Rent is being increased despite a consistent pattern of unresolved issues. If you're searching for apartments near Runyon Canyon / West Hollywood / Hollywood Hills, read this first. Serious Unit Issues (Documented) * Black/dark water from faucet (photo documented), major concern for plumbing/water quality * The toilet never worked properly all year, with frequent flushing issues that never fully resolved. * AC broken for ~2 months (Aug-Oct), multiple failed repair attempts before it was fixed. * Ongoing gnat infestation since January 01/2026, tied to other units, still not resolved as of 04/13/26. * Kitchen + bathroom sink leaks damaged personal property * Refrigerator failure at move-in ruined food and medications Current Issue (No Water, No Notice) As of today, 4/13/26, there is no water in the building with zero advance notice. The maintenance office could not provide an explanation or a timeline. This is not an isolated issue; it reflects the same pattern of poor communication and lack of coordination. Building & Amenity Problems * Elevators are frequently out of service and extremely slow, 1 is currently out of service as of today, 4/13/26 * Garage gates have repeated malfunctions * "Trash valet" skips Friday & Saturday trash sits in hallways all weekend * Furniture and bulk waste left in common areas for days * Residents regularly allow pets to urinate in hallways (no enforcement) Forced Internet = Unreliable You are required to use Spectrum. Service is slow and frequently goes down, especially on weekends. Not ideal if you work from home. Management & Maintenance Issues * Repairs are often temporary fixes instead of proper replacements * Example: water-damaged/mold-affected areas patched instead of replaced * Notices are posted on doors instead of email/text, even when residents are out of town * Ongoing issues require multiple visits without resolution Code Enforcement Concerns Official code violation notices have been posted in the building, reflecting ongoing maintenance and compliance issues. Price vs Reality Over $2,000/month, and then a rent increase for this level of maintenance and management is not reasonable. Bottom Line The only advantage is the location near Runyon Canyon, but there are many better apartment options nearby without these issues. They offer new tenants 30 days to change their mind after moving in. That alone should raise concerns. As a healthcare professional, I expect basic standards of sanitation, safe water, and functional utilities; those expectations were not met here. If you value clean living conditions, responsive management, and reliable infrastructure, look elsewhere. Counting the days until the lease ends. RUN

There's always something fun and interesting happening around here. The building's standout feature has to be the floor-to-ceiling exterior glass walls. They let in a great amount of natural light that makes your home feel open, bright, and airy. The panoramic views are amazing, featuring a lot of natural sunlight in the morning and the city lights at night, with the sites of the Hollywood Hills and sign, downtown, west side, ocean horizon, and more, depending on your unit location. The very high ceilings add to the feeling of spaciousness. The units are modern and loft-style, but features like wood floors and the fixtures still make it feel warm, like a home. Practical amenities here really make things easier. The 24-hour staffed front desk service means I don't have to worry about package deliveries, which they receive and hold for me. The secured underground parking is a huge plus, especially in this busy area. The building has electric vehicle chargers at almost all spots in the garage for those who have an EV. The in-unit washer and dryer are a big time-saver. The app makes it easy to submit repair requests, and the staff is very responsive to them. There is a nice pool area with a good amount of sun for lounging, relaxing, and socializing. The pool area has an outdoor barbecue grill perfect for gatherings, or you can simply go down the elevator and grill your dinner. There's a conference room for business meetings. The building has a gym for a quick workout, but many residents also belong to one of several top gyms and fitness studios that are located just one to a few blocks away including Equinox, 24 Hour Fitness, and LA Fitness. For those with active, fun-seeking lifestyles, the location couldn't be better. There's everything including top-tier restaurants (Mother Wolf, Providence), view-abundant rooftop bars (Lemon Grove), numerous coffee shops, nightclubs, and lounges, all within walking distance. The Palladium, Pantages, and Avalon are only a few blocks away, along with private clubs and many smaller music venues, comedy clubs, and performance stages. The Hollywood Bowl and Dolby theater, only a mile. Trader Joe's is a block away and Bristol Farms is opening up two blocks away this month, making grocery runs, and "I forgot something" situations, quick