    Good coffee and drinks, you can modify the sweetness of the drinks which is nice. It's a cute place, a bit pricey for Viet food, but it's in a nicer area of town .

    TLDR: fast service, chill place to eat, too expensive for what it is Im from California (the land of expensive) - and this pho- was freaking expensive. $20 for a small bowl. Even in ca you can still get a LARGE bowl for $10 so they be wildin The pho was also nothing special, it was good, it had depth and flavor, but nothing crazy. A bit too sweet. Sandwhich was a bit sweet as well. Great drink options, would absolutely come back for the drinks. But not for the $$$$$

    Hidden gem in Kingwood. I had Pho with brisket only. The broth had a wonderful rich flavor that I loved. DH had the rice plate with BBQ pork. The pork was cooked perfectly, very tender and juicy. The veggies are so fresh! This is a counter service restaurant with a very comfortable dining area. They even have all to go packaging out for you for leftovers. We will be frequent flyers here!

    Loved it. The place is immaculately clean. It's aesthetically appealing with their ample lighting and decor. The place was full during the lunch crowd. I haven't tried the teas yet but the food I tried was great. The spring rolls are huge. The sandwich was fresh and toast yet soft and crunchy all at once. Want to come Back for desserts

    This place is great!! Super clean, great food and service! They recently added pho to their menu and I'm so glad they did! Delish

    5 stars all the way, a very cute date spot. It was adorable inside, very clean, and the cashier was very friendly and gave wonderful recommendations. The shrimp vermicelli was so flavorful and fresh with plenty left to take home. The signature coffee was strong, creamy and just delicious. Love this spot!

    So happy I stumbled upon Ann's. I absolutely love the cleanliness and friendliness. It was busy when I went and had my food within 10 mins, overall service was stellar. I had an Iced tea and the chicken vermicelli bowl which both were amazing. Highly recommend. Next, I wanna try their coffee :)

They also offered boba tea and Korean corndogs. I ordered their sweet potato covered k-dog half mozzarella & half beef with their sweet chili sauce. As well as the Jasmine milk tea. Both the tea and k-dog were okay to me. I prefer the options to have the sugar on top and to put your own or add as many condiments/toppings as you want like at other spots. Here you get 1 topping/condiment free and any additional costs extra. This was my first time trying a Jasmine milk tea instead of the Wintermelon or brown sugar one and it was not as sweet as those. I barely tasted the flavor, just mostly milk. Maybe that's how it is or how theirs was. But I don't have to have this flavor again. I would probably try them again and get different flavors of the tea & k-dog.

KFT is one of the most successful Boba chains in North America, it's from New York City and caters more to the American crowd, but still has some really good products despite using questionable tasting tea. They have a really nice owner here, and the lemon black tea is excellent. That is my go to drink. I'm definitely a fan of KFT, and a huge number of brand new locations have opened up lately. I'm not really sure why, but this one is cute, and located in a good position as well. It's kind of a way off the highway, which is great for the people in these parts to have a Kung Fu Tea without having to drive into Houston, or to New Caney or The Woodlands and such. The milk teas at KFT don't really do it for me, they're different, but not awful, however the fruit drinks are great, especially when you get them with black tea, which they might adjust for you if you bat your lashes. What to get: Lemon Black Tea With Tapioca! Or: All the fruit teas are pretty good, especially if you go off menu and get black tea! Or: Go crazy and order your fruit teas with the very strong Oolong! Or in winter: Any of the hot milk teas! Which milk teas are best: Honey Oolong! Oolong! Maybe Taro or Almond! I also love the regular milk tea with Oreo!
