My first contact with Andy was 4 years ago when Home depots installer said they could not install a new dishwaswasher in the spot my old DW was in. I somehow contacted Andy and he said no problem. I was pressured for time as my OPEN House was scheduled the next week. He got right out there even though I was not in the home and took care of it. Billing me after. I was planning on adding a bathroom to my downstairs. He not only did the needed plumbing he advised us in how to prep, and meet the permit requirements. Situation: I've had a slow leak that comes and goes for a few months but it was getting consistent and getting worse over a three week period. I got a recommendation from Service Magic and had another plumbing outfit come and take a look, provide a diagnosis, and give me an estimate. After spending 15 minutes, and without providing possible root causes, the recommendation was to change out my entire shower unit for $3,000. I don't know a lick about plumbing but I know replacing an entire shower unit to fix a leak is not the first course of action. Remedy: After a few more days agonizing on what to do since my sour experience confirmed what most of us believe about plumbing "professionals" I figured I'd turn to Yelp where real people give real ratings. I saw a few reviews and decided on Andy since he had a flawless rating although I was suspect since he only had a few raters. I believe in giving the little guy a chance. Andy came to my house on short notice and was very flexible in the time. Andy spent about 30 minutes doing a thorough investigation. He was knowledgeable and answered all my questions. At the end of the day, we couldn't confirm what was causing the leak without opening up a wall or floor (so we thought) and Andy recommended changing the valve cartridge as a start and provided a quoted. He even walked me through how to do it myself and where I could find the parts. A couple of days later I took a shot at it and after about 10 minutes in, I just realized that I did not have the tools to do this job efficiently and effectively. I gave Andy a call and we set up some time. He came out, showed me his pricing sheet (he doesn't make up his quotes) and it was the same as what he said before, I agreed, signed the sales slip and he started the work. He had to run to the store since the parts he had did not match (older home) and did not charge anything extra. He walked me through every step and again answered all of my questions so that I could learn what he was doing. Andy tested everything and the job was completed in about 2 hours. (Note, that the work he performed was based on his experience as to what the problem could have been and not necessarily what was since I did not want to open up any walls or floors.) Great...I thought. About an hour later, my roommate jumps into the shower and I hear this dripping sound. Obviously I wasn't sure and it made me have doubts. I gave Andy a call and he was over in about 20 minutes at dinner time. He opened everything again did a double check and he felt everything was good to go. Andy however was not yet satisfied. We talked about opening up the shower to be able to see the root cause but he stopped me because he wanted to see my other bathroom (it shared a wall). Through his diligence, Andy discovered an access way between both bathrooms. He was able to get back there, find the root cause, and made the appropriate adjustments. We ran the water; hot, cold, shower, faucet and everything worked without a drip. Andy made further recommendations on some work that could be done said nothing was urgent. At the end of the day, a good honest plumber is tough to find. But I'm glad Andy is one of them. He wants to help you and not just make a quick buck. Not only did he do some work, but he found a long time customer. When I'm ready for those other projects he mentioned, he's first on my list to call. Btw, he keeps the crack to himself. :) read more

He promised to be at my parents' place around 4 PM but called around noon and said he can be there in 45 minutes. He showed up, evaluated the problem, and gave me price quote for two options to fix the issue. Upon completion of the job, he took my Amex over the phone, and I received email receipt with image of work description. Below are the pros and cons for using Andy's service: Pros: Prompt, Neat, Affordable, Professional, Punctual, and he actually shows up unlike other companies. Cons: None I can't praise him enough. I'll admit it, I panicked... It was a moment of weakness... Could you blame me? My fridge is encrusted with magnets featuring that waving guy you see on busses and billboards. I'm not even sure how they got there, they seem to just wave at each other and multiply while I'm not looking. With that kind of saturation, it's not surprising that when you send a brand new drill bit through your hot water line and firing a stream of magma in your face, panic sets in and you call the number on that magnet. After leaving a voicemail, I calmed down and found