Updated Review (Edited After Threat of Legal Action):…read more I originally posted this review based on my personal experience working with Jack Kakoian on a real estate and insurance matter. After sharing my concerns, Mr. Kakoian contacted me directly via email and threatened to sue me if I did not remove this review. That threat only reinforced my concerns and made me question the overwhelmingly positive reviews on his profile. It made me wonder whether other clients felt pressured to stay silent or remove negative feedback. When I first hired Mr. Kakoian, he appeared attentive and professional--quick to respond, eager to get started, and prompt in collecting his retainer. Unfortunately, that level of responsiveness changed shortly after signing the agreement. Over time, I felt that meaningful progress on my case stalled while billing continued. Communication dropped off significantly, and I had to follow up repeatedly just to receive basic updates. At times, I genuinely questioned whether any substantive work was being done on my file. Frustrated by the lack of progress and his practice, I filed a complaint with the California State Bar and submitted documentation outlining what I believed was serious mismanagement. If you're working with Mr. Kakoian and feel something isn't right, I strongly encourage you to advocate for yourself. The State Bar exists to protect clients and hold attorneys accountable. This review reflects my personal experience and honest opinion. Based on how my matter was handled, I would not recommend Mr. Kakoian. There are many attorneys who communicate clearly, manage cases diligently, and treat their clients with transparency and respect.

The tenant was brought in by another tenant without our knowledge and refused to leave after we had evicted the main tenant. The tenant was only obligated to pay for one room in a house, so they were getting the entire property for next to nothing. While we spent many months going back and forth with the tenant trying to resolve the situation, and getting not-so-great advice from other lawyers, a family friend recommended us to Anthony Marinaccio. During our first consultation, Anthony found a very clear strategy that he believed would work to gain possession of the property again. He was very attentive to our needs, and took time out of his busy schedule to explain all the legal steps in the eviction process as we proceeded. His staff consisting Natalie and Delmy were also really good at keeping all of our information and affairs organized. The team took care of serving all of the proper papers when it came time to give a 60-day notice. They then were able to handle all the paperwork and court proceeding related to the unlawful detainer. We didn't have to do much of anything. And they were always very transparent about the fees and what they were charging us for. After about 4-5 months, which is lightning fast if you have ever been through this type of legal maneuvering, we were able to acquire possession of the property and now we are able to begin remodeling the property and getting it back to a good footing. We would recommend Anthony and his staff for any of your landlord/tenant needs, as they are best we have come across.

Without going into details - we required an attorney that was familiar with rental properties. We consulted seven different attorneys before choosing Anthony Marinaccio. He was the only one who gave us options that the other attorneys didn't even mention. The estimates originally quoted ranged from 50 K up to 150 K. We settled for half of the minimum amount and even received a refund on our initial deposit! Our stress and worry that we were carrying was greatly reduced knowing that we were in such professional hands. Thank you Anthony!

They always kept me updated and informed about any developments and progress on my case with clear explanations. I recommend JLG Lawyers to anyone who is looking for an outstanding Law Firm that they can trust, and needless to say, I was very pleased with their dedication to the outcome, and I thank all their staff: Darby Renk, Edison Salamanca, Nancy Zavala, and especially Mr. Sean Shahabi and Ms. Nicole Clancy.

That person had no idea what was going on or how long I might have to wait. That same evening I got an email saying I'd missed a follow up phone call because I'd been advised they were picking my case up and I'd scheduled a call (i hadn't) and needed to reschedule. I scheduled the next morning for later in the day, then 2 hours later got an email saying that they wouldnt be taking the case at all. Utterly nonsensical and couldn't organise a 'piss up' in a brewery. I'd give a 0 if I could but a 1* will have to do.