and easy. On Sundays, the Hollywood Farmers Market is two blocks away. Griffith Park is a ten-minute drive if you're into hiking. The management team on-site is very approachable, responsive, and genuinely invested in the residents' experience and lifestyle, as well as the quality of the building's operating functions and appearance. They've introduced a continuous series of improvements that have been very welcome to keep a complex building running smoothly and comfortable. It's clear they really care about the place looking good and functioning well. A big shout-out to Oliver and Rudy who have done an amazing job leading these projects and making SVT a place you want to live at and make your home. Overall, living at Sunset Vine Tower is an incredible, one-of-a-kind experience. It combines the luxury of modern amenities and truly unique building architecture, with the convenience and excitement of urban living in a fun, lively part of town. Updated Review I'm…read morewriting an updated review for the building I live in, and I want to be fair, honest, and detailed. About the Morning Cart Situation Someone recently complained about a person coming to their door early in the morning asking for the cart. The carts are meant to be shared by all tenants -- once you're finished, you're supposed to bring it right back downstairs. It's not meant to be taken up to your apartment, loaded with your personal items, and returned whenever you feel like it. That's just basic courtesy in a shared building. Mishaps Happen -- What Matters Is How Management Responds In any apartment building, things will happen. That's just life. What truly matters is whether management is proactive and actually works to resolve issues -- and The Avenue does. Every time something has come up, they've addressed it. Past Issues With Dogs There was a time when some tenants thought they were above the house rules and let their dogs roam freely. That was unsafe and unfair to everyone else. Management stepped in and handled it, and that problem is no longer happening. ‍ Leasing Office - Tom Deserves Recognition We are extremely lucky to have Tom in the leasing office. He is always proactive, helpful, and genuinely cares about the residents. He's one of the reasons this building runs as smoothly as it does. Security & Nighttime Concierge They replaced the old security with nighttime concierge, and I couldn't be happier. These guards are skilled, alert, and proactive. They make the building feel safe, and that peace of mind is priceless. Pool Noise - Resolved Years ago, the pool area brought a lot of unnecessary noise, especially after hours. A nighttime concierge at the time contributed to that problem. Management handled it professionally, and that employee is no longer here. Again -- they were proactive. Pest Control - A Huge Priority This is extremely important to me. They stay on top of pest control, and that matters a lot, especially in Hollywood where roaches, rats, and other issues are common due to the homeless crisis and items being brought in from the street. As long as tenants follow house rules and don't bring in street furniture, we're in good shape. Cleanliness & Porter Staff The building is kept clean. Clemente, our porter, works hard every day to maintain a clean environment -- even though some people can't seem to hit the trash can. His work is appreciated. The Yoga Studio Downstairs I won't take a star away for this, but I will be honest: The yoga studio brings in too much outside traffic. The mail area gets hot, steamy, and smelly, and it doesn't feel like a resort-style environment when strangers are constantly coming in and out. In the future, it might be better used as a rec room, an extended office space, or even a larger maintenance room -- something that benefits residents directly. Staff Changes Over the Years It's been sad to see some great employees come and go -- Mary, Werner, Werner's brother (amazing maintenance), Adam, and others. Adam used to offer early-bird lease specials where your rent wouldn't increase if you renewed early. Those were the days. Extra Fees I do want to mention the extra charges. I already pay my own gas and electric, but the building adds their own property-related fees on top of that. The porter fee alone is over $50 per unit. With the number of units here, that adds up to around $12,000 a month -- and we all know the porters don't get paid anywhere near that amount (though they should be paid well). It would be great if new management reevaluated these charges so long-term tenants feel encouraged to stay. Final Thoughts At the end of the day, we've lived here this long because of: * Cleanliness * Proactive management * Safety * Great location (close to the 101, Sunset, and the boulevard) No building is perfect, but this one does make an effort -- and that's what counts. We just hope management continues improving and considers adjusting some of the extra fees so good tenants can stay long-term.