Andy on Yelp. In no time flat, Andy himself called me back, and even attempted to walk me through how to fix my gaffe on the phone! Despite his packed schedule, Andy fit me in the next day. I was overjoyed at the informative and affirming phone call with Andy. The waving guy company called me back, and told me they'd be out in the morning, and there would be no charge to come out...nobigwhoop right? The waving guy came out towards the end of their appointment window, and gave me a obscene quote for a svelte 5/8" gap. Andy called me when he said he would, and then showed up when he said he would, did the work he said he would and charged me less than 1/3rd of what the other guy would have! The whole interaction was pleasant, and unlike any other professional I've ever hired...to borrow from another reviewer, it really did feel like a friend coming over and helping out! Andy is honest and genuine, and if you are ever hesitant about calling a plumber, those feelings will melt away when you call Andy. Andy responded to my warranty claim to fix a leaking toilet in my condo. He called me promptly and scheduled a visit. He wasn't able to find the leak on the the first visit. I called again and told him it was still leaking. He came out again and fixed the leak as well as replaced all my stop gap valves which needed to be replaced. Andy was nice and courteous, initially. 1 star for that. He could not get my drain unclogged with either one of his augers. He worked on the bathtub drain for 10 or 15 minutes and then on my kitchen sink drain for 20 or so. He blamed someone "intentionally trying to clog the drain" and an incorrectly installed joint in the concrete (which seems to actually be true.) He said in his 20 years of experience (it says 10 on his website) he had never seen anything like it. He suggested ripping the wall open, or inside the cabinet, and fixing it that way. He sent me an estimate of over a thousand dollars to do that. I hesitated and decided to sleep on it. Boy am I sure glad I did. He charged me $160 and left me with a (still) clogged drain, filled my tub (where the kitchen sink was backing up into), dirtied my bathtub, and left a foot of greasy, standing water. It did seep through eventually. He said, $30 for the fee to come out and half of what the cheaper service he quoted me was. On his way out he said over his shoulder, "Sorry it didn't work out," like a 13 year old boy breaking up with a summer fling. I called Mr. Rooter a week later, as Andy had wasted one of my precious few days off the previous week. I asked them to please unclog my drain without any construction. They said they could do it, and the guy who came out was able to after maybe 20 minutes. It ended up costing $607 to use the water jet machine to unclog and clean my pipes. Worth every penny. I just wish I had my $160 back, but I guess it was a cheap price to pay to get him out of my house. Oh well. Glad I didn't let this guy near my walls or cabinet. Don't call him, just shell out the cash to get a professional to help you. Thanks, Andy. read more

We've had him help us with several repairs that were beyond our DIY fix it skills - broken flange on toilet and a leak from shower coming through our ceiling. Each time he presented clear estimates with options for how to get the job done. Friendly and helpful. Got the job done quickly and timely. I needed to replace my hot water heater and called Andy without hesitation. He had already helped me several times, once in doing an emergency repair to a burst pipe in my garage, and another time just by giving free advice on a kitchen faucet over the phone. Andy fixed an existing water heater. Andy has great skills. He did the job properly and I have absolute confidence in the installation. I'd give his skills a five. Regarding someone's previous post below - my experience was similar. Andy blamed the heater at first, also, and even convinced the heater company on the phone that it was the a heater defect. But he eventually figured out what was wrong with the plumbing hookup itself and fixed it. His prices run on the very high side. He charged $700 for under 3 hours work. He then claimed other plumbers routinely charge $250/hr, and some charge $450/hr and that it was a deal. Not true! I'd give the price he charged a zero if I could. Good customer service means not taking advantage of people when they are in a tough situation. read more

