I WILL AGREE WITH ONE PICTURE THOUGH, THE INSIDE OF THE COFFEEMAKER HAD THE NORMAL RESIDUE ON IT, WHICH EVEN AT HOME GROSSES ME OUT. BUT I MYSELF WOULD NEVER USE A HOTEL ROOM COFFEE MAKER. However so many reviews state the staff is friendly ... I never saw a smile on any of them let alone any friendliness. Not a big deal. But what WAS a big deal to us was the misleading description on their website under amenities that they offer a hot breakfast. The only things that are hot are the coffees, the hot water, and the toaster. If you're thinking of the breakfasts other hotels call a hot continental breakfast ... (eggs, sausage or bacon, hash browns, Belgian waffle maker), don't! So besides the hot coffee, there's juice, cold cereal, instant oatmeal packets, yogurt, fruit, bagels, English muffins, and packaged danish, muffins and cookies. At least it was something considering the room was over $300. EDIT: THERE ARE ALSO TWO PICTURES OF THE BEAUTIFUL HOT AND "YUMMY" CONTINENTAL BREAKFAST. FIRST, IT IS NOT THE ROCKPORT INN, AND SECONDLY IT WAS POSTED BY THE BUSINESS OWNER! TSK! TSK! And their Hotel market, with snacks, beverages, and convenience items. HaHaHa! It's a closet without a door. A cooler with soda, maybe water and juice, and several little baskets with snacks ... like grocery store family packs of tiny individual pouches that are usually labeled not for resale! I bought two tiny bags of cheez-itz and a coke for $10! They didn't get enough out of me for the room! So was it like $2.50 for each one gulper package of crackers and $5 for a can of coke? And I don't know what were considered convenience items, there were only the limited snacks and drinks ... forget toothpaste or Tylenol or any other toiletry or OTC item. When asked, they said sometimes they have things like that if people leave them behind! WHAT? We did love the little courtyard outside the pool area with all the patio furniture and fire pit ... but the pit should be right in the middle so more people can enjoy it. The first night our family of 10 just huddled in a corner because there were already 8 people around it who didn't seem to want to share. The second night we just grabbed some chairs and put them closer, saying "you don't mind if we join you, do you"? Of course we doubted they'd say no, but if the fire were in the middle, more people would be able to enjoy it. And there's plenty of room out there for those who don't want to sit near it, to have a quiet area elsewhere. Would I go back again? If I had a reason to go back to that area, I definitely would, but it's highly unlikely because this time we were there for a wedding being held at the Beaumont Hotel, 10 min. down the road, (which I understand was a DEFINITE ripoff)!Their standard king or 2 queen rooms were anywhere from $600 - $1,200! So I'm still going to rate the Rockport Inn a 4 ... I'm just subtracting the on star for the lack of friendliness and food!

Tatty, cheap, damaged furniture and a popcorn ceiling. $280 for a mid-week night and it has a popcorn ceiling. Bugs and webs on ceiling. Shower rail coming out of wall both ends. Bath tub faucet not affixed to wall. Ironing board hanger coming out of wall. Took pictures / videos of everything when I arrived and when I left because I read a review where they charged $100 for something that the occupant honestly reported as damaged. Comfort Inn standard but 2 1/2 times the price. $100 hold for 'incidentals'. There's no mini bar and 'free' breakfast, so what exactly could 'incidentals' be? It's a damage deposit. Call it what it is. Not declared before booking so I wasn't expecting it. If they don't refund it I'll be disputing it via a chargeback with my credit card. Crappy coffee in the room. $280 a night and crappy coffee along with crappy powdered 'creamer'. The 'free' breakfast is a literal carb-fest of prepackaged crap. For $280 a night I expect *some* form of protein. Almost refused me when I arrived because I didn't have a physical credit card when checking in, just a digital wallet. I had already paid for the full stay before arriving. Motel did not state during booking the need for a physical credit card on check-in which is why I didn't bring one, having already paid in full. It's a glorified motel. Doors on the street. As a single woman I would never have booked here if I had known that. I thought I was booking a proper hotel. Especially at $280 for a mid-week night. Deeply disappointed.

