First of all, FYI - She is the highest selling agent at her office and it shows! This was our first home buying experience and Kim went WAY WAY above and beyond the call of duty. We have asked an insane amount of questions, and a lot were in text at odd hours, and she always responded IMMEDIATELY! Regarding working with other people, she had no problem asking many questions that I would be too nervous/awkward to bring up, whether it be with the sellers (directly to their faces!), the lawyer(s) in email, and even WORKING BEHIND THE SCENES (without us knowing, which saved us a lot of stress) working with the two lawyers, and pushing our lenders to stay on top of our loan process and timing. I knew she was good at the beginning when we were walking through an expensive house, she pointed out the flaws, and finally turned to me and said, "I know you really want a home, but I know I can find you a better place at this price." AND THE VERY NEXT DAY she found our dream home (which was far and away better than the previous house), and we put in an offer that night and it was accepted the next day!!! I knew his wife Annette through MBLO Financing - she provided mortgage and refinancing services to me over 20+ years' time. I had gone the traditional route to sell my home in 2019 and ended up with a horrible realtor who was not at all responsive to my needs. In fact, she pressured me to accept an offer that I did not want to accept and then financing fell through and I had such a bad experience that I just did not a repeat experience. So I called Joe at Lincoln-Way and he was nice as pie. I was concerned about the distance between the realty company and my home but they made every accommodation to come to me. In-person, at my home, we discussed the contract, the details of the timeline, contract offers, closing, etc. I had so many questions. Once I signed the contract, a photographer came to take STUNNING photos. A sign was posted on the lawn, the listing went online on every listing site, and I started getting appointments on an app. I had total control over accepting appointments. My home was under contract within a week - and Joe did assist with the review of the multiple offers that I received. While they did not actually attend the closing, they supported me through the entire life-cycle of the sale. Don't be fooled here - Lincoln-Way is a FULL SERVICE realty company and they offer an immense set of services for a fraction of the cost of a listing agent. What's more, I never felt pressured, and I felt I had total control over every detail of the listing and sale. All I can say is be careful what you sign in the buyers contract--if you are not finished…read moreinterviewing other agents--just to see one home quickly. READ IT!! I was way too trustworthy not understanding this realitor locked me down with her in two counties for SIX MONTHS!! Read what the realtor has written NOT what realitor "verbally" tells you- "oh, don't worry about that it's just standard contract". No it's not, you the buyer/owner can add specifics for duration AND locations in the contract. You are hiring them not the other way around. Someone's words are meaningless- the contract is legally binding and that's what matters at the end of the day! Only way I could get out of the contract was having this realitor send over a blank contract for me to sign and she didn't sign it! Are you kidding me?? Like I would be that dumb again?? I am thankful I am in the position I didn't have to buy and was able to wait the six months out. If I went with another agent to purchase, the former realitor would also get her 2.5% commission on top of the new agents 2.5% PLUS selling my home is another 2.5- 3.5%!! Do you see what can happen? Boy oh boy was I disappointed with this realitor and basically a fool!! I have been in my home for 32 years and realized I should have educated myself on the laws before I picked a Realitor and not listened to their words. Laws have changed in 2024 and don't be trusting of anything a realitor says no matter how nice they seem- what's in the legal contract is what matters. Lesson learned and I am fortunate I was able to ride this realitor out. Be careful and don't listen to what a realitor might verbally tell you- read the contract and look specifically at what the realtor manually added to the contract.