On January 19, 2022 I had a $250 consultation meeting with Arminé Barsegyan to inquire on how to evict a current tenant of ours who has been harassing, terrorizing, and threatening our other tenants in our rental property. I explained to her that we did not know what we were doing and needed help because our tenant is disturbing the peace and safety of our home and adversely affecting our other tenants who live there During the meeting I went over our issues with our tenant. I also asked multiple times if Ms. Barsegyan was sure she can evict our tenant during the eviction moratorium. Ms. Barsegyan told us with all the evidence I presented that we have a good case to evict our tenant. On February 2, 2022, The Dijulio law group sent us a $1500 retainer agreement for their help to evict our tenant. I thought I'd get the help she promised in the consultation meeting, but once I paid the $1500 it was impossible to get any thing done and get in touch with Ms. Barsegyan. On February 10, 2022 Ms. Barsegyan finally sent me a 24 our notice of periodic property inspection and instructions to post on my tenants room door. On February 11, 2022. I attempted to perform the property inspection, however our tenant outright refused. I then called Ms. Barsegyan, and she told me she couldn't evict for denial of entry, and there was nothing to do. Later that day my father called Ms. Barsegyan and she explained to my dad that she couldn't do much and that we had to file and Restraining Order to try to get our tenant out. When my dad asked for help with the restraining order she then told my dad they would CHARGE ANOTHER RETAINER for them to help us with the restraining order. My dad not pleased with that asked to speak with Mr. Dijulio, and She told my dad that Mr. Dijulio was going to call him the following Monday (2/14/22). On February 17, 2020, after multiple attempts of trying to reach the Dijulio law firm, Mr.Dijulio finally called my father and told my dad that they were not able to evict our tenant. We terminated the retainer after that conversation, and asked for a refund because they didn't do anything to help us, however, Mr. Dijulio refused saying they used all of the $1500. On March 3, Mr. Dijulio sent me a threatening email. He claimed that we tried to evict our tenant for being black -- which he knew was a lie, as we were evicting our tenant for physically threatening others in the house. Mr DiJulio then threatened to take us to court for an online review my dad posted about his firm. He actually threatened us with a Black Lives Matter Protest at our front door, which is ridiculous because I am minority too and our other tenants are also African American. This is VERY offensive. Not only did he lie about my motives -- he outright threatened me David Dijulio and Arminé Barsegyan are unprofessional, unethical, and dishonest, but what do you expect from attorneys that graduated from a bottom tier unranked law school? Would you want a lawyer who screws his own clients?

Attached below is the email sent by Dijulio. Dijulio, for your information I am telling the truth, "that is not libel". I can't believe that you will take advantage of people like me. Instead of helping us, you took our money and then try to scare us so that we will not tell the truth about your Law Office. Arminé Barsegyan, the lawyer in your office told us that she can help us evict our tenant. Armine said that she will email us a notice to put on the tenant's door. The notice was supposedly to inspect the tenant's room. When the tenant refused to open her room for inspection, we called Armine and asked her what to do next. She told me to file a TRO against the tenant so that I don't have to pay. Then she refused to answer my calls and never call us back again. Instead, Dijulio himself called me and said that because of covid they can not help me. Now you tell me who is telling the truth. We will file a formal complaint to the State Bar of California about you. Shame on you. Below is Dijulio's email: He is now making up a story about person of color etc. He also mentioned about relocation fee. Armina nor Dijulio never discussed any relocation fee with us. We paid $250 for consultation fee with Armine then we paid $1500 retainer fee. Once we gave them the money, then they told us that because of covid they can not do anything to help us.

I had a tenant who abruptly stopped paying his rent. Apparently he had contacted a tenant advocate service, which is nothing more than legal sharks now being funded by California to defend deadbeats. The tenant, who was probably on drugs, began paranoid rantings and case-building against me. He tried to turn the other tenants against me. I looked at the possibility of evicting him and realized that I was facing an uphill battle with the current LA political climate. It was at this point that I ran across the Landlord Advocates. After vetting them carefully, I made a down payment on their services. They are so confident in their ability that they offer a money-back guarantee. That's hard to ignore these days, with the bait-and-switch mentality of many businesses. One thing led to another and before our plan came to fruition, I was able to navigate a "cash for keys" deal with the deadbeat tenant. True to their word, Landlord Advocates refunded my money.
