I am writing to express my profound disappointment with The Arbors and the way they handle tenant concerns and charges After moving out 07/2024 I was unjustly charged for repainting walls painted egg shell white and told a cost that should be covered as part of routine maintenance between tenants This is on top of numerous issues faced during my tenancy including the theft of my car from the supposedly secure garage The building management has repeatedly failed to live up to their promises including misleading claims about onsite security Car are stolen at a rate of one per month but the building fails to alert tenants out of fear of their reaction to hearing that the garage is not safe and to be more careful My car was stolen and I was out of town and a note placed on my door no call or email however if a food truck is coming by they will be sure to alert you I did not find out until I return a week later and the fact I did not have time to put in a report ended losing the car with no chance of returning My overall experience has been stressful and frustrating with little regard for tenant satisfaction or fair treatment I would strongly advise potential tenants to reconsider choosing The Arbors The management lack of transparency and fairness has left a lasting negative impression and I regret my decision to live here Thank you! Update 08/09/24 To management: I have been trying to work with you since moving out to correct the additional charges being pushed onto tenants to no avail. I have no complaints about this building or the employees. It is well maintained and the staff here go out of their way to make sure the residents are comfortable, happy and safe. The maintenance team is absolutely amazing. All of that said, this is an apartment and apartment living enhirintly comes with some hassles. For example, from time to time, I could hear noisy people talking in the hallway or occasionally I would head a neighbor in an adjoining apartment, but it is not excessive. My stay here has been very comfortable and enjoyable. read more

We moved here seven and a half years ago and could not be happier. This is the finest community that you could ever ask for. Wonderful neighbors~ so diverse, so vibrant and will go out of their way to make you feel so welcome. We always feel safe and secure as we stroll the beautifully landscaped grounds, an exceptional staff on site making you feel so at home taking care of all issues that may come up in the most professional manner, the most efficient maintenance staff on site that arrive at your unit sooo fast to fix or replace anything you ask, spotless throughout as there is a cleaning staff on duty seven days a week and the most amazing amenities including a 24/7 fully equipped fitness center, pool and barbeque area, a Zen garden, the best dog park and they are soooo dog friendly, community room, media room , movie theatre, conference center and soooo much more. YOU OWE IT TO YOURSELF TO VISIT, SIT DOWN WITH ONE OF THE STAFF, TAKE A TOUR OF THE PROPERTY and DECIDE FOR YOURSELF. THERE IS NO FINER PROPERTY!!!!! read more

We have lived at The Arbors for 7 years and can say without reservation that Bozzuto in general and all the staff at The Arbors in particular, are the best in the business. They are professionals, always kind, patient and courteous. There is no problem, big or small, that they are unable or unwilling to resolve. It is the extra mile they go from food trucks commissioned on site during COVID to remembering residents birthdays and anniversaries with cards/gifts. It shows that they care and appreciate their residents. The community/property is well maintained and individual apartment repairs are resolved, in most situations, within 24hrs. Kudos, bravo and many thanks to all that make The Arbors a pleasant living experience. It is a lovely place to call home. read more

I have lived here for almost a year and absolutely love my 1 bedroom apartment. It is spacious with the best walk through closet space I have seen in apartments! The kitchen and finishes are beautiful and top of the line, lots of cabinet/storage space in the apartment all for a reasonable price! The covered garage parking is only $25 a month which is a great deal and definitely worth it! I always receive great customer service from the staff and my maintenance requests were always addressed right away! They have a great gym with all the necessary equipment to get a good workout in without leaving the complex. I would definitely recommend Arbors to friends and family as my experience has been nothing but positive :) If you are looking for a new place to call home definitely check them out. read more

I've lived in multiple apartment buildings around the area and this is by far the best. The apartment itself is very well maintained and was like new when we moved in. They also have great amenities like the dog park, community room, and business center. The staff is also very friendly and always know you (and your dog) by name, which is always nice. Along with the amenities, they also host various events throughout the month which is a great way to meet other residents. Would definitely recommend the Arbors! read more

We signed a three month, short term lease. Since being here, we have had to call maintenance 6 times. The building isn't designed well at all. If you do not have an apartment near the elevator, garage or trash room, you'll be walking the get the these places for ever. The garage, trash room, leasing office and elevator are all super far away.If you have small children, this s not the building for you. We hear our neighbors showers, smell weed and cigarette smoke daily and are just over it. Our rent is $1500, after paying electric, utilities and for the garage, we are at $1900. It's not a terrible place, but I would not live here again. EVER. read more

Nice floor plans, super amenities and a great staff! I would recommend getting garage parking. It is well worth it in bad weather. Also suggest getting a tool floor unit as there is a bit of noise from upstairs units. read more

My boyfriend and I moved in the weekend of the blizzard and since those first moments, we have loved our experience with the Arbors. They had the loading dock available for us early because of the impending storm which was incredibly helpful. Our walk through with Brian was the most in depth of any move in I can remember. Our refrigerator had bottled water and some snacks in it which was such a wonderful surprise! Our experience so far has been exceptional. This place is pet friendly, eco friendly, and has wonderful event that the residents all love to take part in. The apartments are beautiful, clean, and modern. We are looking forward to what the summer has to offer at the Arbors! read more

Being an older couple, my husband and I are in our fifth year at the Arbors. We love it where we live, (on a corner). The amenities in this place are great, gym, community room for your pleasure to rent or enjoy an activity given by the staff, swimming pool in the summer is always open, a movie to enjoy if that's your pleasure. There are grills for cooking out if you prefer. The maintenance staff is terrific, the leasing team is fantastic. Its pet friendly and they supply everything that is needed for your pet when taking a walk (that is, if everyone would use them, but that's not Arbors fault). And sometimes you may experience neighbors that aren't always the greatest, but Arbors staff will acknowledge this and take care of it right away. What more could you ask for? We love it here and will be here for a long time. read more