I have lived at The Charlie WeHo for about a year and a half, and it has been one of the most miserable living experiences of my life. Let me save you the time and the heartache. To be clear, I was extremely patient and reasonable about all of this for months. I tried to work with management, gave them time to fix things, and remained respectful throughout. It is only after getting nowhere that I am writing this. First, the Wingstop directly below the building has an exhaust system that pumps cooking fumes directly into the apartments. I am talking about bathroom vents, kitchen vents, and dryer vents all filling with fast food exhaust. This went on for months--multiple maintenance visits, multiple repair attempts--and it was never fully resolved. To this day, I cannot comfortably use my patio or open my windows during business hours. The HVAC design in the unit is genuinely broken. There is one vent in the bedroom, one in the living room, one in the bathroom, and none in the kitchen. The thermostat is located at the front door, which is the warmest spot in the apartment and receives no airflow. Their own maintenance supervisor, Tremaine, acknowledged this was a bad design when I submitted work orders. There is consistently a 4 to 8 degree temperature difference between rooms, regardless of the thermostat setting. You cannot leave the AC on overnight without waking up freezing in one room and overheating in another. There were also ongoing issues with smoking in what is supposed to be a smoke-free building, as well as repeated noise disturbances. I made multiple complaints to management, and nothing was meaningfully addressed. When I finally asked to be let out of my lease due to these unresolved habitability issues, management initially indicated it could be worked out. Shortly after, they sent a letter from their property management law firm, Karsaz Law, formally denying my request and claiming none of my complaints could be verified. This is a building managed by Greystar, one of the largest property management companies in the country, and their response to months of documented issues was to involve lawyers. They are now asking me to repay a concession in order to move out. I do not consider this a legitimate concession, as the Wingstop opened months after I moved in (around August 2025), and the exhaust stack they attempted to repair multiple times clearly shows they were aware of the issue affecting residents. This situation was not caused by me, yet I am being expected to pay for it. After I pushed back with documentation, AQMD complaint records, and written correspondence--including acknowledgment from their own staff--they eventually agreed to early termination. However, I have still not moved out because they expect me to repay an $8,000 concession, which effectively leaves me stuck. The location on Santa Monica Blvd is convenient, and the building looks nice from the outside. But if you actually have to live here and something goes wrong, you are on your own. Management will ignore you, deflect responsibility, not meet you in person, and escalate to legal action before resolving legitimate issues by a simple chat. The lawyer still has not replied to me when I asked for a discount or prorate on the overall concession. In addition, the units facing Santa Monica are loud due to traffic and the shotty windows they installed. I wanted this to be a 5 year+ home but they ruined it with Wing Stop, overpriced units and bad attitude. Look elsewhere.

But it's not just the management and the maintenance team that make this place feel like home. The cleaning lady, with her magical touch, transforms our hallways everyday into sparkling pathways. :) Thank you!! This building is…read morecompletely unlivable from the fact that you can have entire appliances in your unit in need of repairs and the maintenance staff and management won't even TRY to fix things until months later. Good luck trying to get on the phone with anybody. The property managers "phone number" is a random Uber driver in San Diego! So there's no way to even contact any higher ups if there even are any! When you request for things to be fixed, they lie and say it's already been fixed so they can collect rent from you without doing their job as a landlord. Not to mention you will be sharing the building with roaches and rats that are out day and night. There's constant brawls happening in the halls in the middle of the night that leads into the hallways, homeless people living right outside the building and sometimes making their way into the building and roaming the halls begging for drugs and food. I went two months without a functioning toilet or shower and after several complaints I was never reimbursed for having to pay for the repairs. This building is old so things break and need to be fixed all the time but they will delay you to make repairs as long as they can. The new management is very shady and never gives any answers to problems because they're trying to push all the old tenants out while they do illegal repairs on the building. They'll lie and say you haven't paid your rent when you have so they can attempt to scare the remaining people living here into leaving. Truly despicable. Look elsewhere for a place because this is a haunted house at this point.

I loved having a huge area with windows in the kitchen, and the interiors are fairly modern with a cool-toned grey walls and a chandelier. Loved having a full size fridge, compact stove/oven, and spacious walk-in closet. The onsite manager, Jessica H, is wonderful. She is always courteous and responsive via phone, email, or text, and always responded in a way that showed she genuinely cared about the experience of the residents. When I had a hornets nest outside my window or my pilot light was out, she made sure it was taken care of even when I was at work. Even now that I've moved to another area, she always lets me know if a package accidentally gets delivered there so I can come pick it up. Having strong management was definitely a bright spot of Cherokee Villas. Thanks Jessica!! I rate this building 4 stars because of the parking situation. I did not like having to pay $144 a month to park in the city lot, which often left me waiting in a 5 minute line of tourists to get into the structure. Also I lived on the third floor, and I did not like having to walk all the way down to the basement to use the washer and dryer. Oh well! Other than that, this apartment is exactly what I needed for the two years I lived there!
