I REGRET living here. I lived here between 05/2024 - 05/2025 on a first floor, two bedroom, two bath unit with an attached garage. I loved this place when I first toured. Single mom of three (11, 8 and 5), working a full-time job here. I moved in on a promotion (2 months free, plus $1500 off) and was required to pay a month's rent for the security deposit. Now that I've moved out, I was informed all but $300 of that security deposit was turned into rent credit (over $2500! I didn't need to pay), WITHOUT MY CONSENT or knowledge. In CA, security deposits are required to be refunded within 21 days; which they didn't. I moved out on 05/16 and didn't get the statement of my $23 refund until 06/12. I will miss the location, being next to Coddingtown Mall was super convenient. My kids and I enjoyed the saltwater lap pool and hot tub, although non-residents found their way in quite often. The dryer in the unit was also amazing (the only appliance that didn't smell when I moved in and actually had legible buttons/knobs). I won't miss the outrageous utility bills, lack of natural light in the unit, fake walk-in closet, spiders, random bugs and lizards that found their way into the unit. Office staff were hit or miss throughout my time. I wouldn't rent a unit without the garage since the parking is a nightmare. Guest parking is taken by other residents leaving their extra vehicles in guest spots WEEKS at a time. Finding parking on the street during non-work hours was unusual since there are several neighboring apartment complexes. Maybe with the new management company (FPI to Graystar)/office staff things will improve? I would recommend this place to anyone that's always home, probably something on the third floor and doesn't care to have guests over. Other piece of advice, if you do choose to rent under a promo, MAKE SURE THEY APPLY THE CORRECT CREDITS; apparently people can't be trusted to do their job. I was told I could use the credits throughout my lease which is in fact false, since their system wouldn't allow me to make "excessive" rent payment that would have made the credits last. I share the experience of many people commenting here. Unfortunately I still live here so I'm going to be anonymous while I work to move. Whether it's maintenance, safety or simply trying to get help leasing or move within complex I find the front office to be very unhelpful. Not just unhelpful but sometimes incredibly unprofessional. They promise things that they 100% do not follow through on. It took four months for the complex to repair a bad dishwasher leak flooding the kitchen floor. And since November I've been trying to get help with moving within the complex. We've tried every possible communication means digitally, in person, etc I've realized from the counsel of family and friends that we're just getting gaslighted and edged along. I don't think the people in the front office are personally bad people. But the management here is horrible read more

