I've had issues with my Spanish tile roofs for a few years and kept holding it off until the water…read moredamage started to penetrate my master bedroom on the second floor. Initially I wanted just to get it repaired since I wanted to get the minimum work needed to get my Mediterranean style home to be sellable when I was ready to put my house on the market. I contacted several roof contractors on Yelp to get an estimate for a roof repairs for Spanish tiles. Some responded they were busy so never came over. A few came to inspect the damage but later ghosted and never even gave me an estimate. Manny was the one person who gave me an estimate for both a repair and a total replacement for my roof. Initially, I went with the roof repair so I could use the savings for other home projects. Manny accepted the work and his team eventually started to address and focus on the damage near my master bedroom and to get tiles that closely match my 50 year old tiles. During the work, Manny later spoke to me and shared the extent of the roof damage and recommended that I replace the whole roof rather than do the patch work Manny was willing to do. Even though the whole replacement of the roof was 4x the price of the repair, I respected Manny's knowledge and honesty that a whole new roof was the way to go. The work took two months since it took a month for the tiles to be ordered and shipped from Southern California. Manny was always easy to reach and kept me up to date on things. His workers showed up early at 7 am and ended their day around 3 pm when it got too hot. Not only did he do my roof but also the gutters that needed replacing. On the final day, Mannys team left my balcony and the area clean of dust and debris. I'm very fortunate to have had Manny and Universal Roofing do my roof when other contractors were not willing to do the task or give an estimate because it was Spanish tiles. Would recommend any homeowner looking for a roofer to fix, repair or replace your roof to contact Universal Roofing since his price is fair and the workmanship and professionalism is outstanding.

I called and the receptionist told me my roof was still under warranty. YAYYYY!!! But then Jonny (owner) called back and said it wasn't, because it's only for 5 years and not transferable. I don't have the original contract in hand yet, but have requested from previous owners, and will verify if this is true or not. Super disappointing when people don't stand behind their work. Furthermore, He refused to come out at all, even to give me an estimate to repair the leak. He ignored all of my calls. As a real estate agent, I will NOT be recommending this company to my clients. I recommend RESCUE ROOFER out of Manteca, who replaced four faulty roof vents and sealed everything up, for a reasonable price. Tim performed the inspection/estimate, and the repair all in one day! When I am ready to build my ADU later this year, I will be reaching out to Rescue Roofer for my roof. For reference, their warranty is 15 years.

Terrible Roofing Experience…read more I would not recommend this roofing company based on my experience. The quality of work and the care taken with my property were extremely disappointing. During the job, the crew broke string lights in our backyard and left nails, Sawzall blades, roofing debris, and other materials scattered throughout the yard and garage. The lawn was damaged/killed in areas, and materials were not properly covered or protected. The debris was not limited to the work area. It ended up throughout the garage, including on our refrigerator, tools, and music equipment. A printer was also damaged by debris. Because we have children who play in the yard, leaving sharp nails and blades behind was especially concerning and unacceptable. I ultimately had to take time off work to clean up the mess that was left behind and remove debris from my belongings and garage. What was equally frustrating was the response when these issues were brought up. Rather than taking responsibility and addressing the concerns professionally, the owner came across as dismissive and annoyed. The overall impression was that the priority was getting the job done quickly and getting paid, rather than taking pride in the work or respecting the customer's property. For the amount of money involved in a roofing project, I expected professionalism, attention to detail, proper cleanup, and respect for my property. Unfortunately, that was not my experience. Very disappointing workmanship and customer service.

Six weeks for a substandard job accompanied by no shows, various delays and other unimaginable frustrations. Long Story: We contracted with Reliable to replace our roof and they started strong with demo the next day (Sept. 8). Rain was expected later in the week so they made a special trip to our home a couple days later to cover our roof with plastic. Much appreciated. After several no shows and other unexplained delays, repairs to the plywood were completed almost 2 weeks later (Sept. 20). New paper and the first set of shingles was installed (Sept 21 & 22). I say the first set because not only were the shingles the wrong color (light brown instead of dark gray), there was overspray of sealant and spray paint and areas that the shingles were barely attached. Our "Project Manager" was useless and unresponsive. When he did contact us he would tell us workers would be there the next day or in two days and nobody would show up. We had better luck communicating with office staff who were always apologetic and acted shocked at what we were experiencing. A few days later (Sept 27 & 28) the roof was again taken off, new paper and shingles installed. Unfortunately, again there was overspray of sealant and spray paint and areas that the shingles were barely attached. After several phone calls and emails to the office workers were sent out (Oct 7) to fix the issues we pointed out to them. Better, but not great. At that point I was frustrated and decided I would fix the paint issues myself as clearly I can do a better job with paint that actually matches the house. On Oct. 12 the final inspection was cancelled by the city as Reliable had failed to submit their Waste Management documentation. Next inspection was scheduled for Oct 22, waited at home, called city at 1:30 pm to confirm inspection was still happening. They said yes. When we called again at 3:30 pm the city advised us that the inspection had been cancelled earlier in the afternoon. We certainly didn't cancel. We rescheduled the inspection with the city for Oct 25 and advised Reliable we did so. On Monday Oct 25 husband called the city at 8:03 am to confirm the inspection was still scheduled and was advised that someone from Reliable had called the city at 8:01 to cancel the inspection! Thankfully, we were put back on the schedule and passed inspection with suggested repairs. A "Quality Assurance" man was sent to collect final payment (Nov 1). He was polite and seemed shocked by our experience. He promised he would "see what he could do for us" but as expected we have not heard from Reliable Roofing.