I lived here 6 years years. In a way was kind of sad to leave the complex. On the other hand the children running up and down the halls a loud dog barking which can be heard long distance, smelling neighbors pot smoke or cigarette smoke, cars parking in the loop with loud booming stereos was not so good. staff was always friendly and helpful. Service was done promptly. When my fridge failed to cool at 9pm they were there in 30 minutes with a change out fridge so i dont lose any food. It was a bit pricey for what you get in the apt. Still overall not bad. Have been at worse complexes. read more

I have lived at the Arbors at Baltimore Crossroads for 6 months now and I cannot wait until my lease is up so that I can move out of this place. I have had nothing but problems since I moved here. To begin with, I was told when I came to see the place the very first time that the apartments were sound-proof, all utilities were included in the rent and there was storage. The day I signed my lease I learned that none of that is true. The apartments are not sound-proof - in fact, you can hear everything. Apparently they ordered the wrong size doors when building the place, so you can hear a conversation between two people down the hall from the apartment where the people are conversing. Utilities are NOT included. In fact, they are not fair either. You pretty much pay the same amount every single month for utilities whether you use them or not. I went away for 3 weeks this summer and my utilities were the same as they are every other month that I am home. It doesn't matter if you keep your AC on 68 degrees or completely off - it will still cost the same amount. Storage - there was no storage. They did eventually build storage, but I was told I would have it the day I moved in. When I moved in and asked them where storage was, they looked at me like I had 3 heads. They told me they were building storage and it would be done that day and I could move all my stuff in later that day - it wasn't finished for another 4 months and there still isn't enough to accommodate all the residents living here. If you do have storage, it's free for the first year you live here, then you have to pay an extra $50/month after that year for storage. Parking is another big issue. If you don't pay the extra $25 a month for the parking garage, you are pretty much screwed because there is not much parking. The parking is around the building, so if you have to park on the side of the building, you have to walk all the way around the building to get in. If you pay $25 for parking, you feel gypped because half the time you can't even park on your own floor because there isn't any parking. The front door is another huge issue here amongst residents. We are supposed to be living in a secured building. Well for the most part of my time being here, the front door has been broken anyone can get into the building. If it is not broken at that given time, the call box that let's people in is either broken or somehow your name magically gets kicked out so now you have to go down and let all your visitors in. Going down to the front door isn't an easy task anyway because there are only 2 elevators in the entire building. With a few hundred apartments in this building, you have to wait forever for 1 of the 2 elevators and not to mention, they are extremely slow and 1 is broken from time to time, which only leaves 1 elevator for the entire place. The Website says there are 3 elevators.....I still haven't found the 3rd one. The leasing office.....Oh my god, the leasing office!!!! I have never seen such horrible customer service ever!! If you live here, your packages will go to the leasing office and you have to go there to pick up your package. Well, it takes approximately 15 minutes to retrieve your package because when you walk into the rental office, you are ignored for the first few minutes. Then they say, "someone will be with you soon." They are too busy trying to get the place occupied with residents, that they pay no attention to the residents living there. Then, god forbid you have an issue. They will do everything in their power to validate the issues and why they or the building is not at fault in any way. It's as if you are inconveniencing them. Last but not least, on the Website is says there is wifi throughout the amenity area. Well, the pool is considered an amenity, but there is no wifi out there. So, if you decide to invest in an ipad so you can read books out there, don't bother, you won't be able to. read more

I and my wife moved to the Arbors from Washington, DC. I'm a native Washingtonian and my friends say, "The Urban Guy". I visited the Arbors and loved it immediately. The Leasing team was fantastic, One would say, "well, of course, they were; they wanted a sale.". Well, they continue to be fantastic even when you happen to run into them off site. The amenities at the Arbors are beyond belief. The Salt Water pool, the media room with a big screen almost as big as a stadium, (I'm exaggerating, but you get my drift". The Conference Room and the Business Center. The Business Center saved my life when my computer was on the fritz recently. Standard-sized washer and dryer in each apartment. Monthly special events like Breakfast on the Go; Omelet morning; Jamaica day (can't remember the exact title, but the food was great. The grounds are beautifully landscaped. My wife is a retired landscape designer and a tough task master at it. She's impressed over and over again. Recently when she discovered a few trees had died, she emailed the admin and just a few weeks later, new trees were brought in to replace the dead ones. Oh and the Handyman service. Guys, hate to hang drapes!!! Of course, you do. Email the Handyman service and they arrive no more than 24 hrs later. We've never had to wait that long. They hung the drapes, helped hang our art work and a shelf. They change the light bulbs, fix the slow-acting dishwasher and a myriad other small, but significant time and effort saving courtesies. We couldn't be happier. We're close to the Marc train. I go into DC to teach a class once a week. I recommend the Arbors highly. read more

The floor plans are good. The amenities are at or above average. The exterior of the building is visually appealing. The building does have a major issue with flies especially in the summer, but year-round. I am not sure if it is primarily the humidity throughout the building e.g. hallways are always muggy, but it does play a contributing factor. The main cause is probably due to the residents failing to pick up after themselves not only in the trash rooms, but also in the hallway/exterior of the building e.g. food wrappers, crumbs, and candy on the ground. If I were management I would invest in some type of commercial dehumidification system or fly treatment in the trash rooms/bottom level trash collection area. read more