It's pretty coincidental that the day after I leave photos and a review of my health concerns, Annadel finally seemed to want to help. Annadel was unable to provide me with a new apartment that suited our needs. They did offer me new accommodations, but none were a lateral move of the equivalent size/ammenities. I was also offered to be released from my lease, which will be how we are proceeding. I have been trying to get a hold of Annadel for the past two days. We have found a new apartment and I need to move forward with the lease release option. Today I have called 10+ times, left 3 voicemails, emailed 3 times, and even walked down to the offices and had to sit for nearly 15 minutes before someone arrived at the office. I spoke to the community manager who said she would definitely be responding to my emails, and I still have yet to get a response. The community that I am trying to move into has also been trying to get ahold of Annadel for Renters Verification all day as well (they told me they have called 5x today), and they have not been able to connect with anyone. I am now fearing that I will lose my new living arrangement at the hands of Annadel's negligence and terrible customer service. BUYER BEWARE! Floors are made of paper! If you must live here, look for a third floor ONLY. I can hear my neighbors sneezing, walking, sliding bedroom closet doors, slamming front doors and interior closet doors. You can hear EVERYTHING. I lived in Annadel for about 5 years (2019-2023). It went from the excellent to puke. There's poop everywhere and management is poor. Rent was increased every year. But what made me finally leave was that they "discovered" our garage electricity was being charged to another unit... really? After 5 years you discovered this? And they also increased our rent at the same time and were forcing us into a lease because they weren't offering month to month anymore. I would say try to stay away from this management (FPI Management) if you can at all cost. I should have listened to the other reviews that I read prior but it was conveniently located near my work so I signed anyway. I would say that after a year or so of living here, it was not worth it at all. Some red flags: 1. "So called smart home" - They tour you using their model homes and you don't get to see the actual apartments you will be leasing. They brag about their "smart homes" when they show you around the model homes but is not always the case. The properties are not well-built. The walls are thin and be prepared to hear every foot steps your neighbor makes. I am guilty of that and we tried our best not to cause nuisance to our neighbors but it is just inevitable. 2. Goodbye to your deposit - Most of the reviews I've read complains about the management's handling of your deposit and I should have taken that as a warning. The deposit is $400 and you can just say goodbye to that. I just ended my lease and I did not get anything back. In fact, I "owe" them. I am a busy professional and am home just to sleep. When I left my building, I even spent a whole day to clean the apartment and yet I was charged an excessive amount of money for their "deep cleaning". I understand if they have to re-paint or whatnot, I get that but to charge for their "cleaning", it's totally malarkey. 3. Management/Staff - One thing I've noticed is the fast and frequent turnover of the office staff. That is a red flag in itself. They also take a long time to reply to your needs. For instance, my dishwasher malfunctioned and water overflew while I was using it (and I barely use it). It took three requests for them to finally get back to me. When I first moved in, there were things that were already broken (e.g. toilet bowl) and it took them a really long time to get it fixed. 4. Safety/cleanliness - the location is not that bad but often, there would be non-residents (or residents?) who goes dumpster diving and leave the trash all over the ground. It's very unsanitary and it takes a while for them to clean it up. That just tells you how lax security is in the property or lack thereof. Long story short, stay away if you can. The management took half of our three thousand deposit and is ignoring my requests to explain the $624 adjusted renovation charges. They also charged $176 for living room and patio blinds repair even tough they were broken when we moved in the apartment. I took a picture of one of the windows with broken blinds and the manager said they know about it and have the pictures in the system. This is a difficult review to write because I don't want it to be true. Everything about the appearance and shared facilities at Annadel (pools, gym, lobby, general property) would suggest a 4-5 star rating, and we tried for so long to believe that was the case with this apartment complex. The problem is with the management and tenants; it's the actual living experience and quality of life once you move in that are just intolerable. To the point that we didn't even know where else to go, but couldn't stay any longer. What's wrong? - The constant NOISE thru the paper-thin ceilings - Multiple "tenants" keeping apartments illegally as commercial spaces for their businesses (some including a nail salon even come up on google maps) - Illegal parking / driveway blocking - Nothing works. The apartment amenities we were sold in on never worked & won't be fixed - Management keeps changing hands & are completely unresponsive - Now, even some of the shared amenities (one of the pools) has fallen into disrepair I need to preface this explanation by saying that we are not high-maintenance people, nor is our family sensitive to noise after having lived in NY city for many years. The NOISE between units is incomprehensible until you have tried to spend a couple nights here and is what caused us to have to leave; it was affecting our own sleep as well as our child's, every night. You might get lucky and move into a unit surrounded by quiet and considerate neighbors in this middle income complex. However, if you are unfortunate to have just ONE bad neighbor--not even directly adjacent to you--I can guarantee you will get absolutely ZERO support from the mgmt if you try to file a complaint. WHAT THIS MEANS TO YOU: people who are operating their commercial businesses out of here (which they still very actively are, 2 years after the Tubbs fires) have free license to shove massive-sounding heavy boxes or furniture back & forth and bang away on their projects at all hours of the night, nightly. You will have no recourse. You can't even do the old-fashioned remedy of banging back on your ceiling with a broom. You know why? Because the noises might not even be coming from the unit directly above you, even though they sure will sound like they are! They might not even be coming from your next door neighbor. They could very likely be coming from a unit that is actually not at all connected to yours, but is on a different floor and kitty-corners, at some distance. There is something about the construction of the apartments that makes noise between floors amplify and travel to ALL the neighboring units--next door on either side, plus all units not even just directly below, but all the nearby units on the lower floor. This means that because of one drugged-out couple's staying up all night partying, or one crazy husband and wife running an all night shipping and packing operation, or one set of unsupervised wild kids roughhousing, you WILL hear it, and it WILL mess with your head. Then, it will mess with your job & your kids' school performance. Try reaching out to the management...ha!!! They will probably ignore you most of the time. You will find yourself speaking to a different person each time you call, and none of them will have any record of your previous communications because even if they are not giving you lip service, the Annadel computer system is terrible. Employee turnover rate is through the roof. How about parking? Units have dedicated spaces & some come with garages. Parking is supposed to be not permitted in the lanes between units. Our entire block was like a parking lot, though--people were showing up dropping off their cars for some ramshackle guy to fix them out of his garage daily. Some days, we couldn't even get out of our driveway. This is a HIGHLY ILLEGAL FIRE HAZARD; mgmt doesn't care! You can't call the police to report the noise complaints or Tow & Ticket to help unblock your driveway because this is a private property outside of their jurisdiction. All you can do is leave. The voice activated smart home system they claim is coming soon for all units? BULL; the new mgmt admitted they're not going to follow thru after we already moved in. Worse, 2 mo. after heavy rainfall we were unable able to get a major leak fixed that flooded our apartment and caused damages. ZERO maintenance to units. Don't let them impress you with promises of high-end extras when they won't even come to fix your toilet. If you're a really loud person on a limited income and are looking for a place to party all night or run your business cheaply, this might be the place for you. Do you love being ghosted by a property management team who will say they're going to do stuff only for you to have to follow up repeatedly over several weeks? What about having your email given to every random real estate startup company in the state? Even better, you can sign a lease with them to move units and have them call 9 days before you move to say you can no longer have that unit and there will be a rent increase in your current unit if you don't move to one of the (much worse) units they have available. If none of that is compelling then maybe you'll be draw in by the "Residential Panopticon" design aesthetic for the complex. Either you keep your blinds closed 24/7 or your neighbors will be able to see exactly what you're doing at all times. Even during the day I could see what my neighbors were doing. This doesn't even begin to touch on all the constant fees they'll tack on to your account, the glacially slow maintenance team (even for high priority issues like your kitchen sink not draining), or the very thin walls. We moved into their "smart home" back in April and the first few months were wonderful, attentive and great staff. They were always extremely responsive to any issues and fixed anything that was less than perfect within a day or two at most. Fast forward to today, Annadel has been bought out by another company and they got rid of all of their smart home features (the entire reason we moved in) so the place is now nothing that we had come to expect. We have now been waiting 3 MONTHS for a single RESPONSE from the office. When they removed the smart home features they took out the old panels in each room and left giant holes, exposed wire, and an ugly spot that used to be covered. We have heard NOTHING from them and have requested that they simply fix what they did, nothing. Also the blinds are electric and since they removed the smart home capabilities some of the blinds don't open anymore so we cannot even open our windows. I'd give them zero stars, but Yelp won't let me. Here is an update to our experience. Doesn't paint much of a better picture as it could be used improperly to favor single or dual income no kid households, and get chalked up as a "muh bad" moment. I spoke with Tiffany the site manager, asking how the heck could we go thru the whole application process when we went thru the financials with the leasing agent before applying and were told we were accepted. The manager, who has to approve every application reviewed the application for a household of TWO, not FOUR due to the agent's misinformation. After the disclosure of our dependents was made clear, we were accepted. However, I turned it down because of the incompetence I experienced. The resulting delays cost me more money in application fees and now I have a holding deposit that will be in limbo for two to three weeks. Turns out when we were filling out the applications, the agent told us not to worry about entering the kids in on the application that it could be handled on the contract. On a normal property, that's not an issue. But when income restrictions are in play, it can be the difference of getting in or getting passed over for a property. I think there needs to be more training for the people that are working there, more care to the details, and keep track of the important documents that need to be used for verifying every step. We lived here for about three years. The grounds are constantly well kept and management is always readily available and willing to help even when they changed ownership. We personally loved the clubhouse area which has an awesome hangout and barbecue area for my family & friends. There Is always coffee there which is great to snag before heading out for the day. The pool and hot tub are obviously a huge plus. I was able to save a ton of money by using the gym we had on the property. My kids, dogs and I loved the park, dog park, and the open field area. It made it really easy to get outside and just have fun and not be cooped up in the apartment all day. Overall I would highly recommend this place to anyone who values the amenities this place offers and its amazing location. We would definitely rent again if we needed to. read more

