Overall great experience in 3+ years living at one of their managed properties. Some maintenance issue took a while to be addressed, but it usually would get done eventually. Most recently one of the neighbors became the onsite management contact, and that helped a lot with communication. I currently have black mold and I had to pay for a private test because Archways won't disclose the information. Tenants need to basically manage themselves and push maintenance along at every turn or nothing gets done. The most recent flood was caused by an unlicensed contractor they sent to fix my garbage disposal. He ended up causing a flood after he defecated in my bathroom while talking on the phone. My in-laws toilet was clogged for 2 days - a maintenance email request and multiple phone calls were made to get this issue resolved and was told that the message would be forwarded to someone else. On the 2nd day without a working toilet, more phone calls were made to get this issue fixed immediately and was told the message would be sent out as urgent. What is the point of having an option for emergency calls when no one ever gets back to you and all they're going to say is they'll forward the message?! How is it okay to leave your tenants without a working toilet for multiple days when that's the only toilet they have in the apartment. They need to find a better way to assist their tenants in moments of emergencies. The way this situation was handled just shows they do not care. read more

I moved into an Archways Property in February of 2017 so I just passed my one year mark. There have been nothing but issues from the start. Some items were taken care of but they were never done correctly the first time around. They always had to send out a second or even third person. I couldn't get return emails or calls on the rest. I finally had to threaten to petition for a reduction in rent with the City of Santa Monica Rent Control Board in order to get anything done. Rusty is a whole other story. He wants to be seen as a serious property manager but is wholly ineffectual. He is focused on nonsensical 'upgrades' like LED faucets and lights rather than substantial and necessary maintenance issues. He also is concerned with 'curb appeal' so he has removed security doors because they are unattractive but not piles of concrete rubble that has been by our trash cans for over a year, etc. His motto seems to be 'eh, it's good enough.' In addition, my cat was in the end stages of cancer during one of the repairs and A CONTRACTOR ASKED ME IF SHE WAS ON HER 8TH LIFE while he was working on something. What a rude and disgusting comment. He is not allowed back in my house. A different contractor just walked into my bathroom and used it without asking permission while I was sitting on my couch. Another one hit on me every time he came over. Come on, man. Who are these people? I made the mistake of thinking that moving to an upstairs unit in my building would make a difference and it really has not, other than the view. I had a huge rent increase that I agreed to without issue as I was promised a completely renovated apartment. They are having to send out several contractors to make repairs which means more time off of work for me. I don't trust any of them to be in my house without supervision. Well, let's dive right on in... - They ripped up carpet and replaced with new laminate flooring and didn't repair any of the squeaking boards beneath. My entire floor creaks when I walk. This was an issue for my next door neighbor that affected me when I lived below him and is one of the reasons I moved upstairs. Did they learn from the problems with his apartment? Nope! Just slapped those boards right on down. -The contractor used cheap semi-gloss paint on the cabinets, doors and trim. I have been in the apartment a week and it is already peeling off of any surface I bump into. I had to repaint all of my cabinets in my old apartment because they weren't primed and the brown stain bled through the white paint so this is no surprise. - My bathroom sink, shower head, and kitchen sink all leak. (same thing happened in my old apartment) Then my bathroom sink backed up some brown liquid with what was hopefully dirt in it after the plumber fixed the leak and it is just sitting there. So I currently can't use either sink. - I was promised stainless steel appliances. Turns out they are too big for the space (no one thought to measure beforehand) and I am stuck with my same appliances from my old apartment which were moved upstairs and nearly destroyed by their contractors. The fridge is a dented mess. - They left a fire extinguisher that expired in 1994 mounted to the kitchen wall. - The bathroom light, mirror, and vanity are all off-center from each other. - The seam where the flooring meets the bathtub was left exposed and unfinished. - The tub still has decades of grime stuck to it from the previous tenant. She had those stick on flowers and those are the only clean spots in the tub. Instead of addressing it properly, I was told that I could purchase a product called Zep and clean it myself. Absolutely not. - I have seen several roaches, including one on my toothbrush cup. Please see my photos for the list of issues that I threatened to petition for. It includes the dates and how long it took for everything to be addressed and it is a doozy. I would say if you're desperate, have low standards, or infinite patience for repairs, then move in. If not, hold out for something better with a more responsive management company. I don't expect perfection, but if an apartment is newly renovated, none of these issues should arise. The fact that I was dumb enough to move into a second apartment with them is on me though. Fool me twice, shame on me. read more

