I received about 4 answers…read morewithin a day and this Home Inspection Experts is the one that got my attention and trust right off the bat. The first message is very welcoming and they already tell you what packages they have with the prices and even extra services like termites and general pool inspection. No need for back and forth messaging asking for prices or your number for them to call. I checked their reviews and that's it, I decided I want their services. I messaged back and her reply is almost immediate at a very strange time. I think I messaged her late at night. I just copied and pasted their message to my agent and there, appointment is set. We chose the platinum so the sewer inspection will be included and additional pool and termites. During the inspections, the 2 inspectors came on time. Home inspections took about 2 and a half hours which is really good coz it means they check every detail. They delivered the findings verbally and the written report was sent to my agent and me the next day. I don't even know how to share to you the result because there's a lot. Just trust Home Inspection experts. They got you covered. I recommend this company 100%.

They were recommended by my real estate agent, but I've used them before on another house. They were on time and professional. But not thorough. I have bought and sold many house over the years, so I know that these inspections are pretty superficial and they will frequently recommend another type of inspector for more detail. That's fine. Their job is to find the issues that need more attention and diligence. In this case, the inspection lacked thoroughness. At end of the inspection we talked about the issues before the report was written. One thing that worried me was that there was no mention of the leak from the water heater or the mold on the wood in the heater cabinet. I had to show It to the inspectors. Then they took photos and documented it. Items were missing in the report that we spoke about so he edited the report which I appreciated. After closing on the house I found that there is a shower faucet/mixer that doesn't work at all which was not mentioned. Seems like an easy one to find to me. He said the air conditioner is an older unit, which is true, but blows cold air and is working. Turns out it doesn't work. Blows air but the air conditioner doesn't activate so it's not chilled air.

Good communication and quick scheduling. I was able to have a technician come out the same day I called to schedule. The technician was extremely friendly and helpful. He answered all my questions while he was concentrating on the testing, set up etc. He was careful with his words meaning he didn't cause any unnecessary stress or anxiety. He wasn't pushy and was conscious of the cost while also recommending what samples are needed or suggested. He was clean and careful. Cons: Expensive compared to other mold testing companies. The invoice can quickly add up. I originally planned for about $800 ($500 base fee plus $75 for 4 samples). I added on asbestos test and that brought my bill to over $1300. In some ways I see this as a positive though because you get what you pay for (I hope and can't compare to any other company). My whole house wasn't moisture mapped as I was told it would be. The tech said they only focus on the reported areas of concern. Not a big deal but would've been nice to know. I kept getting rescheduled by 15 minutes. The tech was running late then running early so that was a little confusing. I jokingly asked them if I get compensation for the changed appt time since I signed the contract already (they charge $150 for any changes). They said no. The report is a bit confusing as it was the first time. The most annoying is that in the asbestos report they suggested further testing. Likely costing another $1000 or more. I thought I was already paying for the best testing. This feels a bit like a trick in some ways. Overall I'd go to JLM again. I suggest to do some research beforehand though to know exactly what you need done (AND WHY meaning are you renovating or just wanting to know for health reasons etc) so you don't get unneeded tests or costs.

The appointment time was changed from the originally scheduled time, and we were not offered much flexibility to accommodate our schedule. When we asked about California regulations for thermostat placement, we were advised to use "ChatGPT" for the information and were not given a specific code reference or handbook. When we requested official sources, we were told that it was "not required," which left us unclear on the actual standard. After the inspection, we personally identified additional issues that were not noted in the report, which further reduced our confidence in the thoroughness of the service. Based on our experience, we do not feel this service provided good value for the price and would not choose to use this inspector again.