Pros: The maintenance staff is superior; the complex is dog friendly; and the finishings within the apartments are above builder-grade. Additionally, the staff at the corporate headquarters in Folsom are exceptional and understand true customer service. Cons: The biggest is (and I am seeing a thread in the other reviews) the front office staff. Each and everyone of them has never understood what goo customer service is. I have had them post checks to the wrong account, lose my rebate check, miss label my move in documents and all the while none of them talk to the other. Every time I go up to the offices, I am never helped (the usual response is that the "manager must do that, and she is not here. It took me 4 weeks of going up to the office weekly to get my lease renewed, only to have the corporate employees finalize it, because the onsite staff are incompetent. The final straw is that they contracted with Ace Towing and have given Ace the ability to ride threw the apartments and tow vehicles that are registered to tenants. I had to pay $315 to get my own car from the tow lot that was parked in front of my own personal driveway. In case this happens to you and you need to file a complaint in small claims court, the agent for service of process is Mike Watembach at FPI Management. I was so upset about having my own car towed from my driveway that I will be taking them to court to get my money back. During this time the front office was again very disrespect and unhelpful. And if you have a garage make sure you close it because homeless people with break into your apartment. From the first day I moved in, I called and emailed the office to inform them that I had no hot water ever! Their response was, theirs only one hot water heater for 2 buildings, and that's just how it is. It was so terrible sometimes I would go to my dads to take a shower. All I can say is if you live here, email as much as you can to document everything!!!! You will need it trust me!! Also to the response they left me below. I have all the documentation that I refused to let anyone come in because 1 Covid 19, and 2 maintenance does NOT WEAR THEIR MASKS. Also when I asked for help I was told that if they called a vendor it could be months. Like i said everything is documented. As well as the time my car got broken into. I could go on and on all day. I have been living at Annadel apartments for about 6 months now, and I am so so so happy here! The maintenance and leasing staff have been friendly since day one, and are always quick with their responses and help. My one bedroom one bath apartment with a garage is amazing! The open shelves, cabinet space, laundry closet, and spacious garage is sl nice to have for storage and organization. There is also a 24 hour gym that is always clean, and the 2 pools and jacuzzi's are just an added plus! My dog doesn't ever complain about the dog park that's right by our complex either. I love living here and would recommend it to single renters, families with kids of all ages, and especially dog lovers!! read more