I am going through the same things as many of these tenants. Currently they want me to leave temporarily to fix mold infestation in my apartment but refuse to disclose the mold these results. Do not rent from these individuals. I don't know where I will be spending Christmas. I have my elderly mom and pets and myself. These guys refuse to fix things and now they finally are but have asked for me to move out temporarily and it feels rushed and the transperency is questionable. I suggest to all tenants going through similar situations to seek legal counsel and educate yourself on your rights. That is what I am doing, Emotional distress is what this sitruation is causing. There is no gaurantee that I will be able to comeback to this apartment even though they say I can and they will cover some of the relocation assistance. Do your homework and fight back! Just moved out of one of the properties that this company is managing, 1366 Hilda Ave in Glendale. I will miss this place especially the management. I believe, I have the right to give this 5 Star Rating as I have stayed at several apartment complex before I landed at this place. Management here has been always on top of things when I email them of what to be fixed and what's bothering me with what other tenants are doing. I only had one landlord/ owner who was like this company. Well, it's because, I directly was dealing with the owner. But still, not all owners are the same. Same goes with Property Managements. I currently live in the Keswick Apartments in North Hollywood area owned by Archway Property and let's just say the current manager there - Ms MARIA RAMIREZ is a complete stickler who goes above and beyond to "police" the building instead of having the best intentions for the tenants. She's entered my apartment on numerous occasions earlier than agreed without warning. Have chosen to highlight on 3 occasions her poor decision making. When I moved in with my roommates, yea the place was brand new as they had just been built but Maria thought the place being brand new would mask the dirt and that her and her team wouldn't have to request cleaners before we moved in. The floors were filthy, residue from construction, and bathtubs dusty all upon move in. Strike 1. Eventually my bedroom light switch broke which had a "dimming" feature which all the rooms and common areas possess. She did not offer to replace the switch with a dimmer due to the inconvenience and instead gave me a switch without the dimmer out of easiness for her job. Strike 2. Just recently, I've been parking sometimes on the street since I share tandem parking with my roommates. I got a parking ticket for "obscuring the entrance to the driveway" to the entrance of the parking garage for our apartments at exactly 10:29pm. And thought it was so odd that at this time at night and in this area where there's NEVER parking patrol besides for morning street cleanings that I would receive a parking ticket for something of this nature - mind you I was not blocking the gate entrance AT ALL. Come to find out it was Maria Ramirez the manager of the apartments who went out of her way to patrol the nearby parking street in front of the building after hours around 1030pm at night and she called parking patrol to come ticket my car and tow it. Luckily I received only a ticket. But really you do not want to have her as your housing manager. She's inconsiderate, not flexible or accommodating, and makes the biggest issue over the smallest things. She will monitor every little thing you do not only within common areas of the building but the circumference and nearby streets. Will not be extending my lease here while she's manager. read more

The new manager is terrible. Domestic despite calls go no where, couches sit in the driveway without anything being done about it. My kitchen sink was overflowing for an hour (because upstairs had a clog and kept their water running) before a plumber got out here, no help was done as far as damage from it. The water is a thick white. Nothing is up to code. read more

I have been living at the Archways property in North Hollywood for the past 3 years. It has been one of the best apartment complexes I've ever lived in. Walking distance to restaurants, bars, fitness studios and the red line (metro). It's a great location and fun to be in with the huge mix of people that reside in the area. I've never had one problem with the management team. Paying rent is super easy on their online portal. If I ever had an issue (broken toilet handle), I could call them and they'd send maintenance over the very next day and have it fixed. Laundry room and stairwell would be cleaned on a regular basis. Lastly, the apartment is the cutest building. Old and untouched exterior preserving it's history, yet renovated on the inside with hardwood floors, granite countertops and white kitchen cabinets. Not too mention the great Juliet balcony gives you a great street view. Such a great apartment - you'd be so happy with it! read more

I didn't have any major issues with Archways and I'm only writing this review because I do feel like they really try to nickel and dime you with the little fees that they charge you. This is in regards to my security deposit because as small as it is, its more about the principle for me. When I moved out, I didn't leave the apartment dirty and I had normal wear and tear. Very small and everything was still in good condition. I got charged a large cleaning fee and for painting. I was even told by Arely that if I were to clean and fix the holes from my mounting, I would get charged a cleaning fee and painting regardless. That really bothered me but I dealt with it. Not only that, my smoke detector battery died a week prior to moving and it was beeping non stop really loud. So I took it down and communicated this to the manager at inspection 2 weeks before moving. I even said I didn't call it in because I'm moving anyways and she said okay. I got charged $50 for the smoke detector and it was not broken. Arely said I was charged due to the labor and if I had called in prior to moving, I wouldn't have gotten charged. Wow, I don't understand the difference. I got charged for a dead battery and labor that should've been on Archway's dime and not mine. I'm really confused. Again, super small but again it's the principle. AND, I'm not sure why the manager wouldn't even tell me that in the person instead of allowing me to get charged for something that was not my bad. Regardless, I'm happy I'm out and I'm happy at my new apartment. Good Luck to those who move here! read more

