendy and Richard, are truly exceptional. They're friendly, down-to-earth, and always willing to help. They live on-site and work tirelessly to keep the property clean, safe, and welcoming for all the residents and guests. Located just off I-10, the gated entrance and strategically placed security cameras provide an added sense of safety and security. I travel for work and often leave my camper unattended for months at a time. After returning from a three-month trip, I found everything exactly as I had left it, which speaks volumes about how well the property is managed. WARNING: Avoid This Park - Management and Maintenance Nightmare Rating: 1/5 Stars I am updating my previous review because our experience at Rio RV Park went from bad to absolutely unacceptable. If you are considering a monthly stay here, please read this first. The Facility: Not What Is Advertised Don't be fooled by the website. Most of the photos are years old and do not represent the current state of the park. The listed amenities are completely inaccurate. * Maintenance: Basic upkeep is outsourced and neglected. Repairs often result in days without water. * Sanitation: There were major sewer leaks that flowed into the bayou and went unnoticed by management for over a week. * Cleanliness: The cleaning crew only appears about every two weeks. The laundry rooms and showers are filthy, and the mailroom is dusty, gross, and completely unkempt. Management: Unprofessional and Disturbing The manager, Wendy Kreps, is incredibly problematic. She and her husband (who she treats like a doormat) run this place with zero integrity. * Privacy Concerns: There are cameras everywhere, but they aren't for your safety; we discovered they are used to spy on residents in private areas. * Inappropriate Behavior: Wendy makes extremely "disgusting" and inappropriate jokes regarding her pets and is known to behave inappropriately with maintenance staff right in front of her husband. The "Exit" Incident & Financial Red Flags Our departure was nothing short of a horror story. * Extortion Tactics: As we were leaving, Wendy had her husband block the exit with a vehicle, claiming we owed money for a "light bill." When asked for the amount, she clearly made up a random number on the spot and demanded cash only. * Police Involvement: We had to call the police to even leave the property. She lied to the officers, which resulted in us being trespassed from a park where we had been consistent, paying monthly residents. * The Deposit Scam: We paid our initial deposit in cash and never received a receipt. Now that we've left, she has refused to refund our deposit (amounting to twice the standard rate). Bottom Line: This park is managed by someone who is dishonest and unstable. Between the lack of water, the sewer leaks, and the "shakedown" for cash at the exit, this has been a nightmare. Save your money and your sanity--stay anywhere else. read more

I have stayed here 2 different times ,first was for 2 years,the second time started in September of 24 till now the park has improved so much Ricky and Wendy are great they take care of the park like it is there's, I am not always here because of work but my camper is, they keep eyes open so I don't worry about it if you need a park to stay in for the weekend or for work it's a great place read more

I travel for work frequently and sometimes find it hard to locate a location that will accommodate my animals due to there breed I found this park several years ago and have stayed here multiple times for id say a year each time the first time I stayed at this location was great beautiful scenery and area to walk my dogs when I have a chance I've recently returned to this park and when I called for reservations they immediately remembered me and welcomed us back with open arms it has since been taken over by New owners and they've been working on many things here upgrading the fishing pear and plumbing also installed new gates many upgrades im looking forward to see how this park improves because from where im standing its pretty nice as is I appreciate the seclusion of this park you'd really have to mean to come here if you pull in because if you blink running down interstate 10 you'll miss it im glad I didn't and glad I found some where I can call home away from home this park is a must visit for a person looking to get away from the normal rv parks and enjoy a bit of nature and fishing nothing like it near the city read more

Just beware If your going for pull though and after hours check in I wouldn't recommend it at all. Not really pull though sites and hook ups are on the wrong side. Only reason I'm giving 2 stars is because the office lady is really nice. Park has lots of potential. read more

Terrible place! Way over priced! They initially lie to you about the monthly payment then try to sneak the price higher when payment is due. The electricity is always wrong and they try to sneak in a over price on that. The owner comes in and manages from a distance without confronting you. Probably because he's 2 feet tall. The owner also owned a roofing business and dumps leftover material from his business in the river. The biggest concrete pads they have flood badly. They told me I could park my cargo trailer by my camper and a week later decided they didn't like it there and told me to move it. I told them I would on the weekend because I was working 14hr days and that Friday they evicted me for not moving it in there timely matter after I was told I could put it there. Horrible experience and like I said they waited change the pricing to exceed a 1,000 dollars a month some times. Even if it goes under new management it's the owner who is the crook! read more

I should have read the reviews prior to booking our stay. The management is awful and the park shows it. We selected the campground from the website but it it nothing like the website at all. The sites are right on top of each other and the sites are literally a mud hole. The management, namely Neva, is extremely rude and just horrendous. She literally looks for ways to cause issues with the herself and the campers. Since we arrived we have been followed, watched, and nip picked to death.She has taken micro managing to a new level. The sites are also very noisy as the park is right next to the highway and has no privacy fencing. The showers are dirty and in dispirit need of repair as is the laundry room. There are also cats everywhere! They have been in our vehicles, and on all over our outdoor furniture scratching it up and spraying on them. Without saying, we will never return. read more

the older gentleman was very pleasant. We had electrical issues while we stayed. the older woman was very curse reminding me that my dogs had to be on leash (they just jumped out of the car) while they went into the RV. The sound of the highway was constant all night and then we had to put up with the cars that pulled up outside our RV and broadcast the rap music at a very high volume and also we had to deal with a a guy urinating out in the open during daylight hours. NEVER EVER going to going here again. If I could give this place a lower score I would. Maybe okay for a one night stop over, but I would not recommend more than one night. We only went here because we got a discount for america Passport. Even after the discount I wound not return. read more