She tried to tell me that it had been cleaned again by the same original company and it isn't policy to replace the toilet seats. I had to contact the corporate office in order to get anything done and was told it was the first time they used this "hospital grade" sanitation which is so strange to me during a pandemic. They refused to provide me any concession for the first 8 days of my lease and only gave me an option to break my lease with all fees applied if I was still unhappy so here's to the next 14 months. A work order was created on 12/8 for them to recock the kitchen counters but there hasn't been any follow up. read more

I moved in in October 2019. From the start getting a hold of anyone in the office has been a nightmare. I sat in the office for over an hour looking for someone to assist when I first moved in. It has been nearly 5 months since I reported an animal attack of a dog whose owner lives in the apartments. On 1/12/20 a dog owner was outside with their dog off leash. When their dog saw my 4lb Yorkie it ran towards us and attacked my dog. The dog grabbed my dog by the neck and swung him around. The owner came over grabbed their dog and ran away. I reported this violation of the lease agreement to the office immediately. I provided the owners description, the dogs description and later the owners vehicle description when I saw them again after the attack. It is now 6/2/20 and I have followed up several times and there has been no action taken. read more

Annadel really needs to step it up. First of all, the cost of living here is bit outrageous for the lack of management, tenet support, and everything else that is wrong here. It is very disappointing because these apartments have serious potential but have been run into the ground because of poor management and greedy ownership. Here is my list of why. * We have not had hot water for MONTHS!! We call almost everyday and nothing seems to be done. We were told there is not enough water heaters for all the units. How insane is that?!?! Mind you we may $2,700! * We live in a "smart unit" which was priced higher, according to what we were told. They have since removed the program but we still have multiple holes in our walls from where the ripped the equipment from and were not giving a break in rent. * There in NO WHERE TO PARK. NO WHERE. Literally good luck. * The jacuzzi is always broken or over flowing with water *The office staff is SOOOO rude, it honestly makes no sense and I sometimes feel bad for them because they must be treated horribly from upper management to be that unhappy and mean. * Our blinds have fallen and stopped working countless times. I could go on but I'll leave it at this. We can't wait to be out of this place, which is such a shame because we really love the unit other than that. read more

