The fact that they won't honor our agreement which is in writing, leaves me no choice but to drop my rating. It would have been a one star except the on site landlord is incredibly nice and it wouldn't be fair to her.

It can't just be an "apartment thing" because I've called Cobblestone Creek like 3 different times today and each time a very nice woman picked up and answered all of my questions. This place is just as nice and better price but they won't pick up the phone. Apartment living already comes with its typical problems so this is already not a good sign. The only issue we ever had living there was the "Karen" downstairs complaining about everything and anything because her life was just that miserable I guess. Thankfully management handled everything professionally and with understanding instead of punishing us. They also take extra care of their residents by having holiday parties, food trucks, and resident appreciation events. Was a quiet a great tenant as I am... anyway. They try to keep everyone's deposit no matter what... and I cleaned my unit they tried to charge for cleaning they tried to keep deposit and charge on top of it, and even charged utilities past the date they took possession like 2-3 weeks past that date. They've done a few questionable things like tell tenants to photograph people walking dogs.... Some tenants park 3-4 cars in guest parking and never get in trouble... and it's just ugggghh wow. So idk I stayed three years so two stars.. I liked the trees.. my car windows were never broken my car never stolen.. so "safe" for this area.. sidewalk is kinda an issue No safe way to actually walk out of complex to those stores because sidewalk doesn't exist in parts.... So a little stranded.... Walls thin, water pipes REALLY loud.. but my main issue was me being a great tenant paying early and over for three years. Cleaning up... etc. dealing with the mold etc... then them charging me and keeping deposit at move out. That's not how you treat good tenants. I would have easily recommended them even with issues if they'd just let me go on a good note. But no. I don't think they have a properly trained accountant at FPI or foxburough... idk what the deal is... housing laws say no mold. No appliances after life expectancy and this place doesn't follow those laws.. sometimes they'd fix things without trouble other times they'd push back way too hard I seriously had a smud bill in the $400s for a one bedroom one summer... for months I told foxburough there was a problem they needed to replace the AC or fix HVAC leak because that cost for a one bed is craaazy, I was told for months and months that I was the crazy one basically until I requested a smud meter audit repeatedly. When they techs replaced the AC appliance I was told it was over 30 years old. I was never reimbursed for the extra utility charges caused by FPI/foxburough negligence... I know a lot of apartments run this way.. it's not okay... but I've never stayed at an apt that had issues like this.. then kept my full deposit AND tried to charge me hundreds on top. It was almost comical the gaul... and they apparently do that to everyone good tenants bad tenants alike... why? When I moved in I did wonder why deposit was so "low" I think they think people won't fuss when they keep it without standing reasons at move out idk. I don't get it. I enjoyed living here, but it's definitely not an A+ , simple easy ways to be better and do better.

The property is gated, with assigned parking spaces and plenty of additional onsite parking for guests. There are also two large dumpster areas, four laundry rooms, a pool, gym, and other amenities that make living here convenient. The location is another big plus. You have easy freeway access, and Costco, Best Buy, WinCo, restaurants, shopping, a movie theater, billiards, and many other places are all nearby. There is also a police station close to the property. The community itself has always felt safe, clean, calm, and quiet. Most of the residents seem to be working people and families who go about their daily lives, and I never had issues with excessive noise or feeling unsafe. I also cannot say enough good things about the management. Patti, the property manager, is excellent at what she does. She is experienced, communicates well with residents, provides notices when needed, and keeps the property running smoothly. Emanuel, the onsite maintenance gentleman, is also very competent and efficient. Whenever I submitted a maintenance request, they were quick to respond and take care of the issue. Having reliable onsite maintenance makes a big difference when you're living somewhere long-term. After living here for almost two years, I can genuinely recommend Hidden Creek Apartments. If you're looking for a safe, quiet, clean, and convenient place to call home, I would definitely consider it. I've stayed here because it's affordable but if they raise the rent on us in January, I'm going to just cut my losses and file a lawsuit against them with part of the money I have saved to buy a new home next year. These apartments are not worth more than what they're already charging us. I know others in the community who feel the same way I do. They like to micromanage us and find ways to over charge us anyway that they can, but we aren't seeing any of that money being put back into bettering our community. It's very one sided.

Work orders are completed, usually on the same day, by Eric, the maintenance person. who is also skilled and cordial. Even the on call maintenance person responded promptly on a weekend. We had a beautiful back yard with patio and did not notice traffic noise from Greenback. Lastly, the day we started apartment hunting ,of the 13 placed we phoned, only Heather Ridge answered the phone and gave us an immediate invitation to visit the property. ALL other properties take your number so a "leasing agent" can call you back.