My wife and I stayed here for three nights (Thu-Sun), since we were in the area for a wedding. We were greeted warmly and given a room on the second floor with a gas fireplace. The room was beautiful, clean, quiet, and everything in the room worked perfectly, i.e. hot water, air conditioning, television, etc. The housekeeping staff did a great job of keeping our room comfortable and stocked with supplies. The Inn is located in town so just walk out and enjoy the shops, restaurants, Fort Sewall, or walk down to water and take a boat ride. Walking through town and the side streets will make you think you were back in the 1700's. There is free parking in their private lot and a complimentary buffet breakfast each morning which consisted of cereal, bagels, muffins, English muffins, yogurt, oatmeal, coffee, tea, etc. Everything was fresh. There are multiple common areas with a fireplace, a bar, and a pool. My wife and I enjoyed a nice beverage before dinner in their quaint and cozy bar. This was a great option to Salem where there is plenty of drama and busy. Is it pricey? Yes. Worth every penny. This was our third trip to Marblehead and we already know where we are staying next time.

After dinner out, we had cocktails at their gorgeous little pub. The bed was superbly comfortable. In the morning we joined up for their lovely breakfast before heading home. Our room was spacious, super clean and the bed was the comfiest bed I've slept in in some time. I was concerned that the walls would be super thin since it's technically in an old residential building but it was pretty quiet. The free breakfast in the AM was decent - standard breakfast (not made to order or anything) but still good. All-in-all, I felt like we got great value for the price. I'd definitely stay here again and recommend it to anyone visiting Newburyport.

They do have a parking lot, which is key during the high season. Our room was very comfortable, and our bed was perfectly plush. There is a K-Cup coffee maker and cable TV in the room. Breakfast is OK and should satisfy most. There is a Starbucks a short walk away and plenty of other coffee shops and breakfast venues in the area. The location is perfect, on a side street, walking distance from shopping, bars, and restaurants. Plum Island is also a short ride away.

She showed us how to use the dumb waiter for our luggage. Thank goodness because the inn is historic design and the stairs are a bit steep. We were lucky enough to utilize free street parking directly in front of the inn. Our room, #17 was spacious and welcoming. I liked the size of the room with all of our luggage. The kitchenette was simplistic but had a mini fridge, coffee maker, and a fresh pitcher of water. The bathroom was good size and has everything needed. Breakfast was included, which was an awesome bonus. Our server was genuinely nice and so helpful. I wish I could remember his name! He gave us so many recommendations and we had great conversation. I forgot to take any pictures of the room, but remembered for the restaurant. The quiche was amazing btw.