I hired Andy to do a re-pipe in 2016 and he did an all around very professional job. I have a very confusing double sink, garbage disposal and dishwasher mess in my kitchen and the set up he figured out was very organized, simple and will be easy to fix if I ever have a problem. On the recommendation of Rely Local Renton I hired Andy Jahn to convert my 3 handle shower to a single handle shower. I supplied my own shower valve & trim kit, a Moen from Mclendons. I had the wall open & water off when Andy arrived. For the simple 2 hour job it was $400 (which he later claimed was a reduction in his usual rates). He charged me a $20 mileage fee in spite of living just a few miles from me. After a few months, the shower started leaking again. Andy came back out & left an estimate of another $500 to "attempt to fix" what he thought was faulty parts from moen (not warrantied by him since I supplied them). I called moen, since their products are guaranteed for life & provided them several pictures of the install. They told me Andy had failed to install the faucet valve with the "plaster guard" they supplied. This caused the valve to flex forward when the trim screws were installed & created the leak. Moen sent me a new stop tube & escutcheon (trim pieces) and advised me to install a wood brace between the studs & strap the valve body to it so it couldn't flex forward. This solved the problem. As a licensed plumber i expected Andy to install my supplied part correctly & that did not happen. He also did not mention any concerns with the parts I supplied. I thought it was rude for him to leave another $500 estimate. $900 total to swap out a shower valve????? Seriously???? That is NOT good customer service. I would never hire him again & I cannot recommend him. In response to Andy's reply, yes, Moen sent me new parts, however, they maintain the cause of the leak was Andy's installation which did not include using the supplied "plaster guard" to hold the valve body behind the wall in its proper position. They sent me a new plaster guard, but I could not install it without cutting the pipe, so we strapped the valve to a cross brace that we added instead. that was the other option recommended by Moen. read more

I've been looking for a good plumber that is affordable. Well I found one out of two. Andy Jahn is definitely affordable but he is not just good he his great! My plumbing had multiple issues and so we prioritized them . Lucky for me hes was able to clear up multiple clogging issues in one swoop and brought down the charges to reflect that. after finishing in the bathroom he checked out thekitchen pipes and sais it was an easy fix that he would charge over a $100 to do but I could so myself for $30.00 in materials. Andy came out and did a good job installing new plumbing in our basement. Then our septic backed up...thankfully after the bathtub was installed..it could have been worse. So not knowing why it was backing up, we called Andy for help or advise as to what to do and he stated it was his "family day" (Saturday, I think) and really had no suggestions. We called on a Thursday, and he arrived on Monday - on time - and gave us a fair estimate. He then did the work that morning. He was polite, organized, and clean. I've certainly had my fair share of "service" helpful referral companies of which I've only had one good experience so no more of that I go right to DEX or YELP and guess what I find ? Andy ! I had a leak under a rental home that did not smell very good as I was told by the occupants. Well, I swung by late that night to see if we could fix it and realized this was not a job for rookies. Old cast iron with a crack and leaking. Soon as we got home we researched looking for a Plumber. Andy's reviews were great so we gave him a call that next morning. Within 2 hours he was on site. Gave us recommendations on how to clean up the site before he could work and said he'd be back when it was cleaned up and safe to work in. He stayed in contact with the clean up crew and immediately upon their completion he crawled back under (very tight space) sent us some pictures via text, an estimate of the cost (very reasonable) and did the work. From the time we were notified of the leak, researched a plumber, had a company clean up the sewage, and ultimately Andy fix the leak we were under 24 hours. Unbelievable !! Just wanted to take a moment to add another enthusiastically positive review for Andy Jahn. When Grandma's water line sprang an underground leak we weren't sure just who to call. After reading the reviews for a number of different contractors here on Yelp, we decided to give Andy a call due to the genuinely positive things people had to say about him. It was getting a bit late so I emailed him rather than calling and Andy emailed right back and we made arrangements for him to come out the next day. Long story short, a couple of days later Grandma had a completely new water line from the meter to the house. Andy was very prompt and professional and he made things as painless as possible - plus his prices were quite reasonable and he was very up front about what issues might cause costs to exceed the estimate (for example if the inlet pipe for the house turned out to be in a different location than originally suspected). In our case everything went exactly according to the estimate. The bottom line here is that Andy is a good guy and a family man who is working hard to make an honest living by helping people resolve their plumbing related issues. If you need some plumbing work done, then give him a call, I expect he will take very good care of you as well. read more