I lived at the Keswick apartments and let me tell you, it is THE WORST PLACE I'VE EVER LIVED First off, let's talk about how difficult it is to apply for this apartment. They needed bank statements, pay stubs, and flawless credit, and they wanted to KEEP IT ON FILE! Very dangerous for someone to keep my personal information for a year. Second, Maria the manager never wanted to help us with any issues!!! All cleaning, pests, and light issues are our problem, according to the lease. She didn't want to help with the horrible any problem that was year round, so we had to get ant traps and bug spray with our money. Third and probably worst of all, Maria decided to scam us out of our security deposit when we tried to move! Our apartment was brand new when we moved in, and we left the walls without a scratch or a mark. She told us about the standard $200 cleaning fee that would be taken out, and we all agreed. But when we got the deposit in the mail, she secretly took out another $700 for repainting all the walls!!!! Walls that were untouched!! We had to go to corporate to fight this and we ended up getting our money back, thank god Rusty Heyman was able to help us with that. The lease states that paint lasts 3 years unless damaged beyond repair. Even some of the corporate ladies were trying to defend Maria by finding papers to fight us, but they couldn't find any. The extra deposit money took 2 and a half weeks to get to us, since they stupidedly sent it to Keswick even though they KNEW we moved out, I had to call 6 times to finally get ahold of someone to fix the issue. TAKE PICTURES BEFORE YOU MOVE IN SO MARIA DOESNT TRY TO STEAL YOUR MONEY TOO!!!! UPDATE AS OF 9-10-17: The manager, Maria, has called me 4 times on 2 different numbers, one i didn't even recognize (sneaky), and texted me multiple times, and the supervisor, Rusty, emailed me, urging me to take this entire review DOWN because it would stop people from moving here. Maria said it would affect her job and future jobs. So they want me to take down what they did and pretend it didn't happen? NO. I have had to block them on account of harassment. read more

New management is horrible in SB St 93060,so called manager steals tenants amazon packages (caught on video),never responds to tenants concerns never greeted new tenants upon new position. Had an old tenants refrigerator sitting out side their apt door x2 mos, had new washer and dryer installed and somewhat remodeled laundry mat just to be uncared for and dirty broken laundry services. Old sofa sitting outside the trash bins for a month. Just horrible, multiple tenants with management problems left in the dust but quickly to knock or remind of rent date. Not sure what criteria or proper background check is done by Archways management quarters. read more

So far so good. I just moved into a location in Canoga Park that is managed by Archways. The process from the walk through to the signing of the lease agreement went smooth as silk. Rusty, Jorge and Claudia were amazing. They walked me through the process of what is expected and what is needed. They understood my transition from Orange County to LA County. They were always available when I needed to ask a question. There were some items that I requested to be repaired prior to me moving in, and they didn't complain at all, they fixed everything I needed by the time I moved in. I have absolutely nothing but good things to say about Archways Property Management. Leased a unit that they managed for 3 years, and it was the most pleasant experience I could've imagined. Our unit was very well maintained from the start, and everything was upgraded. The team is very responsive with any matter that is brought up. Any time a maintenance request was placed, I would receive a call or email back the same day to address the issue. The online portal makes everything from paying rent to submitting a maintenance request extremely easy. Rusty, the owner, is very responsive and extremely reasonable. I have only lived in an Archways Property for 3 months now, but all I have is positive things to say about my experience thus far. The apartment complex is clean, the maintenance and cleaning crews are quick to respond right away and are very helpful. The building manager Suzy Morris is amazing. She alone made me give Archways 5 stars. She is polite, professional, and very attentive. The apartment that I rented in Woodland Hills was very clean, roomy, and great the last year and the leasing process was made easy by Rusty and his team. When I called, the individual was not in...left a message...didn't get a callback for 3 days. This company is very cheap and tortoise slow. They won't even fix a sliding door let alone mold issues. Our complex had a town meeting and realized we are all fools living in slum lord conditions with a hefty sticker price. The apartments are nice and spacious, but when you don't have things working like heat, hot water or items necessary to live the space doesn't matter. Thumbs down to poor management. read more

My family and I are currently leasing at the Keswick building in North Hollywood. I'll start off by saying this is a brand new building. The apartment complex overall is very clean, I always see people sweeping and mopping the floors. The building manager Maria is very sweet and extremely helpful- responds right away when anything is needed. So far we've only needed one service for maintenance. As soon as I put in my plumbing request, I received a phone call from our building manager within a few minutes telling me the problem would be taken care of right away (a plumber showed up within 2 hours). Wonderful service! Overall, great atmosphere and wonderful building manager - will definitely be renewing our lease. Can't say enough great things about our building and about our building manager Maria.