Pros: - very comfy bed…read more- cruelty free toiletries available in the shower and bathroom, various herbal / fresh citrus scents that were not too strong - very friendly front desk staff that accommodated our needs around check out - we were able to keep luggage with them for many hours after check out and extend our parking time for no fee. The woman who checked us in was very friendly and gave us a tour of the common areas - entrances are locked to the public and secured with a password for extra safety - our room was big - I was pleasantly surprised to see that they offer Nespresso coffees with lots of fix ins available (even dairy free milk in the fridges!), grab and go snacks like Himalayan Gold popcorn and flavored almond mixes, and fresh made more substantial snacks like a chia seed pudding with coconut flakes and pineapple that was so good, I had it twice! Also available at any time in the fridges were Apple streussel yogurt parfaits and hard boiled eggs. Chocolate chip cookies are baked throughout the day. - nicely decorated lounge area on first floor and deck patio space - you are able to leave items in a designated shared refrigerator space in the kitchenette on the first floor, a clever solution to no fridges in the rooms (at least not in mine). The thought of a communal, unmentioned fridge with strangers did give me pause though, but it's nice they offer it. Room for improvement: - I understand I came in a heat wave and summer is not prime season in Salem, but the room was so warm. The air conditioning would not go below 67° setting, but the real room temp was always much higher according to the thermostat (this morning it was 76!) I was sweating and had a hard time sleeping. They gave us a box fan when we asked if the AC could go any lower...I wasn't even sure it was on....and that helped a little but still wasn't enough. Please let people turn down the temp so they can sleep without waking up sweaty! The AC units also made a decently loud bubbling noise - this seems to be in a part of town near where an unhoused group of people hangs out. To walk to the off site parking lot, which was not far away at all thankfully, you have to walk through a big park full of many unhoused people, some begging or shouting. It made me feel a bit unsafe and I wasn't thrilled to leave my car in an area of town like that. Head's up. On our last day here, there was also a seemingly unhoused woman hanging out on the front steps of the hotel's (beautiful!) lawn for many hours. At one point when we walked by, she was starting to get aggressive and shout at people walking by. - the bar in the lounge area, prominently featured on their website, is non functional as they do not have a liquor license, which would have been a nice place to enjoy a cocktail - the tvs have lots of streaming apps advertised on the TV main screen, but none are logged in to the hotel's account. I guess that's standard in some cases, but it felt frustrating to not be able to watch a lot of what was shown to us. - not the hotel's fault, just a product of the location (which was otherwise very convenient and centrally located!), but there were loud cars with booming stereos driving by at all hours of the night on a weekday that occasionally woke me up. - the lot they let you park in temporarily while you unload luggage, while a nice gesture and made moving bags much easier, is very tight and took quite a few maneuvers to be able to get out of. - there's really only one heavy duty lock on the door, but overall the closing mechanism felt very lightweight and I didn't have a ton of confidence in it. We were only given one key for two people staying in one room. Overall, the location and service were nice, but the temp issue was pretty hard to get past since it made me feel so stifled. The snacks came in handy more than once, but for the price, I'd look around at other locations before automatically coming back here, I imagine you could find something cheaper that isn't on the fringes of a sketchy neighborhood. It is right next to Hauswitch, which was one of my favorite shops in all of the many, many options in town, so that's a plus, but they really need a better AC system for summer guests. I'm not someone who rushes to Yelp, but this stay earned the effort…read more I recently stayed at The Merchant for the second time, and whatever magic existed during my first visit is gone. The biggest issue: the hotel hosted a large, ticketed public event that completely took over the main lobby--with zero advance notice to guests. I woke up to a lobby packed with strangers and nowhere to sit or gather with my family. I've never stayed at a hotel that allows a public event to fully overrun its only common area without warning paying guests. And no, "just go somewhere else" isn't an option--there is nowhere else. There are no additional common spaces and no elevator. Since we were meeting elderly family members, climbing three to four flights of stairs to our room wasn't possible. The lobby being unusable wasn't a minor inconvenience; it was a dealbreaker. Operationally, things only went downhill. Check-in is at 4pm, but arrive after 5pm and there's no one on-site to check you in. Checkout, however, is rigidly 11am. Our room was never cleaned during the stay, despite leaving the "please clean" tag on the door. Because of the limited staffing hours, we couldn't even get fresh towels. Then there's the mouse. I saw one in the common area and notified staff. Nothing was done. Food is left out uncovered for guests, which I promptly avoided--because "boutique hotel meets rodent buffet" isn't really my vibe. What's also new: some sort of train or underground rumbling that shakes the building roughly every hour, offering a front-row seat to what feels like an earthquake simulator. If this were a budget motel or a Holiday Inn, I might shrug and move on. But this is a $500-per-night hotel, and at that price point, these issues are unacceptable. Until these problems are addressed, I wouldn't recommend staying here--and I certainly won't be returning.

The corporation that now owns the hotel can so easily fix these issues. More shelves in bathroom, more hangers in closet, in-house/homemade prepared food (like before the corp takeover). The location can't be beat especially being able to walk to Good Harbor Beach.

Three and half stars, if that were possible…read more Somethings that detracted from my experience were beyond the control of the hotel (e.g., loud, belligerent drunks on the street waking us up), but some could be amended in the future. The central location makes it easy to walk to restaurants, shops, and musems. That central location in mind, parking is going to cost you as it isn't available on the hotel property. You're going to have to carry your luggage from wherever you find parking, which wasn't a problem for a short stay. We ponied up for a king suite and a private bathroom. That bathroom, however, has a floating barn door so you better be really comfortable with your travel companion because you're going to hear everything. Speaking of hearing everything, the walls are kinda thin (despite the being in a corner room). The bed was comfortable but some of the furniture in our room was looking pretty worn, particularly the wood on the side tables. It was nice to have a fridge, but the lack of a coffee maker in the room is a bit perplexing. My husband and I found the TV system annoying. There wasn't traditional cable and multiple possible past guests left their streaming services connected to the TV. The TV would pick up on anyone trying to connect via their iPhone in other rooms, interrupting whatever we were watching. We now have an inside joke about Vanessa's iPhone. Sorry about your connection issues, Vanessa. Over all, it was a comfortable, safe place to lay our heads. Staff were very friendly and helpful. I'm not sure if we'll be back.

One of my favorite things to do is read a book by the ocean with a cocktail and The Yankee Clipper Inn might be my favorite location in Rockport to do so. Breakfast was solid, check it was easy. The parking is a little wild, but that's New England, you're on a cliff. I'd like to go back and check out some other rooms, they all seem to have a unique vibe.