The people who live here are great and the units are really nice, but management is horrible. Impossible to reach, if they do respond it takes days. Local phone number sends you to a call center in the south. The women I talked to were so nice and passed my concerns to the management office but I'd never hear from them. When moving out I had questions and concerns. I reached out in email MULTIPLE times to the leasing office and I never heard anything. I requested a pre-move out inspection to allow an itemized list of things I needed to fix in order to make sure the unit was in great shape upon move out. They never did one. Charged me a carpet cleaning fee that I shouldn't have been. Don't let the nice units fool you. The amenities are not taken care of and there is very little communication about them (in the 15 months I lived there the pools were closed at least half the time). BBQ and fire pit never worked (emergency shutoff wasn't even connected) sprinklers watered everywhere but the plants, dog poop bags rarely refilled. When you go month to month it's a $225 additional charge. But don't worry, you'll get 17 emails a week about parking and car towing. We moved across town into a complex that has a management team that actually cares about the people living there. read more

Before you apply to Annadel in Santa Rosa, make sure you know that they are an income restricted property. They will not tell you this in person or via their website before you apply. And if you do apply and exceed their requirements they will not refund your application fees. They are defrauding applicants by not advertising this in the literature or on their website. read more

I am deducting another star due to the horrible leasing office. The maintenance office does not fix things on time, the leasing office does not respond to emails, they send you false statement balances (this is the THIRD time I've received a statement that is a HIGHER rent than what we owe; we just signed our lease less than one month ago) and past due notices, etc. This is by far one of the most inept offices I have ever dealt with. I will be reaching out to the corporate office on Monday to let them what has been going on. read more

This place is absolute joke to deal with. The communication from staff is the worst I've ever experienced. I was interested in renting a unit and had to show up several times to speak with someone as the staff wouldn't return calls. They constantly post promotions that are going on and when you inquire about the said promotion I would t get a call back until right before the end of the day and when I would follow up the following day the response I would get was that promotion ended yesterday. Beautiful apartments but WAY too expensive for what they are. My boyfriend and I lived here for a year, and payed over 2,000 a month for the smallest apartment they offer. Not to mention terrible management. Several times put in maintainer requests and never heard back from anyone. We had a leak under our sink and put in an emergency request and no one ever came. They will ring you dry for as much money as possible. We paid a $400 deposit not only did we not get any of it back, but we had to pay $180 after moving out. And the apartment was in great condition. Maybe needed to be painted since we hung things on the walls. But no pets, we aren't smokers and only lived there a year. The girls in the office are SO RUDE. I honestly can't even believe how they talked to me every single time I had a complaint. They are unorganized and seem to really struggle at doing their job. You can never get ahold of anyone, you basically have to walk into the office to talk to anyone and even then they are "out to lunch" Would never recommend these apartments to anyone.m! read more

Management is impossible to get ahold of for any issues . Moved in to find out the microwave doesn't work, so we scheduled a day/time for maintenance to replace it. After 3 months and 3 no -shows by the maintenance team , I'm fed up. Other tenants have similar issues . For the price you pay here, I'd expect a little more for your money. I will start with the positives. The space is nice and luxurious looking. Beautiful dog park and grass area. Aside from that you learn what is truly wrong when you move. Yes the gas bbq's turn on, but only half of them otherwise the fire pits don't work. The pool was green and opaque for half the year I lived here and had a layer of dirt at the bottom. Then it was closed down due to excessive mold. Part of the amenities included bikes. No where to be seen though. The " security " patrol at night just drives through once a month but every apartment still pays for it. Cars get broken into every day/night still. You only get one carport even if it's a two person household. Parking is a nightmare and on top of that you get emailed twice a week about potentially getting towed for not being in your assigned carport. There's a community garden and I signed up for the waiting list but then soon realized that they don't keep track of which boxes that are available at all. They only tell you nothing is available without knowing. I watched an empty box for a year and then took initiative to claimed it on my own. They sure as heck expect you to pay your rent on time but for them to hold up their end of the bargain. FORGET ABOUT IT. read more
